Enlightened, Fresh Air for a Healthy House Introducing Environmental Sciences Australia’s: SkyVent / SkyVent + VentaLite / SkyVent Hybrid +

SkyVent is the only product of its type on the market (Natural Daylight and Ventilation) that can achieve 60 L/sec exhaust at 12Km/hr (Sydney’s average wind speed). The BCA - AS 1668.2 wet area performance requirement is 25 L/ sec extraction. The unit also has superior stack effect and buoyancy extraction due to its CFD analysed unobstructed flow path. SkyVent (for the attic) The SkyVent allows daylight and ventilation into the attic space reducing heat, condensation, and keeping insulation dry and effective. SkyVent is an aerodynamic foil that works by using natural wind energy to create negative pressure at the rear of the unit. This is a more efficient form of wind extraction than rotating cowl vents. SkyVent’s innovative design also has improved stack and buoyancy characteristics and can operate like a solar chimney even when there is no wind, unlike a cowl type vent that suffers from throat blockages and restrictions. The SkyVent worked more efficiently than its competitors as tested by University of Technology, Sydney. Unlike solar powered vents, SkyVent works 24/7 and provides the vital night time cooling so important in summer. SkyVent + VentaLite (for inside the house) The SkyVent + VentaLite is a revolutionary dual function tubular skylight and ventilator. It brings the functions of a tubular skylight and a ventilator into one low cost product, with a single installation cost. The skylight is ventilated by the advanced designed Wind Directional transparent dome that points into the wind and extracts hot, moist air out the house. The SkyVent is a low cost method of reducing artificial lighting and associated heat.

Ventilation is provided via the flexible light tube venting moisture directly outside of the building envelope. By removing hot, moist air at its source, condensation inside the house is dramatically reduced. The indoor air quality of the house is greatly improved by reduced mould, mildew, fungal spores and associated dust mites. The smart design also allows continuous air flow, trickle ventilation or no ventilation by simply opening or closing the diffuser - Truly an advanced system with the home owner’s comfort in mind! No wonder the SkyVent has received so much recognition. SkyVent Hybrid + (Ultimate wet room solution)

The ultimate solution for bathroom ventilation and daylighting. The SkyVent Hybrid + has all the benefits of the SkyVent + VentaLite 24/7 natural ventilation with the added boost of a ducted extraction fan to remove steam during showering or whenever additional ventilation is required. The extraction fan only draws 35W when running and is a cost efficient solution to solve moisture build up in any bathroom. Any moist air extracted via the fan goes straight up the VentaLite tube and out the SkyVent on the roof. Use for maximum moisture extraction outside of the building envelope. Performance SkyVent’s extraction rate has been measured using AS4740 to be 3,600 L/min @ 12 km/ hr (Sydney’s average wind speed). For a bathroom of 3.5 m x 2.5 m x 2.4 m = 20 m3, which is 20,000 Litres of air, the SkyVent can achieve over 10 Air Changes/ Hour (ACH) using no power.

Convertible Courtyards House Architect: Christopher Megowan, Megowan Architectural

This house kinetically adapts to the notoriously variable climate found in Melbourne. This project added a kitchen, living area, dining area, bathroom, master bedroom, ensuite and two decks to a previously overlooked yet charming weatherboard cottage in the inner urban suburb of Prahran. Nestled on an intimate street, the existing house is one of a series of heritage protected cottages. In response to the north-facing block of land, a central courtyard was created between the weatherboard and modern extension in order to flood the open kitchen, living and dining area with natural light. A carefully detailed glazed linkway runs along the central courtyard and vertical battens cast a playful cadence of shadows across the floor and walls as one transitions between old and new. A second courtyard straddles the living room to the south and allows access to the rear garden where the client and his young daughter avidly nurture various vegetables and herbs.

6

Archi-Tech Services Pty Ltd

The conceptual strength of the house is found in the manually operated retractable roof which runs over 12 metres from north to south to cover both courtyards. A hand winch and a block and tackle, allow the slatted timber, steel and polycarbonate roof panel to help regulate sun and rain on the two outdoor spaces, a valuable feature given Melbourne’s famously fickle weather. Two sets of hardwood bifolding doors, one on each side of the living room, help successfully ensure the allimportant connection between indoors and out. With sashless windows, supplied by Austview, providing cross ventilation. In the rear garden, an elevated aqueduct sculpturally cascades rainwater from both the fixed and operable roofs to a slimline water tank that is connected to the sanitary flushing system. Solar panels, gas boosted solar hot water, high levels of insulation, and sustainably harvested/regionally sourced spotted gum timbers round out the projects green credentials.

