TIME MOVES NOTORIOUSLY (and deliciously) slow in the Caribbean. But technology doesn’t seem to take notice. Speeding ever forward, there is always something new to know, learn, or experience. This issue is all about how technology doesn’t have to detract from – and can event complement – the island life. Our cover piece features beautiful architectural design from OBM International, and explores how a talented designer can artfully weave technology into a vacation home to make life simpler and more enjoyable. Villas & Views outlines new technologies for every room in the home, and even life on the ocean has gotten a modern tech upgrade with yacht stabilising technology in Sea Style. Technology has even affected the way the world is viewing the BVI’s recovery from Hurricane Irma. In an interview with BVI Stronger creator and producer Britnie Turner, we learn how video storytelling can show the world that the islands are more unified than ever. Living in the BVI is a truly special way of life, and in the latest instalment of the Harneys series, the ins and outs of island life are explained. And if all this talk of tech has you itching to get away from it all, head to Grenada in our travel piece and experience the sweetest chocolate festival in the Caribbean. Even though technology has seeped into nearly every facet of our lives, we’re honoured you choose to spend a few slow minutes with our magazine each month.

Enjoy the issue,

Our cover piece features a seamless blend of modern tech and timeless beauty

Casey Bay Little Dix Bay, Virgin Gorda Fully Restored Post Irma

Once in a while...very, very occasionally...we are asked to list a home for sale in the British Virgin Islands and everything about it is just about perfect. The proximity to a beautiful, very private sandy beach, breath taking views, breeze, design, layout, materials, quality of execution and finish, accommodation layout and furnishings and, of course, price. Casey Bay, perched just above the most private of beaches within the Rosewood Little Dix Bay Estate on Virgin Gorda, is such a home. The design takes into account the Rockafeller ethos of giving guests a beautiful place in balance with nature. The owners of Casey Bay, with the assistance of Berglund Architects certainly achieved this. And all with full access to the beach, restaurants and all other facilities at Little Dix Bay.

From motorized windows and doors to automatic pool lights, technology is making a splash in modern vacation homes

MORE THAN PART of what makes a vacation truly rejuvenating is that feeling that everything is taken care of. A sense of being pampered while still having all the comforts of home will make any vacation extra restful. It makes sense that any home should be designed to be highly functional and a little bit indulgent, but this is exceptionally true when creating a “home away from home” vacation property or rental experience. OBMI senior designer James McDonald loves the challenge of creating a vacation home that has all the creature comforts of our modern world while simultaneously embracing the environment, climate and culture of the Caribbean. He also welcomes the tough task of bridging the gap between a desire for connectivity and ease with a need for rest and “unplugging” that our society craves.

Location, Location, Location The true experience of “getting away from it all” includes immersion in the local environment. In the Caribbean, this means local stone, pitched roofs with large overhangs and spectacular ocean views. Glass walls, multi-level living spaces and materials that not only embrace the climate but make it more comfortable are all an important part of the design phase. Location comes into play when choosing technologies that make island living more spectacular as well, and it’s best to dream big early, then hone the smart home wish list as the design develops.

Fabulous and Functional When thinking about incorporating smart home technology into the design of a vacation home or rental villa, it’s best to consider how often

it will be used and the areas that will be utilised most often. If entertaining is an important part of the desired lifestyle, ample space, as well as unique technological touches, can make a home extraordinary. Home offices, outdoor areas and even garages are incorporating smart technology, so determining how the home will be used most is a great place to begin.

Up to Speed As technology forges ahead at breakneck speed, there are numerous ways to incorporate these new features into homes to make living in them not only easier, but safer and more affordable. “For both vacation homes and holiday rentals, adding some worthwhile smart home equipment can also enhance the value of your property,” said McDonald. Saving on utility bills is a simple way to enjoy smart home technology. From learning thermostats to smart

14 | V I P R O P E R T Y & YA C H T

light bulbs that automatically turn on and off depending on a room’s activity, it’s easy to see how these technologies could be especially beneficial in a rental home. Security cameras that can be accessed via smartphone or tablet while away from the property can also allow a certain peace of mind when the home is not occupied. An experienced architect can incorporate smart home technology into any space and make it look smart too. OBMI recently integrated LG Art Cool Gallery air conditioning into a home, making energy-efficient cooling unobtrusive and even elegant with the incorporation of a gallerystyle frame to conceal the unit. The following properties are spectacular examples of how good design and smart home technology can beautifully enhance island living.

