Positive summer for YP ho Fin HANSEN REPORT BY
AFTER an encouraging summer, Yorke Peninsula real estate agents are hoping the local housing market shows resilience through the COVID-19 pandemic. The property market has been successful so far this financial year, according to Blights Real Estate sales consultant Neville Hibbard. “Ever since the banks reduced their borrowing costs late last year, our selling numbers increased significantly,” Mr Hibbard said. “This allowed the market to be much more affordable for first-home buyers and very successful overall.”
Statistics supplied by Pricefinder demonstrated a 6.7 per cent median selling price increase in Wallaroo from 2018 to 2019. This isn’t the only location that has had a recent boost in the housing industry, with similar increases in North Beach and Ardrossan. Kadina recorded a 1.3 per cent increase in selling prices from 2018 to 2019. Although the YP housing market appears to be in a steady state, local agents expressed their uncertainty regarding the current coronavirus threat. “The market’s future is really unknown at the moment,” Mr Bussenschutt said.

“Plans to meet with an interstate buyer later this week have been dashed due to the borders closing, so we now need to turn to technology to arrange an online inspection. “I had plans to meet with interstate buyers in the near future, but that can’t happen now.” “Client safety is paramount during this time of uncertainty.” Open inspections have been banned, but agents can still hold private inspections whilst complying with the necessary safety precautions.

Rewards for first home builders moment should make extra repayments if they can afford to. “Make use of the current low interest rates and increase your repayments as much as possible,” he said. Breeanna said the timing of each step had been a vital part of the building process. “Finding the right block is pretty important,” she said. “Visiting display homes and getting as many quotes as possible from different builders can be really useful as well. “Considering the resale value of your home is also important. “If you have an opportunity to include an extra bedroom, it’s a good idea because it will pay off in the long run.” The couple provided some general advice to those considering building their first home. “If you have the opportunity to stay at home and save money, you should do it for as long as you can,” Breeanna said. “(The building process) can be pretty draining, but once you see the slab go down it’s pretty exciting.”
BUILDING a home is certainly not a simple task, but it can be a rewarding experience, according to first-home builders Jake Watson and Breeanna Ramsey. The couple purchased a block of land in March 2019, and site works started in November. The wait was mostly due to the couple considering various building companies, and waiting for council approval. Their home is now reaching the final build stages, including painting and installation of appliances. Jake and Breeanna’s hard work is about to pay off, and they outlined several key factors which helped them prepare for the building process. “We were really lucky to receive support through the First Home Owner Grant, this helped to get the ball rolling,” Jake said. “Talking to a mortgage broker was also a huge help. “I strongly recommend (a mortgage broker) because they basically do 95 per cent of the financial work for you.” Jake said those building at the

