Chiswick

A very warm welcome to Chiswick and the surrounding areas from all of us at Hamptons.

You will be moving into one of the most highly regarded villages in London. Desirable homes, tree lined avenues, diverse shops and restaurants and an eclectic, vibrant population.

Hamptons has been matching people with property that’s right for them, locally, nationally and internationally, since 1869. We were pioneers, setting standards that few of our rivals could match and this hasn’t changed since.

Today, 150 years after we first set up home in Pall Mall, with 15 decades of finding property and looking after people under our belt, our clients now consider us to be their, ‘home experts’.

Yours sincerely,

Interview with Timothy James

How would you describe your style?

Our interiors tend to be fairly eclectic in style, usually with an audacious use of colour and an abundance of artwork. We love drama and atmosphere but we try to be playful. We don’t really do serious or formal.

What kind of projects do you and your team work on?

We work exclusively on residential projects, and we tend to feel the best results are possible when we can manage a whole project from start to finish.

What are the benefits of working with Timothy James Interiors?

There are many benefits of working with us at every stage of a project. Creativity is actually only a small part of interior design. We have a wealth of experience running projects and know how to work with and for our clients to get the best results at every step of the way. We have a wonderful collective of independent artisans and bespoke makers including fine artists, upholsterers, curtain makers and joiners, all committed to bringing our visions to life with confidence.

Do you come from a creative background?

Yes, very much so. My father was a multitalented man - a published writer and musician as well as a prolific artist. I followed in his footsteps for a while and was given a place at The Wimbledon College of Art to study Fine Art in 1999. Another slightly unusual childhood obsession was creating detailed scale models of large houses, namely Blackheath Mansion in Suffolk. Both the art and model making are still definitely still visible in the artistic yet precise approach of my studio.

Where and when did you learn your craft?

I trained at The Nottingham Trent University, graduating in 2003 with a BA (Hons) in Interior Architecture & Design. After that I worked for several design companies in London before setting up Timothy James Interiors in 2011.

What drives you to create your interiors?

We’re driven by a desire to enliven people’s senses with a confident use of colour, thought provoking imagery and beautiful furnishings. Our goal is to create vibrant interiors our clients can use and enjoy every day.

What sets Timothy James Interiors apart from other interior design practices in London?

I think our portfolio speaks for itself, but also a big USP has to be the 3D photo-realistic visuals we use to present our designs. We show you the finished interior from every conceivable angle which brings great joy and clarity to the process.

Is there a project you are most proud of?

We’re lucky to have worked on some incredible properties, but I think for me personally it has to be one of our more recent projects - a full house design complete with a Moulin Rouge themed dining room. I love a quirky and OTT brief and this one delivered on both fronts. It enabled us to go to town to create a warm, luxurious and quite theatrical backdrop for poker nights and unforgettable dinner parties. Think deep hues, rich dark wood tones, accents of opulent brass and some ostrich feather lamps for that extra Ooh La La!

HISTORY

The place we know today as Chiswick was formed from five separate areas. Old Chiswick, Strand-on-the-Green, Turnham Green, Little Sutton and Stamford Brook.

By the 17th Century the sweet air and situation of Chiswick was beginning to attract wealthy Londoners and large mansions were being built at Grove House which stood where Kinnaird Avenue is today.

By the middle of the 19th century the dukes of Devonshire owned more than half the land in Chiswick parish. The dukes had been steadily acquiring neighbouring estates – Sutton Court, Corney House, Grove House, Moreton Hall – for the last hundred years.

In the early years of the 20th century, horse-drawn transport was superseded by electric and motor transport.

A likeable west London suburb filling the Thames peninsula between Hammersmith and Brentford.

TODAY

Chiswick is a leafy, affluent district with a village feel. Media and creative professionals mingle in indie shops, wine bars, and high-end restaurants along Chiswick High Road. A footpath runs past the historic pubs and 18th-century homes of Strand-on-the-Green, a picturesque Thameside street. The Roman-style Chiswick House contains Old Master paintings and has vast manicured gardens with picnic and play areas.

Chiswick, with its easy access to Heathrow and to central London, is now one of London’s most desirable suburbs. This is reflected in the house prices and the fact that many people who are well known today choose to live here.

