Interview with Metro Storage

Find out more about Metro Storage – one of the biggest providers of self-storage in Central London – who like to consider themselves your spare room on your doorstep!

Why should people choose a storage provider?

Self-storage is an easy and convenient way to store your belongings especially if you’re moving house and have a gap between your last property and the next. Storage can also be ideal if you’re looking to redecorate after you’ve moved house and need to create some room.

At Metro Storage we offer a range of unit sizes so you can find one that works for you. Our extensive opening times mean you can visit at a time that suits you and our flexible terms allow you to extend or end your storage when you need to without incurring unnecessary fees.

What would you say to someone who is hesitant to use a storage facility?

Try a viewing and ask as many questions as you can whilst you’re there. Self-Storage is still relatively misunderstood but booking a viewing and seeing the storage space for yourself can help to overcome this.

At Metro Storage we offer a personal customer service assistant that will be able to help you every step of the way should you have any questions. There is also a wealth of information and videos on our website that will help to explain how storage works.

With us you only pay for the days that you use. If you decide you’re not happy after 14 days we’ll refund for any days that you haven’t used, so why not give it a try?

Who or what have been your major influences and role models?

We first saw the self-storage concept in Manhattan, New York, USA. A company called The Manhattan Mini-Storage company used to have a near monopoly in the city back in the mid-to-late 90’s. We were heavily involved in the Central London parking market at the time, having at one time 13 car parks in Chelsea and the West End, but the Congestion Charge was just around the corner and we knew we needed to diversify quickly. Self-storage seemed the perfect partner business – ultimately taking a large area, splitting it into smaller segments and renting these out – either for customer’s cars or belongings.

Once we decided to get seriously involved in the industry, we worked very closely with a number of key suppliers, but soon settled on working with Mark and Andrew at Active Supply & Design. Both were

great to work with. They were very knowledgeable, happy to share their knowledge and good people!

Is there a project that you are most proud of?

Our first will always stand out in my mind. I was in my late 20’s, had just secured a long lease on a 30,000 sq.ft. warehouse next door to the Oval cricket ground in Kennington, London. And when we got the keys and walked around this massive three storey warehouse, we were a little ‘nervous’ about how on earth we were going to fill it!

We had some prior knowledge of the self-storage industry – having put storage units in all the nooks and crannies where we couldn’t park cars in our car parks in Chelsea and the West End. They had filled and thankfully stayed full.

However, we were about to embark on a much bigger project, so there was a certain amount of ‘learning on the job’. One of the best ideas we had was to do the fit out floor by floor, learning as we went. By the time we got to the top floor, we had just about figured it out!

What would a typical storage package look likeend to end?

At Metro Storage, we like to include everything in one, simple price. That’s why we include the storage fee, VAT and FREE INSURANCE in our already competitive prices. There are no admin or sign up fees or compulsory extras for insurance. We even provide the use of a free padlock while you store with us, and there is free customer WiFi in all our stores. We can even organise free 24 hour access at some of our stores, but we do ask customers who want this extra free service to undergo further online security checks.

We have excellent value ‘move in bundles’ to help customers make the most of their storage – from basic packaging supplies, to a complete service that includes Man and Van and even a packing service.

Customers can sort out extra insurance with us if they need it over and above our free included cover. We can also provide all the packaging supplies you need – either in store or delivered to your door.

All this is managed by your own Storage Personal Assistant - Our aim is to make the whole selfstorage experience as smooth as possible, every time.

A little bit of history

Pimlico and Westminster are steeped in history and heritage, with Westminster serving as the seat of England’s government since the early 13th century and the British government since 1707. Pimlico first gained popularity as a fashionable residential area following the development of the area by master builder Thomas Cubitt in the mid-19th century. The arrival of the underground in 1968 and further regeneration over the course of the last century have cemented the area as one of the most desirable in London.

Why move to Pimlico?

The historic districts of Pimlico and Westminster are at the very heart of the nation’s capital, with many of the UK’s best-known landmarks and attractions on the doorstep. Residents will benefit from a whole host of amenities, including fabulous shopping and dining, excellent schools and convenient transport links. The area is well-connected for City workers and has also gained popularity with families in recent years, largely as a result of its ongoing regeneration. Upmarket Belgravia and Chelsea are just a short distance away, while a stroll across Lambeth Bridge takes you to Westminster bridge.

The classical squares and streets of Pimlico were created by Victorian master builder Thomas Cubitt. In this small central London area in the City of Westminster, Cubitt’s contribution is celebrated with a statue at the junction of Denbigh Street and Lupus Street, depicting him at his drawing board. Cubitt started life as a humble carpenter and became the most powerful developer of his day. He built much of Belgravia before moving on to design Pimlico’s garden squares and the grid of streets off St George’s Drive.

