AS the weather warms up for spring so does the real estate market. Homebuyers come out of hibernation, with real estate agents typically experiencing a boost in sales and property listings. The area also experiences an increase in visitor numbers as more tourists enjoy everything the peninsula has to offer. Ray White Yorke Peninsula selling principal David Bussenschutt said the market has already been busy during a normally-quiet period of the year. “We are seeing increased buyer activity across most property types and this could be due to the record-low interest rates that helps first-home buyers or those looking to sell and upsize,” Mr Bussenschutt said. “The Yorke Peninsula is a popular destination for a wide range of buyers from retirees to young families looking for a relaxed country lifestyle but still not far away from the benefits of the city. “Spring seems to be popular for those looking to go to market so we see an influx of homes to choose from but for those looking to sell being on the market with less competition can increase the level of interest. “This spring we expect to be similar to those in the past and we have an energetic sales team ready for the busy months ahead, and that normally runs right through to Anzac Day here on the YP.” Mortgage Choice Yorke Peninsula franchise owner Carlee Horsell said she has experienced a big increase in enquiries for finance during the past month. “I think this is mostly due to interest rates being low at the moment and recent changes in the lending environment,” she said. “Most banks have changed the way they assess loans so it has become easier to get finance. “Spring has been a busy time for me during the past two years and it looks like this year will be even busier.”

and property,” Mr Cole said. “Preparation of your property or vacant block includes, but is not limited to, cutting grass within 20 metres of all buildings and cutting grass within five metres of all structures. “Remove dead branches, leaves and undergrowth from around your home, prune tree limbs less than two metres above ground and prune branches overhanging your home. “Remove bark, heavy mulch, wood piles and any other flammable materials close to your home and sheds, clean out your gutters and spark-proof your home.” Yorke Peninsula Council mayor Darren Braund said all property owners should be reminded of their legal responsibility under the Fire and Emergency Services Act 2005 to take reasonable steps to prevent or reduce the risk of fire and the spread of fire through their land. “This means property owners must actively reduce overgrown vegetation and remove all flammable and combustible materials prior to the start of the fire danger season,” Mr Braund said. “Yorke Peninsula Council officers actively inspect private properties each year prior to summer to ensure the overall safety for our community. “Sometimes property owners may disagree with our officers’ findings but it’s about ensuring all reasonable steps have been taken so we can all enjoy a safe, incident-free summer.”
PART of owning a property is looking after it, and with weather warming up now is the time to make sure you have everything in order. Local councils are urging ratepayers to slash their blocks to not only keep them tidy but to reduce the risk of fire. Wakefield Regional Council is issuing advance notice to some property owners to slash their blocks to promote a safer, healthier community. Council is also taking action to address unsightly properties, rubbish and materials left on verges, and other fire hazards across the region. “We have legislation and bylaws that aim to keep council areas safe, healthy and tidy, and for the most part people do the right thing,” Mayor Rodney Reid said. “Where we think those rules are being broken, putting the community at risk, then we are obliged to take action. “There is a lot of community pride in making our towns and settlements attractive. “Messy and unsanitary conditions can pose a risk as it invites vandalism and vermin, and can create a fire hazard, endangering the health and safety of neighbours.” Barunga West Council CEO Andrew Cole said properties are expected to be kept clear of long grass and any other fire hazards — and failure to do so may incur a penalty. “Council emphasises the importance of undertaking necessary fire-prevention measures for the safety of your family, pets

Maximise the value of your property WITH the spring selling season here, housing prices and stock levels are expected to be on the rise. Vault Interiors director and principal stylist Justine Wilson said to make a property stand out and to guarantee the best return on investment this spring it’s important to invest in every part of your home. “Any touch ups around the home, small or large, will help add value when it comes to selling your property this spring,” she said. “Whether you create a cosy alfresco area, study nook, or turn a spare room into an optional bedroom, added areas around the property will encourage potential buyers to imagine themselves living there and create an emotional connection to the space.” Styling your entire property will best showcase the functionality and flow of each space leaving potential buyers feeling emotionally connected to the space.
SPRING TIPS... Vault Interiors director and principal stylist Justine Wilson says it’s important to invest in every part of your home to make it stand out.

