The Gateway To
Classic-Modern Heaven The resort with visibly innovative design and sophisticated construction will come to no avail if it’s unable to help guests achieve the superb private retreat and fails to deliver them the maximum privacy and comfort. At the Regent Phuket Cape Panwa, it’s ensconced with the best of both world of hospitality service, an ingredient for the enduring charm of hotel in Thailand, and the world of design and enticing classic architectural style to render the poshness of the western hemisphere and also to redefine the luxury experience and a memorable melody of living on island. Located in the secluded bay of Cape Panwa next to its own private beach and looking out to the Andaman Sea, Regent Phuket Cape Panwa stands out with the classic contemporary style, the exterior architecture and colonial structure of the resort exude the charm and fascination of the bygone days of old Thailand in the 19th century. The interior of each room echoes Asian touches with the western twisted to help reborn the classical and traditional sense. Its villa and suite type is where you can totally indulge in the well-designed set of hardware in hospitality service to ensure maximum comfort as the ocean view is complimented to enhance an odyssey of romance. The resort features 105 exquisite units comprising 35 Pool Villas, 48 Suites and 22 Pavilions. We spent a couple nights there at “Pool Villa”, the new DNA of classic pool villa concept in Phuket offering an exclusive environment with private Jacuzzi and pool. It features spacious living area, oversized bathroom and the separated outdoor rain shower. The most prominent thing is the white color and light tone that dominate both exterior and interior, particularly at the bathroom. The Jacuzzi is also added to make a well balance with the luxurious
ambience and decoration while the striking wooden floor and high ceiling concept help express warmth, spaciousness, relax, and the harmony with the surrounding nature of the resort. The Pool Villa is exclusively appointed with elegant wood floor and natural timbers to add warmth and comfort as the addition of dark brown wood furnishing with cream tones is considered a good statement to achieve a harmonious décor and also to enhance the good connection between luxury comfort and the nature. We think it’d be a very perfect hideaway if you are looking for an impressive romantic honeymoon in classical style as the balcony of each room type provides guests with the vistas view of Andaman sea. Meanwhile, the concept of high ceiling has been blissfully used to make the area of all units more spacious and help to exude the cozy feeling. The overall design is modern contemporary and naturally perfect, tropical, exotic, and enticing. The outstanding part of this tomorrow’s name in vintage-modern living is the concern of the nature and the concept in design, aiming to maximize the harmony between the luxury design and the surrounding green areas as the overall space and form at the common areas are
extensively created for customers or guests to feel more a dreamy relaxing day. Aside from the uniqueness of Thai touch, the spirit of Thai hospitality, and superb facilities, Regent Phuket Cape Panwa is also recognized as a brand where discerning travelers can relish the unpretentious hospitality service and a truly homey comfort, not to mention the unrivaled personalized service protocol by its butler service for guests staying in Pool Villa. Such is the resort’s signature element created to enhance long-term homey comfort and maximize the ultimate resort experience. Thailand is one of a few countries in the world to have the legalize standard of the spa. The result at the end of the day at the Regent Phuket Cape Panwa should be the spa indulgence, which is an essential guide to pampering and inner tranquility while the blend of innovative technology-driven approach will help restore the harmony of body and mind and the impressive wellness amidst the tropical-inspired ambience, which is regarded as natural medical doctor to help calm down your mind and spirit.

From the Publisher
The Software That Inspires Livability Resort finished with Pool Villa concept has become highly anticipated in Thailand and Asia and other countries in the so-called tropical zones, especially when it comes to pinpointing how we can wisely spend our money to indulge in an upscale hotels resorts or even the residential unit with the uninterrupted ocean view, this is because Pool Villa resort pleasantly bespeaks your lifestyle and personality and modern luxury comfort rather than an ordinary single room while the provided modern convenience and the complete set of luxurious facilities and amenities as featured in the villa help to ensure individual comforts and homey feeling, suitable for both living short and staying long-term. All pool villa resorts actually guarantee your personal modern lifestyle, but the difference seems to be the term of location, distinctive layout, interior design, and architecture that are eclectically incorporated to create enduring aesthetic appeal, romance, and serenity amidst the beauty of the natural surrounding. The editor’s pick of residential spaces and dream bedrooms from Thailand and Asia-Pacific region as featured in this issue are considerably where discerning travelers can accomplish a hedonistic theme of living at a remote beachfront resort, not to mention to its modern convenience that can bring guests a homey comfort, particularly the room with a stunning view, which I think that it’s a strong statement in aesthetic standard to create a unique sanctuary for the sense. Anyway, in the way to achieve a true homey comfort, I see that the most important ingredient to help you be there is the software in hospitality service—human resource or staff and the unpretentious hospitality service, which is what Thailand’s been famous for. For the mega residential project initiated in the face of mounting competitive environment among other competitors, it’s quite easy to conjure up some dream projects finished with top-grade amenities and super-luxurious facilities in order to sport the extravagance and comfort for sophisticated and modern people living in the metropolis. Such is the basic concept of creating hardware and common genre in marketing to establish a design-led upscale condominium with innovative technologies to gain the potential in the market. But what can make a threshold of difference is the software or people or human resource, which is the sensual element to create the pleasurable stay and homey comfort. That’s the most difficult part for a visionary developer to have to make a balance into the hardware and software so as to deliver customers a uniquely occidental lifestyle in the oriental ambience while the homely comfort is still retained to maximize livability in the city.

Kitchen Lighting
Design Tips
Today’s kitchen, the center of family activity, wins hands-down as the modern home’s busiest room. Lighting requirements depend on the size and complexity of the kitchen space. While the kitchen is primarily a work area, it may also be used for dining or as a gathering place for family and friends. Small kitchens may require only a central ceiling fixture and task lighting tucked under a cabinet. More elaborate kitchens will demand a blend of general, task and accent lighting.
