Interview with New England Home Interiors

Tell us a little about the background of your business?

Established in Horsham in 2009, New England Home Interiors is a family run business that has been at the forefront of bespoke furniture solutions in the Sussex area for over a decade. Our approach is based on a combined 60 years of home furnishings, interior design and restoration expertise, and an uncompromising commitment to quality.

Since 2009, the business has grown from its interior design-based roots into one of the top luxury furniture suppliers in the region. We constantly adapt our designs to integrate the latest trends, state of the art manufacturing techniques and new technology fabrics, while continuing to promote artisan craftsmanship, classic contemporary styles and a highly personalised service for every customer.

One of our best assets is our fantastic showroom. Located at the heart of Horsham, our newly expanded showroom features 6000 sq. feet of display space over two floors, the building itself dates back to the 1600s. We carefully restored this in 2022 ensuring many period features remain, from the bay windows to the rustic inglenook fireplace. This gives us a wonderful space with plenty of character to showcase our wonderful range of products and inspire our clients as to what can be achieved.

What type of projects have you been working on recently?

A large percentage of our work is for houses having extensions or interior layout changes, so a typical project for us would be to furnish large, open plan areas with a large dining set, bar stools and a large format sofa, all of these projects we would look to specify products with extremely high levels of durability such as Dekton tops for tables and new technology fabrics for the upholstery. We have a vast selection of seating options for both dining and countertop areas. Our range is completely customisable, so we really enjoy being able to finish off a refurbished area with the smallest attention to detail such as a special finish leg or a contrasting colour stitch on a chair or stool for example.

Looking back, there a job that you are most proud of?

One recent project that comes to mind was a fantastic new build luxury three story property in Cobham. This client came to us as they had some very large areas to furnish and had specific sizing requirements. Following a home consultation, we put together a specification for a fantastic array of products. My favourite part of the project was a large twelve-seater Dekton dining table with an amazing blue/black abstract top to pick up on their blue kitchen. We then supplied some fantastic muted red leather dining chairs and stools along with a red velvet sofa as a striking contrast to the blue features in the area.

Are you happy to give appraisals to Hamptons clients before they exchange?

Yes, we would be more than happy to assist Hamptons clients in the build up to their house purchase.

What are the current trends?

A key trend now is the use of textured, coloured furniture which has become popular such as fluted or grooved doors for example. Certainly, more natural, earthy and muted shades are increasingly popular when specifying upholstery or window treatments. Pastel colours are being introduced across a lot of our suppliers which follows on from what we are seeing the kitchen and bathroom industry.

Joby Hardman, Director

A very warm welcome to Brighton & Hove and the surrounding areas from all of us at Hamptons.

You will be moving into one of the most popular and vibrant areas in Sussex. Beautiful architecture, tree lined avenues, diverse shops and restaurants and an eclectic, cosmopolitan population are what makes our city so popular.

Hamptons has been matching people with property since 1869. We were pioneers, setting standards that few of our rivals could match and this hasn’t changed since.

Over 150 years after we first set up home in Pall Mall, with 15 decades of finding property and looking after people under our belt, our clients now consider us to be their, ‘home experts’.

Yours sincerely,

Brighton & Hove

Hamptons offers you a warm welcome to Brighton & Hove

Hamptons have put together this great guide which will help you choose the best schools, learn a little about planning and building control, read tips on where to shop, eat and lot’s more, all packed into one little guide with clickable links.

Perhaps most importantly we have researched some of the leading local professionals and experts who can help you add value and personalise your soon to be new home. A big WELCOME and enjoy.

A little bit of history

Brighton’s popularity really began in the mid 1700’s when doctors began to prescribe the medicinal use of both drinking seawater and sea bathing. The Prince of Wales’ (the Prince Regent) subsequent patronage of the town was central to its rapid growth and the transition of the fishing village of Brighthelmstone to the modern town of Brighton.

By 1780, development of the Georgian terraces that characterise the classic Brighton streetscape had started, and the town quickly became the fashionable resort of Brighton. The city’s popularity among the wealthy rose with the decision of the Prince Regent to build a seaside palace, the Royal Pavilion. Construction began in 1787, but it is the expansion by John Nash beginning in 1811 that created the fantastical Orientalist pavilion that draws the eye and made Brighton a center of Regency Era society.