Apart from being economical to install, the Ligna series produces brilliant radiant and convection heat much more efficiently than a conventional masonry fireplace. Its unique heat exchange design traps hot air which would of otherwise been lost up the chimney and circulates it through natural convection into the room so the heat is kept inside the room where you want it. ●● ●● ●● ●● ●●

Lord Foster explained that, more than a design project, the renovation was also a labor of love, “I approached this project not only as an architect, but as a sympathetic resident of St Moritz; to me it was all about bringing the historic structure and the Davos Plaun back to life, to recreate a space for the local community. The restoration of the old Eispavillon and the new extension seek to re-establish Kulm Park as the social focus of this part of the town, providing a new destination for visitors and residents of the Engadin valley alike. The new Kulm Eispavillon will be at the heart of the sporting schedule of St Moritz, and will also provide a flexible space for a variety of outdoor events throughout the year, from music concerts to car exhibitions. Using the local tradition of wood, the entire ensemble is designed to be of the place, both in spirit and materials.

Internal Warehouse Space Conversion With an internal warehouse space of 38m Wide x 18m Deep x 8m High, Spantec engineered and delivered two upper floor frames, around 1360 m2 to convert the original internal warehouse space into a multi-level storage facility. The frames could not impede on the original buildings concrete pylons nor dig into the building cement slab, so this meant that the Spantec design team had to design this structure free standing due to restrictions. Spantec’s Boxspan product was the perfect solution, with its light weight and fantastic spanning capabilities meant it was easy to install as well as giving a large open pier layout. The multi-level floor system came to site in kit form, the bearers and joists were cut to size, the bearers had Spantec’s unique printing and punching done, which decreased labour time. “This was engineered and delivered on time and on budget with minimum fuss. Experienced engineers. Great customer service. Timely delivery. Fantastic product. Exactly what the project needed to get off the ground, literally.” said Win Neumann (Spantec Customer)

New Floor Coating System Polyaspartic Polyaspartic, a similar product to polyurea, is a relatively new class of floor coating system. And over recent years has started to gain quite a bit of popularity among applicators in the flooring marketing. This is mostly due to its fast setting characteristics. Rhino Linings ArmaFloor 500 is a two-part polyaspartic flooring system. The application provides flooring applicators with the distinct advantage of being able to professionally install a strong, durable, protective floor coating in less than a day, and that’s from start to finish!* Further to the obvious advantage of its quick installation, Rhino ArmaFloor 500 can be applied to full thickness in one coat and has been proven to provide higher abrasion and impact resistance than epoxy floors.

anything to this versatile coating, you can rest assured knowing that the result will be unique and match your customers surrounding décor colours. So, if you are looking at the numerous flooring options available on the market and want a floor covering that not only looks good, but is abrasion resistant, UV stable, easy to clean and can stand up to the day to day combat, both you and your customer will be surprised and delighted at the many features and benefits a polyaspartic flooring system has to offer.

With excellent bonding characteristics and UV stability, ArmaFloor 500 is suitable for residential and commercial applications including, but not limited to: ●● ●● ●● ●● ●● ●● ●●

garage floors driveways walkways retail facilities new car showrooms warehouses office spaces

Although polyaspartic can be more expensive than other coatings, such as epoxies, it is essential to factor in the extra expense by taking into account reduced applicator labour costs and downtime. Think of it this way, in the case of a regular one to two car garage floor; customers can be walking on it that same day, have their belongings moved back in that evening and park their car in the garage the next day. With Rhino ArmaFloor 500 polyaspartic floor coatings customers don’t have to wait 4 or 5 days to use their space again. Polyaspartic floor coatings also provide the option to personalise concrete floors with beautiful colour combinations. The Proven Decking System Australian Architects love to recommend...

