Hi and welcome to the May issue. As the newest member of the BVI Property Guide team, I look forward to taking the magazine in new directions. We will continue our objective of being the definitive guide for buying property in paradise, highlighting exquisite homes for sale in the BVI. In addition, we will focus on what comes with living in the BVI once you’re here or what you have to look forward to when you arrive. Our unique community is a melting pot of careers, nationalities, ages and interests. Instead of trying to reinvent the wheel when we attempt something for the first time, we can learn from each other’s past successes and mistakes. The Guide will still have the useful features that you, the reader, are accustomed to, such as reviews of the latest properties available, tips for owners and sellers, articles on home improvement, listings, updates on forthcoming projects and advice for building in the territory. You’re not losing anything. Instead, as the months progress, you’ll notice you’re getting more. We want to have some fun, learn a few things and maybe ruffle a few feathers. This month, we review a family-ready house on MacNamara, recount a surprising shopping experience in Road Town, provide great tips on outdoor living, check out some of the latest large developments and interview one of Tortola’s most prolific builders. In future months, we might discuss going to the movies (or not going to the movies), finding the right realtor, committing a local fashion faux pas or determining if starter homes exist in the BVI. We will continue to draw from our pool of expert writers to provide intriguing pieces related to their fields, and we will also seek new voices to share their experiences. Recently, a friend and I had some time to kill, so we attempted to take Russell Hill to get to Shannon. Instead of robotically and routinely following the most traveled or quickest route, we paid attention to the unfamiliar drive and our surroundings. We eventually arrived at our destination, but only after making several wrong turns and, at one point, backing up about a quarter mile because one road was blocked by a huge boulder. As the Property Guide expands we hope to take you down a road you’ve never driven before, even if we run into a boulder or two along the way.

GREEN LIVING Become a Container Gardener by Sachkia Barnes

Impressed by the work of some local farmers that I’d met earlier this year, I decided to debut my green thumb. After just a few short weeks of nurturing the tomatoes and peppers that I’d carefully selected, my veggies started to slump and ultimately die. Cause of death: over-watering that caused the roots to decay—a mistake commonly made by overzealous new gardeners. I learned my green thumb wasn’t as green as I'd assumed. My pride was hurt, and I also became intimidated by the task. However, in March after hearing United States First Lady Michelle Obama’s reason for digging up the White House’s majestic south lawn, I regained some confidence to try again.The First Lady shared how easy it is for children to appreciate the good nutrition of vegetables if they are a part of the growing process. More importantly, homegrown vegetables allow health-conscious eaters to have control over the types of food they produce as well as avoid the use of pesticides and other chemicals used on large commercial farms. Ultimately, spending a weekend setting up a backyard garden or even a container garden can save you a

If you aren’t sure about starting a garden from scratch, you can visit the Department of Agriculture’s nursery. There, you can purchase a variety of plants 8

and seedlings that grow well in our climate. These plants have already produced young shoots, and you would primarily be responsible for watering (gently) and repotting them as they grow bigger. Garden stores in the Virgin Islands also sell sprouting kits for just under $20. So far, I’ve learned it is easy to produce broccoli, radishes, cress and other spouts. It only takes about a week after watering seeds to begin enjoying the taste of some planted foods. If you do not have any land to work with, don’t worry. You, too, can be a productive gardener. Container gardens allow you to grow food in garden pots that can be placed on windowsills, porches, balconies, walkways or even your roof. A container garden can be a small pot of herbs or a large 2’ diameter by 1.5’ high garden pot. Follow this step-by-step guide to container gardening and you too can begin to enjoy the vegetables of your labour. Select your vegetables Select vegetables that you know you will enjoy and help reduce your weekly expense at the supermarket. Consider what you buy each week. If you’re unsure and need suggestions, try tomatoes, peppers, eggplants and carrots. Mint is a good herb to grow for salads, teas and mojitos.


Select the right planter All herbs and vegetables will grow well in fivegallon pots. Salad greens have shallow roots and can be grown in pots of just six to eight inches in depth. Make sure the pot has good drainage holes at the bottom. Add soil to your container It is best to use lightweight soil that holds moisture well. Garden stores sell good brands of potting mix that can be combined with most hillside soil. It is important to properly mix the soil before planting. Soils can be reused after vegetables have been harvested, but make sure you add a soil booster to replenish nutrients. Plant vegetables in your container garden If you get seedlings from the Agriculture Department, the nursery worker will give you advice on when to re-pot them. It’s important not to plant seedlings in a too large pot. If you are starting from scratch, carefully follow the directions of the seed package. After planting your seeds, lightly mist soil and cover the pot with plastic wrap to retain moisture and warmth. Keep the soil moist at all times. When the seeds sprout, remove the plastic cover but continue to water very gently. Vegetables should be watered daily and fertilised on a regular basis. Fertiliser replenishes the nutrients that plants need and that are washed away every time you water your containers. Look

