A UNIQUE ESTATE written in the stars

David V. Johnson describes Oil Nut Bay as “a generational community; the perfect combination of science and art, where building is in harmony with nature”. This could not be truer of Constellations, a distinctive Estate in one of Oil Nut Bay’s most magnificent locations.
The creative vision for Constellations began over 6-years ago when it’s owners, a young family relaxing on their undeveloped land, looked up at the spectacular night sky with it’s millions of stars that seem to shine brighter than ever before from Oil Nut Bay’s private, untouched location on the eastern tip of Virgin Gorda’s North Sound.
From these early beginnings, Constellations’ owners were decisive in their brief for a totally distinctive and contemporary home that would
challenge norms and push boundaries creatively, while staying within the parameters of Oil Nut Bay’s exceptional design and material guidelines.
A small team who thrive on ‘out of the box thinking’ was assembled starting with architecture and design, a collaboration between Andrew Montgomery and Steven Townsend, co-founders of M+T Architects, Victoria Bezemer from Green Room Designs and working alongside them, the Oil Nut Bay master construction team.
“We could see this project would break the mould in terms of it’s more modern and urban-style design brief and that was very exciting for all involved,” said Andrew. “The property’s north-facing aspect and prime, oceanfront location is exquisite and we made sure the home would take full advantage of this position, giving it ocean views from every living space.”
Steven adds “working with the natural typography of the land and considering the harsh elements,

including where the sun rises and sets and the wind directions were extremely important, initial considerations.”
“Also taking note of how the natural elements effected the property helped us make decisions on where living spaces would be placed, for example the pool on the west side gives protection from the wind,” he continues.
“Once the brief was set, the owners, architectural, design and construction teams never deviated from it - always questioning design ideas against it to make sure the vision stayed true” said Victoria, the project’s interior architect and designer.
From the outset and again consistent with the brief, a very modern, calming colour palette was selected, made up of cooler hues including blues, grays, whites with accents of black and chrome.
In terms of the materials, lava stone was used on the building envelope; it is a natural stone, but more consistent and rectangular, rather than an irregular, raw shaped stone. These colour palettes and materials have not really been seen previously in the wider Oil Nut Bay community.
Starting the tour, access to the property comes in at the rear. Two 6-passenger electric carts sit in the garage - essential for easy access to the sprawling Oil Nut Bay Estate and Marina Village that owners benefit from.
From the marble paved turn-around area, the view is hidden from the entrance by a wood-clad courtyard wall. It’s only when the incredible, large pivot door integrated into this wall opens that you are greeted by the breathtaking open air view in the exterior grand entry hall.
The nod to the constellations through the little pin lights in the ceiling only come into reality as you walk, expanding out to become more recognisable as your journey continues inside the home.
Set across two levels the house is expansive with a total floor area of 4,470 square feet with 4 bedrooms and 5.5 bathrooms. There is a large openconcept great room, living and dining spaces to your left and two master living spaces to your right.
The home provides dual living areas that can be quite separate from each other - providing a quiet space on one side and more sociability or family time on the other.
Arriving at the gourmet kitchen that is again oriented towards the ocean views, we see that the intent from the design team was for very streamlined and minimal. Some clever thinking was required to come up with a solution for the totally flush appearance of the cabinetry with no decorative hardware.
The large kitchen island has a waterfall edge and energy-efficient Wolf and Subzero appliances were fitted. Dornbracht luxury fittings were used throughout the kitchen and the separate laundry space, which was designed to be just as visually appealing as the kitchen.
Kitchen storage has been carefully thought with a hidden door into a pantry space that could be used as an owner’s lock up while the property is rented.
Looking around this beautiful home in its entirety, there is nothing in it that is not intentional. The modern palette, choice of building materials, together with the interior furnishings could be moulded in different ways to suit different tastes.
On the west side there is an outdoor bar area and chef’s kitchen with dining space and a salt water infinity pool again with a nod to the stars featuring little pin lights depicting zodiac signs.
There are some stunning statement pieces within the home; a whimsical glass chandelier that stands alone in the double-height foyer as a delicate piece that gives a peaceful break from its sturdy surroundings; a gold mirror in the master suite that has a similar texture to lava rock which compliments the rear accent wall behind the bed; unique artwork, furnishings and accessories.
The design team speak in detail about ensuring durability of the house, both in terms of the build and all of the furniture, fixtures and fittings that were carefully chosen and sourced as if purposed for a boat - to withstand the harsh coastal elements, such as exterior-grade fabrics for the upholstery both inside and out which is also easier to maintain and has UV protection; interior lighting is brassbodied with lacquer to avoid corrosion from sand and salt air; exterior shower fixtures are marine-grade stainless steel.
Stepping out through the floor-toceiling Euro-Wall sliders, there is over 2,500 feet of outdoor living space on each floor.
On the west side there is an outdoor bar area and chef’s kitchen with dining space and a salt water infinity pool, again with a nod to the stars featuring little pin lights depicting zodiac signs. Over on the eastern side of the property, just out of sight, there are two marine-grade outdoor shower pavilions.
The outdoor furnishings are again designed with the environment in mind with weighted or tie-down cushions, stone elements and a heavy Suar wood dining table cut from a single tree trunk section that was sourced from Tortola-based home interiors company, Arawak Interiors - creating a beautiful warm texture against the cooler hues in the space.
From the outdoor living area we head down through the meandering nature trail, passing by the look-out deck with it’s lounge area created with star-gazing in mind.
Continuing on the trail it takes us to the private little white sand beach, we take a seat in the beach hut and reflect on how the stars aligned in creating this one-of-a-kind property. •

