AN expansion of The Dunes is being hailed as a critical step towards future investment. Project consultant Kevin McGuinness said recent construction will make way for additional land to cater to the growing level of interest in the development. “Without a doubt this Stage 1C’s expansion is a significant milestone in stimulating future investment which is why we’ve set aside a 1.4 hectare site for a clubhouse, small conference facility and accommodation precinct,” Mr McGuinness said. “We also needed more opportunitites for the continuously growing number of prospective buyers to secure their own piece of land.” He said more than a third of the new allotments were snapped up before groundworks began back in July. “A lot of the recent buyers are discovering the delights of the Yorke Peninsula for the first time,” Mr McGuinness said.

NEARLY half of Australia’s first home buyers entered the property market to get off the revolving rental train, new research has revealed. According to Mortgage Choice and Core Data’s Evolving Great Australian Dream report, for 45.5% of South Australian first home buyers, not paying rent was the key motivator for buying their own home. Mortgage Choice franchisee Carlee Horsell said, while renting can often be a cheaper alternative to buying a home and making the regular mortgage repayments, that money is only going towards your living arrangements and someone else’s mortgage, rather than an asset of your own. According to the research, some of the other reasons why first home buyers chose to buy property included: reaching a certain

Pet friendly is the top dog MORE people are hunting for pet-friendly properties lately, as studies show about 60 per cent of South Australian households now own a pet. However, many landlords are still reluctant to allow tenants with pets to move into their properties. “Having a pet can make it difficult to access a rental property, which can result in pets being abandoned as their owners move,” Department of Environ-
ment, Water and Natural Resources spokesperson Clare Nicolson said. To address the stigma surrounding tenants with pets, the South Australian Government has released a range of online resources to encourage more landlords to develop pet-friendly properties and provide tips to tenants about how to find these properties. “We hope the new resources will help build positive relationships be-
tween renters and landlords to fulfil a demand in the property market,” Ms Nicolson said. “There are some good reasons to consider allowing pets into your rental property, such as the property may rent faster and people with pets are often willing to sign long-term leases.” These new resources are available at www.sa.gov.au/ topics/housing/renting-andletting/renting-privately/pets -in-private-rental-properties.

Reducing pressure on housing affordability HOME ownership should be more achievable for ordinary Australians thanks to measures put in place in this year’s federal budget. To support Australian households, the government has introduced a comprehensive plan that will improve outcomes across the housing spectrum, from the homeless and those who depend on social housing to first home buyers and older Australians looking to downsize. “We will empower first home buyers to save for their first home by allowing them to build a deposit inside their superannuation,” treasurer Scott Morrison said. “From July 1, 2017, Australians can contribute up to $15,000 per year in voluntary contributions, up to $30,000 in total, that can be withdrawn for a first home deposit. “Withdrawals will be allowed from July 1, 2018. Couples will be able to both access the scheme and combine savings for a single deposit. People’s contributions and earnings will be taxed at only 15 per cent rather than marginal tax rates and withdrawals taxed at marginal tax rates less a 30 per cent offset. Contributions must be made from within existing caps. To help free up larger homes for younger families, from July 1, 2018, older Australians considering downsizing will be given the flexibility to contribute up to $300,000 from the sale proceeds of their home into superannuation as a non-concessional contribution.
New measures in the federal budget aim to make life easier for prospective first home buyers
Changes to tax claim laws INVESTORS will no longer be able to claim for the decline in value of previously used or secondhand depreciating assets in residential properties once the Treasury Laws (Housing Tax Integrity) Bill 2017 passes through parliament. The amendments were announced in this year’s Federal Budget and will limit plant and equipment depreciation deductions for those in residential and new investment properties. “This change will have a major impact on investors, essentially reducing the annual deductions they can claim which, in turn, reduces their cash return each year,” BMT Tax Depreciation CEO Bradley Beer said. Mr Beer also said the amendments may make investors reluctant to buy homes which have been previously owned. “This could lead to investors being in a tighter financial position and may discourage investors from purchasing second-hand residential properties in the future,” he said. However, the amendments will not affect investors who purchase new properties or assets. “The good news is investors who purchase brand new properties or new plant and equipment assets for a residential investment property can continue to claim a depreciation deduction over the effective life of the asset,” Mr Beer said.
