Dafza HQ Building
DAFZA HQ BUILDING Located next to Dubai International Airport Dafza offers state of the art Office Space. Internationaly renown companys have their offices in Dafza for their activities in Dubai and the UAE. Constantly increasing demand led to the decision to build a Headquarter for Dafza. Together with Al Hashemi Architects, we have been awarded the contract after submitting a winning entry in a competition. The building completes the Dafza Complex offering offices with spectacular views built around an atrium. An extensive roof-garden on the Chairman Level enjoys open views on the airport and the entire Dafza developments.

THE COLLECTION DUBAI FESTIVAL CITY Luxury expansion of the existing successful shopping festival centre. This new 85,000, m2 3-level exopansion caters to high class shoppers through a variety of luxury retail locations. Organizad in a roughly triangular shape with feature courts at the triangle’s corners, with triple height galaries topped with barrel-vault skylights. A “marina” pavillion is set outside the main mall structure with more restaurants and the marina operators offices.

MINISTRY OF CIVIL SERVICES BUILDING In a central location the Ministry of Civil Services with a fast growing number of employes decided to build a new ministry which should be designed to be expanded in a second phase. Servicing the public sector employees, the ministry building was to host customer centres, a 200 person auditorium, canteen for the employes and seperate private dining for VIp guests. The ministry regulaly hosts exhibitions from public csector facilities as well as large scale events.

TABUK AL OTHAIM MALL AND HOTEL The project is a response to the increasing demand of global brands and the exciting opportunity of retail markets in Saudi Arabia, with the area of mall based retail space increasing dramatically since 2005. The older malls are now starting to lose market share to more modern centres. Al Othaim Development Company which owns 4 percent of the hyper market share in KSA, is planning to build several shopping mall projects that offer international shopping environments in terms of brand mix facilities, and amenities along with complementary leisure components.

DUBAI PROMENADE COMMERCIAL PODIUM Located at the entrance to the remarkable Dubai Marina, this exceptional Promenade site epitomizes the progressive development changes that are occurring along Dubai’s waterfront. In an effort to attract outstanding design talent from around the world, an international design competition was conducted to develop over 350,000 sq.m. of residential and commercial space. As one of the invited competitors vying for this design commission, our concept was to create a tapestry of geometrically inspired towers linking marina and beach environments.

MAWARID TOWER The skin is similar to a veil which is intended to cover some part of the head or face, or an object of some significance. The building veil, the primary visual feature slowly curves in a helical movement, both protects the building by marking the front of street as well as welcomes us by its inviting view. A unique formal style distinguishes and individualizes this building, nevertheless, the coherence and balance of the whole is maintained by the homogenous treatment of the faรงade and main body. The faรงade comprises a double glazed inner skin on each face of the building and a second skin with vertical elements as shading device. ground floor to the roof level.

CHAMBER OF COMMERCE BUILDING The building is envisioned to have a podium with the tower on top. It is proposed to have commercial areas on the Ground and Mezzanine levels including conference facilities and restaurants on the top of podium floor (1st Floor). Commercial activities include, food courts, convenience stores, gift / flower shops, travel agents, printing facilities and cafes. All the intermediate podium levels serve the purpose of car parking for the tower. A split level terrace garden has also been proposed on the top of podium levels. The total no. of leasable typical floors are 40 with one mechanical floor occurring at the 20th Floor Level.

HONDA CANADA CAMPUS MASTER PLAN We were retained to determine the feasibility of developing a new 500,000 s.f. corporate office campus for Honda Canada within a linear belt of prestige business park lands along Highway 404 in the Town of Richmond Hill. in joint venture with HOK Architects, To aid in the ongoing consultations/negotiations with the authorities, our team collected and coordinated expert opinions and input from a multidisciplinary team of professionals during the course of the study.

DUJA TOWER 52 STOREY Prominently located along the prestigious Shiekh Zayed Road in the heart of the Dubai business district, Duja Tower will be a proud new addition to the increasingly dramatic built skyline. Optimally located opposite Emirates Towers and the Dubai’s convention centre, the 52-storey tower will be a mixeduse tower of retail, high-quality office space and apartments totaling 128,000m2 of floor area. Comprised of retail on the ground floor, offices on the mezzanine to the 7th floor levels and residential from the 13th to the 42nd floor levels, the tower will be capped by executive offices starting on the 48th floor.

AL BARSHA BOUTIQUE OFFICES This new office building has been designed to address the specific office requirements for an area of Dubai known as the Al Barsha First district. Balancing a desire to create a classically inspired and ordered architecture with that of a modern office building the design explores this duality in terms of aesthetics, technical detailing and enhanced environmental performance. Using a palette of modern building materials that includes glazed curtain wall in combination with various suspended veneer systems, the design capitalizes on the advantages of technical building excellence for it’s target tenants interested in “boutiquestyle” office space.

