Spring into the garden
l From page 1
SPRING has arrived and now is the perfect time to get out into the garden and soak up the warmer weather. Trimming and tidying trees and shrubs, planting vegies and fertilising are just some of the things suited to the spring weather. “Now is the time for spring vegies like cucumber, tomato, sweetcorn and herbs such as basil,” YorKreation Garden Centre’s Simon Collins said. “It’s a good time to fertilise your lawns, fruit trees, roses and it’s also a great time to add your annual colour like petunias. “General shrubs and natives are fine to plant now as well.” Mr Collins said if people are looking for something easier to care for then natives and succulents are fairly hardy. “Some people are putting down artificial lawn but a lot are putting in normal lawns for the cooling factor in spring and summer,” he said. “It’s an excellent time to plant in general because there is moisture in the ground and temperature starts to warm up slowly. “Generally, people should have pruned their roses and fruit trees by now and anything deciduous should have been pruned. “It’s more about fertilising now to get things growing.” Mr Collins said spring was a busy time of year for the garden centre with enthusiastic gardeners coming out of hibernation. “We have stuff coming in several times a week because people are starting to be more active in the garden,” he said. “The first few warm days we have, people tend to get out into the garden wanting to clean it up because it has been too cold.”
YorKreation Garden Centre’s Simon Collins said spring is the perfect time to get into the garden.

Tips for spring landscaping
Spring is the perfect time to start a vegie patch and bring your lawn back to life. SPRING is an ideal time to prepare your outdoor areas for warmer temperatures and flourishing garden spaces. Landart Landscapes’ Matt Leacy shares his top landscaping tips for spring 2018, advice to get your outdoor spaces looking and functioning great for spring and into summer.
Matt’s tips
Spring clean: Coming out of winter, it’s important to clean up the garden to get it in the best condition possible. This means removing any
fallen leaves and thatch, and thoroughly weeding and pruning. Get on top of pesky weeds sooner rather than later as hotter temperatures help to stimulate weed-growth. Remove weeds from their roots so they don’t grow back and seed. Also remove any withered or infected plants. Pruning is key: Pruning comes next, it’s an important part of the process because it helps to ensure existing plants grow anew in spring. Trim back any hedges or early shrubs that have finished flowering, and dispose of any

dead or diseased branches. If you want summer flowers through your hedges, hedge them now and then don’t hedge them again until after they have flowered — this will work for plants like Viburnum and Murraya. Love your lawn: Spring is also the time to get your lawn looking green again. It’s important to remove thatch and aerate the lawn to let the roots get as much water and nutrients as possible, then spread some coarse sand or top-dressing soil. Fertilise with something high in nitrogen (preferably

organic) and water in well. In terms of mowing, you’re generally best to mow with a high cut at the start of spring, keeping the grass at least 70-90mm long. Mulch is your mate: It’s also important to apply some high-nitrogen organic fertiliser to both your lawns and garden beds. Mulching is a must do in spring, as it lays the groundwork for your soil to retain and conserve moisture in the summer months as well as reducing weeds. I always opt for organic compost and slow-release fertiliser for the garden. Dig it into the soil where possible but be careful not to apply it too closely to the trunk or stems of plants. Excess moisture can cause stems to rot so as a general rule of thumb I recommend mulching at least 50-70mm from the stems of trunks or plants. Remember to keep topping up the mulch as the weather heats up and, when applying fertiliser, pay close attention to the instruction kit so that you don’t burn the roots of plants by applying too much. Planting: Spring is the optimal season to plant cuttings or sow seeds. You can plant perennials and annuals, and you’ll have the time needed to properly establish plantings and let them settle before summer hits. Your choice of plantings should depend largely on your property’s individual aesthetic and vibe, but you’d be smart to consider the level of water and maintenance your plantings will need to survive the summer heat. Some great spring water-wise plants include ornamental grasses, succulents and hardy shrubs like Raphiolepis. If you’re looking to inject lots of spring colour, I’d recommend vibrant plantings like lavender, Kalanchoe, Salvia and Senecio. Water-wise gardening: If you’ve only got a small window of time for watering, you’re always best to water first thing in the morning. Of course, you can wash your car on the lawn to give your grass an extra drink. Go alfresco: Spring is the perfect time to get your outdoor spaces opti-
mised for living, relaxing and entertaining. Think about how you can make the most of your outdoor, whether it’s through an outdoor kitchen, installing some patio furniture or even an outdoor loungeroom with some shade or cover. You’ve even got the option of alfresco daybeds, spas and showers. If you’ve got kids, it might be an in-built trampoline, camping chairs, beanbags, a swing set or a cubby house. Cover up: The need for outdoor shade is critical, especially in spring and summer. If you haven’t got a lot of natural shade in your outdoor spaces, there are plenty of relatively low-cost man-made options on the market that can provide cover. You’ve got mobile, non-permanent options like retractable awnings, shade sails, marquees, canopies and big market umbrellas, through to more permanent structures like gazebos, pergolas and outdoor pavilions. Look out for these spring trends: We’ll likely continue to see lots of texture in landscape design — plenty of timber and different stones, especially in flooring. I also expect to see further uptake in smaller textured tiles. Spring will also likely herald lots of creativity and diversity in terms of finishes, shapes and sizes — think cobblestones and mixing of linear lines with rounded shapes. I’d also predict we’ll see continuing popularity in concrete finishes across pools, seating, flooring and barbecues. We’ll also likely continue to see some pastel colour come back into the styling palette, both in the garden and via outdoor furniture. Outdoor feature walls, chairs, pots and cushions will generally be brighter, more colourful and patterned. I think we’ll also see more Aussies jumping on the vegie patch train, especially as popularity in veganism, grow-yourown and organic produce continues to rise. Spring is arguably the best time to start a vegie patch, so you’ll likely see more vegie patch plans spring into action.

