If it were to become housing, I think it would get way too crowded in the area. I am originally from Moscow, and because there are so many people living there it gets insanely busy. It’s a good thing Zuidas is not like that. That’s why I love living here and walking my dogs during my lunch break. Instead, the building could be a great hybrid working space, because most people still prefer working at home. “I just knew that Zuidas was where I wanted to be” Zuidas is a distinctive part of the city and in high demand among house hunters. Between now and 2040, some 8,000 to 9,000 new homes will be built here. Once known mostly as an office location, more recently Zuidas has been shedding that image in a complete metamorphosis. When Zuidas is finished in around 2040, a projected 15,000 people will call it home. In this section, we ask residents to tell us where they live and how they like life in Zuidas. This time, we talked to Claudia van Zanten. She and her daughter live in a lovely apartment in 900Mahler –the most beautiful building in Zuidas, according to Claudia. What does your daily work consist of? My daily work in the real estate practice of CMS is very dynamic as it consists of a transaction practice as well as a litigation practice. Part of my work in the field of transactions includes advising clients in the sale and purchase of real estate and development projects. Amongst other things, I assist clients with the drafting of purchase, development and lease agreements. Within our litigation practice, I am mainly involved in proceedings in the field of contract law. The subjects of dispute vary widely, but at the moment I am involved in a construction dispute and pandemic-related rent reduction disputes. Are there any particular hot topics in real estate law that you can tell us about? The Covid-19 restrictions have led to many disputes between lessors and lessees. The subject of corona and the possibility to claim rent reduction has therefore been a hot topic lately within tenancy law. One of the questions that play a role in the rent disputes is whether the lessee must continue to fulfil its full rent payment obligation to the lessor during the corona crisis. On Christmas Eve last year, the Supreme Court issued a ruling in which it provided a formula on the basis of which the amount of the rent reduction could be calculated. Nevertheless, disputes between lessors and lessees still arise in this area.

This was a fantastic transaction and great for our firm’s track record.

VUmc Ronald McDonald House leaving Zuidas As from 15 March 2022, the VUmc and Emma Amsterdam Ronald McDonald houses will be consolidated at the Emma House. With the Emma hospital’s paediatric departments having been merged at the AMC location in late 2021, the VUmc Ronald McDonald House is no longer needed. Extensive renovations will start soon to prepare the new location. Over the past 23 years, the VUmc Ronald McDonald House has supported some 17,000 families. Aafke de Haan, manager of the Ronald McDonald houses in Amsterdam: “We are profoundly grateful to all the volunteers, sponsors and benefactors who have invested their hearts and souls in the VUmc House over the years. Together, we have truly made a difference for families with an ill child.” Are you a past guest or former volunteer, and would you like to take a last look inside the VUmc House? Zuidas is best known as Amsterdam’s business district, chock-a-block with skyscrapers and scores of offices. More recently, however, the district has grown into a veritable urban neighbourhood and a great place to live and hang out.