Why move to Brighton & Hove?

The architecture is as eclectic as its inhabitants; elegant Regency homes in the renowned Brunswick and Adelaide garden squares sit alongside Edwardian and Art Deco homes, whilst newly built contemporary apartments and mid-century buildings vie for coveted seafront spots. There are myriad possibilities to buy or rent property in Brighton.

Brighton & Hove has grown in popularity in recent times, particularly with London commuter families looking for a better quality of life and a more affordable family home, whilst still being just over an hour away by train from the capital.

With both the countryside and the main parts of city being just a 20 minute drive away, it caters well to the family market with an abundance of larger properties for sale. Hove offers a slightly slower pace of life with wider, treelined avenues yet still with a buzzing high street and a vibrant café culture,. Brighton’s Victorian town houses offer city centre living with a fantastic atmosphere and an array of local amenities on your doorstep.

Brighton is a firm favourite among those who are looking for a vibrant place to live, often being referred to as London-by-the-sea.

Attractions include the Royal Pavilion, Brighton Pier and The Lanes shopping area, along with Brighton Marina, an abundance of beachfront lesuire pursuits and of course, the miles of shingle beach along the city’s seafront.

Paul Taggart, the sales director at the Brighton and Hove branch of Hamptons says: ‘Brighton is known as London-by-the-sea for very good reason as it offers everything that you might expect to find in the Capital - a fantastic metropolitan lifestyle but with all the benefits of the seaside and within commuting distance of the capital. Culture pervades the city with theatres, cinemas, galleries and festivals on the doorstep as well as fantastic nightlife and excellent pubs and restaurants.’

He added: ‘Brighton is a city that changes with the times and now caters to affluent London buyers with the older lesser used pubs having reinvented themselves as gastro pubs, and Sunday roasts designed to last all afternoon with good food and wine as well as facilities for the kids to play.

‘For families, one of Brighton’s biggest draws is its schooling. It is home to some of the best private and state schools in the country, and people travel from all over the world for Brighton College for example.

‘All of this means that property bargains are practically impossible to find. Roads close to the stations - Brighton station itself, Hove, London Road and Preston Park - are perennially popular.’ www.dailymail.co.uk

Meet the design team at YOTU

Tell us a little about the background of your design practice?

Yotu Design Studio was founded in 2014. We both graduated from the University of Brighton in 2011 having studied Interior Architecture and, after gaining valuable practical experience working with renowned interior design and architectural practices on a variety of high end projects in London and the South East, we decided to combine our skills and experience by setting up a multi-disciplinary practice in our home city of Brighton and Hove.

What is your customer process from receiving that first enquiry?

The first vital step is to get to know the client and to understand their vision for the project, as well as visit the site itself. We arrange a site meeting with the client to discuss initial ideas and concepts, following which set a design brief and suggest a level of service. It is extremely important to us to work closely with the client throughout all of stages of the project, from design to completion.

Is there a type of commission that gets you particularly excited?

Full renovation projects are the most exciting for us, as usually there is a greater potential for creativity and to realise our clients’ vision, but we enjoy any projects that are transformative, restoring life to tired unloved spaces. Our favourite project aesthetic is the blending of modern design elements with original, period features.

Why should Hamptons clients choose Yotu for their project?

Our clients’ satisfaction is our primary goal. We enjoy collaborating closely to gain a full understanding of their ideas and requirements. Our practice offers a wide range and level of services which can be tailor made to meet the clients’ needs and budget, from a straightforward planning service to a full renovation with interiors project.

What’s your favourite thing about working in the Brighton area?

There is just so much to be inspired by, from the pioneering approach to sustainable living, to the many great examples of Regency, Victorian and Edwardian architecture; from the faded elegance of a tradition seaside town, to the lively local art scene. We have both lived in Brighton and Hove for nearly 20 years and feel so lucky to be residents of such a vibrant, cosmopolitan city.

Interview with ‘Mike Bliss Architecture’

Tell us about the background of Mike Bliss Architecture?

I feel very lucky: I am a RIBA chartered architect, with 25 years’ experience in the industry and love my job more than ever. Having been a director in a commercial based practice, I took the leap and started up as a sole trader in 2012. This gave me the freedom and opportunity to focus on residential projects where my real interests lay. Since then, MBA has been successful in developing schemes and projects throughout Surrey and Sussex, ranging from small extensions to one off houses and small developments. I pride myself on having an in-depth knowledge of residential design and the vagaries of planning policy and law.

