Newspaper readers are spending more on houses
READERS of news media are shopping more than non-readers for home-related goods and services, new research by News Media Works has found. People who consume news media are about 19 per cent more likely to shop at home interior stores, 16 per cent more likely to shop at discount department stores and 15 per cent more likely to shop at hardware stores compared to their non-reading counterparts. Not only are they shopping more; they are also spending more, with the statistics showing they are more likely to be in the top 20 per cent of spenders. For example, print readers are 61 per cent more likely to be in this upper bracket when shopping for dwelling repairs and maintenance. Readers who read seven or more newspapers a week and are therefore more exposed to advertisements are 85 per cent more likely to be in this bracket. News media readers are also 40
per cent more likely to be in this top 20 per cent than non-readers when shopping for furniture, 28 per cent more likely for garden/homeware, 22 per cent for floorcoverings, 20 per cent for whitegoods, and 12 per cent for homewares/furnishings. The statistics may indicate readers have homes on the mind or that advertising for home-related goods and services in print media is a particularly fruitful investment. The significance of these statistics becomes clearer in the context of the news media’s reach. Almost 13.5 million Australians have read a print newspaper in the past four weeks, with 3.2 million of these reading regional newspapers. On top of this, news media reaches 81 per cent of under 30s every month, an age group considered likely to be entering the housing market. Home renovations help build South Australian economy
n From page 1
HOME renovations play a big part of the state’s economy, creating an estimated $2billion worth of activity during the past 12 months. According to recent Housing Industry Australia research, kitchens are the most common type of home renovation closely followed by bathrooms, then general repair and maintenance work. The research has found a strong link between the volume of renovations and the age of houses. In particular, the more houses between 30 to 35 years old there are, the greater the need for renovations and improvements. “Given the large number of detached houses that were built
during the 1980s, we expect renovation activity will lift markedly in the next few years,” HIA executive director for South Australia Stephen Knight said.

brick so we knew it had potential. “We have lived in the house for just over 12 months, we purchased it about seven years ago knowing one day we would renovate.” The home was built in 1972, Mrs Rowan said it was due for a facelift. “We re-tiled in the laundry, recarpeted, and a lot of the rooms only needed minor work,” she said. “There was a little pokey kitchen which was very tired so we got rid of that and put something new in. “We have kept the original floorboards; the whole house has Tasmania oak, but it was covered up so it was cleaned up. “Renovating has really brought the house up to scratch.”

S the seasons change, it’s important people change the presentation of properties for sale, according to Nicholls and Co Estate Agents principal Cameron Nicholls. “Autumn not only brings the start of cooler weather but also signals an end to daylight savings, so no longer are twilight viewings a priority for open inspections,” Mr Nicholls said. “This time of year also requires maintenance and clean up before opens as a priority, due to fallen leaves and windy conditions with the potential to create an untidy entrance or backyard.” Mr Nicholls recommends putting in extra effort during the change of season, to get the pay off in the end. Mr Nicholls’ tips for autumn property preparation include: l Roofing and guttering: Ensure all gutters are cleared of leaves and in working order. l Front and backyard clean up: Sweep, hose and trim any dead tree branches because first impressions are everything. l Let there be light: Ensure all lights are on, and even add lamps or candles, to add a sense of warmth. l Add some colour: Invest in new cushion covers and throw rugs to really lift your rooms. l Make the most of daylight: Hold open inspections in the middle of the day, when the lighting is at its prime.

