A little bit of history

“A big WELCOME and enjoy”

Muswell Hill was named after the 12th century discovery of a local stream. The ‘Mossy Well’ was believed to have miraculous, healing properties.

It was not until the end of the 19th century that Muswell Hill began to be developed more densely from a collection of country houses to the London village that it is today. The development was initiated by the opening in 1873 of Alexandra Palace, intended as the counterpart to the Crystal Palace on Sydenham Hill in south London.

Much of the area’s property development took place between 1896 and 1914 and was carried out by James Edmondson and William J Collins, giving it one of the most cohesive architectural styles in London. They were dedicated to building houses with high quality materials in a unified style, hence the dominance of attractive red brick Edwardian homes. Much of Muswell Hill is now designated as a conservation area, and it has retained its period character.

Elegant Edwardian retail parades were also constructed. The shopping centre is based on four main roads: Fortis Green Road, Muswell Hill Broadway and the extension of the Broadway into Colney Hatch Lane.

Why move to Muswell Hill?

It is located in the borough of Haringey nestled between Highgate, Hampstead Garden Suburb, East Finchley and Crouch End. It is has a friendly community feel and is full of elegant Victorian and Edwardian homes as well as new build apartments and is a great option for both renting and buying.

Muswell Hill has grown in popularity over the last

Muswell Hill is just under six miles from the City of London and caters well to the family market with an abundance of larger properties. The Broadway has a lovely village atmosphere, with an enviable selection of local

Ideal living

If you’re in need of open space, there are some great parks on offer including Alexandra Park which boasts 196 acres of parkland, a boating lake, skate park, various playgrounds and all year round ice skating at Alexandra Palace. There is also the more modest Cherry Tree Park and impressive Highgate Wood which has arguably one of the best children’s playgrounds and an excellent café in the park.

In terms of schooling, Muswell Hill boasts some great primary and secondary schools and is home to Tetherdown, Our Lady of Muswell Catholic Primary School, Rhodes Avenue Primary School, Coldfall Primary School, Muswell Hill Primary School, and St James C of E Primary, with the major state secondary schools being Fortismere and Alexandra Park School. Locals have their pick of several private schools, including Norfolk House, Highgate School and Channing School for girls.

Whilst Muswell Hill doesn’t have its own tube station, nearby tube

stations include Bounds Green, East Finchley, Finsbury Park, Highgate and Turnpike Lane. Overground train services run from Alexandra Palace, Hornsey and Finsbury Park to destinations such as Moorgate, Enfield and Welwyn Garden City.

Residents are also spoilt for choice with a good selection of clothing and gift shops, such as Whistles, White Stuff, Oliver Bonas and Sweaty Betty.

Tell us a little of the background of your Architect’s practice?

Esen Loft Ltd is an Architecture and Built Practice based in Enfield Innova Business Park, North London. Specialising in residential developments including full Renovations, Extensions, Loft Conversions and New Built Planning. Esen Loft Architecture has always been involved in design and built industry. Since 2019, the architectural practice has been working alongside successful contractors for the proposal of residential planning. With great team of designers, technicians and surveyors, the company offers all-inclusive architectural services all over London and surrounding counties.

What are the most popular requests from residential clients?

At Esen Loft Architecture, the main priority is to deliver every project to the highest standard, and with the best customer satisfaction. The aim is to handle every Planning Permission application until the design proposal has been granted to be built.

One of the most popular requests from the client’s, which we believe to differ us from other Architectural companies, is to see several design ideas before choosing and finalising on one proposal. At the initial stage, we have many meetings to understand the vision and the needs of the client. If requested, we then proceed with providing them with several design

ideas. Once the design has been selected, the project will be finalised ready to be submitted for planning permission. The planning process will be handled by the best team, giving you the best chance of first-time success. Once the planning has been granted from the local Council we will then guide through the building works, and Engineering services for Building Control approval.

What other additional perks do you offer alongside the drawings?

After successful completion of the architectural drawings, we provide our clients with 3D Visuals of their designed home. It is a great way of visually showing the spatial layout of the property, and would provide an accurate building quotations. Alongside, we offer construction cost quotations and Building Control services, which differ us from other architectural design companies.

Is there a project you are most proud of?

Currently, the two storey new built commercial Apple building in Greenwich, London is our most proudest project. The unique design of the building shows the talent in Esen Loft Architecture. The project is still ongoing, the foundation works of the building has just begun. The unique shape of the slanted roof is thoughtfully designed to enable sunlight enter the interior of the building. With the chosen materials and design, the building stands out from its surrounding.

Meet Michael & Patricia Hickey of ‘Bubble Architects’

Tell us about the background of Bubble Architects?

Bubble Architects was established in 2010 by husband-and-wife team Michael and Patricia Hickey. Michael has worked for a number of top 10 UK Practices. Having originally trained as an Architectural Technologist in Dublin and later as an Architect at London Met, he enjoys both the initial conceptual design stage as well as the later technical stage on site.

