For anyone who follows real estate news, you’re probably wondering what we can expect from the housing market in 2023 after what has been a frenetic two-plus years of activity. Lucky for you, Windermere Chief Economist Matthew Gardner recently pulled out his crystal ball and provided some predictions for the year ahead. Hint: There’s no housing bubble on the horizon. OK,

so you can bake a cake, but can you decorate it beyond the swirl of canned frosting and a shake of sprinkles? With so much artistry on display (see Instagram, TikTok, bookstore shelves), now’s the time to rev up your skills.

THE TRENDS

Sail Cakes: Frosted cakes affixed with Vietnamese rice paper that’s been colored and molded like jingle shells lend a whimsical, artistic bent. “They’re super easy to work with. And that I can’t find rice paper right now indicates their popularity,” says Johanna Zuniga, owner of Dream Cakes in Portland.

Tip: For a great primer, check out the CakesbyLynz YouTube video “Rice Paper Sails Cake Decorating Tutorial.” She walks you through coloring the paper, molding it, and attaching it to a cake.

Pointillism: If you’ve got a steady hand and loads of patience, this could become your winter obsession. Check out @thepetitepudding and @_leslie_vigil for inspo. For these tapestry-like looks, sketch a pattern on the butter cream with a toothpick, then it’s a little like paint by num bers. Related is the shag cake (see @alanajonesmann’s incredible creations), which requires piping short lengths of frosting over and over and over for layers that drape like fur or shag carpet. Required: extreme fastidiousness. Top Tools: The experts agree that good piping bags are a necessity, though some like reusable bags and others

depend on disposable. Wu notes that even disposable (which she prefers because she feels they pipe better) can be washed out with hot water and reused several times.

Drip Cakes: Easy and impressive. First, frost your cake with smooth sides. Then, using a microwaved bottle of Cake Drip, slowly apply a thin line along the cake’s top edge. Gravity will do the rest.

Top Tools: A turntable and a bench scraper are essential if you want straight, smooth sides. Zuniga recommends the sturdy Ateco turntable ($45-$100).

Ombre: Zuniga says cake trends often parallel hair trends. So, when ombre is big at the salon, it’s also big in the cake world. The key is understanding color theory and very gradually changing the color so it bleeds like a watercolor. Tip: “Make a big batch of buttercream and set some of it aside,” says Christina Wu, California-based author of Cakes That Wow. “Start with a dark base, frost the bottom of the cake, then mix in a couple tablespoons of the plain butter cream. Frost again, then add more of the plain. Keep going until you have layers of ombre.”

Wrap it up: “I have a major secret,” says Zuniga. “I wrap my cakes in plastic practically right out of the oven. It locks in moisture. Take them out of the oven, cool for a minute or so, remove from pans, wrap them up, and leave them upside down so you don’t have a dome to cut off.”

2023 Market Predictions

Windermere Chief Economist Matthew Gardner, shares insights into the year ahead.

Will the hottest markets remain hot or cool down?

Higher-priced markets, as well as second ary markets where prices have skyrocketed, will likely perform below their long-term averages in 2023. Examples of these mar kets are Seattle, Tacoma, and Walla Walla in Washington; Portland and Hillsboro in Oregon; Los Angeles and Santa Clara California; Boulder, Colorado; and Eureka, Nevada. This will mainly be a function of affordability and higher financing costs. That said, not all markets are created equal, and I expect prices to rise at a decent pace in places like Port Angeles and Aberdeen, Washington; Newport, Oregon; El Centro, California; Pueblo County, Colorado; Kalispell and Missoula, Montana; and Logan, Utah.

How has COVID-19 affected the housing market?

Early during the pandemic, the Federal Reserve jumped in to stabilize the economy, and one of the tools they implemented was quantitative easing, whereby they started buying mortgage-backed securities and US treasuries to reduce interest rates and expand the money supply.

For the housing sector, their efforts caused mortgage rates to fall to an all-time low of 2.68 percent in December 2020. With remarkably cheap money available to buyers and the newfound ability to work from home, sales skyrocketed in 2021 with 6.1 million homes selling—a level not seen since before the market crashed in 2007. I also noticed that COVID-19 led to a resurgence in demand for suburban homes, which makes a lot of

sense as buyers were no longer chained to neighborhoods that were proximate to their places of work.

However, with the Fed’s move to cease buying treasuries and mortgage bonds, rates have since risen significantly. This, in conjunc tion with affordability constraints, has led demand to slow significantly. This will also lead home price growth to slow from the pace seen in 2021.

Can we expect to see an improvement in contractor response and project times?

That’s a tough one. Today there are about 397,000 people working in single-family con struction. That’s down from over 635,000 back in 2006; and when you add to this the 375,000 job openings in the broader construction sector, we simply do not have enough workers in the industry.

Quite frankly, the issue is that young peo ple do not appear to want to get into the trades. Those working in this sector realize that their services are in demand, and that means they can demand higher wages. This continues to put significant upward pressure on builder costs, which, in turn, means that new home prices must rise to cover the addi tional cost.

That said, with slowing demand from buy ers, and builders’ inventory levels rising, new

home starts have slowed significantly. As a result, contractors may begin to be more will ing to bid on jobs for current homeowners; but it is still hard to find a remodeler, and I don’t anticipate that getting significantly bet ter in the near term.

What other predictions can you offer?

Readers should not try to compare today’s housing market with that of the 2007 hous ing crash. There is no bubble. But after twoplus years of frenetic activity, the housing slowdown may feel to some as if the market is imploding.