Lifestyle Estate going ahead in leaps and bounds Moonta Bay Lifestyle Estate ADVERTISING PROMOTION
MOONTA Bay Lifestyle Estate, the new housing development for over 50s, is fast taking shape at the end of Willard Street. Offering a unique approach to retirement, the estate offers a lifestyle with an emphasis on living where over 50s have more fun. There are four display homes already built and open for inspection. They have attracted a lot of interest because of their simple, clean lines that feel right at home in a beachside area. (By the way, the beach is a five-minute stroll down the road.) Choose from a range of housing options; each features spacious, light interiors with quality fixtures and fittings. It’s not often in our life we have the chance of a fresh start in a brand new home but that’s exactly what is on offer here. The blocks are spacious and residents can easily store a caravan or boat on their site. Speaking of caravans, another plus for the Moonta Bay Lifestyle Estate is the freedom to pack up and go on holidays knowing your place is secure inside a gated commu-
nity and the bulk of the community maintenance is taken care of while you enjoy the best years of your life. Near to the display units, construction has started on the estate’s clubhouse, a fantastic central point open to all residents and their family and friends. The clubhouse will feature a swimming pool plus a gym, library, craft area and, of course, a bar and lounge area. It will be the centre of the estate and the hub of life for all residents who wish to join in the fun. Moonta Bay Lifestyle Estate is open over Easter; it’s a great time for satisfying your curiosity about what’s happening behind the fencing and have any questions answered by Sue Barke and the Gannon team. Open times are 11am to 3pm, Saturday, March 31, as well as Sunday and Monday, April 1 and 2, and there will be hot cross buns for you to enjoy whilst looking around. $2million home for sale
Landmark Harcourts Minlaton’s Troy Goldsworthy is the selling agent for the most expensive property on Yorke Peninsula.
IT’S not very often properties worth more than $2million hit the market on Yorke Peninsula. Nestled about 15 kilometres from Minlaton is this home — Cockle Beach Access — which boasts exclusive beach access, sea views and its own helipad. It tops the list as the most expensive property for sale on YP, with the asking price between $2.25million and $2.475million. The 450-square-metre home includes six bedrooms and three bathrooms. It boasts 1.7 kilometres of beach frontage and is located on 74 acres of land. Some of the features include six metres of granite benchtop, a 1200-bottle cellar, 10 splitsystem air-conditioners, 18 electric roller doors for security, a four-bay shed, self-contained living quarters with kitchen and bathroom plus a fish cleaning room. “The location with great sea
views, beach access and exclusivity being pretty private and secluded makes this property,” Landmark Harcourts’ Troy Goldsworthy said. “It’s also a massive solid stone home, with six bedrooms and three bathrooms, which you don’t get very often these days. “There aren’t a lot of properties in this type of location so they don’t come on the market very often.” Mr Goldsworthy said this unique home was built in 2007. “There is a facility for a helicopter and people have hired them before and spent time at the property,” he said. “The roller doors can withstand 180km/h winds, there are electric windows and the septic is built for 70-odd people. “I haven’t sold a property of this price before and the closest I have come is about $820,000 which was near Port Vincent.”

numbers of unwanted pets in the community. “While it always should be the landlord’s right to ultimately make the decision about whether pets are allowed or not, it is important that a landlord recognises the many benefits that tenants with pets can offer,” REISA CEO Greg Troughton said. “REISA has now provided a pet agreement on its online platform, REI Forms Live, which recognises the special place pets can occupy in a tenant’s family. “The pet agreement reinforces to the landlord that the tenant will care for them accordingly and ultimately be responsible for the pet throughout the tenancy. “The introduction of a formally-approved REISA pet agreement should go some way in alleviating the reluctance of landlords to ever allow a tenant with a pet into their property.”

PETS are an important part of the family and the Real Estate Institute of South Australia has taken steps to ensure tenants and landlords are protected by a pet agreement which reflects the obligations of a tenant towards keeping a pet in their rental property. Following discussions with the RSPCA and Shelter SA, REISA has taken steps to formally recognise allowing a tenant to have a pet can be a highly-positive experience for all involved. The positives for a landlord of allowing a tenant with pets can include a long-term tenant, a faster turnaround in securing a tenant, a reduction in advertising expenses and the fostering of a better relationship with the tenant. Australian property sector divided over settlement
Easier than ever to live the beachside experience
There has been an increase in take-up of allotments at The Dunes, Yorke Peninsula.
AS the nation laments the rising cost of property in Australian cities, one Yorke Peninsula development is successfully diverting South Australia’s attention to the lifestyle benefits of regional coastal living. In celebration of a new land release during summer, The Dunes Yorke Peninsula offered a 10 per cent rebate off the purchase price of all allotments. Effectively returning thousands of dollars to the pockets of first-time buyers, holiday home owners, retirees and investors, the offer helped more and more South Australians realise their long-held dream of coastal living sooner than expected, with a long list of added lifestyle benefits. “We heard from many South
The Dunes, Yorke Peninsula ADVERTISING PROMOTION
Australians who had always dreamed of living by the beach but didn’t realise how easily it could become a reality,” The Dunes project consultant Kevin McGuinness says. “We have certainly seen an increased take-up of allotments across the development, including the more sought-after sea view and golf course frontage lots.” The popularity of the offer has prompted The Dunes to extend the offer to most of the remaining allotments until the end of April. The Dunes also has a limited
number of lots available at a never-to-be-repeated prerelease price of $67,500. “Certainly, during Easter and the coming school holidays, we would expect to hear from even more first-time buyers, seachangers and retirees wanting to secure their dream spot within a stone’s throw of the beach and a Greg Norman golf course,” Mr McGuinness says. The Dunes Yorke Peninsula has come ahead in leaps and bounds since its first sod-turning almost a decade ago, even more so in recent times with the
launch of Stage 1C, which opened another 37 allotments and unites both ends of the 80hectare development. The new stage also marked another milestone for the popular beachside community. “Stage 1C is significant in that it paves the way for future investment, setting aside a 1.4hectare site for a golf clubhouse, small conference facility and accommodation precinct,” Mr McGuinness says. Already boasting a golf course maintained to championship standard, and the Copperclub and The Deck Bar and Cafe at the heart of this beachside development, the future looks brighter than ever at The Dunes Yorke Peninsula.
SOME Australian conveyancers and lawyers have said they believe the traditional six-week settlement period is too long. They say in this day and age e-Contracts, e-Signing and e-Settlement, have fast-tracked the purchasing process. According to a national survey, 48 per cent of people think a three to fourweek settlement period is more realistic nowadays whilst 39 per cent want to stick with the traditional timeframe. Nine per cent of participants did not want to use an online system at all. Info Track chief executive, John Ahern, said he did not find the results surprising. “We know there are
pockets of resistance to innovative technologies reshaping the conveyancing sector, so we believe it is critical that clients have the option to settle manually or online for as long as it takes for them to feel comfortable transitioning to a fully digital process,” he said. According to the research, the biggest concern about migrating to a fully-online system is technological failure. However, more than half of respondents said that would not stop them from using a fully-online system. Thirty-eight per cent of respondents felt a national online settlement system would give a mortgage provider an edge.