Patricia studied in Brunswick, Berlin and London, commenced her career in Germany at small design practices. She moved to London in 2002 and joined one of UK’s leading practices, where she established a strong background in residential projects. She is a licenced BRE Code for Sustainable Homes Assessor and External Examiner at Kingston University.

What’s your customer process from receiving that initial enquiry?

It’s essential from the outset of the project for us to clearly understand the client’s main objectives and priorities in commissioning the work. The best way to do that is to meet them on site so they can explain their requirements and using our design skills and experience, we can begin to discuss the various ways that could be achieved. At our initial meeting we can also talk about high level costs and how to achieve the design

aspirations within the Client’s budget. We focus on design, cost and sustainability.

What characteristics set you apart from other practices?

As a husband-and-wife team, the founding partners remain hands on Architects actively involved in the design and construction of all our projects. We are a family run business. We have also built up a team of like-minded architects that enjoy the challenge of meeting and exceeding client’s expectations.

We are trained Sustainability Assessors and can advise on how to make a home more energy efficient.

Could you illustrate an example of a residential development you worked on locally and the outcome for your client?

We have worked in most of the London Boroughs so have experience of the various building types that are found in London.

We were commissioned by one couple who had lived in Crouch End for over 30 years to renovate their 1930’s home and create an open plan kitchen. When we met on site, we saw that the view to the rear down the slope to the allotments was both glorious and at that point unseen. As the scheme progressed, this view informed the design process both internally and externally and saw a large opening and terraces being created as well as a rooftop balcony where previously, there was a small rooflight. The realised scheme achieved not only the initial client brief but helped to maximize the potential of the home and garden.

Another project we like to mention is a side infill extension that we did in the area. They are currently very popular but can face constraints depending on conservation area, neighbouring property etc. Both were designed and built successfully and our Clients were very happy with the outcomes.

What

is the most pleasing aspect of your job?

As Architects, our clients present us with both the challenge and opportunity to help make their homes a better place to live in. Many of our clients will not have been on this journey before and we take that responsibility seriously. There is also nothing better than standing in a completed project that has achieved what the client was looking for at the start of the process and hopefully a little bit more.

Interview with JLV Design

Tell us a little of the background of your interior design company.

I used to work as a graphic designer, but I wasn’t entirely satisfied with my job. When I turned 40, I made the decision to change careers. I’ve always had a passion for interior design, which likely stems from my upbringing. My father worked as an antique dealer, and I grew up in amazing homes filled with character and unique furniture. I enrolled in a short design course at KLC in Chelsea and started my first project six months later.

After delivering a presentation on interior design, I acquired my initial clients in Muswell Hill. Through word of mouth, I expanded my client base and extended my services to other neighbourhoods in North London. I worked on various types of properties, including studio flats, large family homes, and a range of architectural styles, from supermodern buildings to Victorian properties.

Do you offer pre-exchange assessments to residential clients?

We can easily set up a consultation to provide prospective buyers with guidance, which can greatly assist them in visualising the potential of the property they are considering purchasing.

What are the most popular requests from residential clients?

My clients typically seek to personalise their homes and transform them into comfortable living spaces that reflect their identity. I often work closely with them to update their kitchens and bathrooms, devise storage solutions, introduce colour schemes or wallpapers, and procure suitable furniture for their new space.

Is there a project you’ve completed which you are most proud of?

It’s difficult to answer because I always take pride in my projects and give 150% effort to each one. However, I realised that the last project I worked on was always the one I preferred. So, at the moment, it is the penthouse I did in Hampstead. However, the next one could be the Arts & Crafts house I’m working on in Muswell Hill or the townhouse I’ve been asked to refurbish on Portobello Road. Each property has its unique identity; therefore, enhancing its appeal always brings me great pleasure.

What words of encouragement would you give to the family who are hesitating to make that first call to an interior designer?

Don’t hesitate to call an interior designer when moving into a new home. They have a unique vision and can maximise the potential of your space, making their advice invaluable. The designer’s expertise ensures you get the room design right the first time. There’s no need to return furniture that doesn’t fit, no extra paint purchases because of a wrong colour choice, and no sudden realisations that your chosen furniture doesn’t complement each other.

In developing a style for a client’s property who takes the lead or is it a collaborative effort?

This is a good question. I work collaboratively with my clients to design their houses, and most of them allow me to have creative control. I enjoy pushing them out of their comfort zone by suggesting colours or pieces they may have yet to consider. Typically, I create three different designs for them, including colour schemes, layouts, and furniture styles. I then refine the design until everyone is satisfied. Sometimes, I feel like a referee because husbands and wives don’t always agree, but most of the time, the lady of the house gets her way!

What’s your customer process from receiving that initial enquiry?