Justine’s top tips for styling your property 1. Don’t underestimate a fresh coat: Refresh the paint, clean the gardens, and consider new carpets to get your property looking spick and span. This will help time-poor buyers feel assured the property is ready to go and has been well maintained. 2. Fresh, bright and light: Bring the outdoors inside your home with pops of colour to uplift the mood. Introduce light and airy colour accents such as mint green, soft yellow and soft pink through spring. Use fresh foliage in clear vases for a pretty display. Bring greenery indoors to signify the change of the seasons and represent a new beginning. 3. Artwork: Transform a space by creating a great base palette, add some unique artwork, simple designs and complement with a selection of candles. Place floral scent displays in a cluster or on a tray. This will help the winter musk smells disappear and will complement the warmer weather to create a cosy home-like feeling. 4. Natural and sustainable: Sustainability in a home will impress potential buyers. Signified by raw materials, reclaimed rustic furniture and an earthy look, this trend truly represents springtime adventures. Achieve this look by adding natural woods, candles and repurposed glass jars to table centrepieces or book shelving.

The art of decluttering Helpful hints for spring cleaning your home JUSTINE Wilson, director of Vault Interiors, has unveiled her top organisational tips for the home inspired by Marie Kondo, who has been hailed as the queen of helping people declutter and tidy their homes. With a few simple and practical methods, you can create spaces where positivity can flourish, Justine said. “At Vault Interiors we strongly believe having a tidy, neat, organised space can make you fall in love with your home again, and you should feel lighter mentally too,” she said. “Shifting the energy of a space can totally transform your home and change your mindset at the same time. “It can be life changing. “If you haven’t read Marie Kondo’s book or seen her Netflix show yet, now is the time to jump on the bandwagon. “Not only are her methods easy to implement but they really do work and will change the way you look at tidying up, turning it from a chore into a way to inject new energy into your home.”
Justine’s top-five organisational tips
SPRING CLEAN... Marie Kondo has inspired countless people to declutter their homes.
1. Know your intentions. Knowing how you want to use the spaces in your home will ultimately help you decide what items are important. It will also make your home a positive place to live, and have positive energy for visitors. 2. Decide which items “spark joy”. Marie Kondo’s methods are built on the philosophy a home should be filled with only those items that make you happy — and I totally support this. Deciding what you love and can’t live without is the hardest part, but once you can do it, the rest is a breeze! It’s okay to keep things, as long as you love them. 3. Store things correctly. With items such as clothing, store them in a way you can clearly see what you have maximises space and allows for easy access. When it comes to other miscellaneous items, sort into piles of keep and throw away. 4. Sort your items by category, not location. This can make the process overwhelming, so focus on one category at a time. Use boxes and containers to store essential papers and books to make your space look neater and it will allow you to find things more quickly. 5. Leave sentimental items until last. Items such as photographs and personal objects are often the hardest to let go, so sort through them last when you’ve had plenty of practice separating non-sentimental items.

