Asolare Asolare extends around a point of land that provides exquisite views of both sunrise and sunset. Entry is through a wooden gate, into the courtyard. letter from the editor Welcome to the February issue of the Property Guide Consider the BVI slightly unique to the rest of the world property issues within the current recession. We live and work in a territory that only allows restricted work permits for the work force. To a certain extent we have little unemployment and due to the pricing of houses, for many buying or building a house is unaffordable. Many of the houses here that are for sale were bought outright a long time ago and many belong to people overseas. In terms of property the BVI still retains itself as an exclusive resort. This is a seller's dream and a market where prices are still holding their value well. The phrase "you get what you pay for" is solid in the BVI and it is unlikely to see many of these luxury homes fall to sudden foreclosure. In this issue we examine many prevalent factors in the current market. Whilst we are all aware of the belt tightening we are being pro active in passing on tips from our expert team of contributors. We look at a fantastic property Lizard Junction which we had so much fun shooting. We also examine a traditional modern hill side property of Lone Palm Villa. From our team we are taught aspects of lighting, architecture and design- all of which we enjoy putting together as much as you may do reading them. In our field of research we come across many people from many walks of life and the current question on everyone's lips does seem to reflect worry and concern over the recession. Nobody knows what is going to happen. Well, did we last year or the year before? I heard a phrase lately that a life constantly examined is a life not worth living. So, in turning that into a positive light, get out there and live your dream and your life- (and let someone else examine you). STATE OF THE Market Fear not…there’s hope! (…hopefully) Driving past the airport at Beef Island on New Year’s Eve, you would be forgiven for thinking that the global recession was a thing of the past and that rosier times must surely be ahead. I counted 23 private jets sitting on the tarmac. That might not sound a lot but for a little island like Tortola that’s a huge number and, I would hazard to guess, about 25% up on last year. Apparently there were more than 40 sitting in St.Thomas. And although I was unfortunately “landlocked” for most of the holidays, I understand that there were probably 30 or more mega yachts floating around the North Sound in Virgin Gorda. Many of those who initially landed in the USVI were undoubtedly merely passing through, running quickly from the airport to Yacht Haven to board their gin palaces and zoom as quickly as possible to the more serene surroundings of the British Virgin Islands. So it seems that all the money bleeding out of Wall Street over the past few months hasn’t simply disappeared after all. Clearly those bright chaps who have lots of the stuff (they must be bright then, right? Don’t answer that) have very sensibly been taking it out of their brokerage accounts and putting it in their piggy banks to save up for a big splurge in the BVI at Christmas! I’m not sure if more gallons of diesel than champagne were consumed in that period but it was probably a close run thing. And these weren’t the only much sought-after luxuries over the festive period. BVI property was also in demand. The reason I was landlocked and my feet stayed dry was not because of sea sickness but because of the number