Site visits are essen�al to us before we start the whole process. We have to design a space that ts our client’s purpose. Following an enquiry, we arrange a mee�ng on-site to discuss the poten�al, planning constraints and client’s vision. From there, we develop a brief. Once this has been established, we provide a tailored fee proposal with a detailed breakdown of all the required services, �mescale, and fees. Once we are appointed, we deliver a set of ini�al drawings within a few weeks depending on the scale and complexity of a project.

Our Pre-Planning Process usually entails:

● crystallising the client’s brief, aspira�ons, project objec�ves and outcomes

● dra�ing ini�al ideas and sketches (yes, we s�ll do free -hand sketches) and drawings based on extensive knowledge and in-depth research of the planning policies in rela�on to the local context

Tell us a little about the background of Point 5 Kitchens?

Point 5 Kitchens was Founded by Joe Kardani and Tomasz Kolasinski in 2011 with the aim of designing and installing top quality bespoke kitchens and fitted furniture. With a combined 24 years experience in fitting high end furniture, we opened the first Point 5 showroom in in the summer of 2016 in Muswell Hill to display the very best in contemporary furniture. we have built up great community of loyal customers as a lot of our work come from recommendation.

How does your customer process work?

We would normally meet with the customer and and discuss there requirements, if it is an existing space we would go to site to measure up or work from architects drawings until we can check the space once it is built. after sitting down and getting to know how the customer uses the kitchen and surrounding space we will start to do some initial rendering to give the customer an idea of what the kitchen would look like. It is important to us that the layout works firstly and and we can then start to make it look good. We would then send a render to the customer and if they are happy with the initial plans we would give them a price based

on what we have drawn. When they are happy to proceed we will start to work with them refining the design and going through every unit internals to make it a functional.

Which kitchen styles and designs are particularly popular at the moment?

I would not say that there is one style that is partially popular at the moment as we like to thing that every kitchen that we do is different from the previous and elements are changed on each design depending on the customer request.

Tell us about your bespoke workshop. Our workshop is based in Poland and produces furniture just for us. It is run by Tomasz’s Brother so we have a great relationship and control over what is being done.

Parkland Walk

The Parkland Walk is the longest linear nature reserve in London at 4km in length, and follows the former railway line connecting Finsbury Park to Alexandra Palace which opened in 1873. Clissold Park

One of Hackney’s best loved traditional parks, Clissold Park was opened in 1889 and has held a Green Flag award since 2006. Green Flags are awarded yearly to the best green spaces in the country. Interview with Devonshire House School

Tell us a little about the history of Devonshire House School.

Devonshire House School is a co-educational independent prep and pre-prep school with its own Nursery located in Hampstead. We welcome children from two to eleven years old for girls and thirteen years old for boys. Devonshire House was established in 1989.

Mr. Henry Keighley-Elstub was appointed as the headmaster in July 2022.

On the 8th May 1905, Miss Alice Hum welcomed 12 girls to her School in the heart of Palmers Green. In 1918, the School moved to Avondale Hall on Hoppers Road in Winchmore Hill, where local Suffragettes had held their meetings, and where we are still based today.

Franco Manca

In 1986 Francos was a pizzeria in Brixton Market owned by, you guessed it, a guy called Franco. By 2008 he had had enough and asked his friend Giuseppe Mascoli if he wanted to take it over. Interview with ‘Hane Decorating Services’

Tell us about the background of Hane Decorating Services

Hane was formed 20 years ago, and has developed into what is now Hane Decorating Services, specialising in painting and decorating.

Our Director was the type of teenager that had big plans, and was committed to them from early on. He would spend his weekends learning, practicing and perfecting his painting and decorating skills. This high standard can be seen today in all our decorators, who take great pride in their work.

What range of services do you offer?

Hane Decorating Services offer a specialist service of painting and decorating residential and commercial properties.

What characterises set you apart from other renovators?

At Hane Decorating Services, we like to offer a personal touch to every project. As we are local to the work that we undertake, our project managers like to visit sites often and immerse themselves in all of our projects. We know that decorating your home can be exciting and at times challenging, at Hane we treat every project as if it were our very own. Ensuring we are working with you throughout.

Could you illustrate an example of a residential development you worked on locally and the outcome for your client?

One of our favourite projects that we took on was with a young newly-wed couple that had just purchased their dream home in Highgate. We originally discussed their plans with them and provided a remote quote, we then went to view their home with them and built a great rapport. The property they had purchased did not have the “homely” feeling that they were after, and as they were expecting, our project manager worked with them to fine-tune the aesthetic details of each room. Our favourite room was the nursery as it was being transformed from a dark dreary room to one that mattered the most to them. This project was amazing to follow through with, we had the pleasure of seeing the property transform from a house to a bright and welcoming family home.

What is the most pleasing aspect of your job?

We would have to say that it is seeing the final product. Working with our clients to decorate their dream homes, seeing the satisfaction on their faces and comparing the before and after pictures are all such pleasing aspects of the job. Every project is more than just a project to us, so the final product is always just as important to us as it is to our clients.