Well-managed, highly-productive parcel PINEROW, an outstanding, productive 530-hectare mixed farming property in the upper Mid North, is being offered for public auction through Ray White Rural South Australia. Conveniently located about six kilometres north of Wirrabara and 244km north of Adelaide, Pinerow presents a wonderful opportunity to acquire an outstanding parcel of quality farming and grazing land in a highly regarded region, according to Ray White Rural SA director Daniel Schell. There are about 500 hectares (1235.5 acres) of gently undulating to undulating arable land, with the balance comprising hills and sheltered grazing land. The soil types are mostly clay or loam, and the fencing is in excellent condition, with the majority replaced in the past six years. There is good stock water supplied by two bores, and there are several strategically placed dams. “The offering of Pinerow presents a wonderful opportunity to acquire a well-managed parcel of highlyproductive mixed cropping and high-stocking-rate sheep produc-
tion land, with infrastructure for efficient sheep management, including laneways and yards,” Daniel says. “The property features a welldesigned three-stand raised-board shearing shed which sheds around 375 woolly sheep with solid K-Rail sheep yards and loading ramp. “Pinerow has been held in the Lawrie family since 1945 and has been carefully managed through innovative and sustainable management practices over the past 30 years, including minimum tillage and stubble retention program. “The property would be an ideal expansion opportunity for nearby farming businesses but also provides the scale of operation for out-of-district farming enterprises.” Pinerow will be offered for sale by public auction at the Wirrabara Town Hall at 1pm on Tuesday, October 15. Simply the best “WOW, just wow!” is the reaction of sales agent Scott Bockmann, Ray White Yorke Peninsula, to this Pine Point property. “Built to the highest of standards, architecturally designed and lovingly maintained, you cannot help but be absolutely mesmerised as soon as you enter this amazing home,” Scott says. “From the stunning sea views to the quality of the workmanship and the open design plan, there is nothing not to love. “Views across the bay take in Black Point, along with the lights of Port Wakefield to Adelaide, and the Mount Lofty
Ranges, even the New Year’s Eve fireworks at Glenelg. “This magnificent home has four king-size bedrooms; the master bedroom has a walkthrough robe into the large ensuite, and bedrooms two, three and four all have built-in robes. “The heart of the home is the extremely spacious open living, dining and kitchen area. “Additional features include ducted heating and cooling, solar, nine-foot ceilings, 45,000 litres of rainwater storage and established irrigated gardens. “There are two double garages under the main roof
with automatic panel-lift doors and the (about) 6m x 6m garage has three-phase power. “Let’s not forget the ‘front yard’! The magnificent jarrah deck provides a place for you to sit back and enjoy the views while watching the world pass by, or you can walk along your own private track direct to the secluded beach below and throw a line or catch a prized blue swimmer crab or two.” Unless sold beforehand, the property will be auctioned on site, 2pm, on Saturday, October 12. Bulls’ Wallaroo Plain land for auction IN the early 1950s, Lou Bull envisioned owning copping land near Wallaroo, a town with a rich history in the development of the state, notes Elders sales executive Adam Chilcott. “Wallaroo’s first jetty was built in 1862 to dispatch copper, wool and general cargo, and the introduction of broad-gauge railway from 1927 assisted the port’s development,” Adam says. “Lou was familiar with the soil, rainfall, topography and general weather of the area, its proximity to the coast having many advantages, including low frost risk, and simplicity and cost of accessing the silos and the export market. “As well, the fishing along the coast is plentiful and relaxing. “Lou married Theresa in 1951 and by 1953 Lou and his brother Franci struck a deal to share two separate areas on the Wallaroo Plain in a two-thirds/onethird split of each; eventually, they allocated full title(s) respectively to each party. “The area continued to prosper and by 1958 bulk grain loading facilities facilitated the faster loading of larger ships. “Yorke Peninsula in general was becoming a reliable source of grain and

today the consistency of the region is largely unsurpassed nationally. “The region can also grow high-yielding lentils and other legumes; in the 2016 harvest, Wallaroo silos received a staggering 741,756 tonnes of grain. “Much of the region’s farming land is retained by multi-generational farming families who hold a view that to retain, seek further scale and better utilise existing equipment is the correct strategy for success. “Parcels of this size (357.8 hectares or 884 acres) are genuinely rare to market and existing families who believe in that strategy or buyers and investors seeking consistency, farming quality and leasing opportunities, with a view to reinvigorate the home and outbuildings, shouldn’t hesitate to inspect. “Well done Lou, you were right!” The land of the late Theresa Bull will be auctioned at the Wallaroo Football Club, 11am, on Friday, October 25.