18
T
he key to a successful scheme lies in layering the effects, so you should try to zone the lighting according to its use - working (task), dining and mood (ambient) and creating the wow factor (feature). It’s important to concentrate on all three and consider dimmable solutions for even more flexibility. Every kitchen, no matter how large or small, needs efficient task lighting. This is as much from a safety point of view as anything else. You’ll need direct lighting wherever any food preparation is taking place - worktops, sinks and hobs - to make sure chopping and cooking can be done safely and without
Every kitchen, no matter how large or small, needs efficient task lighting. This is as much from a safety point of view as anything else. You’ll need direct lighting wherever any food preparation is taking place - worktops, sinks and hobs - to make sure chopping and cooking can be done safely and without shadows.
shadows. Undermounted options are perfect for this and be sure to look for recessed or semi-recessed options, as exposed light fittings will collect grease and dirt more easily For the hob area, choose an extractor with four or more halogen lights and if the island is to be used for prep, highlight it with pendant lamps combined with recessed downlighters. These should always be controlled on a separate circuit, so make sure you talk to your electrician before any installation takes place. The latest trend is for easy-to-use sensor-operated products. They’re extremely practical - when preparing food, there’s no
need to wash your hands every time you need to flick the switch, simply wave your hand in front of the sensor. Drawer and cabinet lighting can also be operated on sensors, instantly coming on when the door is opened. Not only do they look great, the lights make it much easier to find that elusive corkscrew or pizza cutter. Open-plan kitchens with a dining area or those with a breakfast bar need a combination of adequate lighting for eating, with softer lighting for after-dinner conversation. Dining tables and island units will benefit from a series of overhead pendant lamps (rise-and-fall
versions can be moved up or down when needed) while lamps and wall lights will create a warm glow that sets the mood. Giuliano Digilio from the Electrical Contractors’ Association (ECA) recommends that dining areas feature warm white LEDs to create atmosphere while entertaining. ‘Cool white might just be too much,’ he says. ‘I would suggest fitting LED downlighters or surface-mounted spotlights for these areas in a warm white colour to provide a relaxed ambience.’ Hugo Tugman, founder of Architect Your Home, explains the importance of considering 19

how the lighting in each zone will affect the adjacent areas in an open-plan layout. ‘It’s no good creating a lovely mood setting in the dining area if it’s ruined by bright light from the kitchen,’ he says. ‘Part of the solution lies in lighting control - systems that allow you to switch between pre-set arrangements of lights for different situations. This allows you to have one setting for dining, another for parties, one for cleaning and so on.’ Ambient lighting is key for creating a laid-back feel and is essential as kitchens become the primary social space in our homes. Look for softer solutions, such as dimmable wall lights, 20
as well as decorative systems, like shelf and in-cabinet lights. Mood lighting can change the ambience of the kitchen from practical preparation zone to a chill-out or entertaining space. Plinth lighting - especially strip lights - around an island unit or breakfast bar gives the illusion of floating furniture, which can create a magical feel at night and is great for wowing guests. If you have a period property or interesting features, such as an exposed brick wall, that you’d like to highlight, consider accent lighting that can be used to focus on a particular area or design element in the room.

Making Of Contemporary
Bedroom Design Bedrooms is the very important place for great night sleep and rest. When you picture a contemporary bedroom, you most likely think of pale woods, plenty of white sheets and lots of monochrome. However, being contemporary doesn’t mean you have to sacrifice charisma or personality. Here is the ten excellent ideas that will make your contemporary bedroom as charming as you are.
22
Neutral is key If you want a clean, contemporary look for your bedroom, then a neutral color palette is a must. You don’t have to always opt for lighter tones, but you should stay away from bright colors for the sleek, streamlined look.
Accessorize To avoid your bedroom getting boring, you can use accessories to brighten it up and add interest to an otherwise monochrome design. Add some brightly colored artwork or some little trinket boxes.
A feature wall Whether you opt for a fun wallpaper fabric or a cool paint color, having one wall unlike the other three instantly makes your room look edgy. There’s plenty to choose from, be it a glossy finish or an exciting print; adding something a bit different to one wall can really make it stand out.
Use your space effectively If you want a sleek and modern bedroom, then clutter is the last thing you need. Check out some fantastic bedrooms that offer clever storage solutions to tidy away all your clothes, shoes and other sundry items, leaving your room looking spacious and clutter-free.
Frills are a big no-no Frilly cushions are out if you want an up-tothe-minute look. Keeping things gender-neutral in the bedroom is your best bet for maintaining a sleek look. Avoid bright pinks or girly pastels and instead opt for monochrome shades.
Wood A pale wood such as pine or maple is far more effective at creating a contemporary look than heavier, more traditional woods such as oak. Wood makes for a more expensive look and hardwearing than veneer.
23
A modern bed Make sure your bed is as modern as they come if you want the rest of your room to fall into place. Whether you opt for a contemporary futon number or a sprawling super-king, having a modern bed ensures your room has a stylish edge from the offset. A feature headboard If you you’ve already made up your mind to keep your old bed, a feature headboard can be a great way of adding an interesting element to your room. This can be anything you want it to be – nice wood paneling, some bright woven fabric or even an integrated bookshelf. A feature headboard can add some modernity to your room without you having to make any big changes. Black and white Monochrome shades of grey, black and white is an immediate way to transform your room into a contemporary dream. White bed linen adds a crisp, clean touch, creating the perfect blend between classic and modern. Keep it to a minimum Whether you decide to go for a large feature or enliven the place with trinkets, anything too extreme will ruin your contemporary look. The key is to focus attention on one or two pieces and keep things simple. 24

Living with Quality
& Awe-Inspiring Ambience When you are able to recognize who you are and have a strong belief in something, it’s hard to get it out from your blood. Such fact of life reflects the return of veteran property development visionary Mr. Nigel Cornick, CEO of Kingdom Property, who’s behind the unique concept of the much anticipated Southpoint Pattaya as he’s seen the huge potential growth opportunities for real estate development in Pattaya particularly the quality condominium projects in prime locations.