It was 2004 when Andrew and Steven became friends at the Virginia Tech School of Architecture and Design. It was there, studying under the same professors, that the duo found cohesion in their design styles, subsequently taking up Virginia Tech’s Architectural and Design residency programme at the Villa Maderni in Riva San Vitale, Switzerland. This gave Andrew and Steven the opportunity to hone their contemporary design ethos and core philosophies, influenced by a European aesthetic.
After heading off in their own directions with different firmsAndrew as an associate in a small boutique firm with a broad scale of works from furniture design to million square foot plus redevelopment projects.
Steven managed the design and execution of projects ranging from bespoke residences to mixed-use and hospitality developments upwards of one million square feet.
After a few years they founded their own practice, which seemed like a natural next step borne out of a longstanding friendship and meeting of the minds, not to mention their down-toearth approach to life.

“It very much depends on balancing what the client wants and helping them to make smart decisions through a collaborative process. “What is exciting to us is the fact that architecture is also about understanding how our clients want to live in their space. The spaces and the experiences that architecture creates can actually improve their quality of life,” he continues.
M+T AD’s introduction to the BVI was an initial project in Trunk Bay, Tortola. This project was a springboard into the Territory that has now become an integral part of M+T AD’s business, with two current projects under construction in the Trunk Bay neighbourhood, in addition to recently completed projects on Virgin Gorda.
Over time, Andrew and Steven have built a reputation for their bespoke approach to architecture and design. As we tour the incredible villa, Toad Hall, one of the pair’s projects currently under construction in Trunk Bay, Andrew outlines that they enjoy providing relationshiporiented, individual service and guiding their clients from conception to final handover.
“It’s just the two of us working directly with our clients and the construction teams, which is how we like to work,” he says.
As well as their various projects and speculative designs in Tortola, the pair enjoy working with the Oil Nut Bay Sales team to provide speculative work wherever required, to support the sales process.
“Our designs are created to provide ideas and inspiration to potential buyers for what they are considering buying into,” says Andrew. “This has been a longstanding, fruitful
relationship for both M+T AD and Oil Nut Bay over the last 6-years,” he adds. Sometimes these inspirations turn into full project commissions such as Constellations Estate which was a 5-year architectural and design labour of love. Andrew and Steven also recently completed the extension and full renovation of Xela (previously known as Jewel Box) at Oil Nut Bay. This six bed, six bath villa is described by Oil Nut Bay as “a premier BVI villa with distinct European flair.”
Over the years, the pair have gradually cultivated relationships throughout the region; a strong network of connections with Caribbean-wide industry partners such as CSE Engineering and BCQS International.

We learn that the trajectory of Leon’s career in security began during his formative years growing up in the Virgin Islands.
The early years
As a native of St. Croix, US Virgin Islands but with deep ties in the BVI, Leon developed a keen interest in security, law enforcement and the paramilitary growing up.
Leon’s Mum, Linda is originally from Anegada and his Dad, the late Leon A. George, originally from North Sound, Virgin Gorda. His paternal Grandfather, the late Leo George was the first security director of Rosewood Little Dix Bay and founder of Virgin Gorda Security.
A dedication to service was solidified when Leon began attending business, community and entrepreneurial meetings with his Dad. The guidance and discipline received at home served as a foundation in preparing Leon for a range of public service appointments.