CHEEMAUN VILLA

Inside the exclusive Oil Nut Bay community on Virgin Gorda, Cheemaun Villa is not only beautiful

but full of technologies that make it even more luxurious. Motorised screens make indoor-outdoor living simple and easy, while reflected lighting for high ceilings – both indoors and out – can be controlled to just the right level with software. This beachfront home receives ample sunlight through the floor to ceiling windows and doors in the great room so designers incorporated motorised screens to reduce heat and protect furniture.

NEVAEH VILLA

An entertainment dream, the Nevaeh Villa in Anguilla features a dedicated home theater with a multi-zone audio system and iPad dock with video features that allows you to see smart tech activity in real time. The front

entry boasts a wall-mounted touch panel media centre for controlling sound in any room, and the outdoor areas are equipped with speakers in the ceiling and in the ground, all controlled by a sleek touch panel.

ON THE WILD SIDE

Also located in Oil Nut Bay on Virgin Gorda, On the Wild Side Villa is the only property to have both north and south sound views. The thoughtful design of the home was intended to give every area the appropriate shade for sun protection and cooling effects. Not only is the spectacular home beautiful, but each room is equipped with wireless audio technology, and the LED lighting incorporated to outdoor areas can change colour and be dimmed to create just the right ambience for entertaining. Motorised shades to reduce heat and save energy costs while bathroom windows become instantly more private with a flip of a switch to produce frosted glass.

POSEIDON’S PERCH VILLA

Perfect for the music lover or anyone wanting top-notch audio technology, Poseidon’s Perch in Oil Nut Bay has docking stations in the kitchen, great room and master bedroom. Recessed speakers blend seamlessly into the interior design, while “rocks” conceal speakers in the outdoor pavilion area. The master bedroom’s deck also features surface mount speakers, and all music and TVs are controlled via iPads with property-wide wifi.

and why good technology integration takes place in the design phase of a project. A seasoned architect will know how to incorporate different items into the home, while an AV engineer will understand all of the “behind the scenes” items that need to be in place. Another item to consider is a totally tech-free zone. Due to the literal onslaught of technology a person deals with in just one day, quiet, tech-free zones are becoming popular places to unplug. An owner’s respite away from the rest of the house, a private oasis can be a nophone, no-computer place to relax, unwind, and simply enjoy some quiet. This is particularly important in vacation homes or rentals, where owners can keep a space totally to themselves and inaccessible to renters. A refuge space that is calm, encourages human interactions, and features an abundance of natural light and greenery is the perfect place to enjoy a home away from home. Whether you’re wanting lights that dim automatically depending on the time of day or a full-on smart home with voice-assisted technology, anything is possible with good design and a big imagination. ■

MAKE YOUR HOME SMARTER These incredible technologies can make your home more comfortable and controlled with the push (or swipe) of a smartphone. P H OTO G R A P H Y CO U R T E SY O F S M I T H S G O R E

WHEN IT COMES to home automation, the technology available keeps expanding at top speed. As internet speeds in the BVI continue to upgrade it is possible for every device in your home to be controlled remotely, using your smartphone or other device. Here are some really cool ways to bring your home or rental property into the new era of home tech!

Smart Home Hub Devices like Amazon’s Echo – powered by the voice-assisted Alexa – can do a number of things for nearly any room in the home. From turning on a lamp to setting a reminder to check the oven, these home hubs and controllers can make life easier. There are a number of home hub options, including Google Home, Wink Hub and of course, Amazon Echo. The key to choosing a system is making sure it can connect to all of the devices you want to be able to control.

Locks and Security Systems Whether you want to feel your home is secure when you’re away or you own rental properties that you want to keep tabs on, smart home technology is revolutionising home security and surveillance. In addition to more traditional security cameras that can be viewed via smartphone or tablet, new technologies are making it possible to lock and unlock doors, see who is ringing the doorbell and even protect your home from fires.

