Hope House team receive award

Two support workers from Hope House Children’s Hospices have won a national award for the compassionate help they gave a local family after their baby died.

Mary Leighton and Brian Plimbley helped to support nine-year-old Isobel Owen when her parents discovered that her longed-for baby brother was not likely to survive at birth.

As Hope House’s sibling support team, Mary and Brian have years of experience of supporting children whose brother or sister is seriously ill or has died and were able to form an instant connection with Isobel.

Their help and support led a grateful Lauren to nominate them for the Mariposa Community Award, which is presented annually in recognition of incredible people who support others through baby loss.

Isobel’s mum Lauren explains: “I honestly believe Mary and Brian saved Isobel from years of anguish and pain in the future. It was such a blessing to us all as a family that they entered our lives.”

It was March 2022 when Lauren and her partner Paul were referred to hospital with concerns around their unborn son Freddie and were given the devastating news that their baby was unlikely to survive.

“Sadly, following a hard-fought battle our journey did ultimately end in the death of our beautiful boy, Freddie. Yet, through it all we knew we had the most wonderful support network and that Isobel’s emotional needs would be more than met with Brian and Mary there.

“Their funny, kind and loving manner has allowed us to see her smile and laugh even in the hardest times and the time spent with her has provided the most invaluable safe space where she can share feelings and emotions that she is too scared to share with us for fear of hurting us further.

“Thank you will never be enough for what they have done and for looking after our little girl and us and we hope that they will remain in our lives in some way for a long time to come.”

future generations for work experience

Aico have recently welcomed ten students across two weeks in July from The Marches Sixth Form to take part in their work experience programme. Students were given the choice of departments they were interested in, including the Operations team, getting hands on with the logistical side of a company, helping pack and ship orders all over the country. Time was spent with the technical team, giving students a chance to sit with Technical Advisors, discussing Electrical Contractor queries and troubleshooting issues. Students gained experience with the in-house Sales team, getting hands-on with order processing, customer FAQs and customer service. The Marketing team gave the visitors a taste of design experience, with the opportunity to create flyers, adverts and social media campaigns while the Product Development team allowed students to explore the inner workings of their market leading products. Finally, students were also given further insight into Aico’s community work, spending time volunteering with Little Stars Baby Bank.

Since the launch of Aico in the Community in 2018, the threetime Shropshire Company of the Year have developed an engaging and inclusive work experience programme for local students to gain real experience of how the working world works. Aico has to date supported over 12,000 students with not only work experience placements but over 150 educational school visits and on the road FIA CPD accredited training sessions for colleges all over the UK. Derwen gardeners join Oswestry’s Britain in Bloom bid

Derwen College’s green-fingered horticulturists were among the team showcasing Oswestry’s gorgeous floral displays to Britain in Bloom judges last week.

Paul Moss, the Nursery Production Manager at Derwen College’s garden centre, with horticulture helpers and Derwen clients, Anton Berry and Thomas Donaldson, met Britain in Bloom judges when they visited Cae Glas Park, in Oswestry, last week.

The Derwen team joined Oswestry in Bloom chair Natalie Bainbridge, Oswestry Mayor Cllr Olly Rose, Cae Glas Park Keeper Sue Cameron, Oswestry BID’s (Business Improvement District) Adele Nightingale, and Louise Humphreys from Oswestry Council when they met with RHS Britain in Bloom judges Rae Beckwith and Roger Burnett in the splendid town park on Wednesday.

Paul Moss, who has been instrumental in sourcing, designing and planting the park’s bedding, borders and planters, spoke to judges as part of their tour of the town. Paul has worked at the park with Derwen College students – who visit the gardens every Monday – as well as with some of Derwen’s long-term clients, such as Anton and Thomas. Despite a week of wind and rain, the sun shone for the judges, and the plants had survived the elements well.

Oswestry is one of 10 towns across the UK who are finalists in the competition’s Large Town category. As part of the process, judges also spoke to pupils from Woodside Primary School, who showed off sunflowers that they’d planted for a competition in the park, before being introduced to the hard-working team of Oswestry in Bloom volunteers.

Oswestry Welsh Club open to all

Did you know Oswestry Welsh Club has been in existence for 35 years? That’s when a group of adults who had previously attended the Oswestry branch of the Urdd (Youth movement) wanted to rekindle their friendship and established the club.