Perfect is the word!
WELL presented, this home is on a corner allotment in a perfect location, sales agent Rob Jamieson from Ray White Copper Coast/Ard rossan/Yorke Peninsula says. The home offers three good-size bedrooms plus a fourth bedroom or studio in the rear entertaining area. A ceiling fan, large builtin robe and roller shutter complement the main bedroom; bedrooms two and three are also complete with built-in robes and roller shutters. The main living area has a large lounge with airconditioner, ceiling fan and roller shutter; the kitchen is well equipped with electric stove, ceiling fan, rangehood, ample overhead cupboards and pantry, all overlooking the family dining area. Of good size, the bath-
room has a shower, vanity and separate toilet. There is an undercover entertaining area, a great spot to relax with family and friends. On the Young Street side of the property, there’s a double-length carport with remote panel-lift door, plus there’s a 30’ x 20’ garage with concrete floor and power. For peace of mind, the home is set up with alarms and, if the power supply drops, a switch at the meter box turns on an auxiliary generator so you still have electricity (the current generator will be removed before settlement). A bonus is the 3.5-kilowatt solar system to keep electricity bills low, and a pest inspection was completed in August. To arrange a private inspection contact Rob on 0433 802 804.

Low maintenance, secure and cost effective family home with solar
THIS ideal first home, family home or investment property is available for a 30-day settlement if required. “Situated on a fully fenced 1014sqm allotment connected to the new sewerage scheme, the property is exceptionally well positioned opposite a reserve,” sales agent David Bussenschutt from Ray White Copper Coast/Ardrossan/ Yorke Peninsula says. “It is within easy reach of the Moonta main streets, community library, post office, medical centre and many other small local businesses, plus has room for your caravan or boat. “Moonta beaches are a short drive away and quick access to other towns and Adelaide is worth noting.” This well-established home has 2700mm ceilings, which means excellent large vehicle (caravan, 4x4, boat, et cetera) clearance to undercover areas. All three bedrooms are of good size and have builtin robes and ceiling fans. Window locks, three-point security doors and deadlocks provide peace of mind.

The open-plan living rooms create a lovely family environment. The kitchen has a good sized pantry, cabinetry with drawers, wall oven/grill, space for a large fridge, microwave hutch, gas cooktop and even a USB power point to charge electronic devices. Ducted evaporative airconditioning and a combustion heater provide comfortable living. Insulated outer and inner walls, a three-kilowatt solar system and solar hot water service reduce power costs, and a rear verandah with cafe blinds further protects the home. There is plenty of parking space with a double
driveway to access a large undercover entertaining area and four-bay (12m x 6m) car shed, and the driveway to the undermain-roof garage is paved. Garden areas are low maintenance and lawn spaces feature pop-up sprinkler irrigation. Established trees and a rose-covered arbour are eye-catching features, the small orchard is fully fenced, and there is a garden shed, fern house, hobby/cubby house and two rainwater tanks. “It is a must-visit to appreciate this property’s unique offerings; to arrange your private inspection call me on 0429 692 511,” David says.

over the last few years, focusing on no-fuss minimalism, this a similar look in line and design but with more darkwood tones. Raw Earth: Combining objects like feathers, shells, coral, handmade wooden objects and twigs instead of floral displays will start to grace design magazine pages. Also, pieces like timber stools that look like tree trunks, sisal rugs, very neutral accents and materials like calico, hemp and wool. Rounded Edges: Angular, sharp-looking furniture has been really popular for a long time with simple lines; however, there are more designs popping up with chunkier frames and very round or organic looking.