for good organic fertilisers that are recommended especially for container gardening and fertilise according to the package directions. Ensure your drainage holes are free flowing at the bottom of the pot. Elevate planters to allow drainage and to protect surfaces. Give your vegetables lots of sunshine and love. Vegetables need about six hours of sunlight daily. This is a good reason why small container gardens should be placed on windowsills. Windowsills usually have lots of sunlight and are often near a watering source, such as a kitchen sink, which makes it easy to remember to hydrate plants. If you decide on a large potted garden and place it outdoors, be mindful of roaming animals that might enjoy your vegetables just as much as you. You can use chicken wire to fence around your garden to protect it. Container gardens are fairly low maintenance. If you have children, container gardens are a great and simple way to teach them about nutrition as well as develop a hobby. Having the responsibility of a garden can instil a sense of responsibility and pride once they begin to see their work bloom. Once you’ve followed these instructions, have a little bit of patience and pay close attention to watering your garden. Soon you will begin to reap the benefits of your work. PG

Earlier this year, the Department of Disaster Management, in conjunction with the Town and Country Planning and Public Works Departments, took on the task of educating different sectors of the Virgin Islands business and building communities about property development and better construction methods. This was done through a series of three workshops held monthly from January to March. The first workshop was titled Seismic Hazards and Design.The second workshop looked at the Impact Assessments required for large-scale developments and the final workshop held in March, focused on Safe Design and Construction methods. Director of the Department, Sharleen DaBreo said, “Though our Department is not directly linked to the real estate market, it is the Department’s mandate to ensure good preparedness and mitigation measures are taken when developing property to avoid significant impact from hazards such as landslides, storm surge, earthquakes, hurricane force winds and even flooding.” The workshops targeted engineers, architects, environmentalists, planners, contractors, developers, banks, insurance and real estate agents and heavy equipment operators. Presentations and discussions were centered on building design, hazard mitigation, construction methods and development

"Home ownership is something that many residents seek. We want to ensure that as they go about planning for their home, they are armed with information that will help them plan for this investment as well as secure this investment as best as possible against any of the Territory’s natural threats," said DaBreo. DaBreo said the second video, Property Development in the Virgin Islands, will be especially important given the rise of large scale property development throughout the Territory within the past six years. “The influx of interest to develop various parts of our islands has allowed our property development process to evolve. The second video helps potential investors understand the process for approval of development as well as gives

hazards’ impacts by employing better and modern techniques in building and excavation. In the video, Geotechnical Engineer Carlos Sierra shares a case study on retaining walls and measures to prevent walls from falling. Geologist Dr. James Joyce of the University of Puerto Rico, Mayaguez, shared the importance of understanding the geology of the Virgin Islands when excavating and building to mitigate seismic hazards. The department hopes that the videos will help potential developers understand the importance of mitigation measures that are directly linked to Government’s planning and building regulations. “By understanding the importance of measures that are implemented by the Territory’s Planning and Building Authorities we hope persons realize how those measures help to protect property and thus life in the event of any hazard impact.” DaBreo went on to say, “In the Virgin Islands we have done fairly well with our building and development practices.

At The Intersection of Piping, Wiring, and Concrete Every region of the world has a ‘typical’ form of construction. This may vary between residential and commercial construction but normally reflects climatic conditions and resource availability. In the Caribbean, over the last twenty (20) years or so, the ‘typical’ form of construction has become reinforced concrete block. This shift from traditional wood framed and stone construction was driven primarily by a desire for increased stability in the face of hurricane force winds, and for reduced maintenance and repair. It has been accommodated by increased availability and cost-efficiency of these materials, and the expansion of inter-island and international shipping. While the typical construction method offers great strength and stability it also has a number of drawbacks. Chief among these is the inaccessibility of plumbing and electrical wiring, which is typically encased in concrete block walls and slabs. Although this has become increasingly popular in commercial construction, it has been slow to make its way to Caribbean residential construction. Another response would be to modify the plumbing system to reduce the possibility of leaks. PEX (cross-linked polyethylene) piping has been successfully used in Europe for decades. Because the material is flexible, fewer joints are necessary to navigate turns and connect to fixtures. This flexibility also allows PEX to be supplied in lengthy coils. One advantage of this is that installations under the slab on grade can be made in a single, continuous length without the need for fittings. Having fewer fittings within walls and under

slabs means less chance of leaks or contamination, as well as easier (read cheaper) installation. PEX cannot be exposed to sunlight or ultra-violet light, therefore unlike PVC, cannot be used for downspouts; however PEX is more durable than PVC under extreme temperatures and is less chemically active. On a minor note, water flow is quieter through PEX as there are no ninety-degree angles to navigate. A third option for providing better access to plumbing and wiring as well as minimizing the potential structural damage from leaks is the use of Insulating Concrete Formwork systems (ICFs) to form the structural walls of buildings. This system has already been successfully and economically used in commercial construction in the BVI and is currently being extended to residential construction. ICFs are modular units consisting of foam walls