Melinda Price from Oswestry Welsh Club said, “We meet once a month, usually the 3rd Friday of the month at 7:30 pm at the Guildhall from September to May, with guest speakers, musical performances, cabaret performance, Christmas and St David’s Day events. We have been fortunate to have been entertained by prominent Welsh performers and speakers as well as local talent.

“We are a friendly bunch and welcome new members, including Welsh learners of moderate ability who can follow the gist of presentations and anyone else who may want to connect and socialise in Welsh. Current members come from a wide catchment area around Oswestry and its environs.

“If you are newcomer or a longstanding resident, you are more than welcome. You might even find you are sitting next to your neighbour or an old school friend!

“In 2024 the National Urdd Eisteddfod (Youth) is being held in Meifod, Montgomeryshire and we are keen to support the event.

“With that in mind our 2023-24 programme starts on 9th September with “Cantorion Gogledd Cymru” (North Wales Choir) at Christ Church Oswestry at 7:30 pm; tickets £12 with proceeds going to the Urdd Eisteddfod. Tickets are available from Enid 01691 654838 and Dei 01691 662247 or Siop Cwlwm.

Minutes with the MP

Over the past weekend, I spent a very enjoyable Saturday at the Oswestry Show. Everyone in North Shropshire, including in the towns like Oswestry, know how important agriculture and farming is to the economy and to our way of life here – events like agricultural shows put that on display in a fantastic way, despite less than ideal weather.

An issue that many of our farmers have raised lately is with trade deals being pushed through that put them at a disadvantage. Whether it is the government pushing through a deal that undercuts animal welfare standards and gives Australian and New Zealand farmers an advantage over our own, or the more recent debacle over battery farmed eggs from Mexico hitting British shelves, this is causing serious economic trouble for the industry.

On the Australia and New Zealand deal, the

government wouldn’t even allow Parliament a vote, despite a move by Lib Dem MPs.

More recently, an issue on the home front raised by farmers has been with rural crime. According to the National Farmers Union Mutual, the cost of rural crime to Shropshire has more than doubled in the past year, now rising to £2 million. People often think of crime, especially petty crime, as an urban issue – but out here in North Shropshire it is prevalent in a different form.

At the Oswestry Show, we really saw the best of our farmers and agricultural industry, from sheep shearing contests and sheep dog trials to the fantastic meats, cheeses and products being enjoyed by spectators. People in our most rural communities work hard to feed the nation and as our MP, it acted as a good reminder of why it’s so important to keep banging the drum for British farming in Parliament.

Get hands on with Clay

The Claypit is Oswestry’s new space for people to come and create with clay. It is a relaxed and friendly studio, designed just for clay, on the ground floor of the Cambrian Buildings, Coney Green. The Claypit offers adult tasters, classes and courses to suit all abilities from the complete beginner to people with existing clay skills. All classes and courses can be booked on their website. Coming soon is an exciting membership scheme available to people who can work independently with clay. Members will use Claypit facilities alongside each other sharing skills and creative ideas in a supportive environment. Groups, including family and friends, are able to arrange a unique Claypit experience with gift vouchers available. Classes have a maximum of 8 people so everyone can feel the benefit of individual guidance from Rachel, their experienced Claypit tutor. Feel the benefits of working with clay, get absorbed in the process, discover your creativity and leave feeling inspired.

Rachel Swift, founder and lead tutor at The Claypit, is a local ceramic artist. Rachel has been working with clay and ceramics for over 30 years. For a long time, she worked at the British Museum specialising in conserving and restoring ancient and modern ceramics from all over the world. She has exhibited her own ceramic work across the

UK, worked behind the scenes on incredible exhibitions and spent many summers on archaeological excavations that would make even Indiana Jones jealous! With a passion for clay that has been described as infectious, Rachel has the ability to guide and encourage anyone who wants to discover or learn more about clay.

At the Claypit people share the joy, successes and mishaps of making with clay in a welcoming, supportive environment. Working with clay has so many benefits. It can encourage mindfulness, quiet and calm. It can be thrilling and joyful. There are no boundaries in terms of who can work with clay. It’s for everyone.

