Dark decor doesn’t have to be drab. Two interior designers share how to create a beautiful space in the shade. BY AMANDA ZURITA

Dark decor tends to get a bad rap, but this couldn’t be further from the truth. Interior designers all over are creating dynamic, stunning spaces using shadowier hues. Stewart Horner, principal designer with Portland, Oregon–based Penny Black Interiors, even proposes that this side of the color wheel can be quite cozy. “Dark colors absorb light. They can have a wonderful effect in creating a comforting, intimate, and even safe feeling,” he says. But this style can also be bold and dramatic. Seattle interior designer Michelle Dirkse likes using elements of contrast in her work. “Whether it’s contrast in texture or contrast in value using dark and light colors together, it’s just more interesting to me,” she says. When choosing to darken up your decor, it’s important to consider which rooms are better suited to these colors. Dirkse suggests choosing rooms that are more closed off—like dens, media rooms, and bedrooms—so that you don’t have to commit to carrying a color into adjoining spaces. “Whereas a living room might extend into a hallway, with these other types of enclosed rooms there can be a finality in your color choice,” she says. And Horner adds that it’s important to consider the room’s function. “Like most people, I enjoy light and bright neutrals,” he says, “but nothing beats a long soak in a beautiful tub and a dark, cozy bathroom.”

walls) a dark shade, both Horner and Dirkse steer their clients toward painting the ceiling as well. “Leaving the ceiling white shortens the feeling of height as the eye isolates the wall when it breaks at the ceiling,” says Horner. “If the same color is on the ceiling, the eye doesn’t stop at the join, and therefore isn’t forced to consider the height— especially in a low-ceiling room.” So while it may seem intimidating to carry the shade up and up, the effect actually opens the room and creates spatial harmony. As for furnishings and accessories, Dirkse recommends using dark pieces as you would any other neutral: to balance out the space’s other tones and textures. For example, in a room with multiple colors and grains of wood furnishings, introducing a black piece of furniture (rather than another wood style) won’t compete with the rest of the decor. “Sometimes we choose to use dark colors not to be dramatic, but actually because we don’t want something to stand out,” says Dirkse. Overall, whether you have a room fully painted in midnight blue or choose a charcoal buffet as an accent piece, incorporating dark shades adds to your home’s unique atmosphere. “We love to have tonal areas within a home, giving the homeowner a chance to experience light and dark,” says Horner. “Homes should be multisensory and evoke multiple experiences.” So go ahead. Come over to the dark side.

Much like Japan, Taiwan has emerged in the recent past as a serious player in the worldwide whiskey scene. Amid fewer restrictions than in the US or Europe on what constitutes “single malt,” experimentation reigns, and the subtropical climate leads to a faster aging process, developing deep, complex flavors in the barrel in short order. Kavalan, founded in 2005, put Taiwan on the map, winning scads of international awards. The Solist exBourbon Single Cask Strength leans into the distillery’s often sweet, tropical-fruit flavor profile, making it a perfect replacement for bourbon alongside bitter, fruity amari and sour lemon in the Paper Plane—like Kavalan, another modern classic, invented in 2007 by an Australian bartender. LIMONANA FROM ISRAEL Limonana, a minty lemonade often served frozen, is an absolute favorite throughout Israel and other countries in the region. If your area continues to swelter under the rays of the fall sun, stave off the heat with a batch of this cooling green elixir—and if you decide you want it with alcohol after all, limonana goes great with anise-flavored arak. INGREDIENTS 1¾ cups water (divided) ½ cup sugar 1 teaspoon lemon zest 1¼ cups fresh mint leaves, plus whole sprigs for garnish 3½ cups ice 1 cup fresh lemon juice Fresh mint sprigs for garnish METHOD In a small saucepan, combine ½ cup of the water with the sugar and lemon zest. Heat over medium, and stir until the sugar has dissolved. Let cool completely, then pour sugar syrup into a blender. Add the remaining

ingredients to the blender, and blend until slushy. Pour into two glasses and serve, garnished with fresh mint sprigs if desired.