Relax in your retirement at Moonta Bay Lifestyle Estate.
Spring has sprung – it’s time to enjoy outdoor living again!
WINTER hibernation has ended and the promise of longer, sunny days is in the air, boosted by the October long weekend to kick-start the holiday season. Moonta Bay is a favourite South Australian holiday destination and, when the sun comes out, visitors will converge on the seaside like seagulls flocking at the smell of hot chips. There is something special about Moonta Bay that brings out the vacation vibe in all of us; if there’s one word to describe the feeling you get from a visit to the town, it’s relaxed. For those lucky enough to call it home, this is a way of life. Over a holiday weekend, visitors love to enjoy a moment in locals’ shoes, but a three-day flying visit never quite does the job, there is a very real temptation to keep the feeling going and stay in Moonta Bay for life. At Moonta Bay Lifestyle Estate, an amazing new over 50s community is developing of like-minded people who are
doing just that. It is definitely not your typical retirement estate; there is a real neighbourhood spirit, centred on the planned clubhouse and the estate’s perfect location within strolling distance of the beach. In addition, because blocks are larger than usual, there’s every chance you’ll spot a boat next to the car, at the ready for when the word goes out the whiting are biting. Alternatively, residents may have their caravan packed for adventures further afield, knowing when they lock and leave their home, it will be secure, and someone else will look after the surrounding gardens. A home here is outrageously good value with a new approach to home ownership. There is a range of home designs that can be built just for you and a choice of sites to lease, leaving more cash to splash on the fun stuff. If you’re lovin’ this life, why not live it? Find out more at moontabaylifestyle.com.au.

Wallaroo Shores new land release
Wallaroo Shores
ADVERTISING PROMOTION
LAND with reserve frontage and views across Spencer Gulf is available now in the new Wallaroo Shores residential estate on the historical town’s scenic foreshore. The limited Park View Release comprises only five allotments; each has views across a new reserve and stunning beaches, and is just a stone’s throw from the town centre, boat ramp, cafes and restaurants. The five allotments are priced from $165,000 to $195,000 and range in size from 447 to 604 square metres, with frontages up to 18 metres, to suit a variety of home designs from your choice of builder. “At Wallaroo Shores we are creating a community to suit the market’s needs,” sales consultant Craig Costello says. “Our pop-up shop at the Wallaroo Shopping Centre earlier this year enabled us to have extensive consultation with the public. “We have listened to feedback and redesigned our allotment mix to allow for larger allotments with room for a shed for a boat or caravan, and smaller convenient
allotments suitable for downsizers.” The only development of its kind in Australia, Wallaroo Shores is South Australia’s newest and largest beachfront community, and blends the rich history of the Copper Coast with a modern coastal lifestyle. Spanning 18.5 hectares, the $220million project integrates more than 600 dwellings across a residential estate, internationally managed resort, commercial and retail sector, and lifestyle village with communal centre, medical clinic and walking trails. Over the lifespan of the seven-year project, homebuyers will have the option of purchasing land, house and land packages, apartments and townhouses, all complemented by green open spaces linking to the Smelters Trail and beach. Construction began at Wallaroo Shores in November 2017. The new link road connecting Jetty Road to Heritage Drive, with all services, including underground power, is due for completion in December, and the builder display village will open in early 2019. For information, contact Craig Costello from Harris Real Estate, 0448 212 066, or visit www.wallarooshores.com.au to learn more about the living options available.

