Crosbys create their dream home n From page 1
Sonny COOMBS JOURNALIST
DRIVING past Samantha and Matt Crosby’s Kadina home, you’d never know it was once a small 1985 cement fibro building. The couple wanted a big block of land for their young son Flynn close to town, so they purchased an existing property in 2017 and transformed it into their dream home. They have been documenting the renovations, which include gutting the existing home and tripling the footprint, on their Instagram page reno_updating18.
another expense so we worked with what we had,” she said. “We used as many local tradies as possible such as plumbers, electricians, concreters, roofers — and Matt, who is a carpenter, did everything else. “Matt is a local boy and grew up here so he knows what it’s like for tradies, so when we decided to do it, we wanted to support locals.” Samantha said they wanted their home to look like a completely new build. “There are so many unknowns with renovating,” she said. “What might look good cosmetically might not be good
“We used as many local tradies as possible such as plumbers, electricians, concreters, roofers — and Matt, who is a builder, did everything else ... when we decided to do it, we wanted to support locals.” – Samantha Crosby, Kadina

“We wanted a big block with a bitumen road out the front without having to move onto acreage out of town,” Samantha said. “We had another property we were living in and buying the house was a gamble because we had just put our other house up for sale which was six months old. “We really just wanted a bit of space because we had a 7-weekold child. “We had lived on that side of Kadina before and liked it.” Samantha said they decided to add to the original house rather than knock it down and start again because the foundation, frame and electrical work were in good condition. “There was no point getting rid of the slab or some of the framework because it would have been
foundation-wise. “We had an instance with the existing bathroom where we pulled the gyprock off and all the timber was rotted. “It looked fine in the bathroom until we got underneath, so make sure you plan for the unexpected when you go in.” It took the couple about six months before they could live in the home and continue on with their renovations. “I look at the house now and think it’s such an achievement for us as a couple and family and I forget the old house is there,” Samantha said. “It’s so rewarding and to know you have done it yourself you appreciate it that little bit more because you know how much hard work has gone into it.”

Property Guide Easter 2019 Renovate or demolish?
BEFORE
RENOVATING rather than demolishing and starting from scratch is becoming a common choice for homeowners, according to online property platform view.com.au. This comes down to several reasons including: l The home having architectural history and charm; l The property being heritage listed; l You may want to keep the home’s consistency with surrounding homes; or l The structural skeleton of the home may be conducive to renovation. “It will usually be cheaper to renovate a property, as long as you stick to the existing structure as much as possible,” a view.com.au spokesperson said. “However, there are some instances where you will decide that demolishing the property entirely and starting fresh is the better option. “Rebuilding from scratch is often the more expensive option, expect the typical demolition of your property to cost between $15,000-$20,000. “You then need to add the usual costs of building, including laying foundations.”

Property Guide Easter 2019 There is much to consider when deciding whether to renovate or rebuild your property
Deciding between rebuilding and remodelling The existing aspect: The existing home’s structure may limit your ability to renovate with a good aspect in mind. For instance, the only position a living room may be possible is if it faces south, which may not be what you want if that is an area of the home in which you spend the majority of your time. The aspect may also influence your landscaping opportunities, which is important if you want to build things like a pool in your backyard that benefits from the most sun. The existing property does not satisfy your needs: These needs can vary but typically you may want a home design that promotes a greater flow for its inhabitants. You may want a home that is more efficient in producing and maintaining energy and that uses sustainable design techniques to make the most of natural light in both your energy usage and how you use the home. The existing home may not support the types of extensions you are after.