Everyone knows Angostura for its aromatic bitters, which essentially defined these cocktail seasonings to most Americans for decades until a modern renaissance in drinking culture led to small-batch bitters in every flavor under the sun. But Angostura, based in Trinidad and Tobago, also makes fantastic rum that is every bit as worthy of a spot in your repertoire. Along with the famous bitters, the barrelaged 1919 Dark Rum shines in a frosty Queen’s Park Swizzle, named for the Trinidadian hotel where it was created in the 1920s and known to some as the unofficial cocktail of Trinidad.

INGREDIENTS 1 oz fresh lime juice 1 oz Demerara simple syrup 12–14 fresh mint leaves 2 oz Angostura 1919 Dark Rum 6–8 dashes Angostura aromatic bitters Fresh mint sprig for garnish

METHOD Build in a highball glass; muddle mint leaves in lime juice and simple syrup, then fill glass with dry crushed ice. Pour rum over crushed ice and swizzle well—that is, twirl a bar spoon between your palms— until glass is ice-cold and frosted. Pack glass with more crushed ice, and top with Angostura aromatic bitters.

One of the oldest cocktails, the Old Fashioned receives a new lease on life with the substitution of Cognac for the typical bourbon, a subtle but marked shift from the grain fields of America to the vineyards of France. As the drink is also one of the simplest concoctions out there, it really lets the base spirit shine—in this case, a luxurious Cognac honoring 10 generations of Ferrands, who’ve been refining their techniques since 1630—meaning you’ll pick up the likes of orange blossoms, raisins, and nutmeg on the nose and taste flavors such as baked pear, vanilla, and tobacco. If you yearn to indulge among the grapevines of western France, this may be the next best thing.

INGREDIENTS ½ teaspoon simple syrup 3 dashes Angostura aromatic bitters 2 oz 10 Generations Cognac Orange twist for garnish METHOD Stir all ingredients with ice in a mixing glass. Strain and pour over large clear ice cube in double old-fashioned glass. Express the orange peel, and place into glass.

MANGO LASSI FROM INDIA India’s creamy, tangy yogurt- or curd-based lassi is a versatile drink, easy to customize with sweet fruit like bananas or strawberries or even savory additions including cumin and mint, all of which complement spicy food beautifully. In this version, one of the most popular at Indian restaurants in America, the warm spice of cardamom combines with lush mango for a satisfying treat. (If you were inclined to jazz it up, a splash of rum couldn’t hurt, either.)

INGREDIENTS 1.5 parts Roku gin 2 parts chilled premium soda water 2 parts chilled premium tonic water Yuzu or lemon twist for garnish

INGREDIENTS 1½ cups yogurt ¾ cup water or milk 1 cup ripe mango (fresh or frozen) ¼ teaspoon cardamom powder ½ cup ice 1 teaspoon salt METHOD Mix all ingredients in a blender, and blend until smooth. If drink is too thick, add water as needed to thin it out, and blend again. Pour into glasses and serve.

The tall, refreshing highball—with a base spirit swimming in bubbly water— refreshes drinkers throughout Japan. Here, the long drink meets a gin and tonic to become the Roku Sonic, in which soda water, tonic water, and the unique Japanese botanicals of Suntory’s Roku gin (cherry blossoms and leaves, yuzu peel, sencha and gyokuro green teas, and spicy sansho pepper) provide a terrific twist on two classics. Top the drink with a twist of bright yuzu peel, and you’ll complete the transportive effect.

METHOD Fill a highball glass to the brim with ice. Add Roku, soda water, and tonic. Stir, and garnish with yuzu twist.

Seattle-based Lizzie BraicksRinker (@donutsanddowndog) is a yoga instructor, a former collegiate rower, and a health coach certified by the Institute for Integrative Nutrition who believes that fitness should be a sustainable and enjoyable lifelong endeavor. To create a dreamy yoga space at home, she suggests starting with a yoga mat at minimum, then adding yoga blocks for assisting in different postures, a bolster, and a strap to help with stretching. “Yoga is intended to be a time to look inward, so I suggest removing distractions and electronics from wherever you’re practicing,” she says. “Candles and string lights are also a simple way to create warmth without completely disrupting your decor.”