Learning at the Claypit will give everyone who takes part the foundation skills needed to make with clay; from useful mugs and bowls, amusing or thought-provoking sculpture to beautiful fine works of art. Clay creations can be made on a potter’s wheels or by hand as people have been doing for thousands of years. The work made at the Claypit is fired to over 1000°C in the on-site

studio kiln. Once fired in the kiln the clay turns into ceramic which is hard and strong. As part of The Claypit’s commitment to working in environmentally conscious ways people will be encouraged to keep and fire only what they truly love; fired clay will remain on the Earth for more than 20,000 years! The amazing thing about clay before it is fired, is that it can be recycled! All creations made at the Claypit that don’t get fired will be made soft again and the clay reused by someone else.

Couple Fundraising for Local Children

A fundraising event for local causes is always wonderful to hear about and this sporting adventure is no exception.

Ian and his rowing partner Jim Ronaldson, Dani and husband Mark are all committed to rowing 3000 nautical miles across the Atlantic Ocean. An unfathomable amount of rowing, but one which is an organised event for safety reasons, with the World’s Toughest Row – Atlantic – 2023.

Dani Jones and her husband Mark are fundraising to make it to the start line but also for two young children from the local area, who both suffer from severe epilepsy. The boy who will benefit from the fundraising is from Bridgnorth and is cared for by a hospice there. The young girl from Oswestry is supported by the Orthopaedic Hospital in Gobowen and uses a full body frame.

Mark is originally from Bridgnorth and Dani is an ex-Marches pupil from Oswestry, so both wanted to help children from their hometowns. The funds raised will also go towards equipment and care to improve their quality of life. Dani and Mark met through their love of sport and believe that it is an important tool to help people from all sorts of backgrounds, both able bodied and disabled.

Dani’s Dad, Ian, is joining her on this marathon row with his teammate Jim. Ian rowed the Atlantic in 2019 as a member of the four-man crew ‘The Atlantic Mavericks’, so is no

stranger to the dangerous conditions and the training needed to master the journey.

Ian said, “Our sole focus is to fundraise for our chosen charities whilst taking part in the challenge. We estimate the challenge to take us up to 60 days to complete and if we have to call for help along the way, it’s considered over for you as a team in terms of completing it unassisted. Dani and Mark are aiming for 45 days which will set a new world record for the fastest married couple to row across the Atlantic.

“We will be eating ration packs and each person needs 6000 calories per day, so that’s a lot of supplies to carry on board. We will also have equipment to make our own drinking water – obviously you can’t drink sea water as it is. The equipment for this is expensive, along with everything else and the boat. It’s all about safety and making it to the finish line

together. The total cost of taking part is approximately £135k per team, which includes transporting the boats and equipment to the start and finish lines.”

The charities Ian and Jim are supporting are Myeloma UK and Papyrus. Ian suffers from Multiple Myeloma and to date has had two bone marrow transplants. Jim supports Papyrus, a charity dedicated to the prevention of suicide in young people.

So, as you can understand, the challenge is extremely important to all involved. Hours of training have been completed and with the departure date of 12 December, the pressure is on to continue the fundraising. Dani herself, has a Prolactinoma which is a benign tumour, but is determined to get through the last few months before departure and push on to the challenge.

Each team taking part has to name themselves, so Dani and Mark are ‘For Better Oar Worse’ (60 days at sea is definitely enough to test any marriage). Ian and Jim are rowing under the name Never2Late – a nod to their more senior years.

Dani’s wish is to show others that you can chase your dreams even if it seems things are going against you. You can achieve the impossible.

Losing over 7 stone saved my life

Charlotte Foster joined Slimming World in May 2022. At first she was worried about coming along but her husband said he would come too because he wanted to lose a bit of weight and he would support her fully. This is her story.

“I felt horrific seeing the number on the scales that first week, but I knew that was the last time I would ever be that heavy. I had done Slimming World a few times before, but always lost motivation and drifted off the plan before stopping altogether. This time I decided I was going all in. And I still treat each week like it’s my first week.

Vital advice offered to help NHS staff look after their money

Legal and financial specialists have teamed up to help NHS workers in the Oswestry area work their way through the cost-of-living crisis.

