First release of Executive Homes already Reserved at

Hayfield Oaks in Woburn Sands he first release of family homes at Hayfield’s most luxurious scheme to date has been snapped up in only four weeks since the launch, by people keen to secure their preferred home off-plan. Located in the historic small town of Woburn Sands within the Borough of Milton Keynes, the first homes at Hayfield Oaks will be ready to move into during the springtime.

T

Located off Newport Road, Hayfield Oaks comprises 37 Arts and Crafts styled four and five-bedroom houses, set amongst mature trees. Off-plan sales are currently being taken from a dedicated Sales Lounge that has been created at the sister development Hayfield Place in Silsoe, Bedfordshire, which is 12 miles away. A large interactive model of the new scheme is enabling interested parties to take a closer look at the development layout and various house designs. Prices for the current release range from £610,000 to £735,000. Kelly Sharman, Sales and Marketing Director of Hayfield

said: “We are delighted to have reserved the first seven family homes at this exclusive scheme, prior to a show home opening. Launching a new development during the third Covid-19 lockdown is no easy feat, but our experienced and imaginative team has brought the plans to life, both virtually and with socially distanced appointments. “The outstanding specification, Five Star Hayfield build quality, and the location of this development has really captured the imagination of our buyers. Avoiding formulas or templates, our multi award-winning approach takes its cue from the principles of exemplary residential design.”

Hayfield Oaks is only half a mile from Woburn Sands train station, which is appealing to those wishing to travel for work or pleasure. The quaint high street, quality amenities, excellent schooling and access to breathtaking countryside make the historic town one of the most desirable places to live in the region.

Hayfield Oaks’ seven unique house designs will be constructed in red brick, with render features and part-tiled hanging elevations. The collection of executive homes will feature a premium standard specification from the high level of luxury Hayfield has already become known for. Each bespoke kitchen will feature a vast range of builtin Neff appliances, as well as an instant hot tap and impressive bi-fold doors leading out to the private garden.

All homes will have underfloor heating throughout the ground floor, with the largest homes also benefitting from electric underfloor heating to the upstairs Laufen bathrooms and ensuites. Each dedicated study or smallest bedroom will feature sound-reducing construction to create the ideal work from home environment. Fitted wardrobes will be installed into the principal and second bedrooms. Other features include Minoli ceramic tiles, heritage bronze ironmongery, Farrow & Ball paint and Ring doorbells. The eight-acre scheme will be the most spacious in the area, as the development density is half the recommended level sought by Government. The family homes have been designed around a central play area with enhanced hard landscaping, conservation style block paving and an impressive feature entrance.

Hurrah for Spring, the sun is shining, flowers are budding, the days get longer and the night’s get lighter. Why is it when the sun is shining we always feel more upbeat and raring to go whether it’s work, family commitments, a walk, it all just seems a little easier when the sun is shining. We seem to have a more positive outlook on life, although being positive doesn’t mean that we no longer experience difficulties or challenges, this last year has certainly tested even the most resilient amongst us, which is why we need to be careful not to get to a place where we experience lockdown burnout. Whilst some people may dismiss burnout as a myth, last year the WHO added burnout to the International Classification of Diseases, symptoms can include fatigue or exhaustion, emotional or short-tempered, you find it hard to concentrate or make decisions, and find that even little things upset you – sound familiar? Page 16 tells you how to deal with these and how to avoid them.

Routines, Rituals and Repetition

any of us during this last year have used routines as a way of maintaining sanity in these strange days. When there are a lot of things we can’t do, it’s helpful to somehow have a timetable or plan for the things we can do and of course it can help make sure we do some of the things that keep us well, both physically and mentally – like fitting in some exercise or fresh air etc.

Google defines routines as ‘a sequence of actions regularly followed’. Many of us I guess have a morning routine which will vary but might involve some exercise, a shower, some food but may include some meditation or may be much more ‘free flowing’ but somehow, we get from bed to the business of the day whether that is work, caring for the family, helping children at home to study or for a few, simply getting through the hours.