A large suburb of west London, and part of the London Borough of Hounslow. It is located on a meander of the River Thames, 6 miles (9.7 km) west of Charing Cross.

The village is served on the London Underground by Chiswick Park, Stamford Brook and Ravenscourt Park and on overland by Chiswick station.

Interview with Landscape Architect - Stefano Marinaz

Established 12 years ago, Stefano Marinaz Landscape Architecture has cultivated a diverse portfolio, encompassing projects ranging from small private gardens to expansive landscapes, historical restorations, and garden festival installations.

With offices strategically located in London, UK, and Utrecht, NL, we seamlessly oversee projects spanning across Britain, Italy, and the Netherlands. As chartered members of the British Landscape Institute and members of the Society of Garden Designers and the Dutch NVTL, we bring a wealth of expertise to our designs.

Guided by the firm belief that green spaces are integral to enhancing the quality of life, fostering a deep connection with nature, and preserving essential natural environments, our mission is to craft naturalistic gardens. Each design is meticulously tailored to enhance the unique essence of a place, drawing inspiration from its history, context, and ecological surroundings.

The new owner has collected the keys from Hamptons and moved into their new house with a generous size garden but no character or features. What’s the first step?

To transform your new house and garden, the first step would be to reach out to us for an initial consultation. The duration of the meeting is tailored to the property’s scale and complexity, lasting from a few hours to a full day. In this consultation, we would bring examples of our work and engage in a dynamic workshop with you to create a bespoke design proposal on the spot, responding to your needs. Additionally, we would comprehensively discuss all project stages, which we manage—from initiation to completion, covering aspects such as construction and the supply of products and plants. This holistic approach ensures a seamless and tailor-made transformation for the new buyer.

Do your clients have specific ideas about what they want or do they more often give you a blank canvas to work with?

Clients may share a wish list or specify needs aligned with their lifestyle; however, the majority place trust in our expertise to guide them toward the optimal outcome for their space. Additionally, most clients express a preference for a naturalistic, low-maintenance garden, similar to those featured on our website. With over 12 years of extensive experience in garden design, we bring a wealth of knowledge to the table, and are well-versed in identifying opportunities and navigating local regulations for the benefit of our clients.

Does it matter what time in the year people contact you?

We engage in design work throughout the year, however we strategically schedule the implementation of gardens to avoid the excessively hot summer months. This approach minimises stress on plants, increasing the likelihood of successful establishment in the garden. The timeline for the design process, including meetings and feedback, typically unfolds over a span of 6-8 weeks, assuming there are no hindrances to progress. Once the design is finalised, we will then assist in coordinating the project with a landscape contractor, whom we oversee and manage during the entire construction phase. Additionally, the lead time for procuring products is a critical consideration, with a range of 6-12 weeks, and certain items may necessitate even longer periods for procurement.

What distinguishes Stefano Marinaz Landscape Architecture from other garden design companies?

As a team of Landscape Architects, SMLA ensures a consistently high standard of expertise. With offices in both the Netherlands and the UK, we possess a unique capability to design and oversee projects internationally. Furthermore, our network with a diverse array of professionals allows us to deliver exceptional bespoke designs. The combination of creativity and expertise sets us apart in the industry and has led SMLA to receive numerous accolades and awards.

With good

road connections,

links to Heathrow and only a half hour’s journey from the West End, the area is a commuter’s paradise!

The Turnham Green area is now synonymous with Chiswick for many Londoners, and Chiswick High Road is popular for its cafés and restaurants, and for the variety of its shops. Chiswick’s riverfront and Strand on the Green are the least changed parts of this mini-conurbation, the former still grand in places, the latter hanging on to quaintness.

Interview with ngarchitecture

Background:

nga is an architectural and design practice specialising in bespoke high quality residential projects. Our aim is to create spaces that are subtle, elegant, timeless and concise, within a modernist aesthetic. Space, light and materials are the core elements of our design ethic. We are experienced in working with period buildings as well as new-build, and enjoy the challenge of blending old and new. We love what we do, and try to make each project as enjoyable and stress-free as possible for our clients. We have had projects in the UK, France, Switzerland, Morocco, Brazil, Sri Lanka and Australia.

