The masters of architecture talk to VIPY about their most exciting year yet! – Q&A with RDP Director and Architect Thor Downing INTERVIEW BY STEPHEN L FRANCE

Montastraea Villa – The pool provides a perfect area to socialise or just relax under cover

THERE ARE MANY POPULAR commercial names that visitors and residents will know from frequent visits to the establishments encompassing resorts, marinas, or favourite watering holes. What some may not be aware of are that some of these renowned locales comprise Roger Downing & Partner’s architecture portfolio. It’s been a while since VIPY interviewed RDP, so we caught up with them regarding their most recent projects over the past year, excited to find out that they’re continuing to accomplish great feats for the island to see.

WHAT MAKES RDP UNIQUE?

Our firm has the right resources to provide personal attention to our clients, while maintaining the highest qualifications that enable us to undertake the largest projects in the Territory. We are vigilant over the quantity

bvipropertyyacht.com

of projects we undertake to ensure our clients receive the exclusive touch they deserve, no matter the size of their project. Environment and sustainability are forefront; the interview process of many projects goes both ways; we choose the clients that are eager to embrace the natural beauty we live in and discourage projects that reject the natural order of ecology, sustainability, and/or the topography of the BVI. A topographical survey prepared by a licensed surveyor is absolutely critical as insurance for the best outcome of the project. We’ve found that working both with the surveyors and engineers intimately from the onset, ensures best predictable results. We ask for tree species, diameter of leaf canopy, trunk size, boulder locations, heights, existing utilities – anything of special note. We translate all this information into use with the technology we

utilise providing our clients with a model view of their project in seamless virtual reality. This confirms the client’s understanding, envisioning and exploring their future spaces.

WHAT MAJOR PROJECTS HAVE RDP BEEN WORKING ON THIS PAST YEAR?

Our major projects were YCCS renovations, Villa Montastraea in Oil Nut Bay, Diamond Reef Estate in Great Camanoe, and Hendo’s Hideout Restaurant in JVD. Each project demands special attention and close relationship with the construction teams and the contractors; this was key to the success in all our projects.

WHAT DID RDP HAVE TO DO ON THESE MAJOR PROJECTS?

Diamond Reef Estate on Great Camanoe – This was a major renovation; this old colonial style

house already had great charm and structure along with 10 acres. The outcome was to double the size and capacity of the house and add what we believe is one of the most beautiful pools and landscapes to complement the houses. The stone masons preformed the job of blending the new with old perfectly, making it almost impossible to know which building was original and which was new. The owner is also very environmentally conscious; the property boasts the first off grid water production facility generating approximately 1500 gallons of water every single day. Hendo’s Hideout, White Bay, Jost Van Dyke – Bare foot-in-the-sand, modern cuisine was the concept we brought to reality; to gently touch the beach and not impose on it, providing a balance between feeling you are

24 | V I P R O P E R T Y & YA C H T

Environment and sustainability are forefront; the interview process of many projects goes both ways part of the beach yet able to lounge with more intimacy while enjoying high end cuisine and service. Montastraea Villa, Oil Nut Bay, Virgin Gorda – The view was always the key during the concepts; opening up the rooms to the vistas, the interiors were kept purposefully simple and elegant so not to distract from the view. We also went to great length to provide the villa with as much privacy from the main road and bring the family closer to the sea, so there’s a great sense of contact and connection with the ocean. The seating area above the pool was a

carefully designed set of stairs that doubles as seats for viewing during the evening or throughout the day. The pool itself with its large sunken bar in the ‘grotto,’ provides a perfect area to socialise or just relax under cover. YCCS renovations, North Sound, Virgin Gorda – Already a beautiful property, we were heavily involved in the implementation of a large infrastructure upgrade and the creation of the new Aqua Bar, two

new suites in the existing structures, and the new arrival dock pavilion. The aim of the project was to provide the club with the ability to offer a range of new services and activities. This project in particular was a fantastic experience in maximising the space in existing areas to get the best impact. There was continuous ‘lateral thinking’ on this project from concept to completion as all the teams came together to find solutions.

WHAT DO YOU HOPE TO ACCOMPLISH WITH THESE PROJECTS?