When it comes to routines, I think it is beneficial to review them from time to time – it’s so easy to drift into ‘habits’ that might not be that helpful. Many of us find it easy to get drawn into scrolling on our phones at bed time for example but we probably also know that it might not be the best way to settle into a good night’s sleep. As seasons change, as our lives change and as what we can and can’t do changes then taking a fresh look at routines can be really helpful. Once something becomes a habit or a part of your daily routine then it is much more likely to happen- fitting in a walk each day for example.

And of course, we all know that there can be a lot of stuff that just needs doing so many of the routines we have aren’t really a matter of choice, clearing up after a meal, shopping, showering and a hundred other tasks all crowd into our daily routine. But there are also some routines we choose and even for those we don’t choose as such, we make a decision to do them in certain ways. Rituals are a bit more than habits and routines. With rituals there is more of a deliberate intent. Routines are what we establish to get stuff done. But a ritual is much about the intent we put into the actions. For example, anyone can make a cup of tea and it might be a morning habit, part of the usual routine for lots of people but if you were to establish that as ritual it would be more about the process – what does it signify? Maybe you take time over the making to have to think about your day, what you want to achieve for example. While we might do some things that are similar there seems to be a definite difference between a routine and a ritual.

Opening a bottle of beer or wine on a Friday after work can become a habit but for many it is more of a ritual as it signifies the end of the work week the beginning of the weekend. Then there are the ‘bigger’ rituals like the way we may mourn the loss of loved ones, or celebrate the birth of a baby, a wedding or occasions like Christmas and birthday. Some people may have rituals to help them cope with times of stress, like a particular way of preparing for an interview and many sports men and woman and performers have rituals they follow. There is some evidence to suggest that even superstitious rituals can have the effect of enhancing confidence in abilities and motivation.

Then we come to repetition because it is often in repeating the routines and rituals we develop that the magic lies. When it comes to learning it is by repetition that a skill can be transitioned from the conscious to the subconscious. But it can take time an effort. You may remember some years ago that Malcolm Gladwell proposed the hypothesis that it took 10 000 hours of practice to achieve mastery in something. More recent research show that this may not be the case but I’m sure we can all agree that it is practice that makes perfect, or at least improves!

That can seem quite easy to understand when it comes to practical skills, anything from learning a musical instrument, a foreign language, or how to bake a perfect sponge will all be helped with repetition. But the principle of repetition works just as well with more ‘abstract’ things. So, for example if someone suffers with anxiety and finds themselves worrying or overthinking then repeating different thought patterns can with time and effort change some of those thoughts. If you keep constantly focussing on the difficulties you face or the challenges that seem to exist then changing your thought patterns may not get rid of them but will help you ‘frame’ them differently and that can change things. Wherever you find yourself in life at the moment keep in mind that routines, rituals and repetition can provide a helpful scaffold for life.

Midlife Madness My father-in-law, who has been happily married for longer than most people have been alive, came up with a brilliant new word the other day – ‘arguefy’. He was talking about the fact that he and his spouse did a daily crossword which gave numerous opportunities to arguefy. Now I must say here that I admire firstly that they managed to stay married for over 60 years and secondly that they still enjoy a good argument.

Being together day in and day out may be paradise for some couples but for others the intensity might all be a bit too much with limited opportunities for engaging with others outside the home especially when each day can feel very like the one before. So, I’m sure many of us have found a whole load of diverse ways of amusing ourselves.

This might have involved new hobbies anything from jigsaws, apparently, they are in short supply, various sorts of ‘crafting’ and I know my hubby loves to play guitar but 2 (yes not one but 2 new guitars have found their way into the family). One was a very lovely parlour sized one for me but the other, well not sure about that one – it wasn’t even a ‘bogof’. Then I notice on amazon (yes, a bit of spousal amazon stalking is ok in my book) that a new red one is being considered. He tells me about them eventually, well let’s be honest, they are hard to hide but there is a limit to the number of instruments we can provide a good home for. I suggested selling the Banjo which had been hibernating under the bed for years but I was met with a very hurt look so I dropped the idea. While we are on about good homes my understanding is that lots of people are buying puppies – which means prices have rocketed – we actually had thought about it

but when I discovered you have to spend thousands, the price of a pretty good holiday –(I know we can’t have a holiday but we will again soon, surely) I sort of went off the idea. I think we probably need a new slogan though, ‘a dog is for life not just lockdown’.

