Sean’s bottom-end utopia Jenny OLDLAND JOURNALIST
IN 2007, Sean Hanna found his utopia — Matjala (Aboriginal for driftwood), 100 hectares of beachfront property between Marion and Foul Bays. Ten years later, the place holds even more appeal for a man who craves solitude and has a passion for the sea. “Being a surfer I was looking for something near Gleeson’s Landing when the land agent said I should take a look at this place,” Sean said. “I wasn’t all that keen, but then again I’d lived in the area for 20 years and never been along that stretch of South Coast Road so I thought there’s no harm in taking a look. “We came down and I thought ‘this is stunning’, I made an offer straight away.” After signing the contract, Sean spent the next two years
building his dream home on the undulating cliff overlooking Investigator Straight, Kangaroo Island and his own private beach. From day one, Sean set out to be as self-sufficient as possible. “As soon as I found out to bring the power in from a kilometre away was going to cost $85,000 I decided to invest in solar panels, battery back-up and a wind turbine,” he said. “It wasn’t going to cost me much more due to the government subsidies at the time, bonus was I’d never get a power bill!” Not to mention the lights, and everything else, stay when others all around him feel the pain of prolonged and frequent blackouts. “Three months ago, I added 12 additional panels and in the past 10 years advances in technology means these systems are even more efficient — I can
currently produce three to four times more power with half the amount of panels, even on cloudy days,” he said. “Between the panels and the turbine I can produce up to 30 kilowatts, to put that into perspective an average household would use around 14 to 18kW.” Sean said it’s becoming easier and cheaper to go off the grid. “The biggest problem people have is battery storage, that’s the king pin along with a backup generator,” he said. The huge house, which can accommodate up to 20 guests,
also features solar hot water with gas booster, gas stove and a combustion heater. “Only thing I don’t have is air-conditioning, but let’s face it where I live you really only need that a few days a year anyway,” Sean said. “I’ve also installed plenty of rainwater tanks so no water bills either, and there’s only been one year when I had to have extra water carted in which is no big deal. “Now that everything has been set up the way it has I’m not going anywhere – I’m living the dream every second of every minute, of every day.”

Demand driving expansion at The Dunes beachside development DEMAND for land at The Dunes Yorke Peninsula is prompting further expansion at the beachside development, with a new stage now in the works. The Dunes Port Hughes is in advanced stages to develop Stage 1C in what project director Kevin McGuinness said will be a pivotal addition to existing development. “Stage 1C will connect both sides of the existing development and, more excitingly, create a frontage for the potential future development of a clubhouse and accommodation,” Mr McGuinness said.
The Dunes Yorke Peninsula ADVERTISING PROMOTION “Word of mouth has generated high interest in the presales campaign for Stage 1C; a number of lots were selected for sale at a special pre-sales discount, with all but three of these allotments now sold.” All key elements of the required works have been tendered and awarded, and all approvals are in place for work to proceed upon the sale of the remaining three lots. “We are very excited to be so
close to getting this work started,” Mr McGuinness said. “The new stage will complete St Andrews Drive and significantly enhance the overall development. “And once this work is complete, we can then look at further development opportunities this creates.” With a limited time discount on offer on the remaining allotments, Mr McGuinness said he expects Stage 1C to start by June
30 and works to be completed before the end of the year. “The current offer represents a tremendous opportunity for people to secure land at prices we’re unlikely to see again. “Prospective purchasers are urged to register their interest with The Dunes Yorke Peninsula before it’s too late. “The Dunes sales office, adjacent to The Deck Bar & Cafe on Albatross Drive, will be open during the April school holidays to cater for the additional interest expected.” Visit thedunesyorkepenin sula.com.au for more information.
Lawns become less active and can lose their lush greenness as the weather cools.
Looking after your lawn in autumn and winter AS the weather cools and days become shorter, lawns become less active and can lose their lush greenness. “Avoid this by supplementing their natural loss of air, water and light,” Matt Leacy, of Landart Landscapes, says. “Aeration of the turf zone is key; this will help open up the soil and increase its capacity to accept water, nutrients and oxygen. “Hire a motorised aerator for larger areas, or for smaller areas, a garden fork or a pair of spiked aerator shoes can work well. “If you go with a garden fork, try poking it halfway into the lawn and give it a little wobble, approximately every 15cm-20cm, but ensure there are no irrigation lines running underground before you start. “The next step is to fertilise,” Matt says. “Try to use organic compost and slow-release fertiliser as these will increase nutritional value. “Fertilising will make the soil more acidic, so it’s always good to monitor

