GEELONG QUARTER -
a new lifestyle precinct shaping Geelong’s future Architect: Architectus Melbourne
The evolution of Geelong into a hub for culture and innovation continues to gain momentum with Franzé Developments’ $150 million Geelong Quarter precinct – the most significant mixed-use project on the Bellarine Peninsula, including the largest new hotel in the region in almost 20 years. Located at 44 Ryrie Street at the intersection of Fenwick Street, the 2,700 square metre gateway site will comprise Holiday Inn® &
6
Suites Geelong (a 180-room hotel), the Ryrie Residences (14 luxury apartments targeting owner-occupiers), a 1,000 square metre retail plaza and 7,400 square metres of state-of-theart commercial office space, all connected by a vibrant and highly activated street level plane. Ideally positioned in the heart of the city’s cultural precinct with a unique northerly aspect overlooking Corio Bay, Geelong Quarter will breathe new life into the south-western

end of Ryrie Street. Designed by Architectus, Geelong Quarter will form a visual gateway to the city centre and will be an active hub for 1,500 residents, workers and visitors each day. Paul Franzé, Founder and Managing Director of Franzé Developments, says Geelong Quarter will provide a level of culture and connection unmatched anywhere else in the fast-growing regional city. “Geelong Quarter aims to create a new destination for the city centre. As Geelong continues to experience rapid growth in population and visitation, it is increasingly important to create a new link between the CBD, the arts precinct and the bay to ensure Geelong remains a highly desirable international waterfront city, with world-class facilities. There’s nothing like this in Geelong – it is our vision that this project will help to drive the city forward.” “Over 5.3 million visitors come to Geelong annually and 2.2 million are overnight visitors. The strong owner-occupier market, combined with the population boom, means there’s demand to cater for visitors to the city, as well as residents and workers. Geelong Quarter has been designed with this in mind, to cultivate significant activity that will add incredible value to the city.” Matthew Smith, Managing Principal at Architectus, says “Geelong Quarter embraces the future direction of Geelong while drawing inspiration from its history, with a modern take on industrial-influenced design.”
INSITE - Winter 2019
“The gateway corner location has been stitched into the fabric of the city, linking pedestrian connections through the site to the adjacent cultural precinct, and activating the surrounding neighbourhood. The design draws on the history and architectural vernacular of the area, including the iconic wool stores of Geelong. The restrained palette of materials consists of folded metals, rich textured concrete, recessive glazing, local hardwood, and hand-laid brick. Brick was selected for the podium and street wall for its robust materiality and strong compositional order, reflected in many significant buildings in the city.” The orientation of the site forms an 80 metre northern frontage to Ryrie Street with a physical split, creating a public thoroughfare linking Ryrie Street to Cuzens Place. The tower elements vary in height across the precinct, with subtle articulation of each component’s personality throughout the design.
Ryrie Residences Accessed via a private residential lobby on Ryrie Street, the 14 Ryrie Residences have been designed to incorporate a hotel lifestyle in a generously appointed home. Located on levels 11 to 14, the distinguished residences are priced from $995k - $2.54 million and range in size from 97m2 -248m2 internal, with balconies ranging from 10m2 - 105m2.. Creating a new standard of luxury living in Geelong, residents will benefit from the convenience and service offered by the Holiday Inn® & Suites Geelong such as room service,
7
gym and pool facilities, dining, housekeeping and a business centre. A selection of warm and natural finishes for the interiors complement the building’s exterior of solid forms with textured overlay, creating a mood of repose and comfort. Both the warm and cool palettes offer a selection of subtle natural tones and include combinations of stone, terrazzo tiles, wool carpet and timber finishes. Kitchens feature a curvaceous island bench in metal or timber finish to create a striking counterpoint in the open plan living space. Considered details such as generously sized terrazzo floor tiles, sophisticated light fittings, textured glass and bronze joinery all add to the sense of space within the apartments. Premium appliances accentuate the kitchen’s grandeur, including a Sub-Zero fridge, freezer and wine fridge, along with Wolf oven and cook tops Generous bathrooms feature a curvilinear look and feel, with a separate wet room space with walk-in shower and freestanding bath. Bathrooms boast mirrored joinery and considered lighting with large format tiles throughout. Residents will also have the option to elevate everyday living with freshly laundered towels arranged through Holiday Inn® & Suites Geelong’s housekeeping service. Residents will be able unwind and watch the sun set over Geelong from the residents-only 8
communal landscaped terrace on level 13, with outdoor kitchen and seating areas, or take in the coastal skyline from the Holiday Inn® & Suites Geelong skylobby terrace.
44 Ryrie (Offices) Home to around 600 office workers when fully occupied, the 7,400 square metre office space over 10 levels will be accessed via an impressive double-height lobby fronting Ryrie Street. Tenants will have access to a spacious northerly orientated communal roof terrace, as well as generous end of trip facilities, including ample bicycle parking, showers and lockers.
Geelong Quarter Retail Geelong Quarter will feature a number of retail tenancies located on the ground level facing both Ryrie Street and Fenwick Street. Tenants will comprise a diverse mix of quality operators such as cafes, a wine bar and services for the wider CBD community. A vertical green wall will face Ryrie Street to create a backdrop for the retail plaza and will connect the planting from ground level to the podium terraces.
Holiday Inn® & Suites Geelong In a coup for Geelong’s hotel and tourism sector, Geelong Quarter will feature the $75 million Holiday Inn® & Suites Geelong - the first in Australia and the largest new hotel project in the region in almost 20 years. The 180-room hotel will feature a sky lobby, pool, gym, restaurant, bar and café and is scheduled to open in mid to late 2020.
Archi-Tech Services Pty Ltd
The site is a short walk to the Geelong Waterfront and 500 metres to the CBD. It is within walking distance to Johnstone Park, as well as theatres, galleries, cafes, restaurants and Westfield Geelong. Geelong Quarter will have excellent connectivity, with Geelong Railway Station a six-minute walk away and close proximity to the Bellarine and Midland Highways.

