In this issue, we turn to interior designers from Denver and Seattle to teach us how to tap into a popular design trend: gallery walls. We’ve also included some photos of stunning bathrooms that may inspire you to give your own bathroom the spa treatment. We don’t know about you, but we’ve been staying in and cooking more, so on page 5 we’re featuring a recipe that offers a modern take on tomato soup along with an ooeygooey Manchego cheese crisp. It’s the perfect combination for a long winter’s night. 2

Roasted Tomato Soup with Manchego Cheese Crisp Hints of fire from roasting the tomatoes—and the liberal infusion of garlic—bring a new bite to this cozy comfort food. A cheesy crunch adds sophistication, while ooey-gooey parmesan and rich, warm flavors remind us why we first fell in love with this creamy classic in the first place. If the feeling of being bundled up could be ladled into a bowl, this dish would be it. S O UP I N GR E D I E N TS :

2.5 pounds roma tomatoes, halved 1¼ pounds grape tomatoes, halved 8 cloves garlic, peeled and smashed 3 tablespoons olive oil 1 large yellow onion, peeled and diced 1 red bell pepper, seeded and diced 1 potato, diced 4 cups vegetable broth 3 tablespoons tomato paste 2 cups basil leaves 2 tablespoons olive oil Salt and pepper Parmesan cheese for serving ME THO D :

Preheat the oven to 425°F. Line a baking sheet with parchment paper, and spread the halved tomatoes on the baking sheet, cut side up. Sprinkle the garlic in with the tomatoes, drizzle 2 tablespoons of olive oil on top, and season with salt and pepper. Roast for about 30 minutes; the tomatoes should be lightly charred but still juicy when done. Meanwhile, heat the remaining olive oil in a medium saucepan. Sauté the onion, pepper, and potato over medium heat for about 7 minutes. When the onion is soft and the potato chunks are crisp, pour in the broth, mix in the tomato paste, and stir. Bring the mixture to a boil,

then reduce the heat and let simmer for about 15 minutes. Add the roasted tomatoes and garlic and the basil to the pot, and simmer for about 2 additional minutes. Blend with a hand mixer until smooth, strain, and taste for seasoning. Ladle into serving bowls, and top with freshly grated parmesan. Serves six. CHEES E CR IS PS ING R ED IENTS :

1 cup grated Manchego cheese 1 cup asiago or parmesan cheese 1 tablespoon of allpurpose flour M ETHOD :

Preheat the oven to 350°F. Line a baking sheet with parchment paper. Stir cheeses and flour together in a bowl. Arrange 2-tablespoon mounds of the dry mixture a few inches apart on the baking sheet. Bake for about 10 minutes, or until the cheese has turned golden brown. Let cool for about 5 minutes. Gently remove each wafer with a spatula. Float the wafers in soup as a garnish, or serve alongside as a crispy snack. Yields about 5 wafers.

Vin Chaud A chameleon of the beverage genus, mulled wine can take on many expressions. At its core, the European sipper starts with vino—merlot, zinfandel, or cabernet sauvignon are often recommended, but any robust red blend will do the trick. A variety of citrus and spices add zest and an Instaworthy profile. And while brandy is the traditional choice when adding an extra punch to a mulled wine, bourbon, rum, and even vodka have become popular among modern imbibers. 1 bottle red wine of choice 6 whole cloves 3 whole star anise ¼ cup honey 2 oranges, 1 sliced into rounds and 1 optional for garnish 6 cinnamon sticks, 3 for mixture and 3 optional for garnish ½ pound fresh cranberries, optional for garnish ½ cup liquor of choice, optional

Combine all of the ingredients in a large pot over medium heat. For lower alcohol content, skip the liquor. Bring the mixture to a simmer—be careful to not let the wine boil. Reduce the heat to low, cover, and allow the mixture to continue to simmer for about 10 more minutes. Serve in a glass mug and garnish with additional orange, cinnamon, or cranberry for look and taste. Serves six.