of property showings we at Coldwell Banker happily undertook. Instead of gaining 20lbs this Christmas I probably lost 5 with all the running to and fro! Not that I’m complaining and, on a slightly more serious note, we were truly surprised just how busy we were given the state of the world economy. Not only were we showing property for sale, we were getting offers. Hopefully, with a fair wind and a little luck, by the time of publication we should have some of those under contract. I will admit that leading up to the US Election and prior to December ’08 the number of enquiries for property was down on the previous year but with that very nice Mr. Obama taking over the reins and perhaps a feeling in the US at least that the only way is up (how much worse could it get?), enquiries have picked up again. So, the Coldwell Banker staff was a bit late in sitting down to enjoy the festivities this year. And perhaps it is a hangover of belated merriment, but I am increasingly optimistic that 2009 will actually be a pretty positive year for the BVI property market. After all, whilst we sometimes think we Real Estate Agents are frightfully important, being ever so, ever so busy, our market is actually only a very, very small one and just a handful of buyers can change our world, and that of our sellers, dramatically. In this issue, we are going to help you make your resolution of living a greener lifestyle practical and even delicious. In our quest to live in harmony with the environment there is one area of life and sustainability that cannot be ignored even in these modern times - agriculture.The agricultural industry provides the food needed to sustain communities. Here are several reasons why you should support the agricultural industry in the British Virgin Islandby purchasing locally grown produce. Locally grown produce taste much better If you have ever thought that cucumber you bought from a farmer was the freshest and most succulent cucumber you have ever tasted, you were not exaggerating. Locally grown foods are usually harvested a day or two before they reach your plate. They are still packed with their natural juices and are free from preservative chemicals used in food items grown thousands of miles from your local supermarket that must still appear fresh after days of travelling across land and sea. In the time it takes to harvest a fruit, package the item and have it shipped, natural sugars begin to turn to starch and cells begin to deteriorate. The fruit then loses its vitality. During this process the produce also loses its nutrients. All that travelling is another reason locally farmed fruits, vegetables and meats last much longer than imported produce. Buying local helps community building By supporting local farmers, you are also supporting their families. Agriculture has been on the steady
decline in the Virgin Islands as farmers leave the industry for more viable jobs to support their families. Though the agricultural industry is important to any community - there should be more support in the Territory of our resident agribusiness. Farming is a skill that goes back centuries and we can even learn from our farmers how to have our own backyard gardens. In these unclear financial times, saving an extra few dollars on our grocery bills might be a wiser way. Many of our local farmers open their farms to interested persons and school children interested in learning about their time-tested vocation. It is during those times when connections are made. The connections that make living in this part of the world so appealing. Buying local helps the environment Your frequent flyer account is not the only account building up air miles. Believe it or not, imported produce build up food miles. Food miles refers to the distance food is transported from its place of production to the point it reaches consumers. When you consider the thousands of miles a tomato might travel from New Jersey, USA to your plate as well as the carbon emissions its courier releases in its transportation plus the energy used to produce its packaging and handling, the math can be a bit much. To avoid building up these miles and adding additional carbon to the atmosphere, items that can be purchased through a local farmer, such as fruits, tomatoes, cucumbers, peppers, and other everyday items should be purchased at home in the BVI.

The January 2, 2009, CBS Evening News broadcast ran a headline that proclaimed, “Once Booming Dubai Goes Bust.” Persons who might not have been living on planet Earth these past 10 years might not know about the almost absurd amount of money that was invested in developing real estate in the oil-rich country. So much money that developers managed to engineer islands first in the shape of a palm tree then the world, literally all for private sale off the Persian Gulf. Given the recent gloomy predictions for the world’s economies for 2009, it was no surprise that after its $20 million opening party, sales on Palm Island have gone down by forty percent. A seven bedroom villa that was once going for $10 million last year is now only under $6 million. The story concluded, “Banks aren't lending. Projects are shelved. And the normally secretive government has had to acknowledge it has one of the highest levels of per-capita debt in the world -- and not enough oil to pay for it.” With the doom and gloom predictions after the to collapse of the United States housing market it is an uncertain time for almost everyone, especially persons seeking to sell property. Buyers are holding on even tighter to their dollars, banks worldwide are tightening up their lending practices and all of this is leaving sellers a little uncertain whether they are going to break even on what was once an investment in property. Though we might not be able to sell a villa on Palm Island, we still think we have a few tips to help the average seller in the BVI real estate market.

