The human brain works in marvellous ways. Like when you’re hunting for new shoes: suddenly you see other people’s footwear in a different light. At Hello Zuidas, we’re all excited about our 10th anniversary. And, what do you know? Everyone around us seems to be celebrating something too. On 26 March, the Tower Ten (WTC) gong will herald the 10th edition of Open

The time of hybrid working is here. How can your organisation get the best out of this new normal? What is the ideal balance between working from home and working remotely? Which meetings can stay online, and which should be face-to-face? To implement the hybrid working model successfully, it is important to make clear agreements to ensure a fruitful collaboration. With our Team Manifesto approach, we help companies and their teams create a common vision on this new way of working. This will bring clarity to employees, the HR department can commit to an unambiguous policy and the facility team can steer on a balanced office occupancy. Hello People
HELLO PEOPLE
GOT A MINUTE? That the majority of ABN Amro employees will be bidding their colossal office on Gustav Mahlerlaan farewell is a fact. Less
certain is what the towers will be used for in future. The building has been sold for a sum in excess of 750 million euros, but no plans have been announced as yet. On a cloudy, gusty winter’s day, we hit the streets to ask people in the district how they would like to see the building used.
Anna Kuzina “There are already quite a lot of residential buildings here, so to keep a proper balance I think it should be kept as an office building. If it were to become housing, I think it would get way too crowded in the area. I am originally from Moscow, and because there are so many people living there it gets insanely busy. It’s a good thing Zuidas is not like that. That’s why I love living here and walking my dogs during my lunch break. Instead, the building could be a great hybrid working space, because most people still prefer working at home. But to keep the productivity and social aspect of the office going, it could be good to make it a flexible working space for multiple smaller companies. I see a lot of potential.“
Nick Krestovsky “It would be cool to turn the building into a space where small companies can get off to a flying start. In a business district like this, where most of the buildings are occupied by big corporations, it could be beneficial to create some diversity. Because smaller and creative companies that probably don’t have the financial means to lease an office in these towers also deserve the same opportunities and chances that big organizations get. So, to be able to have an affordable office in Zuidas could be a good motivator for start-ups. Like a little leg up.“
16
Hello People
Irma Posch “I work at Circl, so as long as we can carry on as a sustainable location, I’m happy. Beyond that, I think it would be nice to have student or starter homes in the towers. I’m no architect or interior expert, but it seems like there would be loads of potential to turn them into nice apartments and studio flats. It would be bizarre actually if they all went on being offices, given the current housing market. My own kids, for example, can’t find anything at all. But I also wouldn’t mind living there myself! I could be at work in no time, haha.”
Matteo Viggi “In my opinion, student housing would be the best option for the ABN building. With the university and all of these other education institutions so close by, it amazes me that there’s still no student housing in the area. All of the apartments are so high-end and expensive, there’s no way young people can afford it next to their studies. So, why not? Also, there are so many offices here already. One more or less won’t make a difference. It could create a good mix for the district because now it’s all businesspeople. Some students would be good for the area.“

Zuidas Home Tour
ZUIDAS HOME TOUR
“I just knew that Zuidas was where I wanted to be” Zuidas is a distinctive part of the city and in high demand among house hunters. Between now and 2040, some 8,000 to 9,000 new homes will be built here. Once known mostly as an office location, more recently Zuidas has been shedding that image in a complete metamorphosis. When Zuidas is finished in around 2040, a projected 15,000 people will call it home. In this section, we ask residents to tell us where they live and how they like life in Zuidas. This time, we talked to Claudia van Zanten. She and her daughter live in a lovely apartment in 900Mahler –the most beautiful building in Zuidas, according to Claudia. As the People’s Party for Freedom and Democracy’s (VVD) lead candidate for the Amsterdam-Zuid district, she works to keep the area a safe, pleasant place to live. After all, she says, that’s one of the things that matters most to residents. Claudia, could you start by telling

The Amsterdam UMC Imaging Center adds unique features to the national health and life sciences cluster. First, it is by far the biggest concentration of cutting-edge medical imaging techniques available in Europe, which enables reduced waiting lists, early diagnosis, and treatment selection, as well as a better clinical treatment. Second, because of the availability of the latest innovations in diagnosis-support, radiologists and nuclear physicians are able to look with more detail into the anatomical structures and physiological, metabolic and molecular processes of the human body. This enables them to select the right treatment for the right patient at the right time. Third, a uniquely equipped lab is created to speed up medical and pharmaceutical research and cutting the costs of development of new medicines and treatments. Fourth, a well-established radiopharmaceutical manufacturer ensures the availability of medical isotopes.