Salamanca Building is the new primary workplace of Tasmania’s government agencies, including the Department of Premier and Cabinet. The architects, FJMT were tasked with achieving a 5 Green Star rating and creating a unique sense of identity for staff and visitors. FJMT wanted their interiors to mirror the beautiful Tasmanian landscape, and they wanted to create committee rooms that were apt for the grandeur of future proceedings. They chose Hydrowood, to be crafted into tables by talented local designer/makers, and they couldn’t be happier with the result. The centrepiece of the rooms is custom designed tables crafted by Tasmanian furniture designer/makers Simon Ancher and Matthew Prince. FJMT’s Head of Interiors, Lina Sjögren, says the Hydrowood tables are designed with the gravitas of proceedings of the rooms in mind. At eight meters long and created with Huon Pine, Blackwood and Myrtle, the tables are quite simply masterpieces. “We have had such great feedback on the development of the Salamanca Building, but particularly on the committee rooms. We were delighted with the appearance and tables in there. They are contemporary but timeless and will hopefully remain as they are for a very long time.” Sustainable materials Using Hydrowood also assisted with achieving the 5 Green Star rating. Launched by the Green Building Council of Australia in 2003, Green Star is Australia’s only national and voluntary rating system for buildings. Green Star certification is a formal process awarded by third party assessment. With the Salamanca Building serving as a flagship in Tasmania for a 5 Green Star building, Hydrowood was selectively chosen for it’s beautiful natural qualities and also for its small carbon footprint. Director of Hydrowood, Andrew Morgan says that the use of Hydrowood contributed to the rating. “The timber’s unique attributes including its innovative underwater harvesting process can’t be found in other timbers,” says Andrew. “Hydrowood is one of the world’s first underwater forestry operations. For the timber to be harvested we utilize sonar technology to 12

identify the trees and use custom harvesting machinery capable of going upside-down and underwater to harvest the trees.” The fact that timber is a renewable material that stores carbon is another positive. “It is a given nowadays that you have to be responsible in your material choices, and it is important to us to use Australian grown timber as much as possible,” says Lina Sjögren. Timeless designs For Simon Ancher and Matthew Prince, building furniture that stands the test of time, aesthetically and physically was a key consideration in the design process.