Know your market As fabulous as you think your home might be, trying to sell a $2 million dollar house is going to be difficult in the current market. The Territory is filled with valuable real estate agents that can give you accurate appraisals as well as provide realistic expectations for selling in today’s market. If your home is unoccupied and has been on the market for a while, you might want to consider short-term leasing of the property. With the Territory's transient population, the islands' new arrivals are always looking for an abode with a breathtaking view and cool trade winds. A luxury of our islands is knowing that such a view and breeze

can be found at most any location in the Virgin Islands - chances are, your property is one of them. Staging is everything Preparing your home for a viewing can be exciting and frustrating at the same time. The prospect of someone purchasing is something to look forward to. However, you want to make sure that purchasing will be on their minds after a prospective buyers leave and not poorly painted walls or overdone decorating that does not allow a possible
buyer to picture themselves living in that space. Though we live in the Caribbean we can get carried away with our paint colours. Let the style of the region inspire you and not isolate you. Paints should be warm and inviting and not too bold. If buyers want bold, they know that once the place is their own they can be bold with their colour choices. Make sure your wall paint is as professionally done as possible. A little time and a gallon of paint can freshen up any room. Arrange furniture carefully to allow the best flow of air
and space into your home. If you have a magnificent view, do not hide it, display it as if you would your finest piece of art. Lighter-coloured drapes help to brighten any rooms as well as fool the eyes and makes the room appear larger. Rooms should be thoroughly cleaned. Pay special attention to storage areas such as closets, cabinets, and pantries—storage space being an important factor to many buyers. Simple fixer ups Nowadays buyers want to make sure they get value for money. They do not plan to pay a dime over what they think a home is worth. Do not give them any reason not to give you your asking price. Simple fixer ups around your property can be vital. Go through your home and ensure your plumbing is intact. Make sure you have no leaky pipes or damp cupboards. On the exterior of the property make sure drains are clear and there are no random puddles of water. If there are, find the source and fix the problem. Ensure all light switches are working and no faulty wiring is hanging around the home. Cleaning grout between tiles can brighten up kitchens and bathrooms, make sure screens and
windows are clean to let that extra bit of sunlight in. Something as simple as fixing squeaky doors and rusty hinges can provide a positive nod from the most meticulous buyer. Knowing that you have taken good care of your property lets them know that there aren’t likely to be too many surprises once the property is purchased. Simple things like changing the hardware on cupboards can make a kitchen appear newer as well as punctuate the style of the room. Since kitchens and bathrooms are major selling points in a home, spend time cleaning the area and ensuring its presentation is at its best. Tidy the yard As soon as prospective buyers drive up to your property you want them to feel as though they can come home to the dwelling. The exterior of the property is the first thing they see, therefore your landscaping must be well manicured. Your exterior walls should be painted evenly and beware of water stains that can be telling on the property. Ensure trees and hedges are trimmed properly. If you have fruit trees make sure fallen fruit does not litter the surroundings. PG

a crisis that may be good for us Many of us will be affected by a global economic downturn in some form or fashion. Fortunately many of us have taken steps early on to be frugal, especially where it comes to recurring cost. The exorbitant electricity rates in this land have caused and perhaps forced many a new homeowner to slow down that electric meter. The high cost of water has incited the use of highly efficient appliances. The huge surcharges for shipping chemicals across oceans has stimulated the use of salt-chlorine generators for swimming pools. Has our collective exposure to high pricing, low availability as well as our moderate climate prepared us enough for a true downturn? Perhaps not. The population of these island is made up of so many different nationalities, with so many people that have experienced downturns in their respective homelands that just maybe this looming thunderclap will just be one more reason to be more resourceful. For years we have encouraged people to review their swimming pools and check the running times, sun exposure balance the water and use energy-

saving equipment as well as plumbing systems. The efficiency of a swimming pool is comprised of many factors some of which are obvious. While maintaining exquisite aesthetics, good design can save water, chemicals, electricity and therefore money. This of course is true not only for swimming pools. As if the global warming and high energy prices were not enough to encourage some, we now should all reflect on our surroundings and see where we can do better. The world first eco-island is about to be reality right here in these islands. Local architects as well as builders have already made firm commitments to Leadership in Energy and Environmental Design (LEED). Pricing of solar energy generation are coming down. For the incentives to gain a non erasable foot hold is economics . For decades these incentives and the use of our freely available resources (wind and sun to name a couple) have been under development. Every time that the prices of fossil fuels dropped again however so did the incentive to use renewable energy. So when we hear that we’re in for the long run perhaps there is a silver lining to this crisis after all. PG