A clean, circular Zuidas where every waste product is the beginning of something new: this is the clear-cut ambition of Zero Waste Zuidas 2030. Spearheaded by Green Business Club Zuidas, the programme is getting a boost over the next two years thanks to support from the City of Amsterdam – making this a good time for an interview with its project manager, Nina van den Berg. “We are thrilled to be able to scale up the Zero Waste Zuidas programme. HELLO ZUIDAS INTRODUCES
ELISA SCHOUTEN Public Space & Safety Project Manager at Hello Zuidas Elisa, what’s your favourite spot in Zuidas? “Zuidas is constantly changing and thus you keep on discovering new places. It’s great to see so much is happening on all aspects of leisure and living. There is a cinema now and soon we’ll have a museum. For a casual lunch or drinks with colleagues, Oliver’s is a nice spot; cosy and comfortable. I’m also really looking forward to spring, despite for my hay fever, when all the flowers and the sun comes out and you can take a nice little walk in Beatrixpark during your lunch break or round off the day on a terrace.” Can you tell us about your career path? “Sure, how much time do you have?! Haha… I have a hospitality management and communication degree. I’ve had various different jobs, including many in hospitality. Before this, I worked at Dynamo,

LEGAL With this issue shining a spotlight on real estate, we decided to ask some property lawyers in Zuidas about their field of practice Mona von Zweigbergk Real Estate lawyer at CMS Can you describe your practice for our readers? What does your daily work consist of? My daily work in the real estate practice of CMS is very dynamic as it consists of a transaction practice as well as a litigation practice. Part of my work in the field of transactions includes advising clients in the sale and purchase of real estate and development projects. Amongst other things, I assist clients with the drafting of purchase, development and lease agreements. Within our litigation practice, I am mainly involved in proceedings in the field of contract law. The subjects of dispute vary widely, but at the moment I am involved in a construction dispute and pandemic-related rent reduction disputes. Are there any particular hot topics in real estate law that you can tell us about? The Covid-19 restrictions have led to many disputes between lessors and lessees. The subject of corona and the possibility to claim rent reduction has therefore been a hot topic lately within tenancy law. One of the questions that play a role in the rent disputes is whether the lessee must continue to fulfil its full rent payment obligation to the lessor during the corona crisis. On Christmas Eve last year, the Supreme Court issued a ruling in which it provided a formula on the basis of which the amount of the rent reduction could be calculated. Nevertheless, disputes between lessors and lessees still arise in this area.

Lotte de Bruin Lawyer at Clifford Chance Are there any particular hot topics in real estate law that you can tell us about? At the moment we are still seeing huge demand for logistics real estate and data centre projects, on top of the requirements to make projects greener. Recent rulings on stricter regulation of aspects like noise, residual heat and nitrogen – plus a shortage of electrical grid capacity – are creating a whole host of interesting questions for these assets before projects can actually be realized. We have to keep well informed of all of these issues in order to give our clients sound advice before they invest millions in one of those

I eagerly await the moment where we can connect in person again. What case has made a big impression on you? Can you tell us more about it? There are two cases that come to mind. First is the sale of the ABN AMRO Bank HQ to Victory Advisers. This was an exciting transaction in terms of deal structure and volume, also due to the fact that it was the biggest single asset deal in the Netherlands. A crowning achievement for my former colleague Wilfred Groen and his team. The second matter involved the sale of the Amsterdam Logistics City Hub to CTP. CTP was represented by Dentons, and my colleagues Monique Laenen and Jochem Beurskens advised the seller on the biggest single asset logistics transaction in 2021. This was a fantastic transaction and great for our firm’s track record.

Sustainable Product-as-a-Service (PaaS) financing:
“CONTRACTUAL AGREEMENTS ALSO GIVE FINANCIER SECURITY” Sustainable systems in and on buildings – such as heat pumps and solar panels – can contribute towards greening the Netherlands. These are systems that have a long life. Therefore, it’s a good idea for the operator to retain ownership and sell the system as a ‘service’ to the building owner. This Product-as-a-Service (PaaS) arrangement also provides sufficient security for the system financier, says professor of private law Frank Verstijlen, based on a study he and his colleagues Emil Verheul and Maarten van Dijken carried out for the Dutch Banking Association (NVB).

Not necessarily, says Frank Verstijlen, professor of private law with a focus on property law at the University of Groningen. “Traditionally, banks demand a proprietary security right. With systems like these that are installed in someone else’s building, the building owner is obligated to draw up a building lease. That means the system is still an independent entity that belongs to the supplier and can be given as security to their bank. Should the building owner go bankrupt, the system won’t go to the creditors. The drawback of this proprietary arrangement is that it is cumbersome and expensive, given the notarial deeds required. In practice, a method of contractual agreements has now been developed through which a

Meet The...
Zuidas is best known as Amsterdam’s business district, chock-a-block with skyscrapers and scores of offices. More recently, however, the district has grown into a veritable urban neighbourhood and a great place to live and hang out. Many businesses have also discovered Zuidas, and with their arrival, the district has added a wide range of services and amenities, including shops, schools, fitness centres and places to drink and dine. Powering each of these establishments are entrepreneurs and employees with their own special, personal stories that we’re eager to share with you.