Anyway, the main course of our arguefying recently has been birds. I’ve mentioned before that feeding and watching the birds in our garden is one of our little lockdown pleasures – or maybe it’s actually a getting older pleasure. I must confess I blame the bird watch survey for our new found angst as it got us unto not just casually watching them as the flit about, tweet, spill seed all over the garden and poop everywhere, but identifying them with some degree of accuracy. The survey is long gone but we have somehow become competitive about accurate identification.

Now obviously it’s pretty easy to tell a pigeon from a sparrow, even with the challenges of aging eyesight, and our garden isn’t huge so we are generally fairly close if we are in our conservatory but trust me when it comes to deciding if it’s a great tit or a coal tit is much harder. Yes, there are differences but they are small birds and of course they don’t always sit still within range but rather fly around often in bushes with leaves etc so it’s not as easy as you’d imagine at first. AND there is no adjudicator – so we can’t ever get a definite ‘winner’ which has both a plus – we each assume we were right – and a minus – we each assume we were right. One bit of mirth is that grandson finds the fact that you can say ‘tits’ with impunity when referring to birds hilarious and when we watched a wildlife programme the other night and he discovered there were also shags and boobies he’s decided ornithology is the career path for him!

Burnout in Lockdown While some people may dismiss burnout as a myth, the World Health Organisation added burnout to the International Classification of Diseases, meaning it has become a globally recognised medical condition as of 2020. Burnout is defined as chronic workplace stress that has not been successfully managed, and in today’s working environment it is more common than ever.

You can reach ‘burnout’ when your nervous system is in overdrive for too long, often due to stress. A lack of rest, relaxation or general ‘downtime’ from stress is like depriving your body of good food – eventually your energy and mental resources start to run out. The results can include fatigue or exhaustion, so that even the smallest things become an effort. You might feel emotional or short-tempered, find it hard to concentrate or make decisions, and find that even little things upset you. Sounds familiar? We asked a number of our experts to offer their advice to help you minimise the effects of a burnout in lockdown.

Put those phones down, turn off that TV and have yourself a routine A study has revealed that one in five Brits check their emails before going to bed[1]. We’re all guilty of something, and if it’s not checking our emails then it’s watching ‘just one more episode’ or scrolling on social media until midnight. It may seem obvious and almost childish but setting yourself a bedtime is the first step to having a good night’s sleep. Leading UK Nutritionist and author of The Natural Health Bible for Women, Dr Marilyn Glenville explains: “Unfortunately, stress and lack of sleep can become a vicious cycle because the less sleep you have, the less able you are to cope physically and emotionally with the demand of everyday life, and the more stressed you feel, the harder it is to get a good night’s sleep, so you can feel trapped in this never-ending cycle”. As well as having a set bedtime, try NHP’s Tranquil Woman Support capsules (£24.77, www.naturalhealthpractice.com). These capsules provide nutrients that are helpful in reducing stress and supporting hormone balance, digestion and

immunity to help you manage a busy lifestyle and ‘switch off’ in the evening.

Incorporate a high-quality probiotic with added health benefits Probiotics have a bank of impressive health benefits. A study on the ShapeLine probiotic supplement from Pro-Ven (£29.95, Boots) found that taking one probiotic capsule every day has impressive wellness benefits, which include a massive 40% reduction in upper respiratory tract infections (coughs and colds), 30% reduction in headaches and improved overall wellness. As a result of these benefits, the ShapeLine group felt better, had more energy and better mood than the group not taking ShapeLine. The added Vitamin C, D and Zinc all help to boost immunity in those taking this probiotic! ShapeLine from Pro-Ven also the first probiotic with proven weight loss benefits! Prioritise First things first – prioritise your workload. Leading UK Nutritionist Dr Marilyn Glenville tells us: “If you feel the symptoms of stress coming on, learn to get your priorities right. There is nothing in your life right now more important than your health. Learn to say no if you feel that you have taken on too much. Being assertive is invigorating and empowering. It also helps to make lists of what is or is not a priority and to tackle the priority tasks first. This will help give you a sense of control over your life.”

