‘OPEN architecture’

What characteristics set you apart from other practices?

At OPEN architecture we spend a lot of time listening and working closely with our clients to ensure we create their dream home from the outset. Understanding exactly what they want from the space they wish to create is key. We also pride ourselves on our extensive knowledge of current planning policies. Our expertise helps us to present schemes which are not only innovative and beautiful but which are functional and result in successful planning approval.

your customer process from receiving enquiry?

as we receive an enquiry, we do background research on the property before with the Client for an initial consultation. really listen to what they would like to whilst bringing some ideas of our own table. If the Client is happy to proceed, conduct a site/building survey and work on designs. Once we have the final scheme, we the relevant planning authority. planning approval we engage with the consultants and develop a detailed scheme, so the design is ready to be then manage the tender process to that clients and contractors are on the page prior to starting on site. The last construction and we absolutely love site as part of the team that brings the fruition.

One of our favourite projects from last year, was working on a characterful, weather boarded house, situated in a prominent position on a village green within a conservation area, AONB and greenbelt, just outside of Sevenoaks. The original property dates back to the 1700’s and over many years has seen a series of extensions and redesigns which has led to a number of higgledy-piggledy spaces with low ceilings and dark rooms.

The interior is now opened up with a series of spaces useful for all members of the home. The house transitions seamlessly between the interior and exterior with views on all sides as well as views of the village and nearby woodland. Overall, the cottage maintains the original charm but with a renewed lease of life which is fitting to the village and deserving of its centre stage position.

What is the most pleasing aspect of your job?

There is nothing more satisfying than doing our final visit and listening to how the design has fundamentally changed the way the Client lives in their home. This is the reason we do what we do, to create beautiful, functional spaces that leave a lasting impact on how people live. There’s not a feeling like it.

A little bit of history

“A big WELCOME and enjoy”

The history of Caterham begins with an Anglo-Saxon settlement in the area known today as Caterhamon-the-Hill. The town expanded into what is now the Caterham Valley in the Victorian era following the arrival of the railway in 1856 along with the opening of the Railway Hotel beginning the development of the Valley. The oldest house in Caterham on the Hill, dated 1495, is located on the High Street along with a 250 year-old cedar tree, which due to superstition, some of the local residents still pass by silently. The well-known Caterham School relocated to Caterham from Lewisham in 1884.

Today, Caterham is a popular commuter town with easy access to central London.

The property market in Caterham offers something for everyone whether renting or buying, spanning contemporary apartments in the centre of town to large, detached houses in Caterham-on-the-Hill. Family homes are the order of the day in both the Caterham valley and Caterham-on-the-Hill, although this area is the earlier of the two and therefore has a higher proportion of period properties. The oldest house in Caterham-on-the Hill is located on the high street and dates back to 1495, giving a sense of the town’s long history and heritage.

Why move to Caterham?

There are many amenities in the town itself, as well as strong transport links with neighbouring towns and ample opportunity to escape the town completely to explore the surrounding countryside on foot or by bike.

There are a good range of day to day amenities on offer in Caterham. High street shopping can be found in the Caterham Valley, where the Church Walk centre includes

such essentials as Boots pharmacy and Specsavers opticians. There is also a choice of supermarkets, including Tesco, Waitrose and Morrisons.

Caterham has a great sporting tradition and is currently home to two youth football teams, a rugby club, and a cricket club.

Dining out in Caterham encompasses a range of independent eateries and world cuisines, including

Casa Lola Tapas Bar, Bua Thai and Pizza Express. Numerous cosy pubs offering hearty Sunday roasts in family-friendly surroundings, including The Harrow and The William Garland, while there are plenty of cafes to choose from for light bites and hot drinks. The Miller Centre is an excellent venue for local theatre and there is an Everyman cinema a short drive away in neighbouring Oxted.

Ideal living

Caterham boasts ample green space for outdoor pursuits, including the Surrey National and Coulsdon Manor golf courses. The Farthing Downs and Happy Valley Site of Special Scientific Interest to the north of the town was designated in 1975 due to its chalk grassland, while Coulsdon Common offers walks though ancient woodland. Passing just south of Caterham, the North Downs Way is a must for seasoned hikers, taking in the gorgeous countryside from the Surrey Hills to the Kent coast.

There are a good range of schools in Caterham in both the private and state sector, serving all age groups. These include the De Stafford School, Audley Primary, Hillcroft Primary, St Francis Catholic Primary and Essendene, as well as the highly regarded, independently run Caterham School and Oakhurst Grange.