the pH levels with a test kit every other season. “If the soil becomes too acidic, add some dolomite lime to get the soil back to a more neutral pH reading.” “Thatch, the build-up of dead grass leaves, reduces the ability of air and water to get through to the soil’s root zone,” Matt says. “To remove thatch, get a good catcher on your mower, or a stiff plastic rake to scratch it out of the spongy soil areas. “It’s also critical to remove weeds. “If they’re flowering or seeding, put them all in a garbage bin and keep them out of your compost bin or the vegetation recycle bin to stop them growing and spreading further. “When mowing in the cooler months, raise the blades a little higher to keep the grass slightly higher. “With the days getting shorter, the grass naturally gets less sunlight; but if you keep the grass a little longer, you’ll get more photosynthesis.”

Quality, service and peace of mind...
Choose Wahlstedt instead!
WAHLSTEDT Quality Homes has been building quality homes for 25 years, including the recently completed unusual abode of Maitland clients Trevor and Kate Holmes. “A lot of time was spent with Trevor and Kate getting what they had in their minds onto paper and then into reality,” sales and marketing manager Michael Tully said. “The Holmes’ had a checklist of items they wanted in their new, two-storey home, purpose-built to suit their lifestyle.” Views of the golf course from the main upper level living area through alfresco doors onto a balcony are just amazing, not at all what you would expect. The large open space flows well and the alfresco doors frame the view.
Wahlstedt Quality Homes ADVERTISING PROMOTION
“Trevor and Kate were excited to give me a grand tour of their completed home,” Michael said. “There were smiles all round so I could see right away that, together, we got this new home so right! “The Holmes’ put considerable effort into every detail; they had access to our complete consultation for selecting all the things that went into making this house their home. “Input from their daughter, an interior designer, gave them the confidence to try out-of-the-ordinary ideas and finishes, which was great to see in the final product. “They have put together a
look that is contemporary yet practical, suitable for their lifestyle and interests.” The design includes a dedicated loom room for Kate’s weaving and a snug off the main bedroom to sit and read, and let the world go by. The master bedroom has an open-plan design more like a hotel suite than a traditional bedroom and ensuite, and is an effective use of space. “At Wahlstedt Quality Homes, we listen to what our clients want in their design,” Michael said. “If that means amending a standard design or starting from scratch to get it just right, that is what we will do. “That is why, at Wahlstedt Quality Homes, we say choose Wahlstedt instead.”

EASTER 2017
Space and convenience combined in FOR those who desire a home with the feeling of space and open surroundings, but within walking distance of shops and other town facilities, this is perfect, according to Scott Bockmann, of Ray White Ardrossan. “Besides, where else can you
buy a brick-veneer home less than 15 years old on more than 1.75 hectares in town?” Scott asks. “With the added possibility of being able to subdivide (STCC), this property has potential written all over it. “The home has three bedrooms,
master with walk-in robe and ensuite, and extremely spacious open-design living, kitchen, and dining area. “In the kitchen is a large island bench, dishwasher, and large walk-in pantry. The main bathroom features a corner bath, shower, toilet, and vanity.
“Further features are reversecycle split-system air-conditioning, 3.02kWh solar system, solar hot water, and about 50,000L of rainwater connected to the home. “There is ample shedding with a modern 9m x 6m x 3m Colorbond garage with concrete
floor and power connected, plus a large, secure implement-style shed, also with concrete floor and power connected. “Some distant glimpses of the sea are available from the home.” Open inspection: 11.15am11.45am Easter Saturday.