“I think we often look at the sustainability side of things in a simplistic way. For us, it’s about designing objects that have a long life span,” explains Simon. “With my design practice, I design pieces based on their situation and what is the best fit for the scenario rather than chasing a trend of a style where that object might be out of vogue in 12 months’ time, and for this project, that concept was crucial.”
Tasmanian collaboration To push the limits on their designs for Salamanca House, collaborating with other designers and builders was especially important for Simon and Matt. “Using a material like Hydrowood that has this incredible backstory was truly a unique process. Working with the other designers to ensure that we were going to make the best use of this lost material and give it a second chance to show off its natural beauty was a big part of the collaborative effort.” Lina says local engagement with Tasmanian designers and timber was a highlight of the design process. “There is real talent in Tasmania. We wanted to use as many Tasmanian designers as possible and found that they were particularly motivated to create something unique for these interiors. It was very collaborative and an opportunity as a designer to connect to the craft, which sometimes you can feel removed from working on a large project “ Timber: A beautiful aesthetic FJMT applies a sensitivity to place making, integrating meaning into their spaces while pushing the parameters of materials and detailing. Lina Sjögren,
says that FJMT use timber in various forms in almost every project they undertake. “Timber is a sustainable and versatile material. It also has character, natural variations, and small imperfections that have a beautiful aesthetic. It’s an aesthetic that only a natural material can provide.” “It also brings a sense of warmth and quality to a space. Visually it has a great impact even if you only use it in a small area.”

Designs for Chicago’s O’Hare Global Terminal Revealed Architects: Foster+Partners, Epstein & Moreno
Designs for the new O’Hare Global Terminal and Global Concourse were presented at the Chicago Architecture Centre in January by five selected teams. The entries were on display at an exhibition opened by Mayor Rahm Emanuel of Chicago. The new O’Hare Global Terminal and Global Concourse will replace the existing 1960s Terminal 2, with ‘a cutting-edge global terminal that reflects the legacy of Chicago’s innovation, architecture and diversity.’ The joint venture led by Foster + Partners, Epstein and Moreno, has created a new vision for a gateway to Chicago that captures the city’s progressive spirit and its architectural legacy, while re-thinking the airport terminal for the next generation. Norman Foster, Founder and Executive Chairman, Foster + Partners said: “This project brings two passions together,
16
my personal passion for flight – for over forty years I have flown in and out of international airports as a pilot – and my love affair with cities. I remember coming to Chicago as a graduate and being captivated by the energy, the extraordinary location, the music the culture, and the outdoor sculpture – all of those influences blend together in our proposal.” Departing passengers first encounter the three sweeping arches of the new terminal as they approach, creating a dramatic canopy over the drop-off. The arches then merge into a single curve as they enter the building, blurring the boundaries between inside and out and allowing the spectacle of the airfield to unfold, recapturing the romance associated with air travel. Nestled underneath the soaring roof, the columnfree spacious volume is flooded with natural light. Domestic and international arrivals and departures are intelligently

The new terminal will offer an iconic gateway to Chicago, a homage to flight as the theatre of aviation. Its heroic, column-free structure is innovative, yet offers a buildable large-span structural solution.
A space for passengers to relax against the dynamic backdrop of the airfield, offered by the world’s biggest airside window.