Comfort Especially appealing to rental villa owners, being able to remotely control a home’s comfort systems can not only create a better guest experience but can potentially help save money. With products like smart lightbulbs that allow you to change their colour or dim them to a preferred level and lights that turn on when someone enters the room, nearly every aspect of home comfort can be controlled remotely. Appliances The kitchen can be a hub of activity, so it’s no surprise that technology is finding its way into the heart of the home. Aside from all the “fun” things smart home technology can do, it can also benefit the homeowner when it comes to maintaining features and systems in the home. A robotic pool cleaner can cut down the need for manual maintenance, while a smart sprinkler controller can keep trees and plants looking great while you’re away on vacation. ■

When planning a power yacht charter, an important question to ask your charter agent is whether or not the boat has “at rest yacht stabilisers.

28 | V I P R O P E R T Y & YA C H T

bvipropertyyacht.com

WHILE SOME WATER enthusiasts love the gentle sway of a boat on the water, others would prefer their time on the sea to be a bit more…tranquil. For some, the proverbial “motion of the ocean” can interfere with fun on the water—whether due to inner ear problems, motion sickness, or just a general dislike of undulating water. Happily, marine technology companies continue to develop innovative solutions to common boating problems, and the issue of a rocking vessel is no exception. Yacht stabiliser design has allowed mariners to gain control over a natural force that sailors have been living with for millennia, and the charter yacht industry has taken notice. For those who are planning to charter a power yacht this year, an important question to ask your charter agent is whether or not the boat has “at rest” yacht stabilisers. These stabilisers, like those produced

bvipropertyyacht.com

by market giant Seakeeper, are a testament to the technological strides made in yachting in recent years. Seakeeper has been crafting these luxury devices for seventeen years and is at the forefront of the industry. Seakeeper’s at rest stabilisers can be included in a new build, or, should an established yacht decide to take the plunge, can be retrofitted onto an older boat. Most power yachts are equipped with stabilisers to prevent excess rolling while underway, but only a few elite charter vessels currently have Seakeeper technology moderating at-rest movement. Perpetual, uncomfortable rolling at sea can spoil an otherwise delightful anchorage, which is why choosing a yacht with at-rest stabilisers is one of the most important aspects to consider when selecting a power charter yacht.

M AY 2 0 1 9 | 29

SEA / SEA STYLE

The image of a rocking boat on the waves is ancient, so how has modern marine tech allowed us to eliminate 95% of boat roll? Seakeeper’s stabilising technology works with a gyroscope to detect disturbances on the water. The interior of the device contains a flywheel, or gyro, that spins at speeds of up to 9,700 rpm. When the boat begins to roll, the gyro counteracts this roll, creating torque, which then stabilises the motion of the boat. Seakeeper is fairly compact and can be retrofitted in almost any vessel from a large charter yacht to a centre console. After startup, its limited consumption of power, minimalist design, and vacuum-sealed components make it an amazing must-have feature for the most forward-thinking charter yacht owners in the industry. Seakeeper’s gyroscope technology eliminates several common worries about movement on the water. With stabilisation, both underway and at rest, seasickness, splashing drinks, and discomfort at sea can be greatly minimised for discerning charter guests. This modern technology allows charter yacht guests the freedom to simply relax and enjoy their Caribbean vacation in comfort, without a care in the world. â–

LIFE / BVI STRONGER

“IN TOUGH SITUATIONS, you either step up, or step out.” In a seemingly impossible situation, film artist, producer and entrepreneur Britnie Turner chose to step into the aftermath of Hurricane Irma, tell the story of the incredible people of the BVI, how they are rebuilding and the hope that endures through it all. Immediately following Hurricane Irma in 2017, Britnie travelled to the British Virgin Islands to try and find friends and loved ones as zero communication was available. “I wanted to be mad at someone because it looked like a bomb had gone off, but there was nobody to be mad at,” said Turner. “When the storm happened, I took an audit of my life and thought ‘What do I have that can help?’, and what I had was a media company.” A small crew from her production company, Aerial Produced, was on a plane along with a handful of

34 | V I P R O P E R T Y & YA C H T

people from CNN in the first days following Hurricane Irma. Britnie and her team weathered Hurricane Maria in BVI. And the BVI Stronger story was born.