Caterham has fantastic transport links with the M25 and wider motorway network easily accessible at junction 6. The

mainline train station is situated in Zone 6 and provides direct services to London Bridge/Victoria in around 55 minutes. Nearby Upper Warlingham train station takes you to London Victoria in 30 minutes. Croydon is to the north, accessed via the A22, while Leatherhead to the west and Sevenoaks to the east can also be reached by car in under half an hour.

Interview with ‘Prime House Renovations’

professionals takes pride in delivering high-quality workmanship and ensuring that every project is completed on time and, most importantly, within budget. We also offer competitive pricing and free consultations to help our customers make informed decisions.

Tell us about a property you worked on locally and the result for your client?

Tell us about the background of Prime House Renovations?

Prime House Renovations was founded by Zlatko Dudov in 2021 with the aim of providing highquality, affordable property renovation services to homeowners across the UK. The founder’s extensive experience as a painter and decorator for over 15 years has enabled him to recognise that most clients need multiple trades to complete their renovation projects. This realisation led to the creation of this company, which provides a complete package of services by partnering with other skilled tradespeople. The company’s comprehensive range of services includes electrical and plumbing upgrades, flooring installation, roofing and even things like build-in shelving, cupboards and more.

What’s your customer process from receiving that initial enquiry?

We start by scheduling a free consultation with the customer to discuss their renovation goals, budget, and timeline. Usually we meet with the client within a couple of days. Once we have a clear understanding of their needs, we’ll provide a detailed proposal outlining the scope of work and costs involved. If the customer agrees, we’ll schedule the project start date and begin work and keep the customer informed throughout every stage.

What characteristics set you apart from other renovation firms?

We believe that our attention to detail and commitment to customer satisfaction set us apart from other renovation firms. Our team of

We recently completed a full bathroom and bedroom renovation for a client in the local area. The client (a family of five) just moved into the area and was looking to modernise the outdated property and create a more functional space. We worked closely with the client to create a custom design that met their needs and preferences. We completely stripped off one of the bedrooms and the on-suite bathroom down to the plaster and started from scratch. Then we plastered the walls, installed new pipes and underfloor heating, tiled the bathroom, carpeted the bedroom, updated the lighting and electrical wiring, fitted new shower screen, sink cupboard and toilet. Then the two rooms were completed with a custom-made build-in wardrobes to meet the client’s needs. The result was a stunning, modern bedroom that exceeded our client’s expectations and added value to their home.

What is the most pleasing aspect of your job?

In addition to seeing the transformation of a property, building relationships with our customers and seeing them become repeat customers is one of the most pleasing aspects of our job. We understand that renovations can be stressful and disruptive, which is why we place a strong emphasis on customer service and communication. We believe that building trust with our customers is key to creating a positive renovation experience. When a customer chooses Prime House Renovations, we strive to make them feel like they’re part of the team. We keep them informed throughout the entire process, from the initial consultation to the final walkthrough. We encourage our customers to ask questions and provide feedback, and we’re always available to address any concerns they may have. Our commitment to building strong customer relationships is reflected in the fact that a significant portion of our business comes from repeat customers and referrals. We take pride in knowing that our customers trust us to deliver high-quality workmanship and exceptional customer service every time.

The Kerala Kerala cuisine is a mouth-watering story. Proximity to the richness of Arabian sea and an abundance of exotic spices together with a sharp appetite and a strong craving for ultimate taste brought about an exotic cuisine that makes your mouth an ocean. Here, in The Kerala, we earnestly try to reproduce the same village cuisine which is almost alien to your tongue and we are confident that our Kerala born and bred chefs, who started learning the preliminary knowledge of cooking from their own home kitchens, can elevate you to a different world with these Nectar and Ambrosia.

Planning & Building Control

Unsure which services you need?

If you are thinking of making changes to your property, you may need to apply for planning permission and / or Building Regulations approval. If you’re not sure which applications to make, please use the guidance below to help you to decide what you need to do.

Please note that many developments will require both.

What is planning?

Planning is the process of deciding whether a proposed development should go ahead or not. It uses national and local policies to consider the development in its context and may look at the impact of the work on neighbours and the wider community, existing architecture, the land, the layout, and existing or proposed infrastructure (such as drains, transport and schools).

You will probably need planning permission if your proposed development will do any of the following:

• create a new building, or change the use or appearance of an existing building

• affect the sunlight, privacy or outlook for neighbouring properties

• affect the nearby area with noise disturbance, smell or fumes

• work on or around listed buildings or any conservation areas

• affect traffic volumes, road safety or access

• change the density of development in an area

• use significantly different materials or finishes from nearby properties

• have an effect on existing trees

What is building control?

Building control applies national statutory regulations to ensure the structural quality of any building work, in areas such as safety, public health, accessibility, and the materials used. Most substantial building projects (such as an extension, knocking down walls or converting a garage or loft) will need Building Regulations approval.
