THE spring weather is expected to warm up potential buyers and get them enthused about the real estate market. Landmark Harcourts Minlaton’s Wayne Hickman said spring brings greater tourist numbers to the area. “The potential buyer can see all the positives of properties and, as spring is traditionally a popular time for people to list their homes and holiday homes, there are more properties to look at,” Mr Hickman said. “The market has been very slow up until recently — there does seem to be an increasing number of people looking around, but still seeking to buy at prices considerably lower than the asking price. “My prediction and hope is the market will gradually improve but this will still depend on both vendors and purchasers being realistic with their expectations.” Peter Tonkin Realty’s Peter Tonkin said he expects spring will generate more activity from potential purchasers. “With interest rates at record lows it’s an opportunistic time for many more established purchasers to buy an investment or holiday home,” Mr Tonkin said. “The doom and gloom of the past years appears to be behind us, apart from the mining industry, and we are beginning to see more confidence in our market. “During the past three years we have seen a correction in home prices and also seen a halt to spiralling house prices which means most vendors are now becoming realistic of their home value. “Traditionally spring is a prelude to an increase in purchaser activity and I expect this to continue through to the end of autumn.”
WARMING UP... The weather is warming up and that means people will soon flock to Yorke Peninsula to enjoy its many attractions, such as Splash Town at Moonta Bay. This will increase the chances of finding the perfect buyer for your home.
Landmark Harcourts Kadina’s Matt O’Dono ghue said the regional market has been stagnant. “With redundancies, closures and the slowdown of mining in SA, a large number of people are seeking alternative employment,” Mr O’Donoghue said. “As a result we have seen only small numbers of investors looking to purchase on Yorke Peninsula
and South Australia. “I know the capital cities have been going through a boom at present and, as such, the finance institutions have structured their lending protocols to ensure that investors have the affordability to borrow.” Mr O’Donoghue said mum and dad investors find it difficult to borrow to purchase an investment property even if they have
excellent equity in their existing dwellings. “We have seen a number of contracts fall over because of this,” he said. “With spring now upon us, traditionally we start to see those looking for property get a spring in their step from a freezing cold winter and commence making enquiries on property. “It is always a good time for those contemplating
placing their property on the market to ensure their property is presentable as there will be quite a few come onto the market. “With Malcolm Turnbull the new Prime Minister and his vast knowledge of how small and large businesses run we may see him and the party create initiatives that grow confidence for potential investors to start buying again.”

A MAJORITY of Australian investors are motivated to buy property for financial reasons, new data has revealed. The Mortgage Choice 2015 Investor Survey has found 76 per cent of investors bought their investment property to set themselves up financially for the future. Fixed rate demand falls to new low DEMAND for fixedrate home loans has fallen to its lowest level in almost three years, according to Mortgage Choice. According to the latest national home loan approval data, fixedrate home loans accounted for 17.41 per cent of all loans in August, down 1.05 per cent from July. Mortgage Choice chief executive officer John Flavell said the drop in fixed rate demand was surprising given the current volatility of the home loan market. “Generally speaking, when the market is volatile and lenders are

lowest in Victoria with this type of product accounting for just 11.66 per cent of all loans written throughout August,” he said. “Western Australia and South Australia weren’t far behind with fixed rates accounting for 14.16 per cent and 14.59 per cent of all loans written in both states respectively.” Mr Flavell said during the past few months the home loan market has become incredibly complex. “It makes sense for all borrowers to speak with a professional to ensure they are getting the right home loan for their needs,” he said.