Services:

nga strive to provide a full service from start to finish. We will help a client in their choice of property, developing concept designs, getting those designs through planning and any other statutory authorities, preparing full construction detailing, choosing a contractor, project management, and regularly inspecting the work on site.

Pre-exchange advice:

It is important to us that each house suits the client’s needs, and we will help our clients from the outset, assessing any property that they may be considering for its suitability and

condition. Prior to formal appointment, we will visit the property with the client, establish their brief, and then write to them, describing in detail what they need to consider to help them assess if the project is feasible.

Requests:

We get asked for all sorts of requests; from open-plan living, super-sized family bathrooms, cinemas and gyms, to cheese rooms, glass-bottomed fish ponds (with rooms underneath), and underground tennis courts. We have worked on well over 100 projects, so come across pretty much every variation imaginable.

Favourite projects:

We love the diversity of our work; from the modernist house we built for ourselves in Chiswick, to a new-build traditional manor house in Oxfordshire that is totally off-grid, to a boutique housing development in the foothills of the Atlas Mountains.

Words of encouragement:

There are literally thousands of decisions that need to be made to ensure the successful conclusion of a building project, and employing the services of an architect will take almost all of these off the client’s shoulders, and can change a project from being fraught to fun!

Interview with G4 Design & Build

Tell us about G4 Design & Build?

We are a Design & Build Company based in Chiswick, West London. Most of our on-going and completed projects are in West London, but we also take on projects in other parts of the City. We handle Projects from design through to construction, ensuring that they are delivered on time and cost-efficiently. Our work-flow takes out all the hassle from the process by providing a single point of contact for the client from start to finish.

Why should people appoint a design and build company for their projects?

Appointing a design and build company offers a more efficient, cost-effective, and streamlined approach to your project, providing you with a single point of accountability and a smoother project delivery process. There are several advantages of doing this compared to the traditional approach of appointing several independent consultants directly. The main advantage is that you have a single point of contact from start to finish, which streamlines communication and also ensures much better coordination between the design and construction stages. The other advantages are: faster project delivery, project cost certainty, greater risk management, better information and quality control between the work stages, and lastly, the process is more collaborative, flexible and enjoyable.

What type of projects do you get involved with?

We mostly work on residential projects (new builds, extensions, refurbishments /renovations). We work with both private clients and small scale developers.

Why should people appoint a professional instead of managing their own project?

We often get asked this question, and our usual response is that managing and executing a project successfully is very time-consuming and requires knowledge and experience in a wide range of areas (both technical and non-technical). Our process is designed in a way that ensures that the client is engaged in all aspects of the project whilst not directly project managing.

What is the best piece of advice you would give to someone thinking about doing a residential project?

Firstly, the planning stages of a project are as important as the execution on site, and so it would be hugely beneficial if you are able to allow sufficient time to plan the project and to think about your requirements in as much detail as possible. Secondly, appointing suitable professionals to carry out the work is essential.

If you are thinking about a potential project, please feel free to get in touch with us to see if we can help. We do not charge for initial consultations and there is no obligation to appoint us following an initial enquiry.

Interview with Kido School

Tell us a little of the history of your nursery Kido is by parents, for parents - we are owned and operated by a group of parents from all over the world. We were set up in response to our founders’ struggles as young parents in different countries searching for high quality early years education. Since our first nursery school opened in 2014 we have been obsessed with two things: improving learning outcomes for children, and our service to parents.

What would you say is special about Kido

There are many special elements to Kido that we are very proud of. Our international early years curriculum makes Kido settings truly unique. Children benefit from the best of curriculums drawn together from all over the world. Including extra curricular elements such as Spanish and French, dedicated STEM classes, Kido Explorer Days - a project based learning experience, along with an international Zoom club to share cultural experiences and celebrations across three continents.

Are there any facilities you are particularly proud of?