Limitations in the skeleton: The architectural structure of your home and/or its materials may be of a low quality and not be energy efficient. If you are renovating, there are ways to bolster the energy efficiency of your existing home and may be cheaper than demolishing and rebuilding the home. It is important to compare the costs and weigh these up with any other considerations that are leading you towards rebuilding. You want to subdivide: Subdividing your land is a very popular and efficient way to inject immediate value in your investments, and usually benefits from rebuilding on the land so the properties on offer are of a similar value. You want certain amenities: It may be easier to install certain amenities and additions to your home, such as underfloor heating or to rearrange your bathroom’s location and structure if you rebuild rather than renovate. They say that life begins at 50
At Moonta Bay Lifestyle Estate there’s a real a sense of neighbourhood values from bygone days.
THERE’S a lot to say for being over 50. It’s a time of life that comes with the realisation there’s more to it than you thought. More time doing the things you want to do. More time in the company of family and friends. More adventure. And the simple pleasures that make all the difference, every day. Truth is, it doesn’t take much to make it all happen. It comes down to a simple philosophy: freeing yourself of the things that hold you back from lovin’ this life. At Moonta Bay Lifestyle Estate, a happy community of over 50s has twigged onto something too good not to write home about. Between the brand-spanking new homes, open space and sea breeze, there’s a real a sense of neighbourhood values from days gone by; more smiles, passing g’days and idle chats on verandahs. Easy-going neighbours who are more like lifelong friends. Even well-behaved pets are welcomed. Soon work will start on the new clubhouse, which will provide residents a place to enjoy the billiard table, bar, library,
barbecue and group activities. Moonta Bay Lifestyle Estate sales manager Sue Barke recognises the Moonta Bay difference. “I am in my 50s, so I fully understand the opportunities and challenges facing my peers,” Sue said. “For the past 10 years we have lived in Moonta and love everything that the region has to offer ... we only wish we did it sooner.” The homes have a variety of designs to suit any lifestyle, with enough choice and options to make it your own — but without the hassle of needing to decide on everything. There’s even enough room to park the boat or caravan. The cost of your home includes landscaping out the front, fencing, a clothes line and carport with security roller door. So, if you’re ready to start lovin’ this life, drop by Moonta Bay Lifestyle Estate via Willard Street at Moonta Bay. It is open 11am-3pm, Sunday-Thursday, including Easter Sunday and Monday, or give Sue a call on 8825 3716 and discover how being over 50 can be so much more than you ever imagined.
YOUR NEIGHBOURHOOD WATCH.
At Moonta Bay Lifestyle Estate, the security of your home and your neighbours is at the top of our list. So it doesn’t have to be on yours. When you can have a brand-new home surrounded by like-minded people who look out for each other, why look anywhere else? It all starts at just $188,000*. Come on down, we’d love to show you around. Sheree is excited to welcome Acacia Chapman, who grew up in Kadina and has returned to Yorke Peninsula after finishing year 12 last year, to the Open2View team. “We take great pride in being able to offer our services on the YP, ensuring clients have accessibility to all the available services that would otherwise be expensive to bring from the city,” Sheree said. “Living on the YP and offering
the services keeps the shop-local message alive. “I am also passionate about creating more local opportunities for people interested in photography, video, aerial photography and signboard installation and printing.” Open2View photographers are trained to work in all situations including large properties, small units, holiday homes and farms, furnished or not. “We also have the ability to provide virtual furniture to vacant homes to ensure buyers can see what it’s like to live in the home,” Sheree said. “We love to offer video and 3D products to ensure no buyer is without the information they need to engage with a property, and that they do not make a judgement on a home without being able to see all of its value and not just discount on price or location.” Readers can take advantage of Open2View’s autumn/winter specials. Thirtyhectare aquaculture leases/ oyster farms
ONE of the largest oyster aquaculture holdings in the state, primed for further expansion, is now on the market. This extensive holding of 30 hectares, with close proximity to the markets in Adelaide, has been held in the same family for 21 years. The holding comprises 10 hectares at Stansbury and 20 hectares at Port Vincent; both oyster farms are situated on sand spits with excellent workability height. The 30 hectares are licensed to have a maximum carrying capacity limited to 3000 metres of longline per hectare.; this equates to 3000 baskets per
hectare or 90,000 baskets if the sites were fully developed. The maximum carrying capacity is the total of a combination of varying sizes to manage a constant output of mature oysters. There are many inclusions in the sale with 6000-squaremetre block of land, premises/retail outlet on a 4031sqm block at corner of Brentwood and Adelaide Roads, both located in Stansbury, as well as various industry specific equipment for the day-to-day operation of the business. Property Guide Easter 2019
Autumn styling tips AUTUMN is a beautiful season and a time where you can make large changes to your home design. Online property platform view.com.au has a few quick and easy autumn home design tips you can take on to freshen up your approach to the colder months. Timber neutrals and autumn browns: One of the best ways to incorporate the best of autumn and eventually winter into your home design is to find ways to use timber. You may head down the more involved route of placing down temporary timber flooring or ceiling coverage which you can easily replace in hotter months with brighter palettes and textures, or you can invest in less-permanent timber inclusions, such as Venetian blinds, furniture, and artwork. As you search out timber solutions for preparing for autumn you may find things that will work to both warm your home in the colder months as well as add texture and a juxtaposing palette in the hotter months once you have cleared rooms of heavier design features. Warm textures and palettes: Temporary wallpapers, throws, cushions, furniture coverings, artwork and decorations can all play their part in warming your surroundings, making your home a cosy environment. This is the easiest part of preparing your home for autumn, as these items can go in storage during the warmer months.
Consider whether you want to use similar textures and palettes to create a themed design through the home, or whether you want to mix different eras and stylings. The latter can be more difficult to pull off without creating clutter, but if you introduce items you really love, they should all work together well. During the autumn months, you might like to mix warmer textures with brighter palettes, to reflect those days during autumn which still remind you of those warmer months just gone, and without making the home too dark. Look into different types of furniture coverings that you can use at different times of the year. They will help highlight the shifting seasons and give you a sense of renewal and optimism with the changing weather. Create a garden for winter: The biggest loss as the weather cools is that the garden tends to go into hibernation. Your autumn home designs can help combat this. Use both indoor plants and earthy colours (greens, brown, sienna et cetera) to bring your garden into the house and offset the lack of vitamin D available in winter. Change your lighting: During summer and daylight savings, you often don’t need as much lighting compared with the colder months. During autumn, look for warmer lighting solutions and those you can distribute throughout the home to create warm pockets of light.