Make sure you’re getting enough sleep Stress and sleep are closely related. If we do not get enough sleep, we find it harder to function and when we are stressed, we find it harder to get to sleep. If you’re a late-night thinker it can be extremely difficult to break this cycle. If you’re a night-time thinker and you struggle to switch off when your head hits the pillow, then you could try adding a magnesium supplement such as KalmAssure Magnesium capsules by Natures Plus (£11.75, www.amazon.co.uk). Nutritionist Cassandra Barns explains: “Magnesium is known as ‘nature’s tranquiliser’ and is needed to relax our muscles and nerves, which helps us fall into a peaceful sleep.”

A Beginner’s Guide to

Meditation and Mindfulness You might have heard of the word “mindfulness” alongside the benefits of meditation. Perhaps you’re never completely sure what is meant by this expression and you feel that it’s something for other people? If this is the case, you couldn’t be more wrong, everyone can reap the mental health benefits of meditation. The pace of your breath is related to your heartbeat and blood pressure. There’s a lot of physiological science behind this, but – essentially if we consciously slow down our breath rate, it makes the heart pump slower, which has a knock-on effect with your blood pressure and the levels of anxiety we feel. To show you how mindfulness can help your mental health, the experts at SupportRoom have shared everything you need to know

What is mindfulness? You might be mistaken that mindfulness is about banging gongs and expressing yourself through the medium of dance. But that couldn’t be further from the truth. Mindfulness is about learning to inhabit your thoughts, existing in the present moment, and developing a deep awareness of your actions and behaviours.

You could say that mindfulness is a facility we’ve lost – the ability to become fully aware of where we are and of what we’re doing. Modern life bombards us with stimulation in the form of information, education, entertainment, and distraction. In short: most of us have lost our ability to be still.

The reality of modern life Perhaps you go out for the day. You visit a new town or go for a walk in the countryside. You see something wonderful, like a fantastic sunset or a striking building. What’s your first instinct? For many of us, our instant response is to take a picture and share it on Social Media. We see that beautiful sight through a digital screen, and we give the memory to our camera and followers. We capture the picture before we’ve had a chance to check in with how it makes us feel. We then move on to the next wonderful thing to capture and continue to remember the pixels, rather than the moment.

Instant gratification Depression and anxiety are at an all-time high in lockdown – poor mental health is the second most prevalent illness in the UK. There is a commonality in the need for instant gratification provided by the likes and comments we get from social media, with unsatisfying outcomes that affect our mental health. Instant gratification is a short-lived euphoric hit. And when the initial rush recedes, we’re left

with an addictive need for more of the same, it’s unsustainable.

How mindfulness and meditation can help Mindfulness is the most natural state of being. But we must relearn how to connect our thoughts to the present moment to access it. Many meditation techniques rely on the use of breath to bring us into the present moment. There is talk about the “emptying of the mind” but this is almost impossible. Every single breath is entirely unique, like each flame in a fire. It happens once and once only. And this is what we learn to recognise. There’s a saying in yoga that you aren’t allotted several days, hours, or minutes that we live; we’re prescribed a few breaths. Ujjayi breathing Stage 1 of Ujjayi pranayama (according to BKS Iyenger) is about recognition and becoming aware of your breath. Practice this awareness of the breath for as long as you like. Start with a minute or two, then extend the duration of your practice.

Lay down on the floor – if you can, prop your back up with a bolster or some pillows. You can do this while sitting; if you do, sit as upright as you can. Listen to the sound of your normal breathing. Notice the sound at the nostrils and within the throat and the chest. Observe that the in-breath sounds different to the outbreath.