PICTURE THIS Create a museum-quality gallery of framed fine art or family photos. BY LAU RA F U R R M E R I CAS

Sleek and chic or friendly and eclectic, a gallery wall can transform a blank space into a cherished focal point. Katie Schroder, owner of Denver’s Atelier Interior Design, and Seattle designer Kat Lawton curated these collections for clients and like the look so much that they’ve featured them in their own homes. They’ll be the first to debunk any precise master formula for a home’s gallery wall—but they agree that time, an artful eye, and tips like these will help.

Any good gallery wall needs a cohesive thread. “I look for repetition in the actual art itself,” Lawton says. “If we can’t get that, I look for repetition in the frames.” But there’s a spectrum. For a museum-like look, create uniformity in the frames, medium, and color. The more variety, the homier the impression. Schroder mixes photos with artwork of all dimensions and genres to add an edge. Still, she uses a maximum of two frame colors to control the chaos. “Putting all of those together can really look good,” she says. “But you have to be intentional.”

G O LOW B E F O R E YO U G O H I GH . Arranging your selections in an artful way can be daunting. But Schroder and Lawton have found success at the same starting point: the floor. Laying out the artwork on a flat, horizontal surface allows them to map out the dimensions and play with the flow before drills and hammers get involved. CR E ATE B AL AN C E . Separate like pieces from each other, especially when going for a collaged style. “You shouldn’t have all yellows close together or all black-and-whites close together. You need to have a balance,” Schroder says. Hang a large vertical print next to a series of Polaroids, or a posed portrait above your favorite candid.

ESTA BLI SH P E R S ONA L SPAC E . The jury’s still out on how far apart to hang each element in a gallery wall. In many ways, it depends on the room and your preference. A rule of thumb, Schroder says, is that more pieces equals less breathing room. Lawton is more precise: “It looks more pulled together and it reads more like one unit when the pieces are two inches apart.” F I N D YOU R NIC HE . The artwork itself can help determine its location. If using an assemblage of meaningful snapshots, a more private place—like a stairwell, a hallway, or a hidden nook— might be best. “People feel more secure with it tucked away a bit. It’s very personal,” Schroder says. Other times the wall does the calling. Lawton often uses these displays to offset a large painting or mirror on an opposing wall, and has even wrapped corners of a room that felt bare.

COVID-19 impacted the U.S. economy in a way never seen in modern history, with the loss of over 22 million jobs in just two months. Although jobs started to return in late spring, the pace of job recovery has started to slow, and will likely not pick up steam again until a vaccine becomes readily available. Assuming that happens in the next few months, I anticipate the job market will pick back up, adding over 4.6 million jobs in 2021.

Although it has started to trend lower, I fear that it will be quite some time before we get back to the rate seen in February (3.5%). I predict that home sales will rise due to strong demand (specifically from first-time buyers) and low financing costs. Additionally, the workfrom-home concept appears to be real and, as such, I expect some urban renters to shift into home ownership. I also think other households will move because their existing homes are just not suited to working from home. My primary concern is that supply will not meet demand.

Rates appear to be breaking through record lows on an almost weekly basis. While I don’t expect them to drop much further, I also don’t believe they will rise much either. I predict the 30-year conforming mortgage rate will average 3.1% in 2021.

DESPITE VARIOUS KINDS OF UPHEAVAL,

the world has in fact continued to turn in 2020. People are getting new jobs, having babies, moving across the country—and with these milestones often comes the purchase of a new home. Techsavvy tools can help buyers balance the need to limit exposure to COVID-19 with the desire to find an abode that fits the bill. Still, navigating this new virtual reality can be tricky. “A good virtual tour keeps both buyers and sellers safe,” explains Preston Kallshian, an agent with Windermere’s North Creek office who’s