Spring boosts property market
HOMEBUYERS are expected to come out of hibernation as the weather warms up for spring. Real estate agents typically experience a boost in sales and property listings during spring as more tourists start visiting the area. Landmark Harcourts Minlaton’s Troy Goldsworthy said most people think it’s better to list their property for sale in spring due to the increase in people around, and with an influx of new properties there is an increase in activity and enquiry. “There have been some signs of things picking up as we enter the very early stages of spring; however, it usually becomes more evident from the October long weekend onwards,” Mr Goldsworthy said. “The market has remained somewhat subdued in the past six to 12 months and I’ve been equally as busy sale wise through autumn and winter as I was last spring and summer. “The supply of houses on the market remains far superior to the number of buyers looking to buy in each area so unless your property is priced realistically/competitively
and presented well online and in person, it may become one of a long list of properties on the market for a year or more.” Professionals Minlaton’s Peter Tonkin said the market warms up when winter sport finishes. “Especially those with kids find they have a bit more time at the conclusion of their kids’ sports,” Mr Tonkin said. “This calendar year has been much better than past years and I believe that is mainly due to there being more consumer confidence. “We do look forward to spring and, although the banks are making it difficult, we are fortunate Yorke Peninsula is still very sought after and the news of roadworks at Port Wakefield can only help. “A major trend we have seen in the past couple of years is property away from the beach is quite sought after as purchasers are investing in homes in the lesser price range as opposed to buying the absolute beachfront property.” Ray White Yorke Peninsula’s David Bussenschutt said history showed as the weather warmed up
Landmark Harcourts Minlaton’s Troy Goldsworthy says the property market experiences a boost in spring due to the increase in people around and influx of new properties.
and the days became longer the interest levels in property increased. “Buyers start to plan for the coming holiday season and those who have been thinking about owning their own holiday house get more serious as the season approaches,” Mr Bussenschutt said. “It’s a similar story with buyers considering moving full time with plans to start new jobs in the new year startinging to look for suitable housing. “It has been quite busy for us since early-August with a steady stream of buyers moving this way from all over.” Mr Bussenschutt said the past 12 months had been stable. “Most of the towns are on track for a normal amount of sales; however, Wallaroo sales levels for houses have already eclipsed last year’s sales volume,” Mr Bussenschutt said. “We are predicting a busy spring with an influx of buyers looking to take up a lifestyle on Yorke Peninsula or, if not full time, just for holidays due the short travel time from the city.”

Entertainer’s dream, indoors and outside
WHETHER you’re looking for a home to enjoy weekends by the sea, or relaxed indoor/outdoor permanent living with space to entertain, the compact McCubbin 120 by Sarah Homes fits the bill. This flexible three-bedroom design is suited to families after a holiday house, retirees downsizing from larger family homes, investors, or even people wanting to try their hand at owning a holiday rental or Airbnb. On display at Sarah Homes’ Mile End display village, the McCubbin 120 was inspired by the seaside and presents a nautical holiday feel. It is an entertainer’s dream, with dining, lounge and galley kitchen opening on to a decked alfresco, ideal for summer barbecues with family and friends. The McCubbin’s long shape, 16.4metres deep and 6.9m wide, makes it suitable for narrow allotments and would be great on a block with a view. The display home showcases upgraded features including 2.7m vaulted ceilings raked to 3.2m, decorative internal and external wall
cladding (a must-have for coastal styling) and a feature splashback kitchen window, all adding to the relaxed, light and airy atmosphere. The contemporary, user-friendly kitchen features a large island bench, shown with waterfall ends, a great space to prepare meals or gather around with friends for drinks and nibbles. It’s also a breakfast bar, with room for stools to enjoy causal meals. There’s a large pantry and plenty of overhead storage as well as ample drawer space. The kitchen faces the living and dining areas, seamlessly blending the zones to create one flowing space. Typical of all Sarah Homes, natural light flows in through expansive windows for comfortable living space while reducing energy needs. With a price tag starting at an affordable $85,800, the McCubbin 120 design is a compact home, perfect if you need three bedrooms; if you require a little more space, there are three other McCubbin versions available. A RARE and outstanding opportunity to secure a modern home in a tightly held, tranquil seaside village presents itself here, Troy Goldsworthy from Landmark Harcourts says. “The three-bedroom, two-bathroom home’s westerly aspect gives gorgeous sea views and sunsets over the bay, and there’s also a rural outlook to the east from two rear balconies,” Troy says. “Upstairs, as well as the master suite with ensuite, walk-in robe and direct balcony access, you’ll also find the real focal point of the home, the open-plan kitchen, dining and living area with