Feel the breath as it touches the sinuses. The in-breath touches the inner, lower section of the sinuses, and the out-breath touches the upper, outer surfaces of the sinuses.

As you breathe in, consciously inflate both lungs equally. Feel the rise of the ribcage and the expansion of the chest. As you exhale, consciously deflate both lungs equally. Feel the ribcage soften and gently fall. Listen to the sound of the breath and notice if it changes as you continue to practice. Aim for equal in-breaths and equal out-breaths. Notice that the out-breath brings quietness and calm to the front of the brain.

Notice that the in-breath introduces energy into the blood.

The only thing we CAN control is this moment now. So, next time you’re tempted to go instantly for your phone to capture the moment, resist it. Take deep breaths and drink it in instead.

Mum’s the Word

Mother's Day is an important event every year, but particularly this year, as many of us will have spent almost a year away from ours by now. That's a year of missed coffee dates, missed home-cooked meals, missed hugs and — for a large chunk of us — missed childcare opportunities. And so, in 2021, it feels more important than ever to show our mums just how much we love and appreciate them.

Ingredients

Smoky Chorizo Salmon

2 x 150 g salmon fillets , skin on, scaled, pin-boned, from sustainable sources 300 g ripe mixed-colour cherry tomatoes 4 sprigs of fresh basil 8 black olives , (stone in) 30 g higher-welfare chorizo

Method

Put the salmon flesh side down in a large cold non-stick frying pan and place on a medium-high heat. As the pan comes up to temperature and the salmon begins to sizzle (about 3 minutes), flip it over and cook on the skin side for 5 minutes, or until very crisp and just cooked (depending on its thickness). Meanwhile, halve the cherry tomatoes, tear up most of the basil leaves, then toss it all with 1 tablespoon of red wine vinegar and a pinch of sea salt and black pepper. Squash the olives and discard the stones, then finely chop the flesh. Mix with 1 teaspoon of extra virgin olive oil and a splash of water. Finely slice the chorizo, add to the pan for the last 2 minutes, then toss in the dressed tomatoes for 30 seconds. Divide between your plates, with the salmon on top. Spoon over the dressed olives and pick over the remaining basil. Recipe: Jamie Oliver

Mediterranean Vegetable Rice

“Loads of green pesto, olive tapenade creamy mozzarella and basil make this delicious one-pan recipe”

Ingredients

300 g basmati rice 1 small red onion 1 courgette 4 ripe mixed-colour tomatoes 4 tablespoons green pesto Olive oil 8 black olives , (stone in) White wine vinegar Extra virgin olive oil 4 sprigs of fresh basil ½ x 125 g ball of mozzarella cheese

Method Preheat the grill to high. Tip the rice into a 25cm x 35cm roasting tray (or use a large round shallow ovenproof pan or tray, like I’ve done here, if you have one), pour over 650ml of boiling salted water and cook over a medium heat for 12 minutes, stirring occasionally, then turn off the heat. Meanwhile, peel the red onion, then very finely slice with the courgette, or use a mandolin (use the guard!). Finely slice the tomatoes into rounds. Randomly shake the pesto over the rice, then start layering up your veg: cover the rice with rounds of onion, then move on to a layer of courgettes, overlapping them as you go, followed by a layer of tomatoes. Repeat, moving slightly nearer the middle each time until you’ve covered the whole surface (use the picture to help you out – it might look a bit fiddly, but it’s child’s play to make). Drizzle with 2 tablespoons of olive oil and sprinkle with black pepper, then place under the grill on the middle shelf for 25 minutes, or until beautifully gratinated. Meanwhile, for the tapenade, destone and very finely chop the olives, then mix with ½ a tablespoon each of vinegar and extra virgin olive oil. To serve, pick over the basil leaves, dot over the olive tapenade and delicately tear over the mozzarella. Recipe: Jamie Oliver

Apple & Coconut Jars “These delicious apple and coconut jars are perfect for a tasty breakfast or dessert”.