Experts at Lanyon Bowdler Solicitors in Oswestry and Herald Wealth Management visited the Agnes Jones and Robert Hunt Orthopaedic Hospital to talk to staffand have now recorded a podcast which is available to everyone.

David Pugh, a specialist in wills, trusts and estate management at Lanyon Bowdler, discusses the issues with Jack Fallows, a financial adviser with Herald Wealth Management, on the latest episode of The Legal Lounge podcast.

They chat about a variety of issues around NHS pensions, answering popular questions posed by staff during their recent workshops.

David says: “We previously recorded a podcast talking in some detail about the NHS pension scheme, and this new episode expands on that by looking at other issues raised by staff at Oswestry orthopaedic hospital - which are of course comparable for anyone working in the NHS.

“We talk about how changing to part-time hours may affect your pension, which was one of the biggest topics raised at the RJAH and is an important thing to consider.

“Another subject we were asked about was

“The old adage that it’s a tax on the rich is not necessarily true nowadays, and I would say that unfortunately for many, inheritance tax is now a tax on the general population because of the thresholds which are in place.

Be a Chorister for a Day

Those who have attended any of the services at St. Oswald’s Parish Church, Oswestry, cannot fail to have been impressed with the high standard of singing from the young choristers who make up the top line of the choir.

What is it that makes our choristers so special? Mike Donkin, Director of Music at St. Oswald’s Church says, “They are just ordinary young people from a range of backgrounds who are united by their love of music and singing.

“The Royal School of Church Music understands the need to nurture young voices and has many years of experience in the natural development of the voice which is why its ‘Voice for Life’ scheme is so good.

the chance to try it out for a day. We will be holding an event called ‘Be a Chorister for a Day’ on Saturday 30 September, finishing with the participants singing with the choristers in the Parish Church for the Harvest Festival service on Sunday morning, 1 October.”

The day will run from 10.30am to 4.00pm and start with a session

for parents and children to hear about the scheme and then move on to sessions on producing a good voice, breath control, basic musicianship and learning some music for the Sunday service. Participants will also be given a tour of the church, a demonstration of the Organ and a trip up the tower with a demonstration of Bell Ringing.

Lunch and refreshments will be provided throughout the day and the event will close with a rehearsal with the St. Oswald’s Choristers in preparation for the next day. There is no charge for the day.

Are You Active And Love The Outdoors?

What

does it take to keep Whittington Castle grounds tidy and pleasing to look at? A volunteer work force of kind-hearted people who have a passion for the outdoors, socialising and keeping busy. The Castle is recruiting volunteers to join its gardening group for fun, accomplishment and to find a sense of purpose.

The resident gardening group, The Bramble Bashers, currently meet every Friday 11am-2pm on site at the Castle. The volunteers are all ages and from all walks of life but have a shared interest in contributing to the running of the local landmark.

The castle was hugely impacted by lockdown but once over, one volunteer Linda Lindup (pictured) along with team members, worked hard to get on top of the brambles and overgrown weeds that had taken over. Linda sadly passed early 2023 but is fondly remembered for her passion and tireless commitment to maintaining the beauty of the castle.

General Manager, Kimberley, explained why volunteering is fun and for everyone. “Some volunteers focus and take responsibility on one area, which works for them. Others like to try a bit of everything. The type of work really varies on the weather. We have bulb planting, clearing, weeding, path clearance and larger scale clearances. For the braver volunteers, there’s even opportunity to put waders on and get in the moat to clear reeds and algae.”

How often can you say you’ve been in a castle moat! With options during the winter to help out with painting and DIY tasks, you can contribute as much time to the team as you like and if Fridays don’t work for you, the castle welcomes contributors at a time convenient to them.

Children are also welcome, with a kids group the ‘Eco Warriors’ meeting on the first Saturday every month from 10.30am to midday. The group was originally initiated by one local lad, Linus Richardson, who wrote to the Castle requesting

to help both the Preservation Trust and the environment. During the mornings, the youngsters build bug hotels, go pond dipping and follow wildlife identification walks amongst other things. The focus is on getting involved and having fun. Eco Warriors is aimed at Primary aged pupils with parents and siblings getting involved and everyone gets a free hot chocolate for taking part (funded by the Preservation Trust).