CROSSFIT CORNER

As a CrossFit Games champion and founder of Northern California fitness company NCFIT, Jason Khalipa (@jasonkhalipa) knows what it takes to get fit effectively. “Choose a specific room that mentally and physically triggers you to know that this room is designed to put in some work,” he says. A garage is ideal for space and flooring. As for equipment, start with a pair of dumbbells, a jump rope, and a workout mat. The next steps would be to incorporate a squat rack with a pull-up bar, a barbell, and some basic weights. Whatever gear you have, “the most important component is knowing how to use it correctly and safely and having a program to follow that provides structure and effective movements,” Khalipa says.

FITNESS FLAT

Certified personal trainer and registered dietitian Rachael DeVaux (@rachaelsgoodeats) is all about working with what you’ve got, regardless of equipment or space. She often shares exercise routines using the five feet between her kitchen island and living room couch in her Seattle home, and recommends setting yourself up for success by arranging your space intentionally: Laying out your mat, prepping a playlist, and lining up your favorite workout shoes can motivate you to keep up a routine. Get creative with your equipment, too: “If you don’t have actual dumbbells, find some water bottles, laundry detergent, or bottles of wine ... literally anything that provides you with some kind of weight or resistance,” DaVaux says.

SPIN SPACE

Cassie Piasecki, CEO of Southern California’s boutique cycling studio GritCycle, has taught over 10,000 fitness classes in her three decades in the industry—more than enough to know how to translate the group workout experience to a home setting. She suggests scouring Craigslist for a used indoor cycling bike (she prefers the Schwinn models) or buying one new, plus a set of arm weights and a gym mat to place under the bike. And if you want to make your exercise room even more useful and inspiring, Piasecki says, “Put in mirrors, a big-screen TV, overhead lights that dim, a humidifier to warm things up a bit, and a killer sound system.”

COMMUNITY OUTREACH Windermere Foundation helps low-income and homeless families in its own backyard. BY CO R I N N E W H I T I N G

Windermere Foundation stepped up. In late April, the Foundation launched a companywide “Neighbors in Need” fundraising initiative, an urgent response to how the pandemic tore through safety nets for the vulnerable populations who depend on food programs on a daily basis. Windermere challenged its offices to raise $250,000 and pledged to match every dollar. Seattle Seahawks starting safety Quandre Diggs shared a supportive message to give the initiative a boost. In the end, Neighbors in Need exceeded its initial goal of $500,000 by nearly $200,000, donating $690,000 to food banks in communities throughout the Western US where Windermere operates. A number of Windermere offices also did their part at the local level, including the six offices that make up Windermere East, Inc., which pulled together a program to deliver 1,100 meals to first responders at Evergreen Hospital in Kirkland, Washington. “We bought the meals from local restaurants to help them in their shutdown panic,” Managing Broker Lew Mason says, “and we delivered them daily to the hospital.” Throughout the decades, a portion of each Windermere agent’s commission has been donated to the Windermere Foundation, which has raised more than $41 million since 1989. According to Mason, the Foundation addresses the root cause of

issues like homelessness, and the staff in his office are constantly brainstorming new ways to help low-income and homeless families in their own backyard, partnering with organizations whose goals align with the Foundation’s mission. Every spring, the Windermere East, Inc., offices donate 20 to 25 scholarships worth $1,500 each to graduating seniors with compelling financial need and the drive to seek further education. This initiative is so important and rewarding, Mason says, “because it helps those worthy individuals who otherwise would not be able to attend college and get the education that helps break the cycle of homelessness or poverty.” Each fall, Windermere East, Inc., comes together with the other East King County area offices to pool their Foundation donations and select which organizations and causes they want

to support. These include organizations that offer services such as transitional housing, hotel vouchers for the physically abused, kids’ lunches, and camps that offers at-risk youth the opportunity for a carefree escape. One program, Ruby Room’s F-Factor, helps young community members dress in formalwear for memorable life moments like prom—a bright spot meant to build confidence. “We think that helps their esteem,” Mason says, and therefore “the whole picture over time.” Mason believes that supporting the local community via the Windermere Foundation is simply about doing the right thing. “We’ve got to keep our community strong. OM E RE NOVATI O NS AREN’T for the faint of heart, whether you’re handling everything from demo to design yourself or you have a full team of subcontractors at your disposal. But for buyers who can see past dated carpeting and countertops (and maybe a structural snafu here and there) to a property’s full potential, the process can be as rewarding as the end result. All it takes is good bones and a strong vision to transform a fixer-upper into a dream home.