STAPLES CANADIAN HOME OFFICE The creation of a new Canadian headquarters for this multi-national, business supplies retailing giant has consolidated main operations for the 500 staff of Staples/Business Depot. The office building is prominently located in a prestige business park and demonstrates a commitment to improving the quality of architecture in the suburban context. A five storey, T-shaped plan was developed based on extensive user program interviews and consultation conducted by our team. The resultant design minimizes the depth of each floor plate providing abundant natural light throughout the building resulting in quality office space.

HYMER EXPOCAMP Hymer AG is the biggest producer of motorhomes and caravans in Europe. We designed the new exhibition centre near Frankfurt located next to a renown Factory Outlet Centre. The topographic situation was used to allow maximum exhibition area, workshops and customer care centre as well as extensive carparks for caravans on the available land. Light flooded exhibition halls offer spectacular views matching the feeling of freedom in nature - motivation for Hymer Clients to aquire a motorhome.

AUTOMOTIVE DEVELOPMENT LEXUS-TOYOTA-ALAC With rapid growth of this area in vicinity of the EXPO 2020 site and close to the Al Makhtoum Airport AFGRE decided to build a major automotive development in DIP. The development consist of car showrooms and services facilities for Toyota and Lexus as well as a central body shop repair facility for all brands under Al Futtaim Automotive. While following the individual brand identities the design also responds to the location and the specific requirements and visions to suit the UAE clientele.

Thornhill Square mall - Additions & Alterations
THORNHILL SQUARE MALL - ADDITIONS & ALTERATIONS This project involved the relocation and addition of a grand new entrance and lobby, additional retail space and a twostorey parking structure. As the mall lacked a distinctive presence from the street, a new pedestrian entrance was created incorporating a generous forecourt and wintergarden. Against a background of solid masonry, this addition and entrance canopy provide a welcome sense of transparency and transition between interior and exterior. A similar theme is maintained wherever primary commercial space occurs.

BUSINESS BAY OFFICE DEVELOPMENT & RESIDENTIAL Part of the prestigious Business Bay development in Dubai, these two towers have inwardly sloping “gull-wing� walls on the north face that gently curve away from the street as they progress up the building. The office tower has a notched reveal down the middle that allows a waterfall to run down the height of the building. The residential building in turn has a shallow concaved north face that, like its sister, gently curves away from the street. The podiums take hints from traditional Islamic architecture.

AL GHANDI OFFICE BUILDING Prominently located next to one of the cities main transportation arteries, the Al Ghandi office building will rejuvenate a previously underdeveloped site in an area that is currently undergoing transformational changes. In contrast to its neighbours, the striking simplicity and modernist aesthetic of the building’s design marks a new approach in mid-rise office building design. In order to achieve an elegant and modern architecture, this design focuses on fine detailing as well as the timeless choice of a building materials palette that relates to its’ desert and commercial environs.

This headquarters office building reflects the corporate philosophy of an emerging development company in the United Arab Emirates. The design aims to create a distinct and dynamic image from the sculptural form. In this regard, the elevator/ structural core has been pushed out of the building mass forming a feature for the building. This allows the office space floor to use a suspended structure, minimizing columns, and providing more light, and openness creating a first-class office environment, while meeting all of the client’s needs.

This office building, in one of the central areas of Dubai, is designed for Dubai Islamic Insurance and Reinsurance Co. – Aman, which is a company owned by one of the biggest economical organizations in the United Arab Emirates, the Dubai Islamic Bank. The design reflects the booming and rising economical contemporary life in Dubai in addition to the historical roots of the city. A synthesis of oriental arcades, a symbolic minaret and very modern curtain-walls, with their industrial details, emphasizes the dynamic and continuous interaction between the old and the modern, and forms a style that makes explicit what can be felt in Dubai.

Thornhill Square Mall - Additions & Alterations
BUSINESS BAY TWO TOWERS Located on two adjacent parcels, this project proposes two similar office towers, which take advantage of a single combined podium and underground parking. The buildings’ locations within the block allows for three street frontages maximizing retail exposure. The design’s primary feature is a set of cones, expending and contracting up the sides of the towers, creating premium office space with unique 180° views. In keeping with high quality design, one enters the towers through clearly visible arches accented by a curved glass bulkhead that emerges from the interior of the retail floor.

GERMAN CENTRE
The Government of Germany is providing socalled „German Centres“ throughout the world, offering serviced offices for German Companies targeing new markets. One of these projects was the German Centre Mexiko City located in a prominent location. Two Office Wings „hold“ the central atrium used as common space for events and exhibitions. Opened in 2002 the building experiences high appreciation by its tenants targeting the Mexican Market.
