Demand soars for rural land

A STRONG cropping season has boosted demand for rural land across Yorke Peninsula recently. Both leasing and sales results have soared due to increased rainfall reliability in recent years. Elders Yorke Peninsula sales principal Len Easther said commodity prices of wheat, barley and lentils have all been promising.

“With the United States and Canada having average seasons, our grain has been very sought after,” Mr Easther said. “Although we’ve had a big demand (for land), there’s been really little supply. “We’re seeing multiple registrations at each auction — it’s not just locals who are prepared to buy, there’s been people prepared to travel across YP to get the best dirt.”

Mr Easther said a spring rain would be ideal to finish the season and maintain buyer interest. The recent upturn has significantly driven land prices up, according to Nutrien Harcourts Upper YP real estate specialist Brian Barnett. “Everybody seems to be showing interest (in land) at the moment,” Mr Barnett said. “Low interest rates and strong

commodity prices have led to a high demand. “If anybody is thinking about looking into land (purchase), now is the perfect time to lease or buy.” However, Mr Barnett said the market could soon be at a knife’s edge unless at least another inch of rain falls this season. “Cropping value has been fantastic all season, but it all comes down to the rain,” he said.

Minlaton farmer Michael Thompson has gradually expanded his land assets in recent seasons, capitalising on the growing market. “Auctions are creating a lot of interest with many registered bidders and several active bidders at every sale,” Mr Thompson said. “Everyone’s approach to risk is different and purchasing land can be a big expense, but over a 10-year cycle it will rarely be a regrettable decision.”

High demand creates optimal purchase conditions AN increasingly high housing demand has provided optimal opportunities for people looking to purchase their first property. However, chances to capitalise on the market could bring about financial dangers. Loan Market, Yorke Peninsula, mortgage broker Mark West said low interest

rates have enabled people to borrow more money than usual. “It’s important to be careful of what you spend your money on and get control of your expenses,” Mr West said. “Pay down and get rid of extra credit such as personal and car loans to free up your cashflow.

“You have to be ready for when you buy.” Amanda Schultz, who recently established AS Lending Co, Kadina, said there has never been a better time to explore home loan options, pending affordability. “Home loan rates are at alltime lows and people have the ability to fix in at competitive

rates, which guarantees their level of repayment,” Mrs Schultz said. “It (saving for a home loan) comes down to setting realistic goals and having the discipline to not dip into savings accounts. “Setting a weekly budget is always a great tool to create that discipline.”

Journalist: Fin Hansen YORKE Peninsula’s housing market has shown no sign of slowing down, with local demand soaring. The surge has led to homes being snapped up at every opportunity, resulting in a significant shortage. Ray White Yorke Peninsula sales principal David Bussenschutt said he often hasn’t had the chance to put for sale signs up before homes are purchased. “The market is just nuts at the moment — everyone is having trouble keeping up,” Mr Bussenschutt said. “Strong demand is pushing prices up higher than what they were actually listed for, which is something we haven’t seen for a while.” Mr Bussenschutt said travellers and retirees make up a large part of the recent sales demographic. “There’s been lots of people getting out of the city, firstly from Melbourne to Adelaide, and also from Adelaide out into the country,” he said. “Our lovely beaches and big blocks have played a big part in drawing people out. “We’re very lucky with the interest we’re getting. “(The market) is showing no sign of calming down, so now is the perfect time to see your local real estate agent.” NYP Real Estate sales principal Ian Macaskill said he often doesn’t have enough stock to satisfy buyer needs. “The high demand has been brought about by low interest rates,” Mr Macaskill said. “Travel restrictions have meant people have been buying holiday homes instead of travelling. “People have also been forced to work remotely, so some have thought if they can buy in a regional area for a cheaper price and better lifestyle, why not?” Mr Macaskill said everything has aligned for the real estate industry. “We’ve even had interstate buyers who haven’t seen their homes in person,” he said. “It’s been great to see some investment in the area.”