S
outhpoint Pattaya will comprise of more than 600 units sized from 30sqm up after the group was able to secure four rai of land on Pratumnak Hill three years ago. Condominium presales will start this year with an entry price level around the Bt1.5m and units will average Bt75,000-80,000 per sqm. Designed jointly by Bangkok based architects The Beaumont Partnership and SODA Thailand (Stephen O’Dell), the plans for Southpoint are for 2 towers, one 20-storey and one 28 storey, with 42,000sqm of living space. Construction is scheduled to complete in 2015. “Why has to be in Pattaya?, as Bangkok is getting over-developed and it might be hard to find good residential project in Bangkok while the land price spirals up significantly, but the land price in Pattaya is still quite reasonable. And the development in Pattaya is more attractive place in the Eastern and I’ve seen younger generation and the local Thais are more interested and excited to live in Pattaya. Here in Pattaya, you can got both local market, tourist market, and the industrial market as well. So, there are a lot of growths in the Pattaya area,” says Mr. Nigel John Cornick, Chief Executive
26
Officer, Kingdom Property Company Limited. “I came up with the name “Northpoint” while steering the development for Raimon Land Plc, so logically I come up with the “Southpoint” now. But, I have nothing to do with the competition with the Raimon Land’s Northpoint. Frankly, I would say that competition is good and it’s not the matter of being friendly or not friendly competitor. I had helped Raimon Land Plc gets out of the difficult situation financially and brought the development and new projects to the company, including The River. As you could see, there are many developers now in Pattaya and everyone has their own niche.” Pattaya, the biggest value for foreigners or tourists, has considerably been developed
from merely the sleepy town and roadside fishing village to be one of the country’s most visited beach resort. It has grown up with the smorgasbord of first-rate hotels and resorts, residential buildings, restaurants, and certainly night scenes. As the result of mass-market tourism campaign ever made, the city becomes the star attraction of the country as the nearest hectic beach vacation that discerning travelers have to visit after Bangkok. Real estate in Pattaya has been one of the fastest growing and most sustainable industries, and the number of property developments currently underway is a clear indicator that this trend is set to continue. Developments in locales such as Jomtien, Sahathip, Pratumnak Hill and Mabrachan Lake
are providing good investment opportunities. Meanwhile, developments in the famous the North, Central, and South Pattaya is still paying dividend even if economic sluggishness and poor consumer confidence are taking a toll on the property sector. “Basically, the location is well responsive in Pattaya and living in the city you got Na Klua, Central Pattaya, Pratumnak area, and Jomtien. The Pratumnak area is actually very popular and I recognize the significant opportunity for quality development in a location just minutes from Pattaya’s city centre. And I think Pratumnak area is going to be expanding to become the center point of water sport, jet skiing, kayaking and diving to name a few, which is very opposite to a decade ago when the are was
27
very shy and the Thai market trended not to go to enjoy their lifestyle in Pattaya and definitely Pratumnak was nearly neglected. And what I’ve seen is the growing development; there are lots of residential projects along the coastline from Na Klua, Central Pattaya, and down south into the Pratumnak area. So, I’d say the location in Pratumnak area is promising and improving significantly in the next few years,” he points out. The property industry is fluctuated while people don’t only look for location and convenience for a day-to-day basic of living, but they are also growingly in search of residential project that sports conceptual design and style, the quality of value for money, idea in construction, and management that might exude the homey feeling to all customers or residents. Southpoint Pattaya will be responding to such quest of lifestyle while Pratumnak is already a popular destination with western tourists due to its quiet, private and ‘green’ surrounds, as well as its close proximity to the Bali Hai beach and Royal Varuna Yacht Club. “When I approach in a project, I try to make sure that everything that we do is up to top standard to be a completed product. We’re sure it’s well-designed and well-built. So, I think it’s the process started right from the beginning that you can find at the Kingdom Property.” “Condominiums need to meet high levels of buyer scrutiny and deliver long term value,” he adds. “We work to ensure that we meet the toughest buyer demands and deliver a high quality product on time, to all original specifications and in a clear and transparent process. 28
Kingdom Property has selected Franke, the world’s leading provider of domestic culinary systems with over a hundred years of design heritage, to supply kitchen units for its project. In addition to the prestigious Swiss kitchen design company, the real estate firm has also partnered with a host of international brands to be featured in the upcoming project including Bticino, Stiebel, Parisi, Heiler, Schneider and Bangkok-based design team 3d. The announcement further cements the developer’s reputation for quality following the hiring of internationally renowned partners to build Southpoint Pattaya, with Thai BAUER recently completing the piling before giving way to Bouygues Thai to lead the construction process. Meinhardt are contracted for MEP and structural engineering. As well as appliances by Franke, kitchen design will be undertaken by Thai housing design specialists 3d, with all kitchens and bathrooms fitted with state of the art hot water heaters by German technical powerhouse Stiebel. The bathrooms themselves incorporate
a fusion of German precision with chic Italian design, with fittings by Heiler and appliances by Parisi. Bticino door entrance systems will be installed in every unit, facilitating intercom between all apartments and allowing users to connect instantly with reception and security. All units’ wall lighting switches are by Schneider, offering functionality and unobtrusive design. Unit sizes at Southpoint Pattaya start from studios of 30sqm with one-bedroom units ranging from 41sqm to 87sqm and two-bedroom units ranging from 61sqm to 97sqm. The condominium includes a dedicated sky deck with an infinity edge lap pool and fitness centre along with a landscaped family zone featuring children’s pool and playground. “I think people, investors, developers, and buyers are more aware of the design and the innovative idea in construction, and the quality. People are having more choice of living and the Southpoint Pattaya is also a part of that in the market,” says Nigel. “If we look at the market in the big picture, there are obviously significant numbers of development in Pattaya and it’s important that we have to come up with the product that’s able to appeal to all the market sectors.” “What I’ve learnt from my experience, you have to have the ownership of your company, this time is crucial for me to make sure that the success ever did in previous companies, including Raimon Land Plc, will be happening again with Kingdom Property. It’s such an exciting time as the Eastern Seaboard is going to be one of the top tourism destinations in Asia. That’s the indication of the way we are growing,” says Nigel.

A Charm Between Times Although futuristic buildings and skyscrapers have been spectacular major composition to enhance Singapore’s skyline, buildings of architectural and historical significance on the ground were retained and playing major role of the city’s urban design excellence.
30
If there could be an architectural style that truly identifies the style and sense of being Singaporean, the shophouse would be possibly the strongest contender. A small two- or three-storey structure usually combines business quarters sharing at street level and living quarters on the shuttered upper floors.