While attending high school, he became an active member of the Explorer Program with U.S. Customs and Border Protection. After completing school, he relocated to the US where he obtained his Bachelor’s Degree in Computer Engineering and enlisted in the United States Marine Corps, where he served as a Non-Commissioned Officer and Crew Chief for the 4th Amphibious Assault Battalion.
Leon received orders to deploy on two separate occasions to southwest Asia where he participated in combat/ contingency operations in Iraq in support of Operation Iraqi Freedom. He is a decorated Marine who was awarded the Combat Action Ribbon, Sea Service Deployment Ribbon, Armed Forces Reserve Medal, Iraq Campaign Medal and the Global War on Terrorism Service Medal.
Back on US soil, Leon was honourably discharged from the Marine Corps and he gravitated to what was second nature and became an officer with the Department of Homeland Security. As he transitioned from one organisation to another, his love for country and commitment to protecting the public saw him continuing to serve in the defense of the United States.
His employment with the US Government helped him to hone his security skills, which include law enforcement (LEO training), investigations, protection and qualified K9 instructor. Leon continued to diversify his career, working within several different federal agencies both in the US and Europe. He became a certified law enforcement instructor and certified security specialist, all while furthering his education in security and strategic management.
“We work closely with both the private and public sectors, including owners and managers of residential properties, (including estates and private islands), commercial properties, financial institutions and Government agencies to provide bespoke security solutions that are created for each individual requirement”. Leon explains.
Identifying a need back home
While living in the US, Leon occasionally travelled home to the BVI, initially offering basic security consulting services. Eventually he made the decision to relocate permanently due to a general lack of subject-matter experts in the field of full-service private security in the Territory.
“At the time there wasn’t much in terms of private security beyond watch-man type services” said Leon. “I could see that the community didn’t understand what was needed and possible in terms of private security in the BVI. There was more of a ‘reactive’ than ‘proactive’ approach”… ……“Prevention is always better than a cure!” he continues.
This rings true with the nature of our little part of paradise with its laid-back, village ‘we leave our front doors unlocked’ attitude. “Our community has a need for many types of detailed security services and FLR Enterprises has the unique experience and expertise to serve each one at a high level.”

