Atlantic Ave magazine wishes everybody a Happy Father’s Day

n this edition, we give you a sneak peek at the can’t miss summer events to put on your calendar, introduce you to Morgan Russell, a visionary real estate investor, early believer in Pineapple Grove, co-founder of Dare 2 Be Great and all around good guy. I first met Morgan 15 years ago when he was buying up dilapidated properties in Pineapple Grove. The rest of the herd was headed to Atlantic Avenue but Morgan calls himself a “path of progress guy” and so he asked if we at the city were really serious about investing in Pineapple Grove. The plan was a public/private partnership with the city, CRA and property owners splitting the costs of a new streetscape and other improvements. I told Morgan that yes we were committed and it would really happen. So he pulled the trigger on even more investment, becoming a mini business incubator first at the Esplanade plaza and later with Scott Porten at Citywalk, an innovative mixed-use project in the heart of the grove. I lost track of Morgan for a few years but when he made his way back to Delray, we met and on a napkin sketched out the vision for Dare 2 Be Great, a non-profit that offers scholarships and mentoring to local students. That was almost five years ago. Morgan wanted to give back and invest further in Delray Beach, this time in people. Diane Feen will tell you more in our City People feature. Last month, we did some shout outs to some great women in Delray in honor of Mother’s Day. This month, let’s hear it for the boys. Kudos to Jimmy Christe and Chuck Halberg for their hard work raising money for local causes benefitting kids and cops. We wish them a safe motorcycle trip with their friend Flat Stanley. We also send a shout out to former Boston’s on the Beach owner Perry Don Francisco for his decades- long dedication to the community, his employees and to police and firefighters. We’d also like to congratulate our new (he’s still sort of new) police chief Jeff Goldman for his energetic style of leadership and his commitment to community policing. Also, even though he’s a Red Sox fan (ugh) Banyan Creek principal Bill Fay is a very nice guy and one special educator. Have a great June, stay cool, stay safe and enjoy the ave. Baleària Requests Permission from U.S. Government to Start Ferry Operations to Cuba

Cruise Company has Operated a Ferry Line from South Florida to The Bahamas Since 2011 Baleària has requested a license to operate between the U.S. and Cuba from the U.S. Treasury Department, after both countries’ announcement of the reestablishment of diplomatic relations. The shipping company is awaiting an official response from the U.S. government, and the subsequent authorization from the Cuban government. The Spanish maritime transport company has operated in the Caribbean region since late 2011 under the brand Bahamas Express, connecting Fort Lauderdale (north of Miami) and Freeport (in Grand Bahama Island). The route is now run by the ferry Bahama Mama (formerly called Alhucemas. Previously, the fast ferry Pinar del Río that still remains in the area operated it. This high-speed vessel “is ideal for the Cuba routes,” says Adolfo Utor, President of Baleària, who adds that the ship has all the certificates required by the Coast Guard to start operating. For its connections with Cuba, Baleària would operate two lines between Florida and the Havana Port: one with a high

speed vessel from Key West, and a second with a ferry from Port Everglades. The shipping company transported more than 130,000 passengers, between the U.S. and the Bahamas in 2014, which represented an 18% growth compared to the previous year. There’s a new route planned for this year from Fort Lauderdale to Nassau (in the island of New Providence). “Our service to the Bahamas is now established and therefore we are ready to open new connections and markets in the area that will allow us to grow,” said Utor.

The Play for PINK golf tournament, raising more than $44,000 for breast cancer research. Since 2001, the annual tournament at Bocaire has raised more than $632,000 on behalf of The Play for PINK, which stands for Prevention, Immediate diagnosis, New technology and Knowledge. “This annual event was a great success thanks to our generous members and all of the enthusiastic golfers and game players,” said Bocaire’s Chief Executive Officer Russell Carlson. “Since 1990 The Play for PINK has raised more than $29 million for breast research through events at 140 different country clubs in 23 states – and at Bocaire Country Club, we are always very proud to support this extraordinarily valuable nonprofit organization.”

The event’s goal was to provide an opportunity for women to learn construction skills in an inclusive environment. More than 62,000 women from all 50 states have volunteered at the seven previous National Women Build Week events, constructing 2,300 Women Build houses. On May7th and 8th, volunteers put the finishing touches on a new Habitat home located in Delray Beach. This home was dedicated on May 13, and the family, which includes a Vietnam veteran, moved in! On May 9, in Boynton Beach, we “raised the roof” on a home for a family who has completed 400 hours of service to the affiliate and 100 hours of financial literacy and homeowner preparedness classes. This event, held over the 3 days, encompassed over 120 volunteers. Local sponsors and volunteers include team members from Lowes, the Realtors Association of the Palm Beaches and Eleven Salon and Spa. 535 Families Received Free Tax Assistance Provided By United Way Of Broward County And Hispanic Unity Of Florida

