Well, another month has raced by, and here I am welcoming you to the November issue of the Whitby Advertiser, the number one choice for advertising in Whitby and the surrounding district. Whether you are a local resident, business owner, visitor or holidaymaker I hope that you will find something of interest in this latest issue of our magazine.

Well, it seems like just yesterday when we were enjoying the long summer days and warm sunshine, and now another year is almost over. Publication of this issue coincides with the ‘Illuminated Abbey’ and our front cover wonderfully illustrates this – yes, it’s the time of year when Whitby Abbey is bathed in dramatic illuminations once again and the gothic splendour of the ruins is lit up with all the colours of the rainbow. The town also celebrates the last Goth Weekend of the year just before Halloween itself, and then Christmas will soon follow, with its with tinsel and sparkling decorations, frivolity, festive food & drink and many fun parties! Our magazine certainly taps into the Christmas spirit this month as many hotels and restaurants advertise their Christmas parties and meals and retailers their Christmas gifts and deals - have you booked your office or works party yet or started your Christmas shopping? If not, have a look through the following pages for ideas and inspiration and you could soon be sorted! Speaking of Christmas shopping, don’t forget to do our ever-popular prize crossword sponsored by the rather splendiferous and resplendent Nick Henderson and his hard-working team at Hendersons, the estate agents at the top of Flowergate. BUY-TO-LET OR NOT-TO-LET?

Letting a property can be great way to earn some extra money, to help you with your investment we have created a simple step by step guide to help you along the way. STEP ONE: BUDGET Before looking at what is on the market you need an idea of what you can afford, whether you require mortgage finance or are a cash buyer, determining a budget and sticking to it is crucial. My advice is to speak to a reputable financial advisor and once you have a clearer idea of your price range then you can move on the next step. It is important to note that as a landlord you have responsibilities to provide the property in a good and lettable condition. So do not over stretch your budget as there may come a time that you will need to pay for any repairs, maintenance and void periods without tenants. STEP TWO: CHOOSING A PROPERTY With taking your budget in to consideration, now is the exciting part of choosing a property. Location and the property type can determine what kind of tenants you attract. Large houses close by to schools will most likely attract families and apartments closer to the centre of town with attract professionals and single occupiers. Before making an offer it is worth finding out an idea of the rental income on the property, the lettings team at Hendersons will be able you an estimate your rental income. You also need to consider if the property is freehold or leasehold. Usually apartments are Leasehold which means there will be a legal agreement with the landlord (often known as the ‘freeholder’) called a ‘lease’. With leasehold properties there are usually management and maintenance fees to manage the whole property and the communal areas. Before a tenant moves in you will need to consider making sure the property is well-presented and up-to-date. Ensure all appliances are in good working order and make sure any repairs on fixtures and fittings have been carried out. 40

Halloween, Bonfire night, Christmas and New Year bring us all out to celebrate! But while lots of us find these times fun, they can be a huge source of stress, worry and anxiety for many pets and owners alike. It is estimated that a minimum of 45 per cent of dogs in the UK show signs of fear on varying levels when they hear fireworks. However, don’t ignore the problem as firework phobia is a treatable condition and animals don’t have to suffer such misery every year. There are numerous simple things which can be done throughout the year to help prepare as well as things to do at the time. On celebration nights, it’s best to close the curtains, windows and turn the television or radio up. This will block out any scary flashes of light and reduce the noise level of fireworks. Try to act as normal, as your four legged friend will pick up on any odd behaviour. Reward calm behaviour with dog treats or playing with toys of interest.

Walk your dog before dusk before any fireworks will start. It may be some time before it’s safe to venture outside again for your dog to relieve himself. This will also avoid trick or treaters; keep a firm grip on the lead as many dogs are frightened by people in costumes and could react aggressively through fear. Also, feed your dog a while before you expect any disturbances, as once the fireworks start they may be too anxious to eat. Make a safe den for your dog to retreat to if he or she feels scared. Alternatively, let your dog take refuge under furniture. Give them an old, unwashed piece of clothing, like a jumper, so that your dog can smell your scent and feel comfortable. But if he or she comes to you for reassurance, make sure that you give it to him/her. Ignoring your dog would only make things worse as they wont understand your withdrawal from them.

DO NOT Take your dog to a firework display. Don’t assume he or she is happy just because they don’t ‘kick up a fuss’. Excessive yawning and panting can be more discreet indicators that your dog is stressed. DO NOT Change routines more than necessary, as this can be stressful for some dogs.

DO NOT Tell your little friend off or try to force them to face their fears. This will only make them more 76

distressed. It is important to remember that it is natural for a dog to be scared of loud noises and unfamiliar sights and sounds

Throughout the year, acclimatizing your dog to noises prior to the big night is a worth while task. Try playing a sound CD with firework noises or firework sound videos on ‘Youtube’ at a low level to let your dog get used to the sound in the background. There are many noise CDs on the market which give you the opportunity to introduce your dog to a variety of potentially disturbing noises in a controlled manner. However, if your pet is severely noise phobic, sound CDs may make the situation worse. We suggest that you give us a call and seek help from an experienced animal behaviorist. As already mentioned, you can help your canine family member by preparing a ‘safe haven’ or a ‘dog den’. If your dog already has a hiding place then this space can be used making it as snug and secure for your dog as possible by adding blankets or bedding. If you are making your ‘dog den’ from scratch try to do this a few weeks in advance so that your dog knows it is a safe place when fireworks start. Plugging in a pheromone support / natural anxiety reduction diffuser or using an equivalent spray in the area of the den will increase the security felt by your dog. Some natural and highly effective products start to work immediately. Please feel free to ring our team for advice on this subject. NORTH YORKSHIRE MOORS COASTAL CYCLE CHALLENGE

This year’s event took place on the 30th September. The weather was perfect for cycling and remained so throughout the day. There were 120 entries, with 13 not starting and 7 who did not finish the 38 mile course, leaving 100 riders who can give themselves a big pat on the back for finishing the route. They have all got certificates to prove it and everyone completed in under 6 hours so they have all got a medal as well to wear with pride. First man home, though not the quickest, was John Leckonby from Driffield, a mere 73 years old. Having had 2 previous shots on a pedal bike he had a go on a posh electric one. His time was 3 hours 10 minutes. Fastest entrant was Mark Anderton from Todmorden in a sub 3 hour time of 2 hours 52 minutes. Second was Paul Wilson in a straight 3 hours and then came Lance and Donna Harland-

the fastest lady-from High Hawsker in 3 hours 3 minutes. First lady back to base was Jackie Byers of Robin Hood’s Bay in a great time of 3 hours 34 minutes. Another local rider, Mark Heap from Raw came in 9th with a time of 3 hours 20 minutes. Catherine and Gary Cochrane from Guisborough were the last to finish but still had 11 minutes to spare of the 6 hour cut off time. Congratulations to each and every one of you. This event would not be possible without the help of many people who come together on the day.My heartfelt thanks go to you all. The Whitby Advertiser have again been extremely generous in allowing me to place an entry form on their pages. All surplus funds are donated to Fylingdales Village Hall which provides facilities for all of the local community, young and old. This year it is a fantastic £850.00.