The team invited me to their base at Soper’s Hole Marina on Tortola’s West End to take a tour of the stunning VOYAGE 650 Power Catamaran and learn all about the Company’s brandnew range of all-inclusive crewed charter packages.
It’s a beautiful calm day on the water, with a temperature of 81F and crystal-clear visibility as far as the eye can see. “This is the perfect day to start a charter” I think to myself as I drive along Tortola’s coastal highway to the VOYAGE Charters base where I’m taking a guided tour of the sleek and modern VOYAGE 650 Power Catamaran, the Company’s flagship power boat.
I meet Jo-Ann Downing, the Company’s Director on the dock. It’s close to 12pm and the atmosphere is buzzing with excited guests about to board their charter yachts; the staff and crew putting final touches in place for the midday set of departures.
As we slip off our shoes and step on board, Jo-Ann explains “This motor yacht is one-of-a-kind, designed and purpose built by VOYAGE Yachts in Cape Town, South Africa and is exclusive to VOYAGE Charters in the BVI”.
Very spacious with clean, modern lines and totally unique styling, the 650 accommodates up to 12 guests in total, or 10 guests with three crew. We start the tour by moving from the aft deck through the double sliding doors into the bar and dining area with the expansive, light and airy open concept galley, saloon and dining area with its sociable bar, perfect for cocktails while watching your private Chef prepare mouth-watering cuisine.
“Depending on the temperature and wind direction, the crew can keep the dining area fully enclosed with the air conditioning running, or fully open the aft set of windows on each side and the rear double sliding doors to create alfresco dining on beautiful balmy BVI evenings.”
The galley features state-of-the art appliances, separate coffee and cocktail stations and there is also a BBQ installed on the aft deck, so the guests’ every want and need is catered for.
I notice that there are wrap-around windows encircling the whole boat and Jo-Ann adds “Depending on the temperature and wind direction, the crew can keep the dining area fully enclosed with the air conditioning running, or fully open the aft set of windows on each side and the rear double sliding doors to create alfresco dining on beautiful balmy BVI evenings.”
Moving forward through the central front door into the forward cockpit lounge area with its large forward deck and two shaded double loungers for guests to retreat with a book and relax during the hot midday sun. Jo-Ann points out the extra wide walkways running on each side of the boat with grab rails designed for guests’ comfort and safety under way and at anchor.
Turning back through the galley and saloon Jo-Ann leads me down the port forward stairwell into the forward King en suite cabin which is
mirrored on the starboard side.
“Each of the cabins on this particular yacht feature original paintings depicting a full day from early morning tide, noon day shade, to sunset in the BVI” she says. “VOYAGE yacht owners have lots of fun choosing their yachts’ name and we enjoy curating the cabin artwork to reflect their individual personalities.”
The tour then takes us back up into the saloon and then down another stairwell to the mid-ship and aft cabins, again mirrored on the starboard side, to make a total of six king en suite cabins. Every cabin boasts an incredible view from the panoramic windows all equipped with privacy shades and Jo-Ann also talks about the beautiful, ambient lighting and air conditioning throughout the boat.
Leaving the cabins, we head up the teak, spiral staircase from the saloon to the upper deck fly bridge, which is a gorgeous, dual-purpose space - that can again either be semi enclosed against the elements, or opened up to take in 360 degree views and breeze.
Stretch out and relax in the shade of this U-shaped lounging space, which offers an unparalleled vantage point of your stunning surroundings. There is also a forward seating area opposite the Captain’s helm station and further forward are two doublesized loungers, perfect for soaking up the sun.
As we almost complete the tour of the VOYAGE 650 on the aft deck, we talk about just how familyfriendly this motor yacht is. There are countless thoughtful features throughout, right down to the teak yacht’s tender platform that doubles
as a swim platform so guests can enter the water with ease. This gorgeous yacht is a credit to the service-oriented VOYAGE team.
Still daydreaming after my tour of the 650, I wander down the dock to the office where Sarah Jones, VOYAGE’s Marketing Manager outlines the Company’s brand-new all-inclusive crewed yacht charter packages, that make private crewed chartering on any of the Company’s yachts super simple.

Pistachio Nut and Cranberry Granola
(FOR 6 - 8 SERVINGS)

INGREDIENTS:
• 2 cups old fashioned oats
• 1/2 cup shelled pistachios; roughly chopped
• 1/2 cup dried cranberries
• 1/4 cup flaked coconut
• 1/3 cup honey
• 1/3 cup coconut oil
• 1 teaspoon vanilla extract
• 1/4 teaspoon kosher salt
DIRECTIONS:
1. Preheat oven to 300°F. Line a large baking sheet with parchment paper.
2. In a large bowl, stir together the oats, pistachios, cranberries and coconut.
3. In a small bowl, stir together the honey, coconut oil, vanilla extract and salt.
4. Pour the wet mixture over the dry and stir until well coated.
5. Spread the mixture in an even layer on the prepared baking sheet and bake for 20-25 minutes, stirring halfway through. Let cool on the baking sheet before serving.
Breakfast Muffins
(FOR 6 SERVINGS)

INGREDIENTS:
• 1 pound sliced ham
• 12 large eggs
• 1/4 cup heavy cream
• 1 teaspoon kosher salt
• 1/2 teaspoon pepper
• 1 can stewed tomatoes
DIRECTIONS:
1. Preheat oven to 350°F. Spray a muffin tin with nonstick cooking spray.
2. Place individual ham slices over each muffin cup and gently press down in the middle to fill the shape of the cup.
3. In a medium bowl, whisk eggs and cream together and season with salt and pepper. Pour the egg mixture into the muffin cups with the ham until about 2/3rds full.
4. Place muffin tin in the oven and bake for about 20 minutes, or until egg is just about set.
5. Carefully remove from oven and set the oven to broil. Top each egg cup with some stewed tomatoes and return to the oven to broil for another 2 minutes.
Muesli Tart with Granadilla Sauce
(FOR 10 - 12 SERVINGS)

