Promising interest rates help with housing boom Fin HANSEN REPORT BY

RECORD lows for home loan interest rates have led to increased enquiry levels at local banks and mortgage brokers. Particularly low variable rates, such as 2.54 per cent per annum at BankSA, 2.69 per cent at NAB and 2.72 per cent at ANZ, have enabled locals to cash in on their mortgages. Mortgage Choice, Kadina, mortgage broker Carlee Horsell said recent enquiry had propelled the busiest period she’s experienced in the job. “Banks are much the same, we are having record volumes of enquiry,” Mrs Horsell said. “Lots of people have more savings than usual as they’re not going out as much and often looking to base themselves by buying homes.” Mrs Horsell said loans had been more difficult to secure due to the increased enquiry levels, meaning higher deposits were necessary. “The extra applications mean the banks are taking a long time to process everything,” Mrs Horsell said. “A 20 per cent deposit is the best option. “Some lenders are offering five per cent deposits, but these loans are getting harder and harder with the current market.” Mrs Horsell encouraged potential home buyers to do their research before contacting a mortgage broker. “Saving, preparation and a basic knowledge of market patterns are very important,” Mrs Horsell said. “If people come to me prepared, we can tidy up bank statements and applications instead of starting them

from scratch. “If you already have a mortgage, now is a good opportunity to review your loan, discounts and current bank now interest rates have dropped. “But if you’re looking at getting into the market, now’s the perfect time.” Low interest rates have contributed to arguably the strongest market in five years for Nutrien Harcourts Minlaton, according to sales specialist Troy Goldsworthy.

HomeBuilder extension to give local economy a boost Fin HANSEN REPORT BY

THE federal government’s HomeBuilder scheme has provided a huge boost for the construction industry, and local builders should continue benefiting now the initiative has been extended until March 31, 2021. Eligible applicants who sign building contracts before the end of the year will receive the full $25,000 grant, while those who sign next year can get $15,000. The federal government also announced applicants would now have six months, rather than three, to commence construction after their building contracts are signed. The stimulus extension has been pleasing for not only local builders, but also potential applicants, Country Living Homes, Moonta, managing director Mark Ravenscroft said. “Before the extension, a lot of people were trying to sign up for HomeBuilder but weren’t quite ready,” he said. “This is a great opportunity for potential clients to capitalise on the stimulus.” Mr Ravenscroft said Country Living Homes’ building enquiry levels have been more than 50 per cent higher than this time last year. “The stimulus has been a massive benefit for the construction and affiliated industries,” he said. “We have companies that feed off our work, such as architects, engineers and transporters. Everyone needed this stimulus, as the confidence of clients and within the industry was dropping.” Mr Ravenscroft thanked the federal government, describing the stimulus as a fantastic initiative. “The government has been very proactive with our industry, which is such a large employer and helps keep our country moving forward,” he said. The state government received more than 2300 applications for HomeBuilder as of late November. State Treasurer Rob Lucas said the extended construction commencement timeframe would help alleviate pressure on the local industry to meet growing demand for the scheme. “The three-month extension will give builders more time to plan and secure tradespeople and ensure a steady pipeline of work,” Mr Lucas said. “We know this program is already going gangbusters, with hundreds of applications already received and hundreds more expected by the end of the year.”

It’s an earthy look that’s was popular in the 1980s, and I see it used in modern bohostyle homes, hotels, and retail spaces.” 2. Natural elements: “Rattan, cane and woven materials will continue to dominate, especially in furniture and lighting design. These raw-looking natural designs will be paired with crisp white interiors.” 3. Rendering interior walls: “The use of a sand bag creates a rustic effect similar to what you would find in the Greek islands or externally like on a Spanish revival style home. Think white or beige as the colour of choice, but this will be applied inside in main living areas and bathrooms.” 4. Curves and arches: “These will be very popular, especially in furniture and joinery design. New-build homes will have arched doorways and windows as key design features.” 5. Recycled timber beams: “These will be big — I see these being integrated in ceiling design to create the look of a rustic warehouse or farmhouse style but paired with modern colours and joinery. They will also feature in external architectural elements such as pergolas or outdoor breezeways.”

The barbecue: When choosing your barbecue look at whether you’re going to cook with coals and wood, or gas, and what extraction you may need to keep the space smoke free. The design should also ensure nobody is sitting too close to the barbecue on a hot day — leave at least 1.5 metres. An outdoor bar is another great way to take your barbecue space up a notch. 3. Heating and cooling: Consider how you could heat or cool the area. Ceiling fans are perfect for hot days and either fire pits or built-in heaters are great for colder nights. 4. Garden to hot plate: When putting plants in your barbecue area, add in some you can use when cooking like herbs, salad plants and vegetables.