S
ingapore is well reputable for its excellent urban planning and management. For the past decades, Singaporean government has splashed out on several projects to develop iconic landmarks in the city, resulting in some of the modernistic constructions and sky-reach buildings taking control over the rich city’s skyline. Although fast forward moving to the future with many modernistic being constructed to strengthen the city’s brand identity, Singapore also retains its historical constructions remain from the bygone age to enlivens the country’s previous glory. According to a slogan of Singapore Urban Redevelopment Authority (URA) to make Singapore a great city to live, work, and play in, the city has proved this great job nowadays by a perfect connection of the old era to the fast future. It’s rather difficult to identify what really Singaporean style is but the way the country has long been established with the blend of various racial faces, art and cultures, rewards Singapore with an interesting diversity in architectural styles. From the late 1990s, several landmark projects have since been developed, sometimes through open or closed architectural design competitions to build up Singapore’s brand uniqueness that attracts foreign tourists, skilled immigrants and, certainly, investments. Some of the outstanding structures built for the past twenty years include the Supreme Court of Singapore, the new National Library, the Esplanade - Theatres on the Bay - the durianshape art centre, the Singapore Flyer, and the latest additional to Marina Bay attractive area Marina Bay Sands including its entertainment complex. Boasting the 10 times more inclined than the famous Leaning Tower of Pisa, a building of
triple towers served as Marina Bay Sands Hotel is marked as a miracle building of the 21st Century with its towers slanted by up to 55 degrees. The hotel splendidly features as much as 2,561 guestrooms housed in three 57-storey buildings spectacularly linked by Sands SkyPark, the gigantic surfboard-shape terrace across the span of all three towers at the height of 200 metres. Marked as one of the world’s largest public cantilevers, Sand SkyPark has enough space to accommodate four-and-a-half A380 jumbo jets and provides you with the vistas view of the whole city in panoramic 360 degrees and swim at a higher level than a bird flies at an infinity-edged swimming pool. Seen from Marina Bay Sands Hotel on the opposite side of Marina Bay is a group of colonial buildings located at central business area and some of heritage buildings located at the mouth of Singapore River. One among those is the dominant Fullerton Building where a five-star boutique hotel is situated. You might be interested to pay several thousands SGD per night for a suite to get yourself pampered and find a reasonable excuse to dress up for a luxury dinner at The Fullerton. But it’s well worth it, as you will be accommodated in a huge colonial building supported by imposing neo-classic columns with high-ceiling verandas. The old Fullerton Building had been undergone a restoration from the year 1998 to 2000 and was converted into a luxury 400-room The Fullerton Hotel and became one of the major landmarks of the Singapore River since then. If colonial is your favorite style of accommodation, give it a try at Singapore’s five-star Raffles Hotel dating back to the year 1887 to recall a great hotel of the 19th Century 31
that has been the retreat and source of inspiration for lots of writers and famous guests. With an illustrious history spanning over a century, at these days, the hotel features 103 suites, 15 distinctive restaurants and bars, and the world-class Raffles Amrita Spa. Raffles Hotel also houses the museum – the best resource to dig into a rich history of the building during a time of its glorious bygone. Grab a copy of Singapore heritage trail map at any tourism offices at the airport or in town with you if you fancy a bit more colonial traces exploration throughout the city. In the central business district, you will be fascinated by lots of heritage buildings reminiscent of the long past such as the Empress Place Building, the flagship of architecture from colonial era located at the mouth of Singapore River. The old building boasts its awesome Neo-Palladian exterior with timber-louvred windows and pitched clay tile roofs that always catch attention of visitors who sailed into the harbour. The building was used as the Government Offices during the colonial period but currently it is used
Back to Marina Bay area again, Marina Bay Sands, an architectural masterpiece of the 21st century, is scheduled to open its addition structures such as the Crystal Pavilion, Lotus-design Museum, and state-of-the-art theatre to complete the full project over the next few months. as the second wing of Asian Civilisations Museum. Other sites of interest in neighboring area include Old Parliament House, Victoria Memorial Hall, Supreme Court, and the City Hall. If you feel a bit tired facing upward to look at those grandiose colonial building, Boat Quay is just the place you may find more captivating as it was the busiest part of the old Port of Singapore during the colonial period in 1860s. To the Chinese’s belief, the location of Boat Quay at the south bank of the Singapore River resembles the belly of a carp where wealth and prosperity lay; rows of shophouses then were built in the area and have been well conserved even after the end of the maritime commerce. Up until today, most of shophouses have turned themselves to be the favorite hot spot of bars, pubs, and restaurants where tourists and expats keep coming to hang out. In this futuristic city, even if the government’s urban planning has worked out quite well to add Singapore into the list of the world’s leading cities with new and unique architectural designs 32
that feast your eyes, but sometimes you may find it’s more enjoyable making good bargains at street stalls along the thriving street of shophoouses in Chinatown rather than strolling around the modern-theme shopping promenades. Shophouses located in Chinatown and some other areas in the city are significant building types in Singapore’s architectural heritage, reflecting much of the island’s history and development through times. Evolved from the late 18th century during colonial period and being restored and renovated to house theatres, and teahouses, these heritage buildings have impressed tourists with its adapted style of postmodern and revival since the beginning of the 1990s when most of them were turned to be fine dining restaurants, souvenir and retail shops, and even an attractive four-star hip hotel known as Hotel 1929 (www.hotel1929. com) on Keong Saik Road. If there could be an architectural style that truly identifies the style and sense of being Singaporean, the shophouse would be possibly the strongest contender. A small two- or three-storey structure usually combines business quarters sharing at street level and living quarters on the shuttered upper floors. There are various key elements that form a shophouse but what is considered the most captivating to passersby and tourists is its colourful front façade including timber windows of the French or Casement design, the column and the five-footway which serves as a sheltered space for public activities and for circulation. Aside from shophouses ubiquitously found at the Chinatown area, you can also find many clusters of shophouses located in other areas, including Geylang, Kampong Glam, Little India, Jalan Besar, Club Street, and more within city centre and city fringes. Back to Marina Bay area again, Marina Bay Sands, an architectural masterpiece of the 21st century, is scheduled to open its addition structures such as the Crystal Pavilion, Lotus-design Museum, and state-of-the-art theatre to complete the full project over the next few months. Definitely this architectural phenomenon will draw attention from the crowds and the three towers will be marked as a crown of Singapore’s skyline. But to see this new tourist icon at its best appearance, you need to step back to keep a proper distance for a panoramic view at the opposite side of the bay, probably at Merlion Park where Singapore’s original tourist icon – Merlion is situated. As you stand there, you’ll see a contrast between old and new, yesterday and tomorrow that harmoniously forms a unique charm of Singapore.

Bangkok’s Architecturally
Inspiring Zones
34
Not only has Thailand continually seen the smorgasbord of classy hotel and conceptual resort properties and the great infux of new investment through working incorporation with the world’s internationally recognized hotel management brands in order to gain and ensure the potential in the hospitality market, but the country has also seen the bloom in residential development in the property market for more than a decade as the country’s also been seen as Southeast Asia’s most beautiful beachside destination worth for a long-term investment for a long-term living.