helped the firm deploy its digital strategy. “It eliminates any looky-loos.” Kallshian says his serious buyers study the 360 tours and videos that are commonplace on today’s online home listings before setting up in-person visits. What used to require countless open houses and Saturday walkthroughs gets done via a handful of tours throughout the entire search process, with some buyers only seeing the house in person for the first time on moving day. But how does one get there? Right off the bat, Kallshian recommends setting up a videoconference call so that buyer and agent can get a better understanding of each other. Texts and emails can only go so far. “We might not be meeting for coffee. They might have found us online, and we have never been face-to-face or really discussed their wants and needs,” he says. But going through your wish list can give you and your agent an advantage. Think of it this way: A good agent wouldn’t set you loose in a city without guidance and expect you to score your dream home, so don’t expect to have success with the same autonomy on the world wide web. Instead, ask your real estate agent to share a few links to homes they’ve vetted that line up with the priorities you’ve discussed.

Next, look through each listing’s online assets with a discerning eye. Then look through them again … and again. Remember, these photos, videos, and 3D components were taken to show the home on its very best day through the very best camera lens. If you can’t live with the worn-in carpet in the photos or the tiny closet in the video, chances are it’ll be a deal breaker in person. Keep in mind that some of your questions will likely go unanswered through this digital-only process. When this happens, ask your agent to employ what Kallshian calls “Agent 2.0” functions. That could mean pulling satellite photos of the backyard to help you understand the landscape, sending an audio clip of the traffic noise, or producing their own unfiltered videos (though in some states this requires special permissions). Often a basic floor plan or questions for the sellers can go a long way toward building understanding, too. Still, some things never change. Even when the world seems upside-down, buyers still have to compete with other offers and ultimately close the deal for the house they fell in love with—albeit virtually. “They might see it and love it and want it,” Kallshian says. “They still have to win.” WINDERMERE.COM

Through the strength of the Windermere Foundation, a group of Portland-area offices combines forces to make a big impact. BY H AL E Y S H A P L E Y

Windermere Stellar to become Windermere Realty Trust in late 2017, they gained more than just market share. They also bolstered their ability to give back. “With my prior company, there was definite interest in supporting nonprofits, but we weren’t big enough to have a foundation,” says Todd Prendergast, founding partner of Realty Trust Group and now president and co-owner of Windermere Realty Trust. “So it was way more one-off and circumstantial as opposed to having the structure of the Windermere Foundation and having the mechanism to raise funds in our communities.” The new group wasted no time in making a difference. Shortly after the merger, Windermere Realty Trust was recognized by the Portland Business Journal in 2018 as the Corporate Philanthropy Award winner in the Large Company Category—an honor they received again in 2020. “The Foundation is a huge differentiator in the kind of company we are, and yet it’s not one you’re going to beat your chest about,” Prendergast says. “It’s not a brag; it’s more about the culture.” Windermere Realty Trust has 14 offices: nine in the core Portland area (including Lake Oswego), three in the Vancouver, Washington area, and two on Oregon’s North Coast (Cannon Beach and Gearhart). One representative from each office

forms the Windermere Foundation committee, which meets every other month to review the 60-some grant applications they receive annually. Each approved grant is for an average of $3,000, and nonprofits can reapply after 18 months for a new round of funding. The causes they support run the gamut, from the established Boys & Girls Clubs to the newer William Temple House, which provides low- and no-cost mental health counseling, social services, and spiritual care to individuals and families. Prendergast says they try to fill the gaps for a variety of needs—including education, food security, and clothing—and they like to support the construction of buildings and other infrastructure

because it has a long-lasting effect. On the subject of long-lasting, the Windermere offices in this area have been involved with New Avenues for Youth, a nonprofit dedicated to the prevention of youth homelessness, from its beginnings in 1997. Since 2004, they’ve provided $400,000 to the organization to help young people transition away from living on the streets. It’s just one example of the good that can be done when a group of community-minded people who want to give back have the support and infrastructure to do exactly that.