A happy client is always the most important outcome. We like to think that each time we educate and inspire our clients to understand the principles of architecture and sustainability, showing how everything is interconnected as one

bvipropertyyacht.com

decision will impact another. With each new project, we strive to learn and improve, increasing our team’s knowledge and experience to help shape each project. Expanding and enhancing the environment and sustainability of each project is an ever-increasing part of the process. Careful research and discussions ensure that the concepts are guided on these fundamentals. The design and eventual construction evolves as an organism that will exceed expectations and minimise any impact on the environment.

Roger Downing and Partner encourage their clients to become involved in the community. RDP on average is involved in approximately $20 million in

construction per year, offering employment opportunities, and contributing to the economy of the BVI. They hope their designs educate the general public about the intricacies of architecture and environmental sustainability. RDP are honoured to be heavily involved in the ‘Roger Downing’ Mangrove Board walk, and the Tortola Humane Society’s new building in Josiah’s bay, providing services pro bono. ■ Roger Downing & Partner architecture.vg facebook.com/ Roger-Downing-Partner Tel: (284) 494 2762

WHITE SAND BEACHES, bright blue skies, and warm sunny days are what most people conjure up in their minds when they think of the Caribbean. Those of us who are lucky enough to live in paradise, spend most of our time outside. However, when it comes to decorating our homes, we give

26 | V I P R O P E R T Y & YA C H T

most of our attention (and our budget) to the inside rooms and spaces. Regardless of how large or small your space is and whether it’s your goal to use it for relaxation, dining, or entertaining friends, with a bit of creativity and the right frame of mind, you can achieve your

goals without too much time, effort, or expense. Firstly, give some thought to how you want outdoor space to look and its primary purpose. Whether your outdoor area is large or small, think of the space as just another room in your home. Once you have made that decision, you can start decorating and

purchasing key pieces of furniture and accessories that make you feel comfortable and relaxed. There are some fantastic DIY websites (Pinterest for one) to get decorating inspiration. Here are some simple ideas to help you make the most of your outside space, whether it be a garden, yard, or patio. COLOUR: Be adventurous with your

colour scheme, go bright and bold! Stay clear of neutrals, choose hues inspired by nature. You live in the Caribbean and colour is everywhere around you. Reds evoke passion and love. Orange brings joy and happiness. Green promotes harmony and a sense of freshness. Blue will calm you and mirror the colour of the warm Caribbean sea.

...with a bit of creativity and the right frame of mind, you can achieve your goals without too much time, effort, or expense

PROTECTION: If your outdoor area

is not covered, think of adding an old sail or even building a simple wooden pergola that provides shade, character, and a frame for climbing plants. It can have the effect of creating an indoor-outdoor transition and give valuable protection from the harsh afternoon sun. FURNITURE: Add sofas, side tables,

low tables, and single garden chairs. If the primary purpose for your space is dining, you can decorate your table with potted herbs as well as candles. If your outdoor space is covered, a rustic wooden dining table adds functionality and design. Mixing new modern furniture with recycled and antique pieces of different styles, is a simple trick to give your space an eclectic feel. ACCESSORISE: Now comes the

fun part – accessorising. Add large beautiful and comfortable cushions to your outdoor sofas, not forgetting

you can also add smaller versions to your dining and garden chairs to make that hard, waterproof garden furniture more attractive and comfortable. Bean bags can work in individual spaces, and kids love them. How about mixing large, medium, and small terracotta pots. Raised planting boxes are simple to make and easier to maintain in small spaces.

should be functional, but create a cosy, fun atmosphere where you want to spend time. Bright, harsh light lacks the ability to create a mood. Place floor standing candles in large glass vases and hang lanterns from various branches of a tree. String paper lanterns over covered seating areas to create a party atmosphere. Be creative by using mason jars with tea light candles on ledges and terracotta sconces on walls. When entertaining outside, use Tiki torches burning citronella oil to protect against unwelcome bugs and to line pathways for a dramatic effect.

LAND / POOLS & OUTDOOR AREAS

Whether you need a place for your own staycation or a retreat for rental property guests, investing in a pool is well worth the time and effort.