See why more than 11,986 homeowners Australia-wide have chosen this patented system for their dream outdoor entertaining area Every recommendation you, as an architect, make comes with a certain amount of pressure: your reputation is firmly on the line. When it comes to decking it seems architects all over the country have no issues however in recommending one system: Deck-Max. Over the last 12 years, more than 11,986 decks – in every state – have been built making Deck-Max a trusted and iconic figure in the building game both here and abroad. The product has been used in Dubai, Singapore and more recently the US. Only 100% Legal Timber Unlike many decking companies Deck-Max is not a re-seller of timber. The Gold Coast-based company sources only legal wood, complete with chain of custody certification, kiln dries it and then mills it in its start of the art facilities so it meets exacting standards. 70% less waste and 30% less labour Where it gets really interesting is with the patented no nail or screws fixing system. The advantage for builder and home owner alike is time and timber saved. Used on both timber and composite decking boards, the hidden fastening system allows joins to be made anywhere, not just on joists of the subframe. The result is a super smooth deck with timber that won’t twist, that is fixed with plastic biscuits 500% stronger than nails or screws, and, most importantly with 70% less waste and 30% less labour. No wonder homeowners right around the country rave about Deck-Max, especially when the product is backed by guarantees many believe are the tightest in the industry. Composite decking The growing trend in composites has seen Deck-Max respond accordingly. In keeping with their enviable reputation for timber, the company also stocks high quality Fiberon capped

Pro Biscuit

Pro Biscuit composites. Made in the USA and ideal for the rugged Aussie climate, Fiberon comes with a 25year manufacturer’s warranty and is considered a far superior product to early versions of composites which were prone to scratching, staining, and fading.

Kordon Termite Barrier is a uniquely flexible building protection tool that provides a combined physical and repellant termite barrier – and can easily be moulded or cut and joined to fit complex design features. Complete underslab installation of Kordon provides an impermeable moisture barrier for the entire building as well. Developed in Australia (a licensed Australian-Made product), Kordon is backed by global resources of Bayer. In on-going assessment since 1989 by Bayer, Kordon has achieved 100% success as a physical termite barrier. Kordon has also been tested and evaluated by the CSIRO, Australian Building Codes Board, State Forestry Departments, State Building Authorities and experts in buiding design.

50 Year Performance When correctly installed, Kordon will last 50+ years. Kordon is covered by a 6 year product warranty, and Bayer also now offers homeowners an exclusive $1 million Bayer Protection Warranty.

AUSTRALIAN-MADE TERMITE BARRIER FROM BAYER

According to the CSIRO, termites cause $780 million of damage in Australia each year. They enter homes via underground tunnels. By the time they’re discovered, they can cause considerable damage. Termites build protective mud tubes up brickwork or around physical barriers to gain access to food – the timber homes are constructed with. Specifying a Kordon Termite Barrier, in conjunction with an annual termite inspection by a qualified professional, will protect the home from termites for up to 50+ years. Installing Kordon means termites cannot get into the home undetected. If there was no Kordon installed, termites would be able to do a significant amount of damage before they were detected. Kordon operates as an “early warning system”.

How Kordon Works Kordon contains deltamethrin, a synthetic pyrethroid that kills termites which come into contact with it. Equally importantly though, deltamethrin is a powerful termite repellant, so termites are very unlikely even to approach the barrier and attempt to breach it. Kordon is classified as a building product and it is approved for use in local government areas where soil termiticide treatments have been prohibited. Specify Kordon®, for peace of mind.

Gabion Baskets Whether for retaining works, casual seating, garden edging, fencing or simply as garden decoration, gabion Baskets provide a great solution. Yarrabee’s gabions have been designed to provide maximum strength to minimise that “billowed out” look often seen in other gabion baskets. With a 5mm hot dipped galvanised welded steel mesh set at a 50mm x 50mm grid, we provide more than 40% more steel in each basket than the often seen 75x75mm grid. This substantial amount of extra steel coupled with the strong spiral joiners which bind the edges all the way along, makes Yarabee baskets solid and stable in their shape.

The baskets can be filled with any available solid rocklike fill which fits the aesthetic result required. Yarrabee can supply the Castlemaine Gabion Stone if required which is usually hand stacked into the visible sides of the baskets to create that “dry stone wall” look within the baskets. Other rubble can of course be simply poured into the basket if that’s the look you’re after. Gabions are an attractive and very economical way to address level changes. Please contact us if you need further information, prices etc by phone, email or drop by our Showroom for a chat.