Children are also welcome, with a kids group the ‘Eco Warriers’ meeting on the first Saturday every month. The youngsters build bug hotels, go pond dipping and follow wildlife identification walks amongst other things.

Who Volunteers?

It’s well documented that doing volunteer work contributes to improved sense of well-being and mental health.

Volunteering is great for CV building and getting back into work. The team can tailor jobs to demonstrate skills and boost skill sets.

If you can only spare a few hours, how about volunteering at the castle’s events, like car park marshal, prepping before events or running the tombola. It all helps.

If you’re a Cub, Scout, Brownie or even working on your Duke of Edinburgh, the Castle can help you meet your milestones, so you achieve the awards you want.

When you volunteer, the Castle gives you complimentary drinks and half price food whilst working on site. So, there are lots of benefits.

Business Collaborations

The Castle team are open to working with local businesses to collaborate on projects. The Castle has a meeting room available which offers something different and is a significant talking point. Staff volunteering days are also available which are great for team building. Do you have ideas?

Recently, a small herb garden has been added, based on what was growing during Medieval times. This has added extra interest to the site for visitors and given the gardens team the opportunity to be creative alongside undertaking many maintenance jobs.

Bulbs for planting have been donated by Borderland Rotary, and the Preservation Trust are fundraising to hire/and buy additional equipment and tools.

Volunteering

Pork, porcini & lentil stroganoff with braised rice

Once you have the ingredients prepared, this is a wonderfully quick and easy recipe to make, and ideal for both a midweek or special weekend meal.

Serves 2 Preparation time 20 minutes

Cooking time 20 minutes

Ingredients

• 25g dried porcini mushrooms

• 1 tbsp olive oil

• 1 onion, finely sliced

• 2 cloves garlic, crushed or peeled and grated

• Pinch of cayenne pepper

• 1 tsp paprika

• 300g pork fillet, cut into slim strips

• 1 x 400g tin brown lentils, drained

• 2 x Cooks&Co Roasted Red Peppers, cut into thin strips

• 80g baby spinach leaves

• 1 tsp Dijon mustard

• 200ml sour cream

• Flaked sea salt and freshly ground black pepper

For the rice

• 40g butter

• 1 onion, chopped

• 1 bay leaf

• 250g basmati rice

• 500ml chicken stock

Method

1. Put the dried mushrooms into a measuring jug and pour in boiling water until it reaches 450ml. Set aside and leave the mushrooms to rehydrate.

2. Preheat the oven to 180°C / fan 160°C / gas mark 4.

3. For the rice, melt the butter in a heavy-based braising casserole dish with a lid. Add the onion and bay leaf and cook gently for about 10 minutes, until the onion has softened but not coloured. Stir in the rice. Once it is coated in the butter, pour in the stock, increase the heat, bring to the boil and cover with the lid. Put in the oven and cook for 20 minutes without removing the lid. Once cooked, remove from the oven and leave to stand for about 5 minutes to continue to absorb any moisture in the pan.

4. Meanwhile, make the stroganoff. Heat the oil in a large frying pan and cook the onion for about 5 minutes until softened. Stir in the garlic, cayenne pepper and paprika. Cook for about 30 seconds. Increase the heat, add the pork and stir-fry for a couple of minutes until the pork is starting to cook through.

5. Stir in the lentils, roasted red peppers, and the soaked porcini mushrooms and all the liquid. Bring to a simmer and cook for about 5 minutes. Add the spinach, a little at a time, and stir until wilted. Finally, stir in the Dijon mustard and sour cream, and season with salt and pepper.

6. Remove the lid from the rice pan, run a fork through the rice to separate the grains and serve alongside the stroganoff.

Lemon & pistachio drizzle cake

A classic lemon drizzle is pretty hard to beat. Whatever the weather, season or mood, it hits the spot with its perfect balance of sweet and sharp.

Serves 6-8

Preparation time 25 minutes

Cooking time 45 minutes

Ingredients

• 100g pistachios, plus extra to decorate

• 150g unsalted butter, at room temperature, plus extra for greasing

• 200g caster sugar

• 125g natural yogurt

• 3 large eggs

• 200g plain flour

• 2 tsp baking powder

• A pinch of Maldon Salt

• 2 lemons, zested and juiced, plus extra lemon zest to decorate

• 150g icing sugar

Method

1. Preheat the oven to 180°C / fan 160°C / gas mark 4. Grease a 900g loaf tin with some butter and line with a strip of baking paper.