NOTHING BEATS LOUNGING in a cool pool on a warm, sunny, tropical day. And when it comes to creating an outdoor sanctuary, a private pool goes a long way in forming a stunning backyard retreat. Thanks to new technology and unique design trends, the traditional swimming pool is a thing of the past. These top pool trends will not only change the way you relax, but add value to your home or rental property.

MULTI-LEVEL GETAWAYS

For a resort-like feel, consider expanding your pool area to multiple levels. Small retaining walls can create subtle separations so that different areas of the pool can be used independently. A stone patio can accommodate a

34 | V I P R O P E R T Y & YA C H T

larger group with tables and chairs, perfect for a cocktail party. The pool itself is a great place for families to play or for couples to relax in chairs overlooking the water. A smaller section for a whirlpool or fire pit creates a cosy and romantic sanctuary for watching the sunset. In addition to offering multiple levels to enjoy the outdoors, a smallbudget option is appearing in more homes. With space at a premium, smaller pools or splash pools provide a place to cool off and relax without the upkeep and costs of a larger installation.

SYSTEM AUTOMATION

Nearly everything can be controlled from a smartphone today, and your home pool is no exception. Many owners are choosing to automate the

systems in charge of caring for a pool so that no matter where in the world they are, they can adjust settings as needed on their private pool. When used on rental property, system automation features could be regulated so that lights aren’t left on by guests, or a pool heater isn’t left running unnecessarily. Having the ability to control major energy sources will keep costs down and allow for a truly customisable experience. Imagine adjusting a pool’s settings from an app so that when you got home from work, the spa jets were running and the deck lights were at just the right brightness. Your perfect sanctuary awaits with just a few taps on the smartphone.

DARK SURFACES, MOSAIC TILING AND LED LIGHTING

The white cement pool bottom is a thing of the past. Darker surfaces are making pools look and feel luxurious without adding a lot of cost. A darker pool surface retains some of the sun’s heat, making it cheaper to keep at a consistent temperature. On the higher end of the budget, custom tiling and artistic mosaics

are making a splash in pool design. Dark blue tiles can make a pool feel like an expensive hotel, and a mosaic design in the shape of a turtle, fish or even decorative scrolls adds a touch of tropical fun to an already amazing place to call home. If you’re wondering if a dark surface would make diving in intimidating, fear not. Another top trend for a really amazing private pool is advanced LED lighting. With new technology available, your pool can be lit with nearly any colour imaginable, and can even be timed to music and adjusted from a smartphone app. That dark tile surface won’t seem so deep when you have high-end LED lights illuminating the entire pool and deck area.

‘STAYCATION’ EXTRAS

A great private pool is a tropical escape. That’s why so many architects and designers are making the pool area a place to spend plenty of time. In addition to multiple levels, staycation-type features are making pools the place to be. A day at the pool isn’t complete without a cocktail, and swim-up bars are no longer exclusive to resorts. Even a small area to sit and enjoy your drink in the shade goes a long way to making home feel more like vacation every day. If you’re working on a tan but want to stay cool, a shallow ledge where pool chairs can sit partly in the water is one way many pool owners are choosing to get some sun and enjoy the water at the same time. After a fun day of relaxing in the sun with your favourite rum drink, why not watch the sun set over the ocean? The infinity-edge pool remains popular, and in a stunning place like the Caribbean, the blue horizon of your backyard pool extends into the deep blue of the sea, creating a relaxing effect. Many are placing standing ledges or benches near the infinity edge to invite guests to stay and relax a bit.

TIPS FOR SUCCESS

Kailua, Hawaii BeachsideLighting.com Rosie Nichols, USVI & BVI Rep. (340) 642-8981 Local installations include: Cooper Island, Peter Island, Saba Rock, Oil Nut Bay, and residences on St. Thomas, St. John, Tortola, and Virgin Gorda.