What’s your customer process from receiving that initial enquiry?

My relationship with the client drives and informs the process. From receiving the enquiry, my first action will always be to meet with the client, on site, to discuss their hopes and aspirations and to develop the brief; the most important part of the whole project. I will ensure I understand what they want to achieve with the design; how they want to use the finished building and any potential limitations to the design e.g. budget

restrictions, neighbours, planning policy. Following my appointment, I will then arrange for any necessary surveys to be undertaken and prepare the existing drawings. Now I can start the exciting part - the design process. This will be done in conjunction with the client, sharing thoughts and ideas as the scheme develops. Once a plan has been agreed, I will then prepare any necessary planning applications and submit to the relevant local authority. On receipt of the approval, I will work up all technical and working drawings allowing competitive quotes to be received from builders.

What characteristics set you apart from other practices?

As a sole trader, I’m with you through the whole journey as I will be personally involved in every single part of the project from start to finish. My mission from the outset is to truly understand what my client wants to achieve, working as a collaborative team to achieve a finished design we will all be proud of.

Could you illustrate an example of a residential development you worked on locally and the outcome for your client?

I have recently completed a project on a previously converted stable. The original spaces were compact with separate small kitchen, dining room and lounge. The brief was to develop a rear extension that created space for the whole family to use on a day to day basis, was good for entertaining and that related to the garden. The finished scheme met the brief and created a beautiful doubleheight, glazed, gable-ended extension that was sympathetic to the original house but that provided a modern open plan solution.

What is the most pleasing aspect of your job?

Walking away from a project and knowing the client is happy with the finished design and that it has met the brief and benefits their daily lives.

We are passionate about using our in-house workshop and trusted craftspeople to bring anything you can imagine into a stunning reality, whilst ensuring everything is of the highest quality.

Why should you appoint an interior designer instead of managing your own project?

Whilst our creativity is why clients initially seek us out, our diligent project management is always

what wows them in the end! Once a project is underway clients often underestimate the level of involvement required as the myriad of detailed decisions becomes an overwhelming task for busy homeowners. This is where our extensive expertise becomes indispensable to streamlining your process. Our guidance and oversight saves clients time, stress, and often money, by reducing costly mistakes. Let us manage the heavy lifting of your project and get you back to enjoying the design process!

Roedean School

The girls perform exceptionally well academically, with every girl achieving her best. Their successes are the result of their curiosity and intellectual engagement, as well as their developing selfconfidence and maturity. Making learning exciting and memorable lies at the heart of a Roedean education. However, academic results are not the sole success criteria: along with other girls aged from 11 to 18, many from Sussex and London, and others from over thirty different countries, you will enjoy a holistic education, and be inspired as much by the world outside the classroom as the world within it. At Roedean, every aspect of school life complements the others, and it is precisely this rounded education which produces independent and creative young women who will make their mark in the world.

Planning and Building Control

Unsure which services you need?

If you are thinking of making changes to your property, you may need to apply for planning permission and / or Building Regulations approval. If you’re not sure which applications to make, please use the guidance below to help you to decide what you need to do. Please note that many developments will require both.

What is planning?

Planning is the process of deciding whether a proposed development should go ahead or not. It uses national and local policies to consider the development in its context and may look at the impact of the work on neighbours and the wider community, existing architecture, the land, the layout, and existing or proposed infrastructure (such as drains, transport and schools).

You will probably need planning permission if your proposed development will do any of the following:

• create a new building, or change the use or appearance of an existing building

• affect the sunlight, privacy or outlook for neighbouring properties

• affect the nearby area with noise disturbance, smell or fumes

• work on or around listed buildings or any conservation areas

• affect traffic volumes, road safety or access

• change the density of development in an area

• use significantly different materials or finishes from nearby properties

• have an effect on existing trees

What is building control?

Building control applies national statutory regulations to ensure the structural quality of any building work, in areas such as safety, public health, accessibility, and the materials used. Most substantial building projects (such as an extension, knocking down walls or converting a garage or loft) will need Building Regulations approval.