In the coming year, I expect the housing sector to move back to a more sustainable pace, with around 5 million home sales in 2023, but that will still be down substan tially from the 6.1 million transactions in 2021. Prices will rise next year, but by a far-more-reasonable 3 percent, which would be a far cry from the 18 percent growth we experienced in 2021.

Homeownership is still the American dream, but my biggest fear is that prices and mortgage rates will make it very difficult for first-time buyers. There are almost 32 million Americans between the ages of 25 and 31, and as they get older, most will want to buy a home. My question is, will they ever be able to afford one?

Home decoration with furry friends in mind

PETS ARE A PART OF THE FAMILY, SO IT ONLY makes sense that they get a little love when it comes to the look and feel of your home. We talked to Los Angeles–based interior designer Jen Dallas—whose line of lifestyle products, Maple Jude & Co., includes organic cotton dog beds—to get decorating ideas wor thy of a tail wag.

Friendly Fabrics

Not all fabrics are created equal—and some aren’t made to withstand animal wear-and-tear (think silk) or conceal pet hair (think velvet). Fortunately, exteri or-grade performance fabrics have come a long way, to the point where you’d be hard-pressed to even rec ognize them as such. “These fabrics make it simple and easy to wipe messy dog paw prints off and still keep your house pretty,” says Dallas, who’s found that her own seagrass area rugs are sur prisingly cleanable.

Cats are built to climb, which makes vertical shelving a fun way to explore. For inspiration on how to implement this and other feline-friendly ideas in your home, visit a local cat cafe—they’re full of clever catwalks, window hammocks, and hiding spots that make cats feel safe and stimulated.

Wash and Go

If you’re building a new home or remodeling, consider a dog-washing station with a handheld showerhead in the mud room or laundry room. This makes it easy to get your pup spar kling clean before he begins roaming through the rest of the house.

Beat the Box Blues

It’s tough to make a litter box cute, but you can make it less obtrusive. “Cat litter gets everywhere, so it’s nice to have a des ignated part of your house for a cat box,” Dallas says. If you have

the space, she suggests a small area with a touch-latch door that has an opening for cats to walk in and out of. That way, they can easily access their box and you can get in for cleaning. “I’ve even done it where you have fans and odor-treating things within a hidden wall,” she adds. If you’re not able to purpose-build some thing like this, there are many decorative pieces of furniture now, such as benches, end tables, and credenzas, that double as deluxe cat bathroom hideaways.

Dinner Is Served

To integrate a feeding station into your kitchen, try building a low drawer with bowls into the base of an island. You can pull out the drawer when it’s feeding time, and push it back when breakfast is over. The bowls can also be in a recessed section of the island, complete with a convenient water spout if your pets free-feed throughout the day.

What a Pet Wants

Just as you think about your own preferences when making design decisions, consider your pet’s too. “My dog loves to be in the front window,” Dallas says, “so I made sure there was a bench there where she can sit and look out and bark and have the time of her life when I’m not home.”

MAKING CONNECTIONS

For Lori Gill & Associates, personal relationships guide charitable giving.

FOR LORI GILL, GIVING BACK TO THE COMMUnity is always on her mind.

At a recent Seattle Mariners game, she sat next to someone from the Rise Up Academy, a nonprofit school in Everett, Washington, that helps kids from primarily low-income backgrounds get ready for kindergarten. Gill, the owner of Windermere Property Management/Lori Gill & Associates— with offices in Bellevue, Seattle, and Mill Creek— wanted to contribute.

Rise Up Academy is now one of the charita ble organizations that Gill’s offices contribute to through the Windermere Foundation.

When deciding what organizations to work with, Gill likes to find a connection, either from her own life or that of someone associated with her company. “How we choose where to donate our

funds is a group effort,” she says. “We open it up to all of our agents for suggestions of places they may know of or have a connection to personally.”

They also seek input from clients. (The team manages a portfolio of nearly 2,000 single-family homes in the greater Seattle area.) Instead of send ing out Christmas cards, Gill sends a letter letting clients know that in lieu of cards, they’ve donated to the Windermere Foundation. They ask if there are any nonprofits that should be on their radar.

“While we may have a business relationship, we’re all in our communities together,” Gill says.

Lori Gill & Associates has donated to numer ous organizations over the years, including Juma, employing low-income young adults and offering them learning opportunities; Acres of Diamonds, supporting houseless moms and their kids; and

Eastside Baby Corner, providing children ages 12 and younger with essentials such as diapers, for mula, shoes, and more.

This focus on children and young adults is by design. “We do a lot of youth-related giving, mainly because I believe if we can help our younger gener ations to be successful in their future, it will better our communities altogether,” Gill says.

Like when she was at the Mariners game, Gill is always open to meeting new people, hearing their stories, and finding ways to give back. “You just never know who you’ll meet or what we can do to help support the work they’re doing in our communities.”

The Windermere Foundation Golf Luau, presented by Elevations Credit Union, was held at Fort Collins Country Club on July 18. Together, the Fort Collins and Windsor Windermere offices raised more than $22,000, with proceeds benefiting our 2022 Northern Colorado Windermere Foundation partners: Stepping Stones of Windsor and Neighbor to Neighbor. These nonprofits will use the donations toward rent and utility assistance for those in need within our communities.

This summer, Windermere brokers and staff in the Columbia Gorge hosted the annual Rick Pauly Memorial Golf Tournament to benefit SafeSpace Children’s Advocacy Center. Also, agents in the Portland area gathered for a day of golf at Columbia Edgewater to raise money for the Windermere Foundation.