He also developed Kemp Town in Brighton and was such a favourite with Queen Victoria that she and Prince Albert asked him to redesign Osborne House, their residence on the Isle of Wight.

Pimlico is still a considerably cheaper place to buy a home than Belgravia but thanks to the arrival of new cafés and restaurants and following the regeneration around Victoria station, first-time buyers, families and those looking for a London base, choose Pimlico.

Pimlico is a mile and a half south-west of central London with Victoria and Westminster to the north; Kennington to the east; Nine Elms and Battersea to the south and Belgravia and Chelsea to the west.

Pimlico is best known for its garden squares — Eccleston, Warwick and St George’s — and the streets on the Pimlico grid, the roads running off St George’s Drive. Most of the houses in the squares are divided into flats, first-floor homes with access to the balconies above the entrance porches being the most desirable.

Interview with Locksley Architects

Tell us a little of the background of Locksley Architects?

Locksley Architects specialises in residential extensions and new builds in and around London. We offer much more than your standard architectural service. Combining creative vision, practical know-how and cost-effective direction, we design and deliver truly amazing spaces. Good service makes great design possible. Through our experienced architectural and interior design service we work collaboratively with our clients to turn their ideas, hopes and visions for their home into reality. The greatest trick up our sleeve is our ability to connect with our client’s ideas to devise and present them with their dream space made real. But we don’t do this entirely on our own. Working with some of the top names and suppliers in London (and beyond) ensures that we can achieve incredible value and quality on every project. From bespoke joinery, lighting, kitchens and bathroom to specialised AV installations, we always know exactly who to call to make sure that our clients get the very best for their budget. This integrated design approach not only help keeps the budget in check but it’s a time-saver too. By involving specialist design companies at key stages, we’re able to do away with the delays caused by contractual red tape and focus on the business of creating a space that’s sublime.

At Locksley Architects, we take away all the hassle and stress of renovating, extending or building your new home. We take on all the heavy lifting when it comes to organising and carrying out the transformation of your home, whilst keeping you engaged throughout the whole process. We’ll keep you thoroughly involved with decision-making at the design stages and up to speed with any developments or updates to your project. It’s an exciting time for any homeowner, so it’s important to us that you enjoy the experience just as much as we do. What types of projects get your team most excited?

The projects that really inspire us are the ones that are a little different to the standard extension/refurbishment. That could be a unique building, client or set of requirements that gets us all inspired to create something unique and beautiful. Sometimes during our initial conversations we will discover something unique or interesting about a client or property. This enables us to create a narrative that we can use to form the layout, design spaces and select materials.

Which aspect of your job gives you the most satisfaction?

The aspect of the job that gives us the most satisfaction is meeting different people and finding out how they use their properties and what we can do to help them make their lives better. We engaging with them throughout the process is also something that we really appreciate and enjoy.

What words of encouragement would you give a potential client who is hesitating to make that initial phone call?

We would encourage potential clients to contact us by looking at our extensive portfolio which show our vast expertise in the local area from small flat conversions to large listed building projects. We offer a free initial consultation as a personal meeting allows us to introduce ourselves properly and really understand the property and the clients requirements.

How do you see the future of the London architectural scene?

The future of the London Architectural scene will see more people working from home with the requirement of a separate acoustically isolated space with good interconnectivity. Sustainability has always been an important element for us to push with clients, however we are finding that recently clients are much more well educated and willing to invest into their projects. We installl Air Source Heat Pumps into most of our large projects and electric boilers into most of our small ones.

Planning and Building Control

Unsure which services you need?

If you are thinking of making changes to your property, you may need to apply for planning permission and / or Building Regulations approval. If you’re not sure which applications to make, please use the guidance below to help you to decide what you need to do.

Please note that many developments will require both.

What is planning?

Planning is the process of deciding whether a proposed development should go ahead or not. It uses national and local policies to consider the development in its context and may look at the impact of the work on neighbours and the wider community, existing architecture, the land, the layout, and existing or proposed infrastructure (such as drains, transport and schools).

You will probably need planning permission if your proposed development will do any of the following:

• create a new building, or change the use or appearance of an existing building

• affect the sunlight, privacy or outlook for neighbouring properties

• affect the nearby area with noise disturbance, smell or fumes

• work on or around listed buildings or any conservation areas

• affect traffic volumes, road safety or access

• change the density of development in an area

• use significantly different materials or finishes from nearby properties

• have an effect on existing trees

What is building control?

Building control applies national statutory regulations to ensure the structural quality of any building work, in areas such as safety, public health, accessibility, and the materials used. Most substantial building projects (such as an extension, knocking down walls or converting a garage or loft) will need Building Regulations approval.