2. Place the pistachios into a food processor or blender and blitz until they resemble a fine crumb – like ground almonds.

3. In a large bowl, whisk together the butter and sugar until light and fluffy. Next add the blitzed pistachios, yogurt, eggs, flour, baking powder, pinch of Maldon salt and the lemon zest. Whisk together until smooth.

4. Use a rubber spatula to tip the cake mixture into the prepared loaf tin, then smooth over the top. Place on the middle shelf in the oven and bake for 45 minutes until risen and a metal skewer inserted into the middle comes out clean. Remove from the oven and allow to cool before lifting out of the tin. Place onto a wire rack to cool fully. Meanwhile, make the icing.

5. Put the icing sugar into a bowl. Add the lemon juice to a separate bowl, making sure to remove any pips. Add 1 tsp of lemon juice at a time to the icing sugar and mix after each addition until you have a smooth drizzle icing. Spoon the icing over the cooled cake and allow it to drip down the sides. Decorate with some extra chopped pistachios and some lemon zest.

Back to 2014 and ITVX for this month’s film, an overlooked gem that sees Downton Abbey’s Dan Stevens playing against type in a superb action thriller.

‘The Guest’ has built up a devoted following for its 80s soundtrack and enjoyable throwback feel, it’s a genre film that has had real care and attention lavished on it. Directed by Adam Wingard (‘You’re Next’), the film follows the Peterson family as they mourn their son Caleb, a casualty of the Afghan war. The parents are struggling to help their teenage children, Luke and Anna, cope with the loss when David Collins (Stevens) turns up at their house one day. David served with Caleb and tells the family how he promised him he’d visit them to help in any way he can. He’s friendly and helpful around the house and is invited to stay as long as he needs.

Quickly insinuating himself into Luke and Anna’s lives, he helps Luke deal with bullies and chaperones Anna to a party where he saves her friend from a violent scene. Anna senses something off about David and her enquiries set off alarm bells with the military. A team of mercenaries are despatched to capture David at which point he sets off on a trail of destruction to cover up his tracks. Cue several nicely put together set pieces that build to an enjoyable finale at the school Halloween dance.

‘The Guest’ easily exceeds the sum of its parts and Stevens is fantastically watchable. He carries the film, showing real leading man presence throughout, and is backed up by a fantastic script that gives his character plenty of opportunity for snappy one liners and reactions. A reminder that humble material can be spun into gold with the right treatment, it’s worth watching for Stevens alone, but film fans will find much much more to enjoy too.

Some infections are very common and there is one that most women will experience at least once in their lives – a urinary infection or UTI. Most of us men will be spared. The urethra, or tube that leads out from the bladder is about 5cm long in women and 20 cm long in men. Bugs find it easier to travel the 5cm and UTIs or cystitis then occurs. Its main symptoms are burning urination (although I’m not sure that was what Alicia Keys had in mind in her song!), frequent urination and often some low central tummy pain. If the infection spreads up to the kidney patients often become more ill with a temperature and loin or back pain.

Thankfully most infections are mild and may even clear on their own and can be treated by drinking plenty of fluids and taking paracetamol. If symptoms persist for 3 days, are associated with severe pain, blood in the urine or a temperature, shaking or confusion then medical help should be sought.

How can women reduce the odds of catching a UTI? Ensuring a good fluid intake, drinking cranberry juice products, and not using scented products can all help. Having showers rather than baths is also recommended.

Elderberry Ice Cube Cold Remedy

Be winter ready with this useful remedy ahead of time so it is available when you need it, make it in early autumn for the winter months. Pick the elderberries whilst they are ripe and still shiny. Put 7 or 8 heads in a pan and gently remove the berries from the green stems using a fork (dried berries can also be used). Remove as much as you can of the stem, but it doesn’t matter if some small stems are left over. Add some water in the bottom of the pan to prevent burning, don’t let the pan dry out. Put on a medium or low heat. The juice from the berries will come out and mix with the water. Add 2 peppermint teabags right at the end, just before taking off the heat, making sure they are covered by liquid. Take off the heat after 30 mins and set on one side to cool, lid on. An ex-accountant, Nicola has always loved food and after discovering how changing her diet transformed her own health, she re-trained as a Naturopathic Nutritional Therapist with the College of Naturopathic Medicine.