T
he country is viewed as the portal of new residential developments as the countless number of natural attractions that can be seen at the upcountry and coastal provinces at the Andaman side and the Gulf of Thailand has potentially been playing as a key role to emotionally enhance a sense of heaven-on-earth and also to attract new foreign investment. Moreover, we also consider that Thailand is still the center point of hotels and resorts business development in spite of the ongoing political turmoil since last year. The endearing Thai hospitality service that the country is famous for is naturally the existing unparalleled characteristic that has helped to create the enduring appeal to itself and definitely bring a phenomenal growth to the hospitality and service industry. According to Business Monitor International (BMI)’s Thailand Real Estate Report, the country’s commercial real estate sector remain upbeat as developers have been looking to initiate over 200 projects across greater Bangkok in recent years in spite of the Bank of Thailand (BOT) moved to restrict the availability of credit to
buyers of condominiums. But the BMI believed that the BOT will keep its policy rate on hold at 2.25% throughout 2014 as the political situation will force the BoT to ease monetary policy in a bid to support growth in property development throughout this year and beyond while the country currently has a large number of property funds. In Bangkok, not only have the big players from abroad and local been zeroing onto exploring their growth prospect in hospitality business through spearing head to make a giant investment to develop international hotel brand as you have seen the great influx of well-recognized hotels resorts along the CBD districts in Bangkok, but the small stylish or the widely-used “Boutique” hotels resorts is also the tempting business genre and surging market that such elite group of investors from local and abroad have been increasingly focus in recent years to make a new foothold and venture in the design-led small luxury hotel, where personalized service is top priority. Bangkok’s urban lifestyle development in
the up market has been considerably transformed or driven by the growing demand of sophisticated buyers and investors looking for the conceptually mix-used condos with modern design and stylish finishing, and the comprehensive idea to help achieve a modern day-to-day basic of living in the city. Meanwhile, the homey feeling is essentially the sensual touch that the majority of developers are trying to add to sport what it calls home away home. MahaNakhon is a dream luxury mixed-use skyscraper that was initiated in response to the designed-led market to become Bangkok’s new iconic landmark and the tallest building. Designed by German architect Ole Scheeren, it will have the unconventional appearance of a glass curtain-walled square tower with a voxelated-surface spiral cut into the side of the building. The Ritz-Carlton Residences is also part of the mixed-use property project designed to provide residents with convenience of living in a private home in the sky. Thailand’s first Ritz-Carlton Residences will feature 200 residences. Residents will enjoy outstanding facilities and privacy, and unique design features including skyboxes, terraces, double height ceilings, duplexes and interiors by David Collins Studio. Talking about Bangkok’s property market in general, the industry has seen a significant recovery from the effects of the floods. Even the worst hit areas such as low rise housing, retail and industrial in areas that were flooded have seen resumed activity. In the flooded areas, all retail centres have reopened, there were new housing sales and the majorities of factories have reopened or are in the process of reopening. Even if the Sukhumvit road didn’t not experience flooding, but the prices of condominiums will be rising in accordance with the high construction costs, the Bt300 minimum wage, the coveted locations, how classy interior and exterior is, the tranquility and peacefulness, and the variety of entertainments in Sukhumvit. The majority of the family market will consider townhouses in a good location several kilometres away from a mass transit station in the suburb rather than a one-bedroom condominium in the city. Anyway, there will be continued demand for small condominiums from singles, couples and weekday occupation by children attending central city schools and second home use. 35
Most of luxurious and modern residences in Sukhumvit are increasingly depending on the latest development in “Green” concept, ranging from a sophisticated water recycling system to the use of hot air from air conditioners to provide self sufficient hot water. Other features include the latest in high-speed elevator technology and automated systems to seal off upper level balconies in high wind conditions.
36
Trendy Living in the Metropolis In the luxury condominium market, condominium living is becoming more widely adopted and there is still potential demand particularly in densely populated areas where there has been limited development. Developers will face the challenges of identifying new opportunities in new locations as well as to sell out poorly performing projects before they are completed. The competition will remain fierce and intensive with a tendency to quickly over supply in a particular location. The demand of condo living is driven primarily by end-users and partly by buy-to-let investors who purchase for their own use in the future. Record prices have been achieved for condominiums in the
best locations and best-quality recently-completed projects. CBRE also points out that the prices of residential units in the Sukhumvit area will be gradually moving up according to the growing demand of people wishing to indulge in the metropolis or the city center. Large listed developers with a strong reputation, including Major Development, Charn Issara, Grande Asset, and TCC Land, which is one of Thailand prominent conglomerates to develop and to invest in wide range of real estate projects covering residential, hospitality, retails, property management, logistics, and agro industries in Thailand and worldwide, dominate the condominium market and they are focusing more on the middle-end market in the urban Bangkok area. Meanwhile, the surrounding facilities will feature such intimate and convenient recreational facilities as swimming pools overlooking the sunset and the jaw-dropping view of the city, multi-tiered sun and shade decks, a poolside bar, a health spa, gym, jogging track and tropical gardens and Salas or relaxing Thai pavilion.

The Outlook Of Occidental Comfort Multiple-purpose developments combining residences with hotel on the same plot is commonplace. It offers more interesting marketing potential as well as a smart way forward for savvy developers to have a stunning range of limited units to excite the market and bring customers a sense of uniqueness. I am not so sure if such initiatives are the key to increasing earning potential. However to guarantee sustainable success, they must focus more particularly on the hospitality service in order to create a truly homey comfort in the living spaces where guests decide to stay long-term. 38
S
taying alone in business sometimes brings a negative sense of lagging behind the rest of the competitive market. Staying unique has the opposite effect. It’s a way forward in a modern business paradigm to earn the potential advantage and to make you stand out from the rest. Chatrium Residence Sathon Bangkok is a case in point that is well situated uniquely in a residential location amidst the boutique community off central Sathorn area. Aside from the impressive service hardware, Chatrium also realizes the importance of the software, human resources or the staff. It is the sensual ingredient essential to creating a pleasurable stay experience for its guests.