Salvaged Timber from Tasmania’s

Wild West Coast

Beneath the tannin-rich waters of Lake Pieman an ancient forest stood. It remained a submerged secret for more than a quarter century. When the Pieman River was dammed to generate hydro-electricity, rare species were flooded and forgotten. That is, until two Tasmanians took the Hydrowood dive. We embarked on arguably Australia’s most ambitious forestry project. Unrivalled feats of modern engineering were driven by a bold yet unchartered vision. Our reward? Buried treasure. Specialty timbers so scarce, the world thought they were forever gone. Legendary Huon pine, eons in the making, stood gallantly beside Sassafras and Tasmanian myrtle. Our forest landscape was twenty-seven metres deep. With an ethical plunge, we created history by resurrecting these precious timbers. The environmentally affable mission didn’t deliver your average reclaimed wood though. Hydrowood had a purity. No rusty nails or bolts from a previous life. Instead, untouched grain. Not salvaged timber, long dead on a musty floor but rare timber Master Builders dream of, harvested in a way you wouldn’t believe.

24

Archi-Tech Services Pty Ltd

Harvesting trees underwater is the same as on land, but upside down. Rather than reaching for the canopy, our waterproof harvester plunges deep below. From our custom built barge, we’re able to harvest just as swiftly as a landbased operation. Just upside down. If Lake Pieman looks dark, it’s equally deep. Finding trees 27 metres below presented its challenges. Sonar was our obvious solution, but we went one better. Dialling up the volume to 11, we not only located trees but could ascertain species. Recovering timbers from delicate surrounds required an ethical and environmentally sound approach. As such, every part of our operation is informed by strict environmental guidelines. For instance, stumps are cut cleanly to minimise sedimentation and we use best practice biodegradable oils. In a way, we are custodians of this reclaimed forest; an honour and a responsibility. In salvaging this otherwise wasted resource, we’re delivering some of the world’s most environmentally friendly (or greenest!) timber. Today, Hydrowood is shaped into furniture, boats and bespoke home features. Meals are shared around solid Hydrowood tabletops while feet walk Eucalypt floorboards – timber once submerged. Indeed these timbers can be used for any project requiring thoughtful, striking material. When you make something with Hydrowood, it comes with a story.

A long-time favourite of wood workers, this Tasmanian timber has a heartwood that is rich golden brown. The even texture has a grain that can be straight or fiddle-backed, the latter highly prized by the furniture making industry. With its endearing qualities, Blackwood is an age-old charmer.

Celery Top Pine One of the best known of Tasmania’s native conifers growing to around 25 metres, Celery Top has a pale straw colour when freshly cut and darkens to pleasing gold tones with age. It is hard, strong and dense. Traditionally used for boat building, it is also used for joinery, bench tops, flooring, furniture, kitchen cupboards and wall panelling. Celery Top is prized for its durability, stability and lovely fine-grained texture.

Huon Pine is one of the oldest living organisms on the planet. We consider it our ‘prince’ of Tasmanian timbers. Its rich colour, fine grain and rare figuring make it one of the world’s most desired furniture and veneer timbers. Back in 1815, shipbuilders found Huon pine does not rot. It has been used for watercraft ever since. Craftspeople know its scent. Artisans select it for buttery, birds-eye beauty. It will forever have timeless appeal.

Eucalypt (Oak) Stylish and strong, Eucalypt is Tasmania’s dominant timber. Reaching heights in excess of 50 metres, the well-known hardwood is prized for its resilience and density. It’s a workhorse in high demand for internal flooring, panelling, internal joinery and furniture. Eucalypt can be used in all forms of construction and can be glue-laminated to cover long spans. It is renowned for its excellent staining qualities, with the raw timber varying in colour from light straw to reddish brown. Sassafras is dynamic and bold. The under-story evergreen tree is much loved for its rich Blackheart variety. This is often the result of crown damage from a storm or neighbouring tree fall. With Sassafras, the colouring lies with nature. Sassafras is sought by furniture makers for its versatility and solid workability, considered an intermediate between softwood and hardwood.

Western Beech A striking wood with rich red, pink and brown tones, Western Beech is the major species found in Tasmanian rainforests. The hardwood belongs to the same family as NZ and South American beeches. The even-textured timber has a fine grain that can be straight, interlocked or feature a fiddle-back pattern. Western Beech can produce knotty wood and burls, highly coveted by craftspeople. An excellent veneer or finishing timber, it delivers a very smooth finish and is also suitable for steam bending and turning.