Glorious sea views and multiple living areas
IN an elevated position, this Port Vincent home delivers great sea views from its large front deck, master bedroom and kitchen/dining/living area, says Kym Stanitzki from Yorke Peninsula Real Estate. “The ever-popular Port Vincent has had solid sales during the past five months because of its proximity to Adelaide, good facilities and pretty position built around a sheltered bay,” Kym says. “With its nautical furnishings, many of which were gifts from family and friends when they came to stay, the home exudes a fun, holiday feel.” The home offers three bedrooms, a bathroom, U-shaped kitchen with high gloss timber benchtops and dishwasher, adjoining large dining/living area with glorious
Minlaton
views through highly efficient double-glazed windows. Behind the kitchen is a combined laundry/utility room, great for messy jobs like making pasta or jam. At the rear of the home is a billiard room with garden views. Extending along the full length of the rear of the home, about 17 metres, is a gable-roofed, allweather pergola, which melds into the immaculate garden. Complementing the single carport is a garage, with adjoining fourth bedroom/kids’ retreat, at the rear of the block. “This is a home not only for wedding photographs, but where the reception could be held,” Kym says. Council rates, $1994.38, 2018-19; zoning, residential; open inspection, 2pm-2.45pm, Easter Saturday.

WHETHER utilised as a permanent or holiday home, the immaculately presented home at 14 Harding Street, North Beach, is designed for living, according to Ryan Lamshed from Blights Real Estate Kadina. It has three large bedrooms; the main bedroom features an ensuite and his and hers built-in robes, and bedrooms two and three have floor-to-ceiling built-ins. The large open-plan living/dining area has polished porcelain tiles and overlooks the fabulous kitchen, which has stainless appliances, including the dishwasher. Ducted reverse-cycle air-conditioning provides heating and cooling, and all fixtures and fittings are high quality. “You can bring the outside in with the large glass
sliding doors leading to the fantastic tiled alfresco area, which can be used at any time of year because of its zip-track blinds and timber shields, and this leads onto a beautiful paved barbecue area,” Ryan explains. “The drive-through carport is easily big enough for two vehicles and there is an 8.4m x 7.5m shed with concrete floor and power to house the boat or
caravan. “A four-kilowatt solar system is in place and the large rainwater tank services the lovely low-maintenance garden. “The allotment is well fenced and situated in the popular North Shores development, just a short walk to the beautiful beach. “Inspections will not disappoint so call me today on 0488 133 124.”

Aldenhoven creating inspiring homes a
S
ince forming his own company three years ago, Jason Aldenhoven, Aldenhoven Homes, has surrounded himself with a team as committed as he is to ensuring every project is completed to the highest possible standard. With 30 years’ experience, Jason is considered a career specialist within the building industry, his reputation built on a commitment to excellence and personalised service. “We undertake all projects, whether it’s a new home, renovation or extension, like we would build our own,” Mr Aldenhoven said. “Either way building is a major commitment for people, and it’s a very personal experience, as we meet with clients all the way through the process from the initial site inspection through to handover. “In the past 12 months we’ve seen a rise in the number of people looking to renovate or build extensions to accommodate growing families, and are currently working on a two-storey extension at the rear of an old farmhouse at Stansbury. “Once completed, not only will it serve the needs of the family for years to come, the views down the hill to the town and sea from the second storey will be sensational. “On a smaller scale, we designed and built a two-bedroom home for an older gentleman which included modifications to accommodate his particular mobility requirements. “At Wool Bay we’ve quite literally renovated a
property from the floor up. We are regularly receiving enquiries from people considering major renovations that would certainly be too difficult to be considered DIY projects.” The company provides a complete design and construction service tailored to suit specific budgets and lifestyle requirements. “If a client has had their own plans drawn up by an architect or draftsman we are happy to liaise with them and build from those as well,” Mr Aldenhoven said. Aldenhoven Homes is a member of the Housing Industry Association, the national body representing professionals in residential building, trades, developers, designers, kitchen and bathroom specialists, manufacturers and suppliers. HIA members maintain industry standards through a national code of ethics to provide products and services with competence, value, honesty and integrity. “This is also an opportunity for me personally to thank not only all our clients for their ongoing support but also my staff – Shane South, Ben Cross, Sam Harris, Angus Aldenhoven, Matt Cross and new recruit Zac Bertoldi – for their commitment to the projects we’ve undertaken in what has been a very busy six months,” Mr Aldenhoven said. Aldenhoven Homes is based on southern Yorke Peninsula with an office at Stansbury. To see photos of the company’s latest projects, search Aldenhoven Homes on Facebook.