A LEAGUE OF ITS OWN FOX ISLAND, WASHINGTON

M

onica Gujral and Terrence Wallace have a strategy when searching for their next property to develop: Find the listing that seems too big to tackle. “We look for homes with high-end potential but low-end finishes—projects that might scare others away,” Gujral says. The sprawling acre of waterfront property on Fox Island fit the bill, with its off-white stucco exterior with aqua trim, rolled vinyl flooring, chunky fluorescent lights, and bubblegum pink bathrooms. The updates needed weren’t just cosmetic; replacing leaking skylights, shoring up the deck, and improving the flow of the interior would be on the to-do list as well. But with a little over 5,000 square feet to work with and generous nine-foot ceilings throughout (plus rare tideland rights to all the fresh clams, oysters, and geoduck you can catch), the couple jumped to make an offer. “They weren’t looking for a teardown,” says Windemere’s Kari Haas. “It was about taking the existing structure and improving the architectural, interior, and exterior design.” Gujral and Wallace, who recently transitioned to developing properties full time, have completed a handful of residential and commercial projects in California and Washington. They do the lion’s share of the work themselves, and Gujral, who describes her role as “interior architect,” hand-picks everything from tile to light fixtures to landscape

materials. Wallace, a master carpenter with a background in commercial construction, executes on her vision. Luxury finishes are their hallmark. “The aim is for the buyer to not need (or want) to change a thing,” Gujral says. She draws inspiration from high-end boutique hotels around the world, hoping to re-create the same sense of luxury in a residential setting. That meant incorporating many bespoke pieces, such as a cobalt blue range from Italy, dumbwaiters with custom steel doors, and coffered ceilings in the library. The aesthetic leans “coastal rustic,” but Gujral avoids limiting her designs to a few buzzwords. “We’re creating something more, a certain lifestyle,” she says. This lifestyle involves a wine cellar with a custom barrel-arched ceiling, an impressive home theater, and a yoga studio. After dedicating two years to the renovation, Gujral and Wallace recall sharing a similar thought upon entering the completed space: “I want to live here.” And with that, they knew it was a job done well.

“I

’d always been intrigued by the houses on the hill behind us but had never seen one on the market,” says Bonnie Conrad. “Then we received a flyer with just a glimpse of the view, and I started making calls.” One of six custom-built homes in a private community surrounded by avocado groves and overlooking the San Pasquale Valley, the nine-acre property was undeniably impressive. But there was a catch—the house required serious work. Bonnie and her husband, Pat, had thoroughly enjoyed renovating their current home and were up for a challenge, but the borderline hazardous exterior and retro layout and finishes (think walnut cabinets and harvest gold tile countertops) gave them pause. “If it weren’t for the view, I’m not sure we would have tackled it,” Bonnie says. But a pool for the grandkids to enjoy and maintaining their proximity to family and friends helped seal the deal. So did the price point, which would allow them to take on an extensive remodel. “There wasn’t a single area of the home or property that didn’t need some type of work,” says Windermere’s Jessica Adams. “But Pat and Bonnie saw possibilities in the house that I didn’t even know were there.”

The Conrads had looped in their contractor, Steven Ames, from the start, and he had his work cut out for him. Everything was a little off, from windows that didn’t quite close to plumbing and electrical that needed replacing. (The only positive note from the inspector’s eight-page report had been that the foundation was in perfect condition.) But over the next seven months, they replaced the crumbling front porch, rebuilt the deck, and updated the garage. Inside, they opened up the floor plan, re-creating the entryway with raised ceilings that continued in varying heights throughout the home. Capitalizing on the view was a top priority, which meant raising the sunken living room, replacing existing windows with nearly floor-to-ceiling versions, installing additional windows in every room with a view, and adding a private porch off the master bedroom. When it came to décor, Bonnie opted for neutrals, favoring a comfortable, unfussy feel. When their work was complete, Pat and Bonnie invited the previous owner to the house to see the transformation. She smiled as she walked in, and said, “This is what the house was meant to be.” The Conrads couldn’t agree more.