This issue we sat down to discuss with the veteran hotelier Mr. Magne Hansen, General Manager of Chatrium Residence Sathon Bangkok, as to how he created the concept of a city oasis which makes it unique compared with their competitors. The challenge is to create the right balance between the hardware and software in such a way that it delivers a uniquely residential lifestyle experience in a homely ambience. “Chatrium Residence Sathon Bangkok is a very complex property,” he said. “When I started here, they were the beginning of the refurbishments and renovation project. It was a great time for me to get involved in the early stages of the project which allowed me to draw from my broad experience in Thailand both from pre-opening and managing of Serviced Apartments, Resorts and Corporate City Hotels.” “After operating a variety of hospitality projects in Thailand, I do prefer the Service Residence business, since it includes both long term and short term guests. Since I started my career in Thailand in the Serviced Apartment industry, it became a natural choice for me when
I returned back to Bangkok, after three years on the island of Koh Samui, to take on the challenge of managing the 560 rooms of Chatrium Residence Sathon. When I first saw the property I realized quickly that it had great potential; the accommodation, facilities and the serene environment made it a perfect home both for long or short-term guests.” “The key concept of Chatrium is to give all guests a heartfelt hospitality experience and facilities that accommodate a modern lifestyle. Long-term guests account for 60 per cent of our occupancy and daily guests the remaining 40 percent. Our location at 24 Naradthiwas is not far from Bangkok’s CBD. We are only five minutes away from the toll way giving easy access to the industrial estates around Bangkok and to the city itself. We do say we are located in a boutique location; a residential area with several community malls within walking distance, independent restaurants, shops, schools, kindergartens, tea houses, and of course the Central Rama 3 shopping mall which also includes movie theaters. Moreover, Chatrium Residence has restaurants and many recreational facilities within the property for those who don’t want to explore the neighborhood.” The newly renovated Chatrium Residence Sathon Bangkok has a contemporary design with a classic twist. It offers a premium collection of different types of accommodation ranging from luxurious suites to serviced residences. With seven towers encircling tropical gardens, which complement an expansive free form swimming pool, a state of the art Fitness Center, children’s playground, restaurants and 39

bars, convenience store, lounge areas and meeting facilities. Chatrium Residence Sathon provides that perfect lifestyle for families or singles no matter if they are short or long stay, business or leisure travellers. Among the more remarkable features of the Chatrium Residence Sathon Bangkok are the 560 exclusively appointed studio style, one, two and three bedrooms guest rooms, ranging from 45 to 140 square meters. They are all versatile and spacious, allowing for the future use of space of the residents. The recreational facilities encompass an oversized free-form swimming pool set amongst tropical plants, fitness center with state of the art equipment, spa, an all-day dining concept at the award-winning Mediterranean restaurant “albricias”, pool bar, Japanese restaurant “Ochoko”, children’s activity playground and indoor playroom, room services, a wide range of facilities which professionally cater to meetings and events, from small-scale conferences to grand occasions, not to mention the uncompromising standards of service that will be merged with the hardware to create an 40
epicenter of serene and harmonious living in town. “I definitely believe that Chatrium Residence Sathon meets the desire for a serene or even a vibrant lifestyle for most people. Here they have a choice of recreational activities ranging from many dining options, fitness, spa, or relaxation on the fourth floor, but the liveliness of the city is not far away. Chatrium is a new and exciting brand based on family values. We are here to take exceptional good care of not only of our guests, but also our employees. In our family of properties we also have Chatrium Hotel Riverside Bangkok, Chatrium Residence Riverside Bangkok, Emporium Suites by Chatrium and Chatrium Hotel Royal Lake Yangon, Myanmar” he says. “I believe the primary advantages for our guests to stay with us are our spacious facilities, heartfelt service and our exciting location. Many guests do actually prefer to stay outside popular areas like Sukhumvit and Silom. Several also value privacy while the level of service is of course of high importance for guests living in a serviced residence.” He further explains that new hotel and
serviced residence projects are creating a more competitive and challenging environment. Many projects finish with top-grade amenities and luxurious facilities in order to provide the comfort for sophisticated and modern people. “Guest service is one of the keys for success,” he says. “You can have great facilities, but if the interaction between staff and guest doesn’t work well, we would most likely not be where we are today. So it’s important that there is proper staff selection with continuity both in training and staff development. The guests also have a multitude of online feedback channels, which we constantly analyzing so we can improve and understand not only what went very well, but also the matters that need to be improved. Guest interaction can be very complex. There are always some kind of emotions involved in the communication between two people, or a guest and staff. Therefore it is important that we prepare our staff for any situation that may occur with a smile and a positive attitude. It is the outcome which is important and which always should be positive. To get there, we focus very much on individual training and do encourage our staff to use common sense and solve every situation from a heartfelt service outlook”.

Hidden Quaint Spirit On The Land Of Samurai 42
My recent visit to the central part of Japan was profoundly infused with ultra modern and charming traditions acquired from visiting list of unique touch of the spirit of Japan. Generally, the winter period in Japan will start from later November until March and snow will start to disappear in March, but the temperature will still be less than 5 Celsius degree. It was still okay for me, but I was excited because my Japanese friend once emailed me saying that there will still be the remaining snow in Gifu area, especially in Shirakawa-go Village, one of the must-visited world heritage sites I central Japan, and Takayama, where I can fully enjoy the reality of the good old day of Japan and traditional festival and architecture that have still been preserved to wow and inspire all visitors.
I
enthusiastically left Nagoya city to witness traditional culture and the remaining snow in Shirakawa-go village and Takayama city in Gifu, adjacent to the north of Nagoya. It’s not that I had never seen the snow, so I went there just merely for witnessing the snow. But if you can imagine what the perfect picturesque of the combination between Japanese snow with something like quaint town, ancient street, historic village and authentic ancient houses will turn out to be at Shirakawa-go, one of the UNESCO World’s heritage sites in Japan and Takayama, then it might no less inspire you to go there for a nice photo shooting rather than going in the summer time. 43
Gifu is an important area in the central Japan that has long played as the transition between east and west and modern and tradition. One the way, I made a stop at Creative Cuisine Sample Kobo just to see how plastic food sample is produced at Gujo Hachiman at Gujo City. Gujo Hachiman is home to wax crafts in Japan as they have continually produced the majority of plastic food sample used to display in front of restaurants in Japan. I also took my own hand at making my own plastic tempuras, it’s quite like making 44
candle or dropping tears of candle on the water to form a favorable objective. The gift shop also sells numerous plastic food samples that look just like the real things. Not far from Gujo Hachiman is Gujo Odori Japanese Folk Dance, which opens its door for tourists to enjoy traditional Japanese folk dance. For more info, visit www.gujohachiman.com/haku/ I was getting increasingly excited while riding on the coach as flanked by Japanese friends to a surviving primal landscape of Japan as the snow along the way was growingly
apparent. The main area of Shirakawa-go can be reached by both JR Hida Express from Nagoya to Takayama and then take the Express bus from Takayama station to Shirakawa-go. I felt it’s worth a visit as this is a best place to experience the chilly cold whether during winter season as this is one of Japan’s snowiest regions while the authentic Wada houses and local farmhouses covered by snow provides me with a charming picture, especially at evening and night time when they will be lighted up for a more attractive night illuminations.