Tips to maximise outdoor spaces while in isolation WHILE we are all staying home and self-isolating, it’s a great time to improve the yard areas of our homes. Outdoor spaces can offer solace for those in isolation, and potentially act as reliable food sources. Growing vegetables at home is a great solution, according to awardwinning landscape designer Matt Leacy. “If you have kids it is also something you can do together at home,” he said. “Heading outdoors can help with both physical and mental wellbeing.” Time that would be ordinarily spent going out, or in the workplace, can now be used to create a tranquil garden retreat while working or schooling from home, Mr Leacy said.
Award-winning landscape designer Matt Leacy has provided several tips for you to improve your yard and create a healing haven at home during social isolation this autumn and beyond. 1. Introduce water to your outdoor space Even if you’re short on space and only have a balcony or courtyard, incorporate water where you can. Water can reduce blood pressure and helps create positive energy. This could be as simple as a small water feature urn or bird bath — or if you have the space a cascading pond or waterfall and large rock pool or reflection pond. A pool is the ultimate way to introduce water to your backyard — and with no one able to predict when the COVID-19 pandemic may pass, beginning work on getting a pool into your yard now will pay dividends and ensure you’re swimming by spring or summer.
2. Create a sensory garden A sensory garden can be created by introducing textured plants like lamb’s ears, banskia, or magnolias. Trees like eucalypts are also great for scent, and have well known health and medicinal properties. Plants like sweet alyssum, honey-scented white flowers, gardenia, jasmine, frangipani, port wine magnolia and daphnes all provide a heady scent in outdoor spaces, and all will do well in pots if space is limited. While shelves remain bare, adding plants that offer medicinal properties should also be considered. Aloe vera can be planted in garden beds as well as pots and hanging baskets and are great for soothing sunburn, stings and bites, as well as acting as a natural insect repellent.
3. Growing food at home Herb and vegetable patches can be grown in bigger garden plots or planter boxes, or on a smaller scale in pots on balconies, roof top gardens and atriums. Year-round plantings include iceberg lettuce, snow peas and kale as well as spinach, zucchini, and cherry tomatoes. Herbs also provide a sensory element and don’t need a lot of space, whether it’s aromatic classics like basil, mint, parsley, thyme, rosemary, chives or herbs that have grown in popularity in recent times, and have health benefits such as stevia, turmeric, ginseng, echinacea and maca.
Create areas that are child friendly WITH the kids possibly learning from home, your yard can help keep them off devices and outdoors. A simple overhaul of outdoor spaces can give months of outdoor play and entertainment as Australia adjusts to spending more time at home. 1: If you have a wall that can be painted, transform it into an outdoor art space with chalk paint. 2: Swing sets and trampolines will also add much needed fun outdoor exercise spaces. You might also look at transforming a corner of the garden with a raised gardening bed or sandpit. 3: A fire pit, especially heading into the cooler months, will also allow greater use of outdoor spaces on crisp autumn and winter days and evenings. 4: Grow your own vegetables — one of my favourite ways for kids to be in the garden is for them to grow, tend and harvest fresh vegetables. It can also cut down on your need to go out into the community for fresh ingredients. 5: Make things together for the garden. Create plant and herb markers from old paddle pop sticks. Make dangling garden decorations from beads, shells and pebbles, and hang them with thread or fishing line. Recycled egg cartons are great for making seedling pots.

Other features include large blocks that can cater for boats, caravans, sheds or vegie gardens. Moonta Bay Lifestyle Estate’s new clubhouse is also underway, promising a gym, bar and entertainment area, plus the whole estate is developing with new landscaping, including 500 new trees. “Purchasing a ‘weekender’ at Moonta Bay Lifestyle Estate is an affordable option for active semiretirees, especially golf enthusiasts, with the Copperclub course not far from the estate’s entrance,” Sue said. “Financially, Moonta Bay Lifestyle Estate could be a prudent move. “With new display homes ready for an inspirational walk through, come and look at the range of new, spacious and smart home designs to find your ideal solution, starting from $188,000.” Call Sue on 8825 3716 for information.

Property Guide Easter 2020
A balance of modernity and affordability BUILT in 2005, this home is a fantastic balance of modernity and affordability, according to Landmark Harcourts Minlaton real estate sales specialist Troy Goldsworthy. “Several blocks away from Main Street and other town facilities, the home is set on a low maintenance 735-square-metre block with small rear lawn area and established garden, Troy says. “There is currently a small garden shed in one corner of the yard; however, with a 22m frontage to the block, you could add a large shed (subject to consents) with easy access past the house on both sides. “The property features an openplan kitchen/dining/living area with sliding door access to the rear deck, which is a fantastic spot to entertain family and friends. “All three bedrooms are a good size, and the main bedroom has a built-in robe.
“The wet areas are neat, tidy and functional, with separate bathroom, laundry and toilet. “The house has floating flooring throughout the majority with carpet in the bedrooms. “This property has everything you could need, whether it’s for your first home, to retire in or as an investment property. “The home has been well looked after and is therefore in excellent condition so you can make as many or as few alterations and finishing touches as you’d like. “The local sporting oval, school, kindy and main street are all within a block or just over, making it easy to access Minlaton’s many desirable facilities. “For the investors, the property is currently on a periodic tenancy for $220 per week.
