Point Lonsdale Beach House Builder: Vaughan Constructions Architecture & Interior Design: Hayball A beach-side residence in a town on Victoria’s Bellarine Peninsula echoes the spirit of its vegetated coastal setting. Set among a copse of gnarled indigenous Moonah trees, the building’s simple form was planned around retention of the trees which are celebrated in the architectural response. Able to withstand the harsh coastal conditions, the use of timber is extensive throughout, with its rich hues bringing warmth to the interior. Fabricated by a bespoke joiner, windows and doors are designed as facade elements, seamlessly integrating into the external timber cladding which will naturally age and grey, receding into the coastal landscape. A gentle roof slope settles the house into its vegetated site. Austview Sashless Windows was proud to be associated with this home. The timber windows were supplied by LBA Joinery and Austview retro fitted double glazed horizontal sliders to great effect. Finalist 2014 – Australian Timber Design Awards. Oceanwide Centre San Francisco The ground breaking ceremony for Oceanwide Centre was held on Thursday, the 8th December, marking the start of construction on one of the most pivotal urban projects in San Francisco’s recent history. Situated in the rapidly changing Transbay Area of San Francisco, close to Market Street and the financial district, this transit-oriented development is at the core of downtown San Francisco. The Foster + Partners and Heller Manus design knits the new scheme with the urban grain of the city, enhancing pedestrian circulation through the site. It comprises 2415.5 sqm (26,000 sq.ft) of new public spaces, along with two mixed-use towers: a 190.5 m (625foot), 54-storey mixed-use residential and hotel tower, and a 227.4 m (910-ft), 61-storey residential and office tower along First Street providing 222,968 sqm (2.4 million sq.ft) of new hotel, office and residential spaces in this downtown neighbourhood. It further restores and revitalises two historic buildings on First Street. Responsive in urban and environmental terms, it brings together places to live and work in close proximity to the city’s new Transbay Transit Centre. 10

A particular challenge for the design team, the irregularly shaped site, also offers opportunities for innovation. The design creates a highly efficient and flexible off-centre service core that allows for uninterrupted floorplates. This creates a truly accessible square at the ground floor of the First Street tower. The tower has been lifted up to provide a five-storey tall ‘urban plaza’, which is completely open-to-air and accessible throughout the day. This will be the most significant publicly accessible private space in the city featuring a restaurant and viewing

platform, events such as concerts and farmers’ markets, as well as works of art set in a lush landscape. The hotel, residences and offices have separate entrances at ground floor, but share a common basement, loading dock and parking garage. The design of the First Street tower is a response to San Francisco’s planning code that calls for proportionally reduced floorplates for higher floors. The tower takes on a crystalline form to articulate the façades on the skyline, and the floor plates are designed to allow tenants a high degree of flexibility. Their


open layout is supported by offset cores and a diagonal perimeter structure, developed for seismic stability and resulting in a lightweight structure that is intrinsic to the building’s aesthetic. The building foundations are also designed for maximum stability. The tower is 30 percent lighter than a traditional building with a central core of similar size. It features innovative MEP and vertical transportation systems developed to attain a LEED Platinum rating. Completing the new urban ensemble, is the mixed-use tower along Mission Street, which occupies a vacant site that was earlier used as a parking lot. It will be home to a new hotel operated by Waldorf Astoria, alongside stunning apartments located on the top floors. The stone-clad building features unique ‘glass vitrine’ windows, and is designed to achieve a LEED Gold rating.

AUSTRALIAN-MADE TERMITE BARRIER FROM BAYER

According to the CSIRO, termites cause $780 million of damage in Australia each year. They enter homes via underground tunnels. By the time they’re discovered, they can cause considerable damage. Termites build protective mud tubes up brickwork or around physical barriers to gain access to food – the timber homes are constructed with. Specifying a Kordon Termite Barrier, in conjunction with an annual termite inspection by a qualified professional, will protect the home from termites for up to 50+ years. Transforming dust to gold Brisbane’s GourmetBar is somewhat of an Australian first for the international hotel brand. While technically the third Gourmet Bar to be unveiled in Australia, following on from the Novotel Darling Harbour Sydney and the Novotel Barossa Valley Resort, Brisbane’s new $350,000 outlet in fact spearheads a new generation of revised and refined GourmetBar concept venues that prioritise shared drinking and dining spaces at Novotel locations around the world. Transforming the old to new within the hospitality industry has become second nature to the services provided by IN DESIGN INTERNATIONAL. “We are delighted to have been on board since the early beginnings of this new brand standard” says director Penny del Castillo “Our design brief was to create a relaxed destination ‘drinking and eating’ venue within the successful business hotel. It needed to be a crowd pleaser intended to generate revenue from outside the hotels’ own four walls and encompass the essence of healthy living while promoting a highly social and interactive vibe.” Novotel Australia’s newest venue boasts a relaxed modern, urban décor and design. Interior finish highlights boast such elements as Maximum Stone porcelain bench tops, Passo hand tufted & carved floor rugs, Phillip Jefferies timber veneer wallpaper and

the pièce de résistance, a Christopher Boots pendant light which truly lifts the standard of the previously dated setting. Behind the bar, automated sliding cabinet doors and colour changing LED strip lights enhance the ambience as day moves to night and the head bartender can play to the crowd! There were a series of challenges and restrictions which is expected with almost any renovation, particularly in a commercial hospitality situation!