World-Class Zoo in Western Sydney receives planning approval 13 September 2017

Misho+Associates

Proposed Entry and Retail Pavilion

The proposal to build a world-class exotic and native animal conservation and exhibition facility, in the heart of Western Sydney, has been given the greenlight by the Planning Assessment Commission. ASPECT Studios was commissioned by Sydney Zoo to design the master plan for the 16.5-hectare site and Misho + Associates were commissioned to undertake the architectural forms across the zoo. The buildings mimic the landscape and blend into the existing and proposed new landscape solution for the site.

Set to become one of Australia’s major family attractions, the zoo will exhibit a wide range of iconic animal species. The zoo is designed with the desire to connect it with the broader landscape of the surrounding park and will have the appearance of being free of fences with enclosure devices concealed in the landscape elements. The design allows people to be in close proximity with the animals while at the same time employing best practices in animal welfare, while offering an immersive, safari-like experience for visitors. The new privately operated zoo will feature over 30 exhibits showing popular zoo attractions from various regions around the globe as well as native Australian wildlife. The private investors behind this exciting opportunity are a collection of successful business people with extensive experience developing animal conservation and exhibition facilities and tourism. The Executive Chairman, John Burgess, built and managed the highly popular Sydney Aquarium (Cox Richardson Taylor 1986) and Wildlife Zoo (Misho + Associates 2006) at Darling Harbour. These are last major new zoo facilities to be built in NSW. Managing Director, Jake Burgess, said that “Sydney Zoo embraces the new zoo paradigm. We place animal welfare above all considerations in our operations. We will display our animals in naturalistic settings

and promote natural behaviours. This will promote awareness and an affinity with animals, improving our educational outcomes and increasing the willingness of people to value and protect them.” Sydney Zoo will position itself as Australia’s most technologically advanced and innovative zoo with best practice animal welfare techniques, new standards in exhibit design and interactive learning. The master plan is based on a strategy of relating to the zoo to the broader park context by locating the tropical zoo exhibits in the centre, which gradually transitions to exhibits with drier climatic regions located toward the edge of the zoo park.

Sydney Zoo will feature an integrated Aboriginal and natural heritage program, focusing on the local Darug people of Western Sydney. The program will present the ways in which the local Darug people interacted with local flora and fauna allowing visitors to explore local Aboriginal culture and history in a completely unique way. The program will be developed in conjunction with Muru Mittigar, a Darug Aboriginal organisation. Muru Mittigar will also work closely with its Aboriginal employment and training partners to facilitate workplace opportunities for local Aboriginal school leavers and job seekers in Western Sydney in partnership with Sydney Zoo. “No other zoo in Australia offers an embedded Aboriginal heritage program of this kind. This has also allowed Sydney Zoo to set an ambitious Aboriginal employment target of 10% which we are determined to reach,” said Mr Burgess.

Misho+Associates

Sydney Zoo is a $36 million zoological park and will be adjacent to Bungarribee Park - the largest recreational space in Western Sydney, administered by the Western Sydney Parklands Trust. It will be ideally located with excellent transport access and only minutes away from other key Western Sydney attractions such as Eastern Creek Raceway and Wet’n’Wild, adding another jewel in the crown of Western Sydney’s developing recreational infrastructure. Minister for Western Sydney, Stuart Ayres said Western Sydney was the ideal location for the zoo and that the entire state would benefit from the development. Misho+Associates

SEOULLO 7017 SKYGARDEN Since its opening on the 20th May 2017, more than 2 million people have visited Seoullo 7017 Skygarden, the 983-metre botanical walkway in the city of Seoul. It is estimated that in this first month an average of 90,000 people visited the project each weekend day. The project transforms a disused city highway into a linear park and walkable plant library, showcasing more than 200 local species of trees, shrubs, and flowers. With its location in Seoul’s central district, the skygarden is a major step towards making Seoul more green, friendly, and walkable. Seoullo, the Korean name for Skygarden translates to ‘towards Seoul’ and ‘Seoul Street’, while 7017 marks the overpass’ construction year of 1970, and its new function as a public walkway in 2017. The pedestrianised viaduct next to Seoul’s main station is the next step towards making the city and especially the central station district, greener, friendlier and

more attractive, whilst connecting all patches of green in the wider area. In central Seoul, a true plant village has been realised on a former inner city highway in an ever-changing urban area accommodating the biggest variety of Korean plant species and transforming it into a public 983-metre long park gathering 50 families of plants including trees, shrubs and flowers displayed in 645 tree pots, collecting around 228 species and subspecies. In total, the park will include 24,000 plants (trees, shrubs and flowers) that are newly planted many of which will grow to their final heights in the next decade.