• Choose a good contractor. Make sure that the designer and/or contractor you choose to create your backyard oasis knows the ‘ins’ and ‘outs’ of building a pool in your area. Special zoning or building codes can affect where and how you build your pool. • Put safety first. If you have small children that will be using or near the pool, make sure it’s gated appropriately or can be covered to avoid any accidents. • Know your budget. Nobody likes to get the call from the architect or contractor saying that the installation will cost more than originally estimated. Choosing a quality contractor, designer, and installation team will minimise surprise costs and save you money. • The maintenance of a pool can be a lot of hard work, but smart choices in the beginning of your pool adventure will make upkeep easier in the long run. ■

Decompression

Relax, recharge, and enjoy a life of catered luxury

“‘DECOMPRESSION’ IS A DIVING term that describes a necessary stop upon ascending from the ocean depths to decompress the effects of pressure,” said Captain Gord of our featured yacht of the month; however, there is an alternative meaning to this word: to calm down and relax. It is this definition that is more apt for our spotlighted vessel Decompression, who offers her guests a haven to rejuvenate, recharge, and enjoy a life of catered luxury. As a private yacht, she is welltravelled having spent time in the Mediterranean, the Bahamas, the East Coast of United States, and Thailand. Normally chartering with a crew of four, the current crew—Captain Gord Kerr, Chef Ginny Kerr, and Deck/Engineer Junior (Juno) Sang— present Decompression’s first season, offering charters in the BVI. 2017 MARKED THE 46TH ANNUAL BVI Spring Regatta, which has grown from humble beginnings to become one of the premier yachting events not only in the Caribbean, but the world. The week leading up to the regatta is celebrated as the Sailing Festival and consists of three days of racing to different locations in the Virgin Islands. These races are designed to be fun and to give skippers and crews a chance to hone their skills and adjust their boats for the big weekend of races coming up. The last day of the Sailing Festival, Thursday, is designated Maritime Heritage Day and is entirely dedicated

to the rich maritime heritage of the Virgin Islands and our unique style of sloop – the Tortola Boat. There is a museum display on the history of our boats and the highlight is a race featuring our traditional wooden sloops which are owned and maintained by the H. Lavity Stoutt Community College. The event is sponsored by VP Bank – a long-time supporter of our local maritime traditions – and is called the Tortola Sloop Spring Challenge. Originally conceived by Judy Petz the Director of the Spring Regatta and immediately supported by Sjoerd Koster Director of VP Bank, it is now in its fourth year and has

grown to become the biggest and most successful of the promotions we annually host. The race gets international coverage and alongside our August Festival Sloop Shootout between the Premier and the Governor, it’s helped to provide our sloops global recognition. In addition to VP Bank’s Tortola Sloop Spring Challenge, Nanny Cay Marina stepped up and sponsored a screening of the fabulous new documentary Vanishing Sail by Alexis Andrews; a wonderful tale of traditional wooden sloop construction in Carriacou, the Grenadines, this film has been

winning awards in festivals all over the world. The documentary is not scheduled for release until sometime this summer so the exclusive screening on the beach next to Peg Legs was a special treat to add to our Maritime Heritage celebrations; several hundred dollars were raised in donations for our Virgin Islands Sloop Foundation. The race itself featured three of our traditional wooden sloops with His Excellency Governor John S. Duncan OBE at the helm of Youth Instructor along with Intrepid and Esmie, which took line honours. This was truly the best year ever for this event and even though the winds were light, the spirit and support were strong. We look forward to moving this event from strength to strength in the years ahead. â–

Tropical Biscotti Biscotti is one of those baked goods, that you can add whatever you fancy to it; nuts, dried fruit, chocolate chips etc. I found this great tropical mix at RiteWay in the baking section which includes dried papaya, pineapple, and coconut; it goes perfectly in this dish. Of course, you can substitute with whatever dried fruit you like. It will keep for a week or so in an airtight container. Enjoy with your coffee or tea! L E V E L E A SY M A K E S 2 0 P I E C E S A P P R OX . INGREDIENTS: 2 cups all-purpose flour 1 1/2 tsp baking powder 3 /4 cup caster sugar 4 oz (1 stick) unsalted butter 2 eggs 3 /4 cup dried tropical fruit mix 1 /2 cup toasted unsweetened desiccated coconut METHOD Preheat oven at 350F. Line a baking tray with parchment paper. In a small bowl, sift together the flour and baking powder. Using a large mixing bowl and an electric hand whisk, beat the sugar and butter together until light and fluffy. Add eggs one at a time and ensure they are fully incorporated. Add the dry ingredients into the wet ingredients and mix together until wellcombined. No more than 1 minute to avoid a tough dough. Using a spatula, fold in the tropical fruit mix and coconut, stir until evenly distributed. Tip the dough out onto the baking tray and form a loaf about 10” long by 4” wide. Bake in the preheated oven for about 40 minutes. Once baked, allow to cool for at least 30-minutes. Using a serrated knife, slice the loaf, cross ways, about 1/2 inch thick. Lay flat on the same baking tray, and bake for a further 15 minutes, turning

over halfway through for even colour. Allow to cool completely and store in an airtight container.