EASTER 2017
one perfect home
Enclosed outdoor areas for cosy entertaining in cooler months WINTER means more wind and rain, which can make outdoor living spaces less inviting. “Building enclosed walls around some key outdoor areas is a great way to combat this, especially the likes of outdoor living rooms, patio areas and
outdoor kitchens, which you ideally want to make full use of year-round,” Matt Leacy, of Landart Landscapes, says. “Walls and ceilings can serve to create privacy, define space, control sun, shade and wind and also frame views.
“For example, a backyard pavilion can provide the perfect space for outdoor gatherings and entertaining. Not only do they protect tables, chairs, pots and plants, but they also mean less ongoing maintenance as the walls offer protection from dirt and dust.”

EASTER 2017
Mildwaters Lawyers adds conveyancing to its services CONVENIENCE is not a word that often comes to mind when country people think about accessing professional services. Often, a trip to the city is required when seeking expert advice. Fortunately, this is not the case for people living on Yorke Peninsula who may, for whatever reason, need help from both a registered conveyancer and an experienced lawyer. Kadina-based Mildwaters Lawyers has deepened its service offering to include residential and commercial conveyancing from Yorke Peninsula’s most qualified and experienced conveyancer, Annaleise Przibilla. A team of local lawyers with well over 20 years’ experience across most aspects of law backs her, and all from the one office. Mildwaters Lawyers principal Kylie Mildwaters is pleased her firm can now offer a combination of this additional expertise and quality legal services, and she is happy with what this means for the people of Yorke Peninsula. “Unfortunately, from time to time, conveyancing matters can hit an unforeseen hurdle, requiring additional help from a lawyer,” Kylie said.
“This means extra time and hassle in terms of finding a suitably experienced lawyer, appointing and briefing them, as well as ensuring both conveyancer and lawyers work quickly and smoothly together in their client’s best interest. “Having our own in-house, registered conveyancer means not only can the people of Yorke Peninsula avoid this hassle but they can relax knowing their business is in the hands of experienced, local professionals who really care.” Mildwaters Lawyers registered conveyancer Annaleise Przibilla has a Bachelor of Business (Property) degree and more than 16 years of experience in all aspects of conveyancing, including standard residential conveyancing, commercial conveyancing, preparation of easements and subdivision work. “We are pleased to have Annaleise join our team to enable our firm to offer the services of an experienced and qualified registered conveyancer,” Kylie said. “This is indicative of our commitment at Mildwaters Lawyers to provide our local community with the quality of professional service it deserves.”

Pruning is key in a winter garden PRUNING is an important step for trees and plants, especially in the cooler seasons. “Pruning helps to remove dead or diseased wood which can stifle growth, and it also helps to maintain the architecture of a tree, which leads to a more attractive and shapely plant,” LNA Master Landscapers As-
sociation president Matt Leacy says. “In addition, pruning decreases the likelihood of branches falling and creating damage during wind and storms. “If you’re not quite sure how much you should be pruning, err on the side of caution and don’t cut off more than a third.”

households. “This grinding machine can polish concrete to create an alternative to a plain concrete finish,” Ricky said. “It’s suitable for interior and exterior. “It’s a great option for inside a home because when something is spilled it won’t sink in or stain, so it can be cleaned easily. “That also makes it perfect for outdoor areas, such as around the barbecue.” The grinding machine comes with a vacuum attachment so every job is
dust-free, and it has a multitude of uses. “If you pull up your existing floor, this machine can remove all of the glue,” Ricky said. “It can also be used for floor levelling. “If you have concrete which is 10 or 20 years old that has become stained or dirty looking, this machine can get it back to looking new.” Ricky has used the grinder to repair cracks in outdoor concrete, creating a smooth finish prime for painting in his home’s outdoor area.
Now he is keen to put the machine to work across the wider Yorke Peninsula. “I’m branching out, and offering a service which has not been available before around here,” he said. “The machine is available for commercial and residential jobs, and can make for non-slip, clearcoat finishes.” Ricky will also continue with his work in concrete, tiling and rendering, specialising in all general concrete jobs as well as floor and wall tiling, waterproofing, splashbacks and more. Call Ricky today on 0407 798 352.
Ricky Depledge is offering concrete grinding which can be used to create smooth finishes and repairs on shed, patio, commercial and household floors, along with a range of other applications.