The landside cafĂŠ is on an elevated platform that looks onto the light-filled terminal interior, giving overview of entire space. The large panoramic window on the airside gives passengers a sense of orientation and makes the movement through the terminals intuitive. The new global terminal is one grand democratic space filled with daylight with a column-free and flexible interior spaces that will make the project future-proof.
The incredible roof shell touches the ground at just 6 points. Its smooth, light and aerodynamic form of the roof relates closely to the essence of flying and aviation.

planned with direct routes, and every detail is designed with passenger experience at its heart. These interior spaces are inspired by Chicago’s diverse neighbourhoods and in particular, the city’s emerald necklace, a democratic space that welcomes everyone. Our team has also collaborated with Dorchester Industries to provide the new Global Terminal with a curated arts program celebrating Chicago’s immense talent in the arts. The unique roof structure is an emblematic element that binds the entire design together. Using cutting-edge technology, it is supported on its perimeter at just six points, creating a grand unified space that is designed to meet the ever-changing operational demands that are synonymous with airport terminals and new technologies.
“In 1991, we revolutionized airport design with Stansted. At O’Hare Global Terminal, we are creating another revolution – an extraordinary shell with a span of 550 feet, with views that create a direct visual relationship with the aircraft and a sense of orientation and drama, a space that truly lifts the spirits. It pushes the limits of technology to create a space that is generous, flexible, and points to the future,” added Foster.

Kordon is a uniquely flexible building protection tool that provides a combined physical and repellent termite system – and can easily be moulded or cut and joined to fit complex design features. Complete under-slab installation of Kordon provides an impermeable moisture system for the entire building as well.
// How Kordon Works Kordon contains deltamethrin, a synthetic pyrethroid that kills termites which come into contact with it. Equally importantly though, deltamethrin is a powerful termite repellent, so termites are very unlikely even to approach the system and attempt to breach it. Kordon is classified as a building product and it is approved for use in local government areas where soil termiticide treatments have been prohibited.

Conrad Gargett has been commissioned with the master planning and architecture of a key million placemaking project in the city, The Hive. The proposed staged development delivers exemplar private and public civic infrastructure to inspire community pride, produce employment opportunities and boost the economy with increased visitation to Townsville. The Hive has been strategically designed as a catalytic precinct that will activate and enrich the appeal of the regional city. Connecting Townsville’s beachfront leisure and recreation promenade, The Strand, to the central business district, the project will unite the two detached districts. The Hive delivers a mixed-use shared space integrating commercial, retail, residential, leisure, cultural, research and education uses, where locals and visitors can actively intermingle, cultivate ideas and leisurely enjoy the amenities. Conrad Gargett’s Director, John Flynn, appointed as the Project Director stated, “Our practice is proud to bring our master planning and architecture capability to this prominent placemaking project for Townsville.” “This significant urban renewal project will improve and invigorate Townsville’s public realm by delivering new active spaces where locals and tourists can engage and enjoy.” The practice is working closely with DMA Partners who has been appointed by the Gleeson Group to manage the project. As part of the proposed master planned precinct and integral to The Hive, Conrad Gargett was engaged to design a state-of-the-art commercial building located at 45 Flinders Street and 10 The Strand in Townsville. Flynn highlighted, “Master planning principles have been integral to the intricate design of this building.” “Panoramic views are maximised, pedestrian-friendly spaces throughout the activity zones have been
Site Plan encouraged extending the pedestrian network and creating linkages in multiple locations, and indoor-outdoor public spaces cut through the site which open up to a plaza promoting public gathering and shared use.” “The building’s floor plate dimensions, shape and orientation have been conceived to best achieve the ambitions for a highly-productive workplace, focused on safety, productivity and collaboration. The colour palette mimics the coral sea colours of the Great Barrier Reef.” The Hive’s masterplan includes provision for a prestigious hotel, a concert hall and convention centre (a proposed new 24