1 cup of fresh passionfruit juice (about 12 passionfruit) 2 eggs 2 egg yolks 3 /4 cup caster sugar

I grew up with lemon curd, always tucked away in our fridge. We used to have it on buttered toast or fresh croissants and it was just divine. To keep in the tropical theme, I thought it would be great to try it with passionfruit instead, and it is delish! You will want to keep this recipe on hand.

METHOD In a small saucepan melt the butter. In a bowl, whisk together the passionfruit juice, eggs, and sugar until combined. Add this mixture to the butter and stir over medium heat until thickened, about 5 – 10 minutes. Make sure to pay attention to it as you don’t want the eggs to scramble! All to cool and transfer to a jar, keep refrigerated for up to a week. TIP: Use this curd to make a passionfruit tart or have it on toast in the morning!

the dry ingredients. Add the water slowly to incorporate. You might not use it all. Turn dough out on to a flat, floured surface and knead until smooth and elastic. All to rest for at least 30 minutes. Roll dough out to 1 /4 inch thick and use a small round cookie cutter. Using a fork, pierce each one. Heat up oil in a deep pot, preferably cast iron. You will know the oil is hot enough when it begins to ripple. Carefully drop the dough into the oil (be careful not to splash it!), and cook for 1-2 minutes per side until golden. Set on a plate lined with paper towel to absorb excess oil.

Jonny cakes and salt fish are very prominent in many Caribbean dishes. The Jonny Cake recipe I used was from www.food52.com, and it worked perfectly. I’m sure many of you have your own recipes for them; what makes these a little different is that they are bitesize, and therefore a perfect vessel for the salt fish roulade. Of course, if you aren’t a fan of salt fish, you can certainly substitute with smoked mackerel.

INGREDIENTS 1 /2 lb prepared salt fish (see note below) 4 oz cream cheese 1 /2 cup mayonnaise 1 /4 cup ketchup 1 tbsp mustard 1 tsp Old Bay seasoning Juice of 2 lemons Dash of hot sauce 2 celery stalks, fine dice 1 /2 small red onion, fine dice Finely diced bell pepper for garnish METHOD Put all of the above ingredients into a food processor and blend until smooth. For the best presentation, put into piping bag and pipe over the Jonny cake. Or serve in a dish and use it as a dip with crudité. The flavour gets better if it sits overnight in the fridge in an airtight container. NOTE: To prepare the saltfish, place in saucepan and cover with water, simmer for 20 minutes. Strain and repeat again. You might have to do this a few times to ensure the fish is rehydrated and salt is removed. Allow to cool. Flake fish, leaving the skin and bones behind.

Curried Chicken Tea Sandwiches Traditionally at High Tea, cucumber sandwiches are served. To update them I thought I would incorporate a chicken curry mayo, cut them round and serve open-faced. These are fresh and full of flavour and if you have any of the chicken mixture left, you can save it and have it over a salad for lunch the following day. I hope that you enjoy them! L E V E L E A SY M A K E S 4 C U P S A P P R OX . INGREDIENTS 1 rotisserie chicken, diced 1 cup mayonnaise 1 tbsp curry powder 1 tbsp spicy mango chutney 1 /2 red onion, finely diced 4 stalks celery, finely diced 1 green apple, finely diced Salt & pepper to taste Sliced bread, crusts cut off Thinly sliced cucumber Alfalfa sprouts METHOD To make the sandwich fillings, simply stir together the first 8 ingredients. Keep refrigerated until ready to use. You can shape the sandwiches any way you like, I used a 2-inch round cookie cutter to cut out the rounds. To build the sandwich, start with the bread on the bottom, then 3 slices of cucumber, the curried chicken, and top with the alfalfa sprouts. You can keep these open-faced, as pictured, or you can top them off with another bread slice, and secure with a tooth pick.
