Kid-proofing outdoor spaces for summer WITH school holidays underway, it’s important your outdoor spaces are safe and inviting for children. “Why head to a park or a busy beach to keep your children entertained this summer school holidays and festive season, when you can create a kid-friendly haven for fun and activity in your own backyard?” Landart Landscapes co-founder and creative director Matt Leacy said. Matt has shared his top tips for kid-proofing your outdoor spaces leading in warmer months without sacrificing style and aesthetic in the process. Outdoor playground: Get creative and install your own outdoor playground. Depending on the ages of your kids and what activities they like to do the most, installing two or three pieces of play equipment (especially when they are young) into the backyard will help to keep the little ones developing their bodies and minds. You don’t need to spend a heap of money on loads of different equipment — it could be as simple as a climbing frame or a sandpit when they are young or a little synthetic grass putting green, a basketball hoop or even a ping pong table as they mature. Obviously, it is ideal to have these items in an area with shade cover. Pool fence compliance: If you have a pool, compliance with pool fence regulations is essential. If you’re unsure of the rules, contact your relevant local authority or a certified professional for advice. There are specific requirements relating to the height of the pool’s fence, as well as the size and height of gaps, the position of the fence, and its overall condition. Check your pool’s pH: Another key safety precaution to take before letting kids take a summer dip is to check your pool’s pH level. To be safe, a pool’s pH reading should be somewhere 7.2 and 7.8. The process of checking a pool’s pH level is relatively easy — purchase a testing kit and follow the instructions. If the pool’s pH is unbalanced and you’re unsure how to restore it to a safe level, it might be worth engaging a pool professional to do the job. Pool cleaning must-dos: Another key pool safety step is to thoroughly clean pool surfaces, as well as the pool’s filtration system and skimmer box, before letting kids jump into the water. Remove any leaves, debris and algae from the pool’s surface and skimmer basket, as well as any bugs or nasties that might be floating on or below the pool’s surface. In-ground trampolines: In-ground trampolines continue to be a favourite among Australian families, and there are plenty of good reasons why. They are relatively safe and self-contained when compared to the ones we had as kids where you’d either get stuck in the spring, launched from the side or generate enough static electricity

Cubby houses: Mounted or stationed cubby houses are another great way to bring engagement and fun into the backyard throughout the warmer months. They are also a good source of sun cover on hot days, and are sure to keep the kids entertained for hours. Chalk it up: Many kids love to express their imagination through visual art but in most cases it’s not ideal to have texta and paint drawn all over outdoor surfaces. A good way to tick both boxes is to give your kids chalk-paint and dedicated outdoor surfaces to draw on. These could come in the form of an actual mounted chalk

Lawn choices: If you have a young family and are looking to establish a new lawn leading into summer, lay turf that is not only drought-tolerant, but also capable of withstanding significant foot traffic from kids and pets. Soft leaf buffalo grasses, such as sapphire or Sir Walter, are often good choices in this respect. Kid-friendly outdoor furniture: If you want to encourage kids to spend more time in your outdoor areas, it’s important to ensure the spaces are as comfortable as possible. A key element is the type of outdoor furniture you select for the kids. Traditional deck chairs are always a winner, and I also like to incorporate daybeds with comfy cushions and pillows, as well as beanbags and butterfly camping chairs. Sun protection essentials: Having shade

No matter how many times you tell the kids to ‘slip-slopslap’, you can’t always rely on sunscreen alone to provide adequate protection from the harsh Aussie rays. Having shade cover in your outdoor spaces can go a long way to not only protecting kids from the sun, but also keeping the space cool and comfortable for the whole family throughout the warmer months. If your outdoor spaces don’t have a lot of natural shade, there are a number of well-priced mobile and non-permanent cover structures available. These range from big-market umbrellas and canopies through to retractable awnings and shade sails.

First-home buyer stats reach eight-year high FIRST-home buyers are at their highest levels in nearly a decade. Housing affordability has improved across the country with first-home buyers in the marketplace at an eight-year high, according to the Real Estate Institute of Australia. “Although the average loan amount has risen, the increase in family income and the decrease in the interest rates have negated this rise,” REIA president Adrian Kelly said. “Similarly, with a small decrease

in average rents, the percentage of income to meet these payments has also declined. “The percentage of first-home loans to all home loans, excluding refinancing, is at 29.4 per cent which is the highest percentage since 30.3 per cent in December 2011.” Ellen Holman, 23, recently purchased her first home in Kadina. “I’m pretty excited to purchase my first home and it’s not something I thought would be a reality because not many people my age are doing it,” she said.

“I wasn’t looking for something too big, I wanted something cosy and something I could work on with a bit of character. “I think this area is more affordable compared with Adelaide and I did my research by comparing prices online beforehand.” Despite the national figures, Elders Real Estate Yorke Peninsula principal Len Easther said he hadn’t seen an increase in first-home buyers locally. “Many of us can remember having a mortgage in the ’80s at 18 per

cent when the economy was going very well,” he said. “However, now we have historically low interest rates with very little confidence in the economy and no one is assured of their jobs. “There has been no wage increases in the past four years so people don’t have the money to spend. “The top end of the market is doing well and they are people who have been working for many years, and know how the market works. “The rural side of the property market is red hot.”

RENTING TIPS... Ray White Yorke Peninsula senior property manager Kylie Depledge says there are many things people can do to improve their chances of being approved for a rental.

WITH few rental properties and lots of competition it can be difficult to get yourself approved to rent. Those on the search for their dream property can continually find themselves being knocked back, and the solution could be as simple as their rental application. Harcourts Copper Triangle principal Robyn Janitz said depending on where you live, and your situation, it can be difficult to get yourself approved for property. “There’s a lot of competition out there and a lot of other people who want to rent the same properties as you,” she said. “The main things your landlord and property manager will be looking for are your ability to meet regular rental payments, take care of the property and meet the terms and conditions of the rental agreement. “Do not stinge on your documentation — if they asked for 100 points of ID, provide 110 points of ID; if they ask for your passport or your driver’s licence, why not provide both? “First impressions count, so make sure to dress well on the day of the inspection — consider putting together an outfit you would wear to meet your part-