There’s no escaping the fact that building in the British Virgin Islands is expensive. New houses in the BVI are built with lots of concrete and hefty wooden structures to withstand hurricanes and earthquakes and, as there is so little flat land in the BVI, most are designed to be built on steep slopes and incur the cost of excavation, site access and retaining walls. All these factors add to the cost of building. Why does it seem so many houses in the BVI are built so big? If a house is built specifically for a large family or as a rental house with dining and entertainment areas and 8, 10 or 12 guests all requiring their own bathrooms and privacy, then obviously size is important. All too often however, even single-family houses are built big just to impress and end up with large areas of “nothingness” and rarely used rooms and spaces. Huge rooms with high ceilings and massive wrap-around decks are great for entertaining but not so good for a cozy family evening, which is why big houses invariably have a separate smaller family room or a television room Even if the budget can be stretched to accommodate two living rooms, consider if that is the best use of your money, or could it be better spent on quality finishes, nice furniture, artwork and landscaping that can be seen and appreciated all the time and make your house so much more special and personal. One major reason, often overlooked, for not building bigger than necessary is of course the hot topic of this decade, global warming. From an ecological view point, smaller efficient houses are undoubtedly more friendly, using less raw materials to build and using less energy to run, so there’s a degree of social awareness and responsibility associated with building smaller houses.

itself is required, hence no wasted space. Once you enter through the gates of the courtyard, you are in the house, albeit outside. The outdoor courtyard and deck areas become an integral part of the house. (This is not a design concept that could be used in England, but it works great in the Caribbean). The house is designed as a single-family house, hence the kitchen and living room are one big room, divided by a breakfast bar to give a certain amount of separation without detracting from the overall feeling of spaciousness. The kitchen, as with a lot of modern family homes, is
Avoid at all costs adding “cubicle” rooms which will undoubtedly the “heart” of the house, made even better by top-of-theline appliances. This is an example of spending your budget where it will be appreciated, instead of on extraneous square footage. Lines of sight are important in any size house, but even more so in a smaller house to make it appear bigger. Avoid at all costs adding “cubicle” rooms which will just make the house seem smaller. Being able to see and to walk openly between the indoor and outdoor living areas of any house is essential, and good planning can make all the areas accessible and useable. Rather than add a home office, we installed a long wooden counter with hanging file storage and shelves to the whole back wall of the living room, an example of using one room for multiple uses, a great space saver. It not only looks good but has enough room for a couple of laptop PC’s and a printer and unsurprisingly is in use almost all the time. Try to be sensible with room sizes. The house has a modestly sized master bedroom with built-in storage. We have in the past designed some quite spectacular master bedroom suites with big walk-in closets, adjacent offices, kitchenettes, etc, but this is one area where if the budget is tight, square footage can be saved. The bedroom however still has a fabulous view, weather protection from approaching storms and a covered deck for morning coffee. As we have the whole of the rest of the house to sit and relax, that was all we wanted.
this is the upstairs design of the house at Trunk Bay. The two bedrooms upstairs are the same size as the master bedroom as we felt it important to give each of our children their own space so they have room for a desk and lots of storage, but in order to save square footage they share a bathroom (with a sink each) and share their own small sitting room, which has a couch and doubles as a bedroom for sleepovers. So the kid’s have their own sleeping floor, separate from their parents. Good design is all about the sensible use of available space. All clients are individual with different requirements and expectations. What we always stress is to just make the house seem smaller. spend your budget where you will most appreciate it. If you’re a swimmer and want a 40-foot pool then go for it. If you have to then cut back on square footage in other areas, remember a smaller house can be designed to adequately suit your needs and can, a lot of the time, be more impressive than the McMansion next door. Every aspect of space has been utilized for a specific function. Lizard Junction is a combination of three properties within one lot. Only 10 years old, the houses were built by Mike Burrell.The amount of design and articulation devoted to each area of space is, to say the least, impressive. At random corners there are natural boulders built into the houses; the sense of expanding on an original style lends each dwelling the air of a wonderland that has been dreamt up and turned into a reality. The first building we visit is the guest house, otherwise referred to as “the studio.” With wooden
doors, this appears as a traditional West Indian home with high tongue-and-groove ceilings, large open shutters and a private deck. Inside, stucco brightens the studio immediately and, although not large in space, it has been designed to be compact and selfsufficient. Every aspect of space has been utilized for a specific function. Alongside the right side of the studio is the large workspace area leading to the bathroom. In the studio mosaic art features throughout whilst on its ocean side there are breathtaking views as far as Guana Island. The bedroom is hidden subtly by a small rock wall and the
kitchen divide appears natural as you pass it by on the entrance. All fittings are postmodern and crisp, closer to art décor than anything from a catalogue, and the studio has an air of function, extreme comfort and stylishness. For one or two people, this is an ideal selfcontained unit, and although the entertainment factor may be hindered by space, it is a great spot that can be thoroughly enjoyed. The next house opposite the studio is the smaller of the two main houses. The entrance is up through a wooden staircase to the two decks—one intended for relaxing and the other for