Servant’s Spirit After creating a service group to help fix homes of elderly people while in school in North Carolina, Turner’s heart for philanthropy continued to evolve. She attended MorningStar University’s SpecialForces school, a leadership training program about surviving extreme situations. Several missions trips to Costa Rica solidified her life’s purpose that she wanted to serve and promote good throughout the world. A need to fund this dream bore out a real estate career in Nashville. She began flipping houses after working for no pay for nearly a year while learning the business with real estate investors. In 2009, Aerial

Development Group was created to revitalize urban neighbourhoods, and from that tree, many branches of Aerial have grown, including Aerial Produced. “I created a media company to promote worthwhile causes, people and ideas and to be a force for good,” said Turner.

First Aid Her first thought for recovery help was the need to get people back to BVI to continue to bolster the tourism economy. Within the first 40 days after the hurricane, her

media company put out a documentary, BVI Strong Story. Showcasing the devastation and the people whose very lives were at risk, the documentary was incredibly hopeful and served as a tool to show the world what had happened and how they could help. Tourism is a pillar of the BVI economy, and part of Turner’s BVI Stronger project was to promote and encourage tourists to return to the BVI - and fast. “I wanted to get people to keep coming back to BVI and realize that their vacation dollars were helping a country bounce back,” said Turner. While visiting the islands, she asked people who lived through the storm what they wished they had known before enduring it. She watched some islands come back “online” more quickly than others and saw other people

abandoning the territory. Turner was witnessing the recovery of the BVI in real time and was using her production company to tell the stories of the people here and to create a template for other communities that could see how recovery was possible. Some thought the UK’s hurricane response was slower than they wanted, but Turner felt that parts of the recovery were planned with intention and the aim to avoid corruption. And more powerful than that, the community pulled together more often than not to make things happen when, where and with whatever resources available.

BVI Stronger One of the goals of the film series was to keep the story in front of people. By creating a docu-series that came out episodically on YouTube, the story of the BVI’s continued struggle and triumphant recovery could be shared quickly and on a large scale thanks to the internet. “If the storms don’t stay in the headlines, if nobody continues to care and share it on film, then nobody will continue to care about it,” said Turner.

came together so that perhaps other disaster-affected communities could see not only what was possible, but that the BVI could be better and greener than before. Some of the best stories were of people coming together. “Overall right after the storm, they said it was almost like living in the world God created because there wasn’t colour, there wasn’t race, there was no gender, no religion. We were all equal for the first time because we all went through something so devastating that we cared for humanity,” remembered Turner. Turner saw people who had the hurricane take absolutely everything from them step up and become leaders for their community, even while grieving their own losses. The film series brought the Aerial Produced team back to the territory many times over the course of the year, where they spent time on nearly every island, collecting stories and helping where they could. “[The people of the BVI] are the most resilient people I’ve ever met in my life,” said Turner.

Moving Forward

Even though dealing with obvious hurdles like lack of power, internet connectivity and simply navigating an island in shambles was difficult, Turner and her team found the filming process to have a magical quality. “Every day we didn’t really know how we would get ahold of people, but somehow, we ended up meeting them [or running into them] and

40 | V I P R O P E R T Y & YA C H T

every day turned out way cooler, way more powerful, way more life-changing personally for me than I ever could have planned,” said Turner. With the intention of sharing personal stories and watching the roadmap of recovery unfold, Turner’s hope was to show the world how the people of the BVI

The BVI Stronger docu-series tackles a lot of issues with rebuilding a nation after a natural disaster and offers key actions and takeaways for how success is possible in the midst of devastation. Turner has been an example of what it means to actually step up when the going gets tough. From people seeking shelter in cisterns, clutching their children and riding out the most powerful hurricane in Atlantic Ocean history to the long process of rebuilding this beautiful region and welcoming back residents and tourists, the BVI has emerged stronger than ever. ■

RESIDING IN THE BRITISH VIRGIN ISLANDS Making the Caribbean dream come true is possible with just a little planning W O R D S B Y PA U L M E L L O R

THE BRITISH VIRGIN Islands is a place of great natural beauty and many visitors wish to make their stay more permanent. Whether that dream can become a reality will depend to a great extent on whether a person meets the requirements that will enable them to reside in the BVI, either on a short or long term basis.