…Bankstown Sports Club serves up another attraction! The Basement Brewhouse, inside Bankstown Sports Club is now open! Featuring its own microbrewery serving a pilsner, sparkling ale, pale ale and American-style pale ale, 30 taps with a variety of craft beer and cider, and a tap wine selection for those looking for something a little sweeter, as well as a delicious burger menu and a gourmet delicatessen. “The brief given to The P.A. People in the lead-up to the Brewhouse project, was to provide us with high quality distributed sound system, high definition vision and a simple, yet intuitive control system. They have exceeded expectations in their delivery, with some very positive feedback from early on” said Jason Klippel, Audio Visual Team Leader. The Brewhouse was an engaging challenge from the outset, working within the confines of a fully operational club, ever conscious of noise and an existing structure. “We were in constant contact with the Club’s AV Team to give final approvals on all site locations as we would not get a second go at getting it right” observes Ross Ford, Project Manager for The P.A. People. The TVs around the outer walls of the venue were an initial challenge. Curtains ran behind each one and the desired outcome was not to see fix-points etc. The P.A. People designed a single-point swivel bracket that the curtain could be fitted around - with the TV sitting just in front hiding all fixings and cables. TV screens inside the barrels were an even bigger issue. The original design required single-sided units, mounted to a round pole which the joiner was supplying. During the process, the club decided to enhance these specs,

which required mounting them on both sides of a square pole fixture. Our team then came up with the mounting idea complete with tinted acrylic trim to hide all the cables and connections; a very neat result and presentation. “We were on site most days to ensure that we were not ‘builtout’ of any areas; thankfully we were mostly in front of where we needed to be and completed the install task days before the official opening” said Ross Ford. “In the process of this install, we upgraded the entire site-wide MATV system from analogue to digital. The Brewhouse was running Digital for Melbourne Cup Day!” adds Brett Steele, Manager - Installed Systems. A great result - complimenting a new high-quality venue at the club.

Gold Coast Integrated Resort Project Blight Rayner Architects

Queensland architecture firm Blight Rayner is designing the $3 billion integrated resort development at the southern spit. Designing the Gold Coast’s largest tourism project in decades is all in a day’s work for Queensland-based architects Jayson Blight and Michael Rayner who are no strangers to working at scale having worked on some of the Gold Coast’s significant, award-winning public and community projects, as well as one of China’s largest museum projects. Director of Blight Rayner, Michael Rayner said that designing a true people-orientated world-class coastal project is the result of bringing together an understanding of the community’s wants and their international experience. “In approaching the Gold Coast Integrated Resort project we took on board the community’s interests in the Broadwater and The Spit, as well as the desires of international visitors,” Mr Rayner said.


“Our view is that the Broadwater has great potential to become a public arena for water-based performances, sports and public art,” he said. Blight Rayner’s design concept is focused around a great waterfront square that will open out to a 1,200 public seat Broadwater Amphitheatre. “We believe the all-weather, semi-covered waterfront square will become the heart of Gold Coast public life,” Mr Rayner said. “The amphitheatre will offer tiered seating along the water’s edge where people can watch outdoor concerts, plays, digital performances and opera performances, much like the Sydney Opera House has done with the outside performance of Aida,” he said.

ASF Development Director Dean LaVigne said that the project vision is to deliver an internationally renowned Integrated Resort Development and a communal heart of the Gold Coast for all, local and international visitors alike, to enjoy. “Our design brings together aspects of Eastern and Western cultures, for example in the use of the lotus flower as a pervasive universal symbol of wellness, harmony and balance,” Mr. LaVigne said. “The architectural design embodies and enhances everything the Gold Coast stands for, relaxed outdoor lifestyle, lush subtropical landscape, dynamic entertainment, water leisure and healthy living,” he said. “A focus on health and wellbeing is an important part, with a range of experiential destinations within the project including the Gold Coast’s first true beach club and a comprehensive medispa. The heart of the design scheme is developed around a public square to create a cultural centre for community gatherings such as sporting events, theatre, opera, art and holiday celebrations,” said Mr LaVigne. The concept plan opens up a new precinct including nearly five football fields of public space to be enjoyed by all comprising streets, tiered gardens, beaches, waterfalls and promenades delivering a wide variety of experiences including swimming, fishing, waterfront dining or picnicking, walking, cycling, boating or feeding the ducks. “The waterfront promenade will deliver a pleasurable stroll to the magnificent piazza and amphitheater with sweeping, unobstructed views of the Broadwater,” said Mr. Lavigne. Mr LaVigne explains the project will have no impact on existing Broadwater activities and users can easily bypass the project to visit their favorite fishing spots. “The project will open up many opportunities for local businesses and employment, as well as be a major stimulus for wider tourism and commercial benefits,” he said.