Future stages will include tertiary education, marine and tropical science research and tourism facilities, residential apartments, medical and allied health facilities and commercial office space (10,000m2 approved), an indigenous art gallery, performance space and open spaces together with a boutique cafe and dining precinct within the majestic Queen’s Hotel. The Hive is at the centre of future developments including: the Crystal Lagoons (400m North), Sealink $56m Sealink Tourism Infrastructure Plan (200m South East), The Ville Resort and Casino $40m redevelopment (600m East) and Port of Townsville redevelopment project. Deputy Mayor and Planning and Development Committee Chair Cr Les Walker said the expanded Hive development will be divided into four precincts. They include the Queen’s Hotel, Entertainment, Cultural and Accommodation precincts Cr Walker said. “Importantly, The Hive will restore a number of heritage buildings, including the majestic Queen’s Hotel and reinvigorate that area of the city.” Local Councillor Ann-Maree Greaney said the Hive would revitalise that area of the CBD. “Importantly, the development will revitalise the area and improve pedestrian linkages between The Strand and the CBD.” “We want to encourage more people to the area, that has probably been under-utilised in recent years.”

James wanted to create something different, outside of the norm, so he took matters into his own hands redesigning the deck for the high impact and high level he was looking to achieve. As he researched various companies, with his mind set on using steel components due to being in a bushfire area, he came across Spantec.
also liked the strength of product, wanting to incorporate as there was a requirement to install a Spa on top of the deck structure.
James liked the idea of the one stop shop, design, construction drawings, engineering and ongoing technical support to help him through the build as he was now taking this challenge on himself. He
that he thought it was the best deck he had ever
James commented: “I was extremely satisfied with the end result, completed most of the work myself, my building inspector even comments seen, which give me peace of mind that I had chosen the right product for my deck’’.

Benefits of using Spantec are:
Why did you choose Spantec?
●●
Cut to size designed deck kit.
●●
●●
Easy to understand working drawings.
●●
Lightweight strong products.
●●
Perfect solution bushfire areas.
●●
All component of the highest quality.
Found you on the internet, then at a building / home show exhibition. Looked at other options, however, I liked the Spantec modular approach and the cooperation I got from Spantec.
●●
I am in manufacturing myself and my background is engineering so I have a preference of things made in Australia.
Fiona, from Spantec did a follow up with James who made the following comments:
How satisfied were you with the results? ●●
Extremely satisfied. Completed all the work myself using only some hired labouring help.
●●
I was very pleased with the detailed plans and markings - although it took a lot of working out.
●●
I found the A1 size Plans very helpful - you may notice them in some shots pined to a large piece of cardboard under the brick veranda.
●●
I found some building inspectors a bit concerned about building with steel frame products as they don’t understand the product.
●●
On final inspection, the Head Building inspector from our Shire did the inspection and commented he thought it was the best deck he had seen.
What was the scope of the project? ●●
●●
I wanted to create an outdoor living and entertainment area joined to our existing Veranda. Wanted to create something with WOW factor. A Draftsman completed the original plan and assisted with planning and building permits, but I decided to take matters into my own hands and redesigned his basic plan to the final spec. I found the Spantec technical team very helpful in assisting in re development of the design. Wanted to incorporate a Spa and the weight made everyone nervous. Didn’t want a “Climb over the side” fully height Spa and didn’t want something at ground level, which is also hard to get in and out of. Came up with a plan to partially lower the Spa into the deck, so its height above deck is 600mm which is perfect height to sit on the side then swing in - not fall in.
●●
Wanted to build the deck from steel to reduce the bush fire risk and increase longevity of the frame.
●●
Wanted something with clean lines so there is no place for birds or other things to settle or nest.
●●
Once we commenced the project I discovered the existing veranda bearers were rotten (you will see this in some photos) so then I decided to expand the scope to include stripping back the original decking boards and replaced the wood beams with Spantec bearers and joists. Once again the technical team were helpful in suggestions.

Also extended the use of Spantec beams to build the landing for the stairs and the second landing and steps down from veranda to deck. These items were not in the original specifications.