Residing Indefinitely in the BVI Unless you are a Virgin Islander there are only very limited options for residing indefinitely in the BVI. To do so, you must be either: • A Belonger of the BVI; or • A person to whom a certificate of residence has been issued under the relevant immigration legislation.

B elonger A Belonger is a person deemed to belong to the BVI according to the Constitution of the BVI. In broad terms, a Belonger is a person of BVI ancestry and includes other persons who have been granted Belonger status under the relevant immigration legislation. It is possible for Belonger status to be granted to a person who is a Non-Belonger, but the circumstances in which the status may be granted are very limited.

Certificate of Residence A certificate of residence may be granted to any person of good character who, in his/her application, has stated their intention to reside permanently in the BVI. While an application for a certificate of residence may be an option for some, it is unlikely to be of broad appeal because: • The current immigration policy established a threshold of 20 years of continuous residence in the BVI before such an application will be considered; • In order for a person’s period of permanent residence to be considered permanent, that person should not have been absent from the BVI for any

bvipropertyyacht.com

period greater than 90 days in any calendar year; and • The current immigration policy provides for a very limited number of applications to be approved in each year. Clearly, there are limited options for indefinite residency in the BVI for the vast majority of persons. There are alternatives, which are in many ways more easily attainable, though these will not allow residence on an indefinite basis as a matter of right. These options are as follows: • Permission to reside/entry permit; • Employment within the BVI following the issue of a work permit; • Non-Belongers Land Holding Licence ID Card; and • Visitor Entry

Permission to Reside A person who does not hold a certificate of residence may remain in the BVI from year to year pursuant to immigration clearance on the basis of permission to reside. An application for permission to reside may be made to the Chief Immigration Officer, providing evidence to satisfy her that the applicant: • Does not intend to remain permanently in the BVI; • Will not engage in or seek to engage in any employment in the BVI; and • Has sufficient funds to support themselves without working for the duration of their stay and can also meet the cost of a return journey to the applicant’s usual place of residence.

M AY 2 0 1 9 | 45

LIFE / THE HARNEYS SERIES

The application for permission to reside typically takes 1-2 months to be processed. The fee is fairly modest, however the applicant is likely to be required to post a bond with the Immigration Department to cover the cost of a return journey to the applicant’s usual place of residence in the event that the applicant breaches the terms of the permission to reside and is required to leave the BVI as a consequence. The bond is refundable in the event the applicant does not renew the permission to reside. This is a popular option for homeowners, including retirees who plan to spend significant amounts of time in the BVI. The permission to reside is valid for up to one year and during that time the recipient may leave and re-enter the BVI at will. There are no limits under the relevant immigration legislation on the number of times that the permission to reside may be renewed. Renewal is solely at the discretion of the Chief Immigration Officer or the Minister responsible for Immigration.

Employment within the BVI The economy of the BVI is one of the most prosperous in the Caribbean. For persons with the requisite skills, there is the potential opportunity to reside and work in the BVI, where employment positions cannot be filled locally.

LIFE / THE HARNEYS SERIES

Work permits are required for all those wishing to engage in employment in the BVI (whether paid or unpaid), unless you are: • A Virgin Islander; • A Belonger; or • Otherwise exempt from requiring a work permit pursuant to the relevant employment legislation. Holders of work permits relating to employment in the BVI may continue to reside in the BVI from year to year while the contract of employment underlying the work permit, and the work permit both remain in effect. The

48 | V I P R O P E R T Y & YA C H T

work permit is renewable annually and in this regard, the work permit is similar to the permission to reside, without the prohibition on working. There are no statutory limits on the number of times that a work permit, and the related immigration clearance, may be renewed. Unlike some other countries in the Caribbean (and other parts of the world), the BVI does not grant residence status exclusively on the basis of investment in the local economy. However, an increasing number of people are choosing to

base their business operations in the BVI. By doing so, those persons have the opportunity to reside in the BVI as holders of a work permit, subject to also satisfying the regulatory requirements to enable the operation of the underlying business.