The mountain village is thought to have been established in mid Edo period. The most outstanding part that caught my attention is the distinctive style of farmhouses built with steeply pitched gabled thatched roofs as the whole structure and huge oak woods used for Wada house are mainly finished by tightly binding with thick straw ropes. Aside from Hokkaido, Shirakawa-go and Takayama is one of a few place in Japan that you can still see snow in March while snow disappears in other places during the time.

shirakawa-go.gr.jp No hotel and resort is available in Shirakawa-go as the traditional village and farmhouses are actually suitable for a one-day trip to see the traditional Japanese way of living, which each house reveals functions that were connected closely with the actual living during the by-gone days. We managed to move to stay at Takayama Green Hotel (www.takayama-gh.com), one of the first-rate Japanese style hotel in the city of Hida Takayama, a small city located at the 45
southeastern of Shirakawa-go village or about 45 minutes by bus. Actually, there are many mid-range Japanese-style hotels available in the city center like Hida Hotel Plaza, Ryokan Seiryu, Best Western Takayama, Hotel Associa Takayama Resort, and Hagi Takayama-Takayama Kanko Hotel that can provides a great view of the central city, including other Western-style accommodations. Hida Takayama, a traditional castle town, is a microcosm of the sense and spirit of Japan. It features cultural dimensions, the beautiful Takayama Spring & Autumn Matsuri (Festival), which will be taken place during October 9-10, traditional architecture and design, old village and walking street at old private house area at the central merchant district , authentic
rickshaw ride, traditional houses, charming serene row of long-established shophouses as the character of the city overall can make you feel you are walking back to town scape of Edo and Kyoto period to fully enjoy the flavor of the yesteryears Japan. And don’t forget to walk until the end of the street at old private house and walk across the Nakabasi Bridge to check out for Jinya-mae Morning Markets. Takayama is quite naturally tranquil and is abundant with diverse range of best preserved traditional quarters. Hida Takayama is much easier to access than Shirakawa-go, you can take the Tokkyu Hida (Hida Express) from Nagoya to Takayama station, it takes about 140 minutes or about 2 hours and 45 minutes by bus. For more travel info, visit www.hida.jp or www.jnto.co.jp

Sydney’s Second Airport Gets Green Light
Qingdao Airlines Takes Delivery of A320
The Australian government has confirmed to go ahead to develop Sydney’s long-awaited new airport in Badgery’s Creek, western Sydney. The new airport will be developed at an estimated cost of AU$2.4 billion (US$2.3bn), with work expected to commence in 2016. The airport is likely to be operational in the mid-2020s. The government said however, that “comprehensive planning and consultation” would need to take place first, as well as the construction of supporting infrastructure, such as road and utilities. According to forecasts, passenger traffic in the Sydney area will more than double from 40 million to 87 million over the next 20 years, before doubling again to 165m by 2060.
Qingdao Airlines, a Chinese start-up airline, has taken delivery of the company’s first ever aircraft, an Airbus A320 aircraft equipped with Sharklets, on lease from Hong Kong-based China Aircraft Leasing Company (CALC). The airline will become a new operator of the world’s best-selling single-aisle aircraft and make its first commercial flight from its home base of Qingdao in Eastern China to Chengdu, capital city of Sichuan Province in Southwestern China , later in April. Sharklets are made from light-weight composites and are 2.4 meters tall. They are an option on new-build A320 Family aircraft and standard on all members of the new A320neo family. They offer operators up to four per cent fuel burn reduction on longer range sectors and provide the flexibility of either adding an additional 100 nautical miles range or increased payload capability of up to 450 kilograms.

Rest In Style
Ryokan: The Real Japanese Hospitality Ryokan are Japanese style inns found throughout the country, especially in hot spring resorts. More than just a place to sleep, ryokan are an opportunity to experience the traditional Japanese lifestyle and hospitality, incorporating elements such as tatami floors, futon beds, Japanese style baths and local cuisine, making them popular with both Japanese and foreign tourists alike.
A
ccording to Japan Tourism, there are many different kinds of ryokan, varying greatly in terms of size, cost and style. Some ryokan are small, family run establishments with just a few rooms, while others are large, hotel-like facilities with hundreds of rooms. Ryokan also range from no-frills, budget varieties to costly establishments catering to the very wealthy. Even if Ryokan-style accommodation can be found all across Japan, though for the best experience, you’d be wise to seek out one in a quiet residential district. Most ryokan are small buildings of no more than a dozen or so rooms, often built facing a small garden. There are some 58,000 ryokan in Japan, of which 1,400 are quality establishments belonging to the Japan Ryokan Association. But in Tokyo and other large cities, Ryokan are difficult to 50
find and it’s considerably expensive compared to western-style hotels, and Japanese people increasingly use hotels for urban tourism. Standard Ryokan A standard ryokan offers guests a basic, “no-frills” version of a Japanese ryokan. The building is usually a plain, concrete building and it looks more like a small inn or hotel than a Japanese ryokan. A room in a ryokan is usually a single large, undivided room floored with traditional tatami (rice-straw matting), with the only piece of furniture being a single low table. Doors are shoji (sliding screens), and decoration will usually be one or two simple ink brush drawings or scrolls. Seating in the room is on cushions, called zabuton, arranged around the low table. In the winter season, there may be
a blanket around the table. You slip your feet under the blanket for the warmth of a kotatsu electrical heating unit. Guests sleep on futon (Japanese style bedding) laid out in the evening by maids after the evening meal. It ordinarily consists of a mattress, sheets, thick coverlet, and extra blankets if needed. Most ryokan will have a communal bath, which is generally for separate sex bathing. Numerous superb hot-spring resorts, known as onsen, are in fact ryokan built on the site of a hot spring. Before going into the communal bath, you disrobe in an anteroom, placing your robe and underclothing in a basket or shelf compartment. The inn gives you a hand-towel to drape over your midriff while standing up in the bathroom. This towel is also used for scrubbing and drying. To take a bath, first sit on a low
stool in front of a pair of hot/cold water faucets. Fill a bath pan with water, and pour it over your body to get soaking wet all over. If there are no faucets, use a bath pan to scoop water from the bath. If shower outlets are available, shower while seated on the stool, never standing up. Soap and rinse off thoroughly. Only then do you get into the bath for a good soak.
