BUILDING COMMUNITIES MEANS GAINING PARK LAND IN WYLIE WYLIE HAS SEEN A RECENT INCREASE IN HOUSING DEVELOPMENT, AND IN WYLIE, MORE HOUSES MEANS MORE PARK LAND. THE CITY’S PARK LAND DEDICATION ORDINANCE REQUIRES DEVELOPERS TO DEDICATE PARK LAND WITHIN THE DEVELOPMENT WHENEVER THEY BUILD HOUSES IN WYLIE.
Currently, the City requires a land dedication of five acres per 100 lots planned, with a minimum of five acres. Some developers may choose to pay a fee, which goes to the City’s Park Land Acquisition and Improvement Fund, at rates up from $1,500.00 per lot up to $3,000.00 per lot, depending upon how many lots per acre are planned.
NEW NEIGHBORHOODS BENEFIT FROM PARK LAND Photo: THE CITY OF WYLIE PARK AT KREYMER ESTATES FEATURES PLAY STRUCTURES, GATHERING SPACES, AND TRAILS
Many parks in Wylie were acquired through this program, and most all of our parks have benefited from improvements paid for by the Park Land Acquisition and Improvement Fund. Our newest developed park, Kreymer Estates Park at 101 Lyndhurst Drive, was built by the developer to meet the requirements of the Park Land Dedication Ordinance. Currently, there are several new housing developments in various stages of progress, and the citizens of Wylie will benefit from the addition of new parks in all of them. Dedicated park land becomes a public park, and is open to all citizens, regardless of where they live.

NEW PEDESTRIAN BRIDGE AT KINGSBRIDGE WILL CONNECT TRAIL SYSTEM
KINGSBRIDGE The Kingsbridge Development is an extension of the Creekside Estates neighborhood, which will extend through Parker into far North Wylie, bordering on Parker Road. The development runs alongside Muddy Creek as it begins its way through the City of Wylie. The developer has dedicated 17.7 acres of park land to the city, and has built a parking lot in the development that will be used for access to a trail system. Most excitingly, the developer installed an 80-foot pedestrian bridge over Muddy Creek, which will be an important trail connector for an eventual trail that will follow Muddy Creek to the South, where it will connect with Creekside Estates Park. DOMINION OF PLEASANT VALLEY This development along South Ballard Street will include a developer-built park that will then be dedicated to the City. In all, the developer proposes to dedicate 97.5 acres of park land, and to furnish $3.25M in improvements, some of which will include an amenity center for residents of the addition maintained by the Home Owners Association. Playgrounds, gazebos, and approximately 3 miles of 8-foot-wide concrete trail will be open to the public once the development is complete.
COVINGTON ESTATES Located off Ballard Avenue South of Alanis Dr, this development will contribute $176,000.00 to the City’s Park Land Acquisition and Development fund. Since this area is located in the City’s Central Park Zones, these funds may be used for improvements to such parks as Community Park, Olde City Park, or any of the other parks nearby. KREYMER EAST This addition will be located North of Stone Rd and East of W.A. Allen. A trail connection at a crosswalk across W.A. Allen will connect the addition to Kreymer Estates Phase I. The Parks and Recreation Board recently approved the developer’s proposal to install $477,000.00 worth of improvements to the 6.99 acres of park land that will be dedicated to the City in the addition. The improvements will include 5,800 linear feet of 8 foot concrete trail, park benches, signage, an irrigation system, and a playground.