Non-B elongers Land Holding Licence ID Card The purchase of property in the BVI does not by itself entitle a person to reside here. A Non-Belonger (a person who is neither a Virgin Islander or

bvipropertyyacht.com

a Belonger) wishing to purchase property in the BVI must first apply for and have been granted a NonBelongers Land Holding Licence, which authorises the holder to own property in the BVI. Once a person holds such a licence, that person may apply for an identification card which may be shown to the immigration officials on arrival to the BVI and will entitle that person to remain in the BVI for up to six months in any twelve month period, subject to any extension granted by the Chief Immigration Officer.

bvipropertyyacht.com

Visitor Entry In the absence of the identification card referred to above (or the other forms of immigration clearance already discussed), persons may enter and remain in the BVI subject to the usual conditions of entry afforded to visitors. Visitors are usually permitted to remain for one month, subject to any extension granted by the Chief Immigration Officer. An entry visa is not required for visitors from many countries, including the United States of America and much of Western Europe, but visitors should

check the visa requirements (if any) applicable to their country of citizenship. For further guidance on residing in the BVI, please reach out to Paul Mellor, Senior Associate in Harneys Private Client practice group. â–

LAND / TRENDY POOLS

THE SOUTHERN CARIBBEAN island of Grenada has long been known for its lush beauty and abundant spice production. A lesser known fact is that cocoa beans have been farmed in Grenada for hundreds of years and are exported all over the world. This year marks the sixth year that Grenada has celebrated all things chocolate with the Grenada Chocolate Fest: an eight-day festival that incorporates activities, events and experiences held all over the island offering a full immersion in the world of ethically and sustainably produced organic chocolate.

An ethical and sustainable philosophy is the life-blood of the Grenada chocolate making industry, and the festival has carefully crafted an array of authentic, inspiring and fun experiences. The Grenada Chocolate Fest was created by Magdalena Fielden, a native Mexican and self-professed “cacao educator”. She and her husband moved to Grenada in 1998 to raise their family, bringing with her a deep passion for and understanding of chocolate. They are the owners and operators of True Blue Boutique Resort, the first climatesmart hotel in Grenada. A regeneration of the cocoa industry was starting to take shape at that time spearheaded by Mott Green, Doug Browne and Edmond Brown who founded the Grenada Chocolate Company (GCC) in 1999.

Seeing the imbalance in the profits of Grenada’s farmers compared to those of the US and European chocolate manufacturing companies, they set up their own cooperative company and factory. The company firmly believed that the farmers should financially benefit from their crop as much as the chocolate-makers.

From Tree to Bar The chocolate factory was built amongst the cocoa groves within Grenada’s tropical rainforest. Producing chocolate where the cocoa grows allows the co-operative to do

its own fermenting which gives a real advantage in creating the finest, most complex phenolic profile from the beans. Using the freshest beans rather than those that could have been picked months or even a year before makes for the highest level of quality in the chocolate produced. The result is outstanding organic dark chocolate made from the world famous Trinitario cocoa beans that grow right on their own doorstep. Producing chocolate in such small amounts is extremely rare, so the GCC had to create many of their own processing methods, designing special small-scale machines and refurbishing old equipment dating back to the 1900s to meet their requirements. As many of the machines as possible were reconfigured to be solar-powered, thus continuing the sustainability of the whole process. Following in the footsteps of the GCC there are now several cocoa farms throughout the island of Grenada. Four local companies produce exquisite organic chocolate and tailored “bean to bar tours are available to visitors at all times of year. And it is this success story of the homegrown chocolate industry that is celebrated at the annual chocolate lovers event. The list of chocolate experts scheduled to participate this year is impressive including local cocoa farmers, chocolatiers, local and international food bloggers and Dr. Darin Sukha of the UWI Cocoa Institute. In keeping with the ethical and sustainable philosophy that is the life-blood of the Grenada chocolate making industry, the festival has carefully crafted an array of authentic experiences that are fun, insightful,