Since the project was won by MVRDV in May 2015, the main challenge of the Skygarden has been to transform the existing overpass into a public garden, overlaying a matrix of Korean flora onto the 16m elevated steel and concrete structure. How to transform a 1970’s highway into a Skygarden and how to change the daily life of thousands of people who cross Seoul’s city centre every day? From the start, MVRDV engaged with this need to change the forgotten and existing infrastructure into a green symbol that will become a catalyst for a greener quarter for Seoul. Together with the municipality, local NGO’s, landscape teams and city advisers are committed to accommodating the biggest diversity of flora into a strictly urban condition. New bridges and stairs connect the viaduct with hotels, shops and gardens. The linear park is arranged according to the Korean alphabet and designed as a collection of small gardens, each one with its very own composition, perfume, colour and identity. The landscape will change according to the seasons: the bright colours of leaves in autumn of the Aceraceae family (maples), the blossom of cherry trees and rhododendron in spring, the evergreen conifers trees in winter and shrubs and trees bearing fruit in summer.

INSITE - Summer/Autumn 2018

33

In the future, the overpass will evolve with new plants and new activators so as to become an ‘urban nursery’, rearing trees for the surrounding districts. Additional structures of stairs, lifts and escalators as well as new ‘satellite’ gardens, can connect to the Skygarden, sprouting like branches from the existing structural piers. These extensions can inspire further additions to the area’s greenery and public spaces, and will connect the Skygarden to its surroundings both physically and visually through plant species related to each of the neighbourhoods. These contribute to enhancing the experience of users, boosting the park with activities that engage the city on a cultural and commercial level. Small mobile pots are added for seeds and plants that can be used afterwards in the bigger pots. A living nursery. Multiple stairs, lifts, bridges and escalators connect the city to the new park, rebounding it to the adjacent urban fabric. At night, the Skygarden is illuminated in blue lights in contrast to the bright city lights as the colour is friendly to nature. During festivals and celebrations, different colours can also be changed.

BATHROOM VENTILATION Defying The Laws of Physics Today we talk about bathroom fans. This is the latest instalment of common sense ventilation advice for architects, home designers and builders. Last time I discussed the “double glazing conundrum” – in summary, the primary drivers for double glazing are temperature and noise control, whilst still delivering light. But 50% of the window is for light and 50% is for ventilation – when you open a double glazed window (for fresh air), you have a zero glazed window and the temperature/noise control benefits are lost. (BTW – thanks for all the positive feedback and enquiries)

THE STEAM IS CLOUDING MY HARBOUR VIEW The inspiration for this article is a multi-million dollar new build in Mosman on Sydney’s lower north shore (now why anyone would waste a northern view to Manly from their shower is a question I will leave for smarter heads than mine). The problem with this shower was that the steam was not clearing although we installed a very, very powerful, yet quiet European fan – the best money could buy – but the interior designer “did not want to see an extraction grille in the ceiling”. So a small “hole” was hidden up in a recessed shadow cornice – so the fan will never pull the air out of the shower. What’s more, the duct from the fan could not be connected to the “hole” so the fan was actually pulling air from the roof cavity.

EINSTEIN WAS SMARTER THAN YOU AND ME You can’t beat the physics. For a bathroom fan to be effective, you need: ●● Air supply – via a window or under the door of the bathroom ●● Air exit – a sufficiently sized grille to extract an adequate volume of air. ●● A powerful fan that will move enough air and not break the sound barrier. And whilst I’m on the soapbox: ●● There is a physical limit to how many bends and junctions and length of duct you can run from any fan and still expect moisture removal. Modern high rise home units are the worst offenders at this. ●● An open shower creates greater interaction of “steam” and cold air and can lead to excess bathroom steam. ●● A run on switch that will run the fan for half an hour after you finish is a sound $150 investment in any bathroom. ●● If the toilet is separate – why wouldn’t you want an extraction fan in there as well? ●● The steam is created in the shower – why have the fan/grille in the middle of the room?

SHHHHH – I can’t hear you! Every estate agent or wannabe property guru will tell you that the greatest selling points for any home are the condition/presentation of the kitchen and bathroom. How many bathrooms do you see with $2,000 toilet suites and a $20 rattler-fan to extract the funky air? How many kitchens do you see with $20,000 appliances packages that include a range hood that sounds like the flight deck of an air craft carrier.