HOME AT LAST VASHON, WASHINGTON

assana Holden and Windermere’s Mary Margaret Briggs got out of the car, looked at one another, and nodded. This was it. Holden was looking to return to Vashon Island after several years of living in Wisconsin. Secluded from the main road, with sunlight pouring through the trees, the property itself was breathtaking. But the two-story home hadn’t seen much attention in the past decade or more, and it showed. Briggs had hoped her longtime friend could see past the neglect, and from the look on her face, she could. “It felt like quite a reach but ended up being exactly the right property for me,” Holden says. Structurally, the house was sound, but all surfaces and floors needed updating, inside and out. And while Holden appreciated the eccentricity of the 1979 design (including solar features, suspended bedrooms, and a circular entryway), she preferred a more contemporary concept. Holden, Briggs, and a contractor embarked on the seven-month project with Holden still out of state, save for a handful of site visits. “It was beautifully orchestrated,” Holden says. “We pulled something together remotely that completely exceeded my expectations.” She chose to lean into the 1970s-style sunken living room, adding an additional step from the main level to

make the transition feel more intentional. The layout was opened up between the kitchen and the dining room for entertaining large groups, and to better connect the indoor and outdoor living spaces. Other dated holdovers—like fuchsia carpet and red Formica countertops—were replaced with light oak and a neutral color palette. Interior walls were painted white and the slate floor charcoal, creating a clean canvas for Holden’s eclectic mix of furniture and decor. With slate gray paint accentuating its strong vertical angles, the house looks almost sculptural against the deep green surrounds. The exterior is a work in progress, but Holden looks forward to making it her own. “It had always been my dream to build a house,” she says, “and I’ve fulfilled that, as much as I would have if it were built from the ground up.”

indermere’s Deirdre Doyle knew she’d found a needle in a haystack. Tucked in a quiet corner of Mercer Island, a dated three-bedroom midcentury had just gone on the market. The property was prime for a refresh, and she knew the perfect duo for the job. Axel Iverson and Anya Gericke have a dozen restoration projects under their belts. Iverson, who comes from a long line of carpenters and has a background in home building, manages construction. Gericke, who received her design degree in Cape Town, covers all things interior and landscape. “This type of project is hard to pull off, but Axel and Anya are a dream team,” Doyle says. While they appreciate a Pacific Northwest craftsperson, the two are particularly drawn to midcentury architecture. The house checked that box and more: It was in a great location with a view, had a solid floorplan, and possessed plenty of original features they could preserve, from a chandelier over the stairway to beams and paneling. Knowing that finding the right property can take a year or even two, they made an immediate offer. As with all of their projects, Iverson and Gericke approached the house as though they’d be moving in themselves. Is there enough storage? Does the flow of the layout feel right? These questions led them to include a master en suite bathroom, a private family den, attached parking, and a more natural transition to the patio, among numerous updates. The aesthetic is warm and inviting, with classic midcentury touches. “We aim for a timeless design that won’t have to be updated in 15 years,” Iverson says. The home’s midcentury lines allowed Iverson to utilize existing siding and patterns. They focused on updating the paint scheme and window treatments, refinishing the front deck with Ironwood flooring, and adding steel retaining walls to complete the modern look. As their work is more about the façade than changing a home’s structural footprint, Iverson and Gericke think of themselves as being in the business of restoration rather than renovation. “For all intents and purposes, it’s the same house,” Iverson says. “We just make it somewhere you’d want to live.”

Jody Jones, an agent in our Commercial office (Utah), helped organize the blood drive that we hosted in the Redman building in early April, to counteract the decline in the number of blood donations coming in for aid organizations due to COVID-19. “We got 20 pints,” Jody said about the success of the drive, “which can help up to 60 patients in need.” 3