with a central cavity into which steel reinforcement is placed and concrete poured to construct the wall. The foam stays in place after pouring and provides insulation for the building. This ‘concrete sandwich’ is then finished with stucco or a panelized material such as Durock. ICFs have many advantages. A concrete wall is an inherently stronger and more flexible system than reinforced block-work, and ICFs greatly reduce the costs associated with setting up and removing formwork, making concrete pricecompetitive with block-work. All plumbing piping and electrical wiring can be run in the foam filled cavity rather than the concrete wall or slab, allowing extremely easy access for

remodeling, repair and replacement. Insulation on walls, roofs, and slabs reduces heat gain producing a more comfortable space, and reduces sound transfer from upper to lower levels (common with the concrete and tile combination). The additional insulation also allows air-conditioning to work more efficiently. This reduced energy usage is particularly important on larger commercial buildings as this also reduces the generator load when power is cut. Applying just one or two of these techniques per project will allow us to produce stronger, cost-effective buildings which are less compromised by multiple penetrations through the structure and the risk of water damage.

“I’m going to have to return the dress,” I said. After unhooking the yellow straps from the hanger, I folded the dress into a shopping bag. “Too big?” he asked. “No. It just doesn’t fit right.” 18

It was definitely a dress I would’ve tried on. When it first exploded from the box and into my hands, I prayed it would fit. But a deep cleavage halter with a low-cut back is more for the lanky supermodel type, which I am not. Still, I loved the yellowness of the dress. It was like a sexy daffodil. His directions led me to a storefront between Capriccio’s and The Accessory Place on Waterfront Drive. I hesitated outside the door. He bought me a dress from a place called “Tropical Kisses”? The piece of paper in the window scrawled with “2 for $15.00 T-shirts” seemed suspect, as did the hanging sign that bragged “Souvenirs with local themes,” but I noticed a few pretty outfits displayed in the window, and two of them were yellow. I stepped through the entrance and found myself in a clean, uncluttered shop. I barely noticed the small shelf of BVI shot glasses, hats and t-shirts on my right before my attention was drawn to the carnival of colours and textures shimmering from the back wall. Flipping through the racks, I giggled as my hands fondled softer-than-suede silks and organza ruffles. The owner, Tamantha Augustine, remembered my friend when I removed the dress from the bag. “I told him I could make him a gift certificate, but he wanted to buy you a dress.” I tried on every other yellow dress in the shop, thinking I’d stay in the same colour scheme. Tamantha has superior taste and an eye for both

dressed up with a necklace and sparkly sandals or dressed down with flip flops and a beach bag. I had to have it, and it cost less than the daffodil dress, so I bought a pair of funky green enameled earrings as well. Before I checked out, I paused at the bath, body and candle display. I wanted to smell everything, but other errands beckoned, and I was happy to have an excuse to return. Tamantha handed me her business card as she rang up my purchases, and I noticed a different shop name printed on it: “La Boutique de Mode.” And though the new name is more reflective of her merchandise, I felt that after spending an hour in her shop being caressed by the textures and romanced by the colours that maybe “Tropical Kisses” was, in fact, the right name after all. my attention was drawn to the carnival of colours and textures shimmering from the back wall classic and contemporary silhouettes. Each one I tried on made me feel like a different celebrity. One cocktail dress, yellow and white silk in an updated mod pattern, reminded me of something Audrey Hepburn would have worn in Charade. Another, equally as gorgeous, was reminiscent of a flouncey toga from a Beyoncé video. After slipping in and out of about every frock in the store, I found a floor length, bougainvilleapurple sheath hiding behind some beaded, glittery party dresses. Its hemline flirted with a stack of skinny jeans piled below it on the closet floor. I shimmied into it and felt like a goddess. The draping flattered my curves, and the neckline and colour emphasized the only skin revealed—my arms, neck and collarbones. Constructed of a stretch jersey knit, the dress could be either

The space for children here or for general entertaining is fantastic. Being concrete, it is fairly soundproof and could be used for dry storage if necessary. The far east end of Virgin Gorda is terra incognita for most of us. If we've been out that way at all, it's the Bitter End that comes to mind. A few of us might have ventured over to Biras Creek for dinner but beyond that, nothing. Charter yachts sometimes venture into Deep Cove or the nether reaches of Eustatia Sound, but few bareboats wander that way, leaving the wild headlands of Oil Nut Bay pretty much deserted. On a recent weekday, I ferried up to North Sound and was met at the dock and directed to a monster inflatable runabout—30 feet of grunt—whose skipper was David V Johnson, the developer of Oil Nut Bay and the owner of the Biras Creek Resort. Emblazoned on the boat's inflatable tubes was the seal of the North Sound Yacht Club, a new superyachtcapable marina Johnson is to develop in the North Sound, near the Fat Virgin Cafe. Pushing the twin throttles forward, David Johnson drove us out through the cut by Saba Rock and through the newly buoyed channel that leads to the eastern end of Eustatia Sound—the site of Johnson's newest development project at Oil Nut Bay.
