Breaking into the housing market A LOT has been said about how tough it can be for young people to break into the housing market, but many Yorke Peninsula 20somethings are bucking that trend. Kadina’s Paige Boyce is about to move into her newly-built house at just 25. Paige purchased a block, then continued saving for a house deposit. She selected a design and construction started earlier this year. “I looked at houses to buy and there was always something I’d have wanted to change,” she said. “I thought I should build instead, so I could alter the plans and get my dream house.” Saving for a deposit by yourself is no easy feat but Paige remained dedicated to her goal. “I didn’t go out too much, and just tried to limit my spending in general,” she said.
“I went to the bank to see how much I would need for a deposit, so I had a goal. “Then I put a certain amount away each week until I got there.” Many first home buyers find it easier to purchase established properties, including cheaper houses which might require some restoration. But there is a current movement toward young people saving for longer and building from new, either for a stepping stone property or for a long-term home. “My house started being built in April/May and even with all the rain and delays, it feels like it went really quickly,” Paige said. “The builder used local tradies and they were really good. Even if there was a small issue, they were back right away. “I purchased furniture locally at Enfield Furnishers and they were awesome, they really looked after me.”
Even with her saving efforts, Paige still kept costs down wherever she could, doing certain parts of the build herself, including painting. It was a big job, and Paige knows local professional painters have excellent reputations. But for someone just starting out in the property market, especially someone taking the plunge by herself, Paige hoped to shave some cost off the total. “Luckily Mum and Dad helped paint the whole house, I wouldn’t have been able to do it without them,” she said. The painting is almost done, floor coverings are going down and furniture is being assembled. By Christmas, Paige hopes to be living in her new home. “I’m looking forward to having my own space, and some more independence,” she said.

Neighbours provide security EIGHT in 10 Australians admit they would be more comfortable going away on holiday if they knew their neighbours better, according to research by QBE Insurance Australia. Sixty-five percent of Australians wish they had a better relationship with their neighbours, 60 per cent have neighbours they don’t consider friends, one in five don’t talk to their neighbours and more than one in 10 don’t know their neighbours at all. Renovations market building RENOVATIONS Roundup has been released by the Housing Industry Assoication, Australia’s residential building industry peak body, with encouraging details about the $2billion industry. “Residential building has suffered in our state during recent years as a result of weak economic conditions and the home renovations market continues to be very difficult,” explained HIA Executive Director, South Australia, Brenton Gardner. “In coming years, SA’s renovations market can look forward to a boost from the environment of very low interest rates. “In addition to this, an increased number of SA houses will fall into the prime age for undergoing their first major renovations job. “This will further support demand for renovations activity across SA. “Recent data indicates dwelling prices in Adelaide have started to grow more strongly and this will also aid the renovations recovery in South Australia.” Renovations activity in SA is projected to ease by 1.4 per cent during 2016 and further decline by 3.3 per cent in 2017, growth of 0.9 per cent is forecast for 2018 and 2.7 per cent in 2019. Accordingly, the SA renovations market is forecast to edge up from $1.94b in 2016 to $1.95b in 2019.

Bushfire preparation THE predicted onset of hotter weather means increased chance of bushfires. Residents in bushfire susceptible areas are encouraged to prepare now and take four key precautions.
