Online and print advertising improving real estate sales PROPERTIES sell faster, and for a higher price, when they are advertised in the newspaper as well as online, according to a new study. The study CoreLogic Australia, based on 850,500 properties listed during the past two years, identifies the ongoing effectiveness of print advertising. “The data unequivocally shows adding print to an online advertising campaign increases the likely success of a property selling, and results in a higher price for the property through less discounting – especially at the premium end of the market,” Core Logic Australia head of solutions
Greg Dickason said. “In some markets it is also successful at reducing the time it takes for a property to sell, although in the current demand-hungry market, this is less pronounced.” Professional Real Estate’s Neville Hibbard said using print and online advertising helps target the whole market because not everyone is computer savvy. “Sometimes the last thing people want to do after a day at work is to sit in front of a computer so it’s great to flick through the YP Country Times and see the properties advertised,” Mr Hibbard said. “We get more responses for new listings by advertis-
ing in the YP Country Times than we do online so that is why it’s so important to us. “People who are searching for a property online generally know what they want but those reading the papers are more emotional and will find a property they love.” YP Country Times managing editor Michael Ellis said agents are realising a combination of internet and print delivers the best results. “People have been buying and selling houses through newspapers for many years and it’s a proven vehicle for selling houses,” Mr Ellis said. “Print advertising is what generates enquiry and someone could be reading the

REAL Estate agents are hopeful historically-low interest rates will give the market a boost during the usually-quieter winter months. The Reserve Bank board’s recent decision to leave the cash rate unchanged, at 2.25 per cent, could boost consumer confidence. Ray White Copper Coast principal David Bussenschutt said 2015 has been busy so far. “The Copper Coast market is again busy with regular transactions, great levels of enquiry from all parts of the country and, with fantastic family homes and affordable land available at the moment, it’s no wonder we are the busiest we have seen for many years,” Mr Bussenschutt said. “I can see with record low interest rates and high rental prices the current market trends should carry on.” YP and Copper Coast Real Estate’s Rob Stephens said it is currently a buyer’s market. “Vendors can be buoyed by a strengthening market from the northern mining towns (workers) looking to reside or invest in seaside towns,” he said. “In this day of technology any potential purchasers have an abundance of information about recent sales relevant to the area and recognise the true value of any given property and are willing to pay a fair market price. “The value of a property is determined by what a buyer is willing to pay in today’s market based on comparisons to others sold.” Mr Stephens said city investors are eyeing the local market waiting for the right time to jump in. “On all calculations it must be close perhaps, one Reserve Bank interest drop away, so should you be considering selling, now would be the time to start preparations to your greatest asset and be ready to market your property when the market swings.”