New Home for Ötzi the Iceman on the Virgl Mountain in Northern Italy
Snøhetta’s proposal for a new Museum Quarter in Bolzano will give “Ötzi the Iceman” a new home. The distinctive building is intended to be located on top of the prominent Virgolo/ Virgl mountain, overlooking the South Tyrolean capital of Bolzano in Northern Italy. Together with the planned Bolzano cable car structure, also designed by Snøhetta, the new Museum Quarter on top of the Virgl mountain will serve as a terrace for the city’s inhabitants. As a new landmark for the area, this elevated public space will still be perceived as being part of the city given its proximity to the centre of Bolzano and the accessible cable car connection.
Wednesday, February 27, 2019 - The design study has been conducted on behalf of the Signa Group to develop the Virgl as a potential site for a new Museum Quarter. The Museum Quarter is intended to accommodate museum spaces for the South Tyrol Museum of Archaeology and the Municipal Museum of Bolzano as well as exhibition spaces for Ötzi the Iceman. The 5,300-year old glacier mummy is a renowned archaeological sensation, as the ice preserved the prehistoric man at an elevation of 3,210 metres. In 1991, Ötzi was found fortuitously with his clothing and equipment still intact, providing a unique glimpse into the life of a man of the Copper Age. The Virgl has always been an important site for the South Tyrolean capital due to its cultural and historical significance, with its prehistoric and Roman traces as well as its majestic green

space. Yet the steep Virgl mountain has been practically inaccessible to visitors for almost forty years, following the closing of the city’s historic funicular in 1976. “The new Museum Quarter will create a synthesis of city and nature, of history and future, of building and landscape, of culture, leisure and knowledge,” says Kjetil Trædal Thorsen, Founding Partner of Snøhetta. “Visitors can meet Ötzi the Iceman, one of the most important archaeological discoveries, on top of the Virgl mountain - a place with a historic atmosphere. They will literally slip under the skin of the mountain, entering it to see the Iceman. In addition, the new Virgl cable car system and the Museum Quarter will provide spaces of cultural significance and recreational value next to the city centre of Bolzano”. The building blends into the surrounding topography and extends the mountain terrain. Together, the elongated museum structure and the ring-shaped station form an ensemble. Arriving from the station, visitors can enter both museums through an open space on the roof and a joint foyer. The roof terrace of the station and the top of the new Museum Quarter building will provide magnificent views of the city and the surrounding landscape, serving as both a meeting point and an arena. The squared roof will act as a vibrant public space, useable for a multitude of activities - from open-air markets to concerts. The surrounding

landscape will be developed for leisure activities such as walking, hiking or biking. Through the planned cable car structure and the new Museum Quarter, the Virgl mountain will serve as a cultural and recreational area for the people and visitors of Bolzano. The new Museum Quarter will establish a new landmark for Bolzano and reinforce the city’s international significance as a cultural destination. In 2015, the Signa Group hosted an international competition for a new cable car to transform this abandoned space next to the city centre into a place for leisure and inspiration. With Snøhetta’s competition-winning proposal for the cable car, one can reach the top of Virgl Mountain in about seven minutes from the city centre.

Install a Ceiling Under Your Timber Deck...
and increase your entertaining area !
Underdeck is manufactured in Australia, and solves the age old problem for those who have wanted to utilise under the deck space and keep it dry in the wet, and also expand their outdoor living space. Underdeck is specially designed pre-engineered ceiling system that transforms the unsightliness of the underside of the deck into a desirable and usable outdoor living area all year round. Up to now there has not been any standard way to cover under your deck, just many individual ideas, and most are very hard to dismantle for cleaning, or retrieving something that has been dropped through from above, till now. Underdeck panels catch the water dripping through the deck gap and channels the water away to the gutter running along one edge. Underdeck is designed to catch the water even during heavy rain storms. It’s a simple system. The water carrying panels are hung from specially designed brackets that are fixed to the bottom of the joists, with a fall towards the gutter.
