Virgin Gorda or Tortola? Which Island is Your Personal Paradise? So, look.You’ve been sailing down in the BVI for ten years now, love the place, can’t bear returning to the snow and ice. It’s time to follow your heart - and perhaps your head - since BVI property is increasingly looking like a good investment as stock markets continue to crumble. (Sorry, I’m sure you didn’t need reminding yet again whilst on your vacation!) It’s time to buy your dream home in the BVI. Boating around the place, you undoubtedly have your favourite island, not to mention anchorages, restaurants and beaches. But when it comes to living on dry land, which island would suit you best? Most of the homes we sell tend to be on either Tortola or Virgin Gorda, although Jost Van Dyke, Cooper Island and Anegada occasionally pop up. Why would someone choose Tortola over Virgin Gorda or vice versa? Having lived on both islands for several years, the author feels somewhat qualified to express his opinion, but clearly it’s very much down to personal taste. Here, though, are some of the considerations that are voiced by our home-hunting clients. Quiet, peaceful, and incredibly beautiful Virgin Gorda is generally seen as perhaps slightly more upmarket and more exclusive than Tortola. This may be because it is home to Little Dix Bay Resort,

Biras Creek Resort and the Bitter End Yacht Club, all of which have been attracting the more affluent visitor to the island for many years. To meet the demands of this well-to-do crowd, a number of high-end beachfront vacation villa estates have sprung up over the years. Mahoe Bay, Leverick Bay, Guavaberry Spring Bay, Crook Bay and Nail Bay have all been developed over the past decade or two. A quick look at www.coldwellbankerbvi.com on the sales or vacation rentals pages shows a number of spectacular, beautifully designed homes, finished to the highest of standards. So, whilst Virgin Gorda is much smaller than Tortola, there is probably more choice on Virgin Gorda for the purchasers looking for a completed, high-end home in an exclusive

neighborhood, one from which they can truly live the dream and walk to the beach. Tortola is catching up, however. Belmont Estates in West End has long been the favourite vacation villa spot, with easy access to the gorgeous beaches at Smuggler’s Cove and Long Bay. Hot on its heels, Parker’s Estate at Trunk Bay is on its way to becoming another top holiday home location with its absolutely stunning beach and views of Guana Island, Camanoe and even Virgin Gorda and Anegada in the distance. Little Bay, again with it lovely, secluded beach, is also rapidly becoming quite the exclusive area. But for those seeking serenity, it’s a tough sell to pull someone away from Virgin Gorda to look at homes on Tortola, particularly if they discovered Virgin

Flushing 101 Recently I came across a great article on the issue of flushing the toilet, can, throne, lavatory, water closet, latrine, loo or whatever is most comfortable to call the collector of our bodily wastes. In January, the sustainable living website, Chelsea Green, published an article referring to ways individuals can save clean water when performing the daily task of pushing (or not pushing) the tiny lever on their toilet tanks. Sure, it is an act most of us take for granted. But for our new green students, consider this; every time you flush you are actually disposing approximately one to three gallons of drinkable water. That drinkable water comes from our desalination plants around the islands that require a lot of energy to desalt that water and pump it to homes. If you are not on the public water supply network, you are still wasting precious water from your cisterns that can be saved for drier days in the year. Over 25% of all the clean, drinkable water you use in your home is used to flush toilets. If you live in an older home, your toilet most likely uses three gallons of water per flush. Some of the world’s population depend on three gallons of water for all their uses per day, while we can use that much in one flush. We don’t intend to illustrate how we all waste water without giving you a few suggestions on ways to preserve this resource. To guide you in the right direction and for better flushing try the following: 1. If you are building or remodelling, consider a slim-

line toilet rather than a full-size toilet which uses more water to flush. 2. There are newer models of toilets that use today’s technologies to help consumers save water. Purchase a dual-flush toilet that allows you to select what type of flush you need; light flush using 0.8 gallon for your liquid bodily waste or for a heavier flush, select the second button, for your solid wastes. According to Treehugger; the sustainable living media outlet, these toilets can help owners reduce their water usage by 67%.

If 30 minutes after flushing the colouring appears in your tank, you have a leak. Contact your plumber to assist you in this minor repair. You will be saving water and money on your water bills.

If you have an older toilet and replacing it with a newer toilet isn’t an option, place a small plastic bottle of water or other displacement device, such as a displacement bag to offset the amount of water used in the tank. This will help to reduce the amount of water needed to fill the tank. 4. Apart from toilet paper, only flush items that have gone through your digestive system and

6. There is a little rhyme that says, “If it’s yellow let it mellow, if it’s brown flush it down.” That’s easy to remember and even children will enjoy learning that tip in water conservation.

Grounding and Bonding

Grounding and Bonding within a home is essential for personal safety and maintaining the life of that new shiny precious flat screen TV. Let us look briefly at what grounding is and how it compares to what a neutral is. In the wiring system of your home you will see that there are actually three wires going to your 120-volt outlet. One wire is the "hot" wire designated with a color other than green or white. One wire is the "neutral" wire that is designated with the color white. The third with is the "ground" designated by the color green. The "hot wire" provides voltage from the circuit breaker to the outlet. The "neutral" wire carries the balance load of the circuit. That means that if the hot-wire draws 5 amps and neutral will also carry 5 amps to complete the circuit. The ground wire carries no load and no voltage. So what is its purpose? Simple, if for some reason the device or appliance decides to short out the ground wire will then carry

the load so you do not. It basically can then tell the circuit breaker to trip before you get zapped or the house catches fire. It is also there to help protect your TV and other appliances from floating voltages and surges. When installed properly at the main service and throughout the home, the grounding and bonding are your best friends. TREAT THEM RIGHT! PG

Understanding the Territory’s Building Authority Like all territories and states, construction in the Virgin Islands is guided by necessary legislation, processes and steps to ensure structures meet the territory’s planning guidelines and, most important, are safe structures for its occupants. Though the process is necessary, it can be tedious and prospective builders might even be unsure about the necessary documents and approvals needed prior to laying their first block. Before the actual construction of buildings, commercial or residential, property developers must obtain permission to build from the Government of the Virgin Islands. A five-member panel appointed by His Excellency The Governor, known as the Building Authority is responsible for

issuing building permits. Members of the authority include the Director of Public Works and four members of the community with various careers in the construction field. The primary function of the Authority is to review plans and applications for development to ensure that all construction is in compliance with the Building Regulations 1999 and Building Ordinance (CAP 234).
