AUSTRALIA is experiencing its healthiest levels of first-home buyer participation since 2012. Master Builders Australia chief economist Shane Garrett said during the three months to August 2018, the portion of owner-occupier mortgages accounted for by first-home buyers reached 18 per cent. “The strength of first-home buyer engagement with the mortgage market is good news for Australia’s home building industry,” Mr Garrett said.
“FHBs are now a much bigger pillar of demand for new house and apartment building across Australia. “As well as boosting building activity over the short term, having more home owners will be favourable from the point of renovations demand over coming decades.” First-home buyer Shaye Marshall, of Wallaroo, said she couldn’t justify paying rent when she could build a new home and pay off a mortgage. “I decided to build a new home
because renting was a bit ridiculous and it’s not too expensive here but if you are on your own it’s a lot of wasted money,” she said. “It has been difficult saving up a deposit and without my parents’ advice and wisdom it would have been a lot harder. “Also, being single and on one wage makes it even harder to be able to save up a deposit but I did get the First Home Owner Grant which helped.”

THE most important thing when it comes to receiving a First Home Owner Grant anywhere in Australia is to stay informed, according to online property platform view.com.au. Grants are susceptible to the policies and governments of the day which is why the details of a grant in any given state can change from year to year and from state to state. In South Australia, to be eligible for a $15,000 grant you must be over 18, a citizen or
permanent resident of Australia and a new home owner. “None of the applicants can have past financial ties to a property and lived in it for longer than six months,” a view.com.au spokesperson said. “It is capped at $575,000 and must be a new property or an existing home which has undergone substantial renovations and you must live in the home for at least six months within 12 months of purchase.”

Manicured lawns, pruned roses and raked up leaves will certainly help also. “A short meeting with your selected agent prior to going to the market can certainly shorten up the days on the market and help achieve the best price.” Landmark Harcourts Minlaton’s Troy Goldsworthy said there are a
lot of properties for sale so decluttering and tidying up can make a home stand out. “You might not get the dollar amount you spend (on big renovations) back but it may help you sell your home quicker so there is less stress and strain on yourself and your family,” he said. “Bathrooms, kitchens, outdoor areas and shedding are things people like and coastal wise shedding helps sell homes because people want somewhere to store boats and caravans. “If people are trying to sell their home, I would recommend people have neutral schemes, make sure things are functional and not too personalised.”

THREE out of four property owners looking to sell their property expect to do so in the coming two years, according to a new survey. The LocalAgentFinder Real Estate Sentiment Report looked at the attitude of 1000 Australians in relation to topical property issues. The survey found Australians are sympathetic to the plight of first-home buyers with 71 per cent believing the government is not doing enough to help. Interestingly, more than half of survey respondents said they would like to know the buyer of their property. Within this group, two out of three were willing to offer a dis-
count to genuine first-home buyers with nearly one in four comfortable to discount their property’s price between five and 10 per cent. “The survey results suggest Australians who are looking to sell are looking to do so as soon as possible, so they are likely well aware of the downturn in the market of late,” LocalAgent Finder CEO Matt McCann said. “The prospect of rising interest rates may also be contributing to this view, with over half of respondents saying that they were ‘stressed’ by the prospect of rates increasing. “The same group seems extremely aware of the effect the property boom has had on first-

home buyers and wants action to keep the Australian dream alive.” A majority of respondents, 78 per cent, felt the government should do more to help retirees downsize, while 84 per cent believed the government had not been doing enough to limit foreign investment into Australia’s property market.