Ingredients

5 South African Golden Delicious apples (4 to cook, 1 to slice for serving) 6-8 tbsp. water 1 tsp. vanilla extract 4 tbsp. granola 4 tbsp. coconut yoghurt 20g dark chocolate, melted 2 chunks of crumbled dark chocolate

Method Core and chop 4 apples into small bite-sized pieces. Add the apple pieces to a saucepan with 6 tablespoons of water and 1 teaspoon of vanilla extract Cook over a medium heat for about 10 minutes until the apples become soft and are cooked. You may need to add more tablespoons of water as they cook – just make sure the apples don’t stick to the bottom of the pan. When the apples are cooked set to one-side to cool. Melt the dark chocolate. Add a few spoonfuls of cooked apple to the bottom of your jar. A teaspoon drizzle of melted dark chocolate to each jar. Then add a layer of your favourite granola, top with spoonfuls of coconut yoghurt and finish with fresh apple slices, some crumbled dark chocolate and drizzle of dark chocolate.

Fry’s Footie Corner

As I write this, Peterborough United sit proudly at the top of the Sky Bet League One table, four points clear after a perfect February that saw Darren Ferguson mastermind six straight wins and all manner of wins as well, coming from behind, beating a rival and making a mammoth journey down to Devon and coming back with a comprehensive victory.

Darren deserves tremendous credit. His win ratio in the 100 games in his third spell in charge has been excellent, the best of all his spells and he has done it in arguably one of the most challenging periods any football club can face with games behind closed doors and daily obstacles to overcome due to Covid-19. Credit also to Jonson Clarke-Harris. When we sold Ivan Toney in the summer to Brentford, I am sure there were lots of people who were questioning why we brought JCH into the club, but he has repaid that faith with 23 goals in all competitions to date with 21 of them in the league.

Jonson scores all kinds of goals. He is a number nine and comes alive in the box, but he also holds the ball up, wins free-kicks and takes the pressure off the backline and is tremendous in the air, just like Ivan was. We are not getting carried away though. We are at the beginning of March, there is a long way to go yet and a lot of football to be played. Football cliches get trotted out all the time, but it is true, you can only take one game at a time and not lose your focus from the fixture that is in front of you. That is what we are doing.

In our division there have been some notable managerial changes. Joey Barton was appointed at Bristol Rovers, Ipswich parted company with Paul Lambert despite three successive victories and with the club just outside the play-off picture and Darren Moore decided to leave Doncaster Rovers in the play-off positions to join Championship strugglers Sheffield Wednesday. In League Two, our neighbours Cambridge United are doing ever so well, probably against the odds, to be challenging near the top while at the bottom, Grimsby Town are fighting for their lives, but I am sure Paul Hurst will soon move them up the table and away from danger.

In the Premier League, it looks like it is Manchester City’s title to lose. To win 20 successive games at any level is an incredible achievement and I don’t think Pep gets the credit he deserves. Yes, he has money to spend, but that doesn’t mean the results are easy to come by as a result. I can’t see anybody stopping them, domestically or in Europe. Stay Safe

Barry Fry

Deplar Farm, Iceland

I

celand is regarded as the ultimate getaway for travellers seeking the purest elements and space. The tiny island nation of 360,000 has one of the lowest population densities in the world and its barely explored northern peninsulas are the ideal places to go-off-grid and explore the raw and beautiful outdoors. Come winter, it is surrounded by 3,000 ft snow-dusted mountains, allowing guests to have unrivalled access to over 1,500 square miles of untouched mountain terrain to explore. Guests can enjoy an exhilarating menu of outdoor pursuits, including heli-skiing, sea kayaking, whale watching in the surrounding fjords, astro-touring and fat biking special trails around the valley. To truly enhance the remote experience, guests can embark on an Eleven Life wellness retreat – a four-day programme that will

push guests to their limits by combining a thrilling menu of outdoor adventures with physical and mental tasks and key lifestyle practices to take away from it. The key principles include stimulating challenges, outdoor adventure, spa therapies, fitness and nutrition, and where better to experience this than in some of the purest air and water in the world.