INGREDIENTS:
For the sauce
• 1/3 cup water
• 1/3 cup sugar
• 1/3 cup passion fruit pulp
• 1/3 cup fresh mint; chopped
For the tart
• 1 1/2 cups sugar
• 1 lemon; zest of
• 2 large eggs
• 1/3 teaspoon salt
• 1 teaspoon vanilla extract
• 2 teaspoon almond extract
• 1/2 cup all-purpose flour
• 1 cup quick oats
• 1/2 cup sliced almonds
• 1 1/2 sticks unsalted butter; melted and cooled
DIRECTIONS:
For the sauce: Place all the ingredients in a medium saucepan over low to medium heat and boil until the liquid has been reduced by half or until sauce has reached preferred thickness, about 20 minutes. Set aside.
For the tart:
1. Preheat oven to 350°F. Grease a 10-inch tart pan.
2. Mix the sugar and lemon zest in a large bowl. Add in the eggs and beat until well combined. Add in the salt and both extracts and continue to beat until completely incorporated.
3. Stir in the flour, oats and almonds and mix well. Lastly, fold in the melted butter.
4. Pour the batter into the tart pan and bake for 25 minutes or until golden on top and at the edges.
5. Let cool on a rack for 10 minutes before removing from pan. To serve, transfer to a serving platter and pour the sauce over the top.
Apricot and Pistachio Scones
(FOR 8 SCONES)
Preparation time: 10 min
Cooking time: 15 min
Total time: 25 min
Difficulty: easy
INGREDIENTS:
• 2 cups flour
• 4 teaspoons baking powder
• 1/2 teaspoon salt
• 1/3 cup butter; cold
• 2/3 cup milk
• 6 fresh apricots; pitted and roughly chopped
• 1/3 cup pistachios; finely chopped
• 1 egg; lightly whisked
DIRECTIONS:
1. Preheat oven to 400°F and grease a baking sheet.
2. In a large mixing bowl, add flour, baking powder and salt; whisk gently to combine. Cut in the cold butter and stir until it resembles a crumb mixture. Pour in the milk and continue to stir until it comes together to form a shaggy dough.
Gently fold in the apricots and pistachios.
3. Place the dough on a lightly floured surface and press it out with your hands. Using a 2-inch circle cutter, cut out 8 scones and place on the prepared baking sheet. Lightly brush the tops of the scones with the egg wash and bake for 12-15 minutes.
Corn Flapjack Stacks
(FOR 6 SERVINGS)

INGREDIENTS:
For the flapjacks
• 1 large egg
• 1 can cream style corn; 14 ounces
• 1 cup all-purpose flour
• 1 tablespoon granulated sugar
• 1 teaspoon baking powder
• 1/4 teaspoon salt
• 3 tablespoons unsalted butter; melted
TO SERVE
• 1/2 pound arugula
• 1 cup cherry tomatoes; halved and roasted
• 12 slices cooked ham
• 1 avocado; sliced
• Freshly ground black pepper; to taste
• 1/4 cup honey
DIRECTIONS:
For the flapjacks:
1. In a medium bowl, beat together the egg and corn.
2. In a separate large bowl, mix the flour, sugar, baking powder and salt. Slowly add in the wet ingredients until well combined. Add in the melted butter and stir until incorporated.
3. Heat a griddle on medium heat and spray with cooking spray. Drop on about 1/4 cup of batter per flapjack. Cook for about 2 minutes, until the edges look set and there are bubbles on the surface. Flip and cook for an additional 2 minutes. Repeat the previous step with the remaining batter.
TO SERVE:
Stack 3 flapjacks on a serving plate. Place a handful of arugula on top. Layer a 1/4 cup of tomatoes, 2 slices of ham and a few slices of avocado onto the arugula. Season with pepper to taste and drizzle with honey. Serve and enjoy!
Oat Waffles
(FOR 4 - 6 SERVINGS)

INGREDIENTS:
• 1-1/2 cups all-purpose flour
• 1 cup quick cooking oats
• 3 teaspoons baking powder
• 1/2 teaspoon ground cinnamon

• 2 large eggs; lightly beaten
• 1-1/2 cups whole milk
• 6 tablespoons butter; melted
• 2 tablespoons brown sugar
• 1 cup vanilla Greek yogurt
• 1/2 cup fresh blueberries
• 1/4 cup pomegranate seeds
• 1/2 cup fresh strawberries; halved
DIRECTIONS:
1. In a large bowl, combine flour, oats, baking powder, cinnamon and salt; set aside. In a small bowl, whisk eggs, milk, butter and brown sugar. Add to flour mixture; stir until incorporated.
2. Pour batter into a lightly greased waffle iron and cook according to manufacturer’s directions.
3. To serve, top with yogurt and fresh fruit.