Changes to the NCC for Timber Cladding Recently the National Construction Code was changed to permit the installation of vertical and diagonal timber cladding as DTS solutions. The change came into effect on 1st May 2016. In practice, vertical and diagonal installation of timber cladding has been used in Australia for many decades and has performed well as a weather protection element when installed as recommended by industry guidelines. This move makes it easier for architects and designers to achieve the more modern look that is achieved with Timber cladding. However, we are asked by many practioners, which timber is best and in reality it comes down to a combination of desired look and budgets. We find that there are currently two popular types of look. The first is to have the timber cladding grey off to a silvery patina and the second is to preserve the natural colour of the specific timber species. Currently painted cladding appears to be less of interest compared to the natural expression of timber. Many people believe that a softwood such as pine cladding is best left for the painted option however the development of thermowoods provides practitioners with softwood that can stand up to the harsh Australian conditions.

Thermowoods use heat to change the structure and performance of the timber and the process provides a timber that is class 2 durability and much more stable than even the native hardwoods. Because the thermowood process results in a timber that has a moisture content of around 4-5% compared to the 9-16% in other products it is a reliable performing product. Thermowood products grey off to a beautiful patina and provide a budget solution many practitioners would value. Hardwoods such as Spotted Gum, Blackbutt and Silvertop, and softwoods such as Cedar offer a rich choice of colour if the natural colour of the timber is to be retained. While there is a little more work required to protect the timber from the elements to retain the colour the warmth of the timber shines through. Years of experience has shown us that an oil based preservative works best in Australian conditions to retain the look desired. With the changes of the NCC it is now easier to use timber because of its versatility and timeless character.

Charles Marshall established his engineering business in Fitzroy, Victoria in 1880. UNIVERSITY TESTED

The University of Melbourne Engineering Department tested a typical section of FITZROY track. The track was subjected to 258 hours of non-stop opening and closing operation. This means that the test door opened and closed fully 130,000 times, travelling approximately 160 kilometres.

PRECISION MEASUREMENT RESULTS WERE IMPRESSIVE. Cage Wear - No evidence of wear on either surface Ball Wear - Precision measuring found no evidence of ball wear. Track Wear - 0.0005", So minute as to be regarded as negligible.

CONCLUSION

From these exhaustive tests, the wear rate calculated was so low it was not possible to estimate the life of the track.

NEW Silent Motorised Curtain Track TOSO Australia

TOSO is well known in the Australian market for its premium Mytec Roller blind system, which is ideal for has a Touch Motion function which enables the opening/closing of the curtains without using any commercial, residential and Itswitch operations. If the curtain is drawn, it will begin to move in the direction pulled, and will stop aged care applications and at the place on the limit setup is considered the best roller that the new TOSO system can fill a limits or curtain heading, which is blind in the market. gap in the market, due to its ultraquiet operation along with smooth operation even when drawn by hand, it has been decided to launch the new TOSO Ti-8040 motorised curtain track into the Australian market and has recently been issued its Regulatory Compliance Mark (RCM) for both motor and remote. This was previously known as the C-Tick, which all motorised systems require if they are to be sold in the Australian/NZ market, though many Chinese systems seem to ignore this regulation. The super silent TOSO Ti-8040 with its highly durable belt drive transmission system has a built-in FM remote control receiver along with a Touch Motion function which enables the opening/closing of the curtains without using any switch operations. If the curtain is drawn, it will begin to move in the direction pulled, and will stop at the place on the limit setup. Along with its motor operation, it also has hand-draw operation because of its built-in electromagnetic clutch, so it can still be operated by hand when no power is available or when a user is unaware that it is a motorised track with no damage to the motor

This motorised track will also be the quietest available in the market, with the noise level being under 40 dB, as against most motorised curtain tracks which are between 44 and 50dB, and be able to do widths of 10 metres with 40kg carrying capacity. The Decibels (dB) are worked on a logarithmic scale and a 3 dB difference is a doubling of the amount of sound energy. In layman’s terms it is about ‘one notch’ on a volume control, and 6-10 dB is generally said to be a subjective doubling of volume, so this is a considerable improvement on other systems currently in the market.