September in the garden

Another strange summer. Whilst the continent was experiencing record temperatures, we had cool, damp, and breezy weather. The garden got very confused. Some things did well, whilst others were a disaster, The slugs and snails had a great time on the allotment.

As autumn is fast approaching, we have plenty to do. In the flower garden we can concentrate on keeping everything looking good until that first frost arrives. That means dead heading and cutting back the hanging baskets and decorative pots. A final trim of conifer hedges will keep it looking good over winter. Tidying throughout the garden, letting air get to your plants, will prevent mildew and rot.

We can do some seed sowing of hardy annuals. Autumn outdoor sowings may need protection from hard frosts but will start flowering much earlier than spring sowings. Flowers to choose include Poppies, Nigella, Honesty and Cornflowers. More sensitive plants like Sweet Peas and Toadflax can be sown in the greenhouse, as well as winter salad. Talking about seeds, you can save ripe seeds from your favourite plants, keeping them in labelled envelopes, to sow next spring.

It is time to plant some spring bulbs and maybe split

and reposition clumps of established bulbs. You can lift and dry gladioli corms ready to store in the garage over winter. If you, like me, move some houseplants outside for summer you’d better think of moving them back in before it gets too late.

Fruit and vegetables should be in abundance in the fruit and vegetable plot. Lift your last potatoes and store in paper sacks in a cool dry place. The last of the plums should be ripe and the grapes ready to pick. Pick apples and pears before the wind blows them down, and store undamaged fruit if you can’t eat them fresh. It is quite difficult judging the best time to pick pears, but don’t leave them too long as they tend to go fibrous and woody. At the end of the season, I pull up the tomato plants and hang them upside down in the greenhouse to get as many fruits to ripen as possible. Unless, that is, you love green tomato chutney.

If you haven’t reviewed these for a while, put it at the top of your to-do list. The performance of certain investments can change over time so it may be that you’re taking less risk than you would like. A little TLC could result in a big improvement on your return.

Make use of tax relief wrappers

Check you’re utilising tax wrappers - think ISAs, pensions, capital gains tax and personal savings allowances. They can offer generous tax relief benefits and almost everyone is entitled to them. Maximising these could save you thousands.

Assess your investment strategy

If you’ve got a lump sum of money which you’re looking to invest, you could either do this in one go, or in smaller amounts on a regular basis. The latter of these is known as ‘pound cost averaging’ and can be beneficial when the stock markets are volatile. As well as giving you the opportunity to potentially buy shares at cheaper prices, it also aims to provide protection if the market reduces in value.

If I buy out housing association shares, will I still have to pay ground rent?

Q: I bought a house through a shared ownership scheme. Now my boyfriend has moved in with me my financial situation has changed, and together we could be in a position to purchase more shares and eventually own the house lock, stock and barrel. If we own the house 100%, will we still have to pay ground rent and service charges?

A: Buying further shares in a home that is part owned by a housing association is called ‘staircasing’. The more shares you own, the less rent you will pay to the housing association, but you will still have to pay ground rent and service charges unless you own the freehold. You should therefore contact the housing association and ask whether you can purchase the freehold when you make the final payment to own 100% of the property.

Prior to 2022, shared owners were typically only allowed to staircase a maximum of three times. Since then, many housing associations have ceased to restrict the number of times further shares could be purchased. As staircasing rules vary from provider to provider, you should check the terms of your lease to see how often you can increase your holding. It is, however, worth bearing in mind that every time you staircase you will be charged an admin fee, so buying additional shares in larger chunks is more financially viable. Depending on how much you paid when you purchased the property, you may also be liable for stamp duty.

Looking further ahead, if you want to sell your property and don’t own 100% of it, you will need to inform your provider and organize and pay for an RICS valuation of the property. In some cases you must offer the property to the provider first, before putting it on the open market. Even if you own 100%, if the property is still leasehold because you have not purchased the freehold, you may still have to offer it back to the housing association first.