THIS lovingly restored church is now a wonderful holiday home, Ray White Yorke Peninsula sales agent David Bussenschutt says. “It is just two blocks from the water on a large 1011-squaremetre corner allotment and boasts glimpses of the sea,” David says. “According to the plaque in the home’s front wall, this was the Tickera Methodist Church from 1889 to 1953. Since then, it has been transformed into an enchanting home with charming timber features, three bedrooms — the main bedroom is also a classic loft — and two living areas. “From the former entrance through to the renovated bathroom, the entire home oozes oldeworlde charm, even the laundry has character. “There is also undercover parking for two under a carport plus a further two in the lock-up garage, a pergola, low-maintenance grounds and even a treehouse! “Inspection is a must, call now to arrange yours.”

ONCE a shack, now a home. This light and airy beachside property has been transformed from a weekend getaway to a neat and tidy permanent home with excellent shedding and sea views, says Scott Bockmann from Ray White Yorke Peninsula. “With beach access immediately across the road via vacant Crown Land, this location is hard to beat,” Scott says. “There are three bedrooms, the main with built-in robes and ceiling fan; a functional kitchen and meals area including a built-in pantry; lounge room with split-system airconditioning, gas space heating, ceiling fan and sea views; and a bathroom with toilet, shower and vanity. “The 7m x 6m double garage
has a concrete floor, automatic roller door, power connected, toilet and shower, plus laundry. “There is also the workshop, kitchenette and pot belly stove for everyone to sit around and talk about the one that got away earlier in the day, and extra undercover parking is provided by the 8m x 6m carport. “A generously sized front deck is perfect for entertaining and admiring the sea view. “Other features include a 1.5kWh solar system, seven tanks providing ample rainwater storage for the property, and garden shedding. “This neat and tidy property isn’t expected to remain on the market long.” To arrange an inspection, contact Scott Bockmann in the Ray White Ardrossan office.
Paper and online the ideal combo
STUDIES have shown properties sell faster and for better prices when advertised in the newspaper as well as online. The YP Country Times has teamed with online property platform view.com.au to offer the perfect way to sell your property. The platform was launched in 2001 and provides information about buying, renting and selling property. Not only can home buyers use the site to look for properties, they can access upto-date data about their home as well as every other address in Australia. The site has 1.3 million unique visitors per month making it the third largest property portal in Australia. The platform can also help you find out what your home might be worth with its price estimate tool, Property 360. View.com.au allows users to search the estimated value of every property in Australia and contains more than 13.5 million addresses, each with information relating to sale and rental history, property attributes and local neighbourhood profile data. Users can also find out what kind of neighbours are in any area by using core demographics and profile data. The tool allows quick access to local real estate agents who specialise in property appraisals and sales in that pocket of the suburb. You are also able to refine the price estimate if the details about the property aren’t correct — for example, if there have been recent renovations. This data used comes from multiple sources including the Census and Roy Morgan research. To find out more visit www.view.com.au or call the YP Country Times sales team on 8821 1155.

LOCATED in the heart of Wallaroo, on a large corner block measuring 1134 square metres, is a home for you to live in while you build your dream home on the block next door, advises Tiana Reinders from Blights Real Estate Kadina. “This property already has land division approval from council to subdivide and the vendor has put up a fence to divide the blocks,” Tiana says. “You just need to finish the subdivision and start building your dream home; then, when you’ve moved into your dream home, you can rent out or sell the existing home. “The existing home has three bedrooms, the two largest are at the front of the home and both have built-in robes. “There’s a large lounge room with wall unit air-conditioning and a slow combustion heater, a functional kitchen/dining area, and a large all-inone bathroom with separate bath and shower, vanity and toilet. “The laundry is accessed from the back verandah and has plenty of room for additional storage. “There is room for one car under the carport and ample room in the backyard to build a shed, with good driveway access down the right side of the house. “Close to the Wallaroo Hospital, hotels, shops, schools, beach, and boat ramp, opportunities like this don’t come up often.” Call Tiana to arrange a look, or drop into the open inspection, 12.30pm on Saturday, September 29.