We take a great deal of time and effort to plan and create classroom environments that support children’s learning. We believe children learn best in natural environments that are calming

and allow children to focus on the activities and experiences available to them. We ensure our indoor and outdoor play areas give children a space where they can run, jump, climb and fulfill all of their developing physical needs. Our nurseries are equipped with natural wooden toys and furniture which echoes our commitment to sustainability and reflects on our Reggio Emilia and Montessori inspired curriculum. We work with various suppliers globally to ensure the children have toys and equipment to aid their natural exploration of the wonderful topics on offer in each classroom. This means you’ll find STEM laboratories in our settings, complete with lab coats and safety glasses, we have home corners that reflect different cultures through the clothing, books and food on offer, and you’ll always find a wonderfully presented, clean and welcoming nursery at any Kido threshold you cross.

Kido’s school readiness program is run each year for our cohort of school leavers. We cover all of the required academic topics, Maths, Phonics, Reading and Literacy while also incorporating a huge focus on our children’s personal, social and emotional wellbeing and development. We want to ensure everyone leaves Kido with the utmost confidence and enthusiasm to embark on school. We are very proud that all children across Kido are accepted into their families school of choice.

What makes you different to any other setting

We believe that our Kido teachers are what make our settings different from others. We are very passionate about our commitment to professional development for all of our teachers.

We have our own, inhouse dedicated training team that works closely with each nursery to ensure high quality experiences for all. Teachers in early years have a huge impact on children’s first learning experiences and we take our responsibility of supporting our educators to be the very best that they can be very seriously. We set out to provide each child with a lifelong love of learning and a wonderful experience in their first educational setting, this wouldn’t be possible without our fantastic teams of teachers.

Interview with Jigzaw Interiors

Give us a brief overview of your company. Jigzaw Interiors has been in the renovation business for more than 20 years in the Clapham area and has built a reputation as a One Stop Renovation shop for Kitchens, Bathrooms, Bedrooms and Flooring.

What advice would you give someone who is embarking on a renovation?

Always speak to a professional and have a site survey and proper planning before purchasing goods. This will save you time and money in the long run. Renovations are complicated and need a qualified professional to manage all aspects of the job, not least purchasing the correct items for your particular needs.

What is the most satisfying part of your job?

Listening to the customer and producing designs of creativity and excellence to

satisfy customer’s needs. Further, watching the project come to fruition and lastly, having so many satisfied customers who appreciate the level of craftsmanship and attention to detail.

Why should someone choose Jigzaw Interiors to do their renovation project?

Our qualified designers give you the best advice for your individual requirements. We have a state-of-the-art showroom on Clapham Road with a huge selection of finishes to suit every taste and budget without compromising quality. Our professional site survey helps solve problems before we do our 3-D design presentation. Help and support from your localCouncil

You should inform your Local Authority of where you are moving from and where you are moving to around a month before you move. You can do this here.. https://system8.rbwm.gov.uk/publicaccesslive/selfservice/services/ changeofaddress/coastart.htm

You’ll need to include the forwarding addresses for every adult in the property that pays council tax.

Search for information and services from your council. Information for residents about Windsor town Council including council tax, bins and recycling, schools, leisure, streets and parking, this and lot’s more at the below link.

Planning and Building Control

Unsure which services you need?

If you are thinking of making changes to your property, you may need to apply for planning permission and / or Building Regulations approval. If you’re not sure which applications to make, please use the guidance below to help you to decide what you need to do.

Please note that many developments will require both.

What is planning?

Planning is the process of deciding whether a proposed development should go ahead or not. It uses national and local policies to consider the development in its context and may look at the impact of the work on neighbours and the wider community, existing architecture, the land, the layout, and existing or proposed infrastructure (such as drains, transport and schools).

You will probably need planning permission if your proposed development will do any of the following:

• create a new building, or change the use or appearance of an existing building

• affect the sunlight, privacy or outlook for neighbouring properties

• affect the nearby area with noise disturbance, smell or fumes

• work on or around listed buildings or any conservation areas

• affect traffic volumes, road safety or access

• change the density of development in an area

• use significantly different materials or finishes from nearby properties

• have an effect on existing trees

What is building control?

Building control applies national statutory regulations to ensure the structural quality of any building work, in areas such as safety, public health, accessibility, and the materials used. Most substantial building projects (such as an extension, knocking down walls or converting a garage or loft) will need Building Regulations approval.
