SITE PREPARATION AND FOOTING

SECTION SOIL REPORT

Soil analysis conducted by Provincial Geotechnical consulting geologists resulted in the classifaction of the site as a CLASS P problem site, as per AS2870 1996. The soil report indicates a slope of 1:60 across the entire site towards the north. The soil type found includes silty clay of volcanic origins resulting in poor site drainage. Based on the soil analysis, the required footing system suggested is a stiffened raft slab utilising a waffle pod system. Any disturbed areas should be filled with engineered fill with localised deepening of footings into underlying foundation soils. Soil analysis crucial in determining soil qualities and to ensure structural integrity through utilising appropriate slab systems and identifying any potential issues.

DEMOLITION After site is cleared, layer of top soil is removed and replaced with engineer compact fill to provide known soil properties for compaction stress. Trenches are excavated for footing systems. Massing (blinding) concrete poured for pad and strip footings, founded 200mm into natural stiff clay with a minimum 100kPa bearing capacity, reinforcement bars and trench mesh used for structural stability.

CONCRETE SLAB After foundation preparation, 50mm of sand is levelled and a 0.2mm polyethylene moisture barrier is placed to prevent moisture from seeping in from underneath the slab. This is then covered by a SL82 Top 40mm fabric cover with hydronic heating coils placed as per mechanical drawings, with a SL62 20mm fabric cover placed over hydronic coils. 110mm thick polystyrene waffle pods are placed as per structural drawings with ribs forming maximum 1200 centres, this minimises the use of concrete, however, in certain areas, mass concreting is used to provide increased structural support, specifically surrounding steel members. Steel reinforcement is used to provide tensile strength, with vertical members and plates placed to connect with vertical structures.

JWA STRUCTURAL STEEL DIAGRAM SHOWING CANTILEVER FROM WEST ELEVATION JWA abstracts the pavilions of the boathouses around Ballarat, creating a form of interlocking pavilions. Material expression of steel forms a bespoke architecture centred around cantilevering structures. Considerable collaboration took place with structural engineers, to ensure structural integrity and durability, particularly through cantilevered spans. Structural elements are concealed through architectural detailing to produce an overall aesthetic of clean, smooth lines.

SITE CONDITIONS

Site is a north-facing, elongated plot with views of Lake Wendouree. Site conditions frame the architectural expression through framing views of the lake and surrounding landscape whilst maintaining solar access. Relatively flat site is manipulated through landscaping to create a complicated tapestry inviting the landscape into the design with framed views throughout the various pavilions.