entertaining, complete with a large dining table. At the end of the decking area is a charming bedroom that boasts every attribute of an old English-style guest house. Two beds adorn this little room, which is the only space designed in square and straight lines, as opposed to the curvier shapes that make up the balance of the property. Inside the house, through open sliding doors, we are greeted by a living area that has cushions everywhere, and a lounging area consisting of a stone mantlepiece with stone steps. Everything is handmade and hand-carved with a fine finish, cut with the utmost attention to detail. Each ceiling is constructed of pressed lumber, whilst the floors vary from stone tiling to wood, and the walls from drywall to the sensational smell and look of pressed cedar. In the main bedroom of this house you will find the privacy that may be needed after an evening of entertaining under the stars. It is spacious, cool and utterly charming. We move on to the final house, up a steep path that keeps the property out of view until we reach it, but the climb is worth every step. Entering through a side entrance of old farmhouse doors, we come upon the elongated kitchen and marvel at the maze that is the property’s interior. Above us is a wooddecked library and to the right a petite pool and stone staircase leading down to the bedroom. One can scarcely resist the urge to want to explore further. In the living room, a boulder feature doubles as a storage cupboard. The area has stone paving; the high ceilings and the rock walls are like nothing you’ve ever seen in the BVI. This is a unique property. Outside there is a grill and pizza area for outdoor entertaining, which currently has no shade, as the tenants prefer the evening sky. It is all done in terracotta stone. Whist here you will marvel at the tower, which until now has remained hidden, and you will find yourself intrigued to climb the steps. Upon reaching the crow’s-nest circular bedroom, you will be treated to views of the north shore as well as the valley and Road Town. This is a windy spot, and sleeping here can only be an adventure—it is surely something to see.

Overall, the three properties hold similarities that make Lizard Junction attractive as a one-time purchase. The landscaping is subtle and easily managed, as it is a collocation of wild shrubs and fauna. Privacy is not an issue, as large shrubs and trees disguise the property and, in a sense, conceal the charm it holds within. The stone access roads and paths are finished, and the properties themselves require no further renovation. Lizard Junction suits many prospective owners as a holiday home, rental or extended family estate. A key point to bear in mind is that there are three individual houses functioning as selfcontained, discrete properties. The hard work on these houses has been done and they now exude a laid-back charm and grace—compact spaces that flow together thematically and stylistically in a unique fashion, rather
than appearing as isolated and divided spaces. Moreover, Lizard Junction still maintains private space and separates sleeping areas from social ones. In our experience, it’s not often we come across properties that would compel us to say: this is the ultimate in fashioned properties in the BVI, but this one does indeed come very close.