castle – wonderful atmosphere but at the expense of hotel-style comfort. The Japanese-style rooms and baths are comfortable but they can be dark and drafty. The hallways are also gloomy and there may be few modern conveniences. The building is made entirely of wood and there is usually a beautiful, traditional Japanese garden.
Modern Ryokan From the outside, a modern ryokan usually looks like a small hotel and indeed it has all the modern conveniences of a hotel. It is very comfortable and has Japanese-style rooms and baths. It is well maintained so both its interior and exterior look fairly new. There is some traditional Japanese atmosphere but there is little or no history to the place. It is close to a Japanese-style hotel but with touches of traditional Japanese culture here and there. The comfort of the guests is the number one priority, and the Japanese cultural experience takes second place.
Luxurious Ryokan A luxurious ryokan has a long history, traditional atmosphere, and the owners pamper their guests with comfort and all the modern conveniences. The owners and staff go out of their way to make sure the guests are treated like royalty; in other words, Japanese hospitality at its finest. The Japanese-style rooms and baths are very comfortable, and the traditional, “kaiseki-style” meals are outstanding. The ryokan is made entirely of wood and there is also a beautiful Japanese-style garden. Luxurious ryokans are very expensive and usually located in the major hot spring and tourist areas.
Traditional Ryokan A traditional ryokan is a traditional Japanese inn in the truest sense of the term. The owners take great pride in preserving the building’s traditional atmosphere and history. Indeed, the preservation of the ryokan in its original form is deemed more important than catering to the comfort of the guests. Staying in a traditional ryokan would be like staying in a European
Ryokan Hotel From the outside, a ryokan hotel looks like a normal hotel and when a guest enters the building the lobby is like a hotel lobby. A ryokan hotel also has such amenities as a karaoke room, a bar, a gift shop / convenience store, a coffee shop, and a restaurant. The ryokan hotel is brightly lit and very comfortable. The only real difference between a hotel and a ryokan hotel
is the ryokan hotel has Japanese-style rooms and baths but there may also be Western-style rooms. Guests can also often choose between having Western or Japanese-style meals. Minshuku A minshuku is usually a small, wooden, Japanese-style building. The building is generally not very big, and the rooms are Japanese-style but not as large as the rooms in Japanese ryokans. While the building and rooms are usually clean and comfortable, the rooms and hallways can sometimes be dark and a bit drafty. A minshuku tries to project a “homey” atmosphere and guests are served home-style Japanese cooking. Minshukus are generally inexpensive and the owners pride themselves on their friendly, personalized service. www.jnto.go.jp www.japan-guide.com

Joyce, a Hong Kong native, helped expand Hong Kong’s reach, through her talent and skills, most famously with her design of the Cabana Rooms at the famous Roosevelt Hotel in Los Angeles. Joyce is arguably one of the most exciting Hong Kong-based architects. This past February, Joyce was honoured by Hospitality Design Magazine USA as winner of “Wave of the Future 2014” – an award for designers who are considered accomplished internationally, but young enough to be considered visionary. The design of Mott 32 lifts the industrial elements from New York and pairs them with classic Chinese elements creating an exciting combination that reflects the greater interconnectivity of the East meets West design cultures. Living In Chiang Mai The Modern-Tradition Lifestyle
Chiang Mai is going beyond pondering about the pristine quaint, rustic town of picturesque way of living and farmers in ox-carts along the road as generally depicted in travel brochures. But the province is still the gem of the north as a result of the massive tourism campaigns and the thriving tourism industry, making it a bustling modern city with a rapid growth of new hotels and conceptual resorts. Chiang Mai’s condominium market is booming and still a popular location for condominium development. It has also seen a steep rise in the sale of new villas, invariably in gated communities. Many new buyers are generally Thais from Bangkok looking for a better quality of life.
A
ccording to statistics from the Department of Land, there are approximately 18,640 condominium units in Chiang Mai, more than 6,000 of which have been launched in recent years. Currently, there are more than 10,000 condominium units in the city with an average price of Bt1.5 million per unit. The Government Housing Bank (GHB) reported that condo sales totaled 3,500 units or Bt8,000 million in 2011 with 3,000 of those units in the city distributed among 12 condo projects. 2012 saw 33 new condo projects launched. Its prospects remain good alongside an expansion of Chiang Mai airport, upcoming Asean economic integration and planned investment in transport networks. In the meantime, land prices in central Chiang 72
Mai have seen a dramatic increase this year and set to rise further as the city continues to attract more tourists and new residents. In gated communities, the land price is increasing from Bt1 to Bt2 million per rai (1600sqm). The land prices in Chiang Mai have increased more than 100 percent in some locations such as the Nimmanhaemin Road and Super Highway, Chiang Mai - Lampang Road. Expecting that within the next five years, the price of land in the city will be much higher and there will be less land for gated communities. It is expected that more Chiang Mai people will live in condos and the average price of a unit will be in the region of Bt1.5 million. Meanwhile, housing projects will be expanded to areas outside the city, like Mae Rim, San Sai, Doi Saket, Sankampaeng
and Saraphi. Chiang Mai is increasingly enjoying the diversity of expatriates – mainly American, British, Australian, Dutch, French and German – and a growing number of Japanese and Korean retirees who spend four or five months a year in Chiang Mai during cold east Asian winters, drawn by the climate and good medical care. The region’s thriving economy has been bolstered by the arrival of 10 shopping malls, a planned fourth ring road and high-speed rail link to Bangkok. The proposed creation of the Asean Economic Community (AEC) by 2015 is set to cement Chiang Mai’s position as a commercial hub serving nearby Laos, Myanmar and southwest China.