United Way of Broward County, in partnership with Hispanic Unity of Florida, is proud to have supported 535 families by offering free tax assistance from their Mobile Tax Resource Center through an Earned Income Tax Credit (EITC) program. The program ensured 4/23/15 9:26 AM

that more Broward County residents had the opportunity to file for Earned Income Tax Credits (EITC) and that they could receive the funds they desperately needed. For the 2014 tax year, these families were able to collectively receive a total tax refund amount of $454,136. The Mobile Resource Center, along with Volunteer Income Tax Assistance (VITA) employees, toured the county in order to reach residents who did not have the ability or means to access financial assistance. Available to eligible Broward County residents from January 21st though April 15th, The Mobile Resource Center was stationed at various locations throughout Broward County including Southwest Regional Library, Holy Cross Hospital, Jack & Jill Children’s Center and the Northwest Coral Springs Family Success Center. The Earned Income Tax Credit (EITC) and the Child Tax Credit (CTC) programs provide federal tax benefits for low and moderate-income workers. The EITC benefit was worth up to $6,242 for families who worked in 2014. Workers who earned less than a household income of about $53,000 in 2014 while raising children were eligible for the EITC. Community partners in this collaborative effort include: United Way of Broward County, Children’s Services Council of Broward County, Hispanic Unity of Florida, Urban League of Broward County, Wells Fargo, JM Family Enterprises, Inc., Consolidated Credit Counseling Services, Inc., 2-1-1 Broward, Internal Revenue Service, Broward County and HandsOn Broward.

Now that Delray Beach is a rising star in the art, culture and social scene, it might seem a little difficult to find affordable activities, shops or restaurants. I am here to prove you wrong. Delray Beach offers a mix of high-end boutiques with laid-back restaurants, and events for the whole family or nightclubs for night owls. Here is what you can do in Delray Beach in June for $50 or less.

re you in a fun rut? Do you stare at your Instagram feed with social envy? Well then get outside and get your smile on! June is National Smile Month and there’s always time for shining those pearly whites. Fun for me usually involves doing something outside, being on the water, listening to live music and, of course, enjoying a delicious adult beverage. une might be the Great Outdoors Month, but as the beginning of our official summer, it’s dang hot outside. If you prefer to think outside the box when you enjoy the great outdoors, head to the Delray Beach Playhouse for the last few shows of Barefoot in the Park. No sweating, no allergens and no weird tan lines here. Barefoot in the Park is Neil Simon’s second Broadway hit and is just as funny, endearing and surprising as it was when it first opened in 1964. It’s even better knowing that almost every aspect of the comedy was drawn from the real-life experiences of newly-married Neil Simon and his first wife Joan as they moved into their first apartment. Two young newlyweds, Paul and Corie, move into a tiny apartment that Corie has picked out, which, to Paul’s dismay, is a tiny apartment at the top of a six-floor walk-up. As Paul tries to launch his career as a lawyer, Corie attempts to turn their apartment into a home. Their separate courses hilariously collide when Corie invites her mom and a mysterious neighbor to their first dinner party. Jeff Beck and ZZ Top at Coral Sky Amphitheater By skip sheffield Jeff Beck has not just gotten older. He has gotten better. Beck again proved himself the “Master of the Stratocaster” May 8 at Coral Sky Amphitheater in West Palm Beach. Beck opened for veteran “Little Band from Texas,” ZZ Top, but he was by no means a second banana. Beck doesn’t just strum or pluck the Fender Stratocaster guitar (he also played a Telecaster), he fondles caresses and coaxes every square centimeter of the electric 6-string, using the volume and tone controls, pickup switch and vibrato bar to make his single guitar sound like an orchestra. For the record Beck was backed by the able second guitarist Nicolas Meier, drummer Jonathan Joseph and power-bassist Rhonda Smith, who amazed with her own solo. ZZ Top is exactly the same group as I first saw in December of 1969

at Palm Beach International Pop Festival. It was three guys huddled around of wall of vintage blond Fender amps, playing high-intensity interpretations of American blues, rock and boogie. “We’re the same three guys,” guitarist Billy Gibbons declared with a laugh. “Playing the same three chords.” ZZ Top is modest, and they were humble enough to invite Jeff Beck back onstage to jam with them for a finale. Beck enhanced “Rough Boy” with searing passages and gave new meaning to the classic lament “Sixteen Tons.” Jeff Beck was born June 24, 1944 in Sutton, England. He catapulted to stardom after following Jimmy Page and Eric Clapton in the British supergroup The Yardbirds. He has never been as famous as Clapton or Page, but in my opinion he is the superior musician.

On South African Safari South Africa, what an exciting and yet diverse destination! This amazing country is located between the Atlantic and Indian Oceans at the southern tip of the great continent of Africa.

For the traveler there are so many breathtaking sights, sounds and smells it is sensory overload. South African Airlines flies nonstop out of New York and Washington daily, British Airways and Virgin Atlantic fly daily from Miami via London, with a free stopover to break the journey and see the sights. Most flights fly into Johannesburg but if you only have two to three weeks to spare, then I recommend you head straight out of this big city, there are too many great sights to be wasting time here. There are a couple of tour companies available: www.friendlyplanet. com or www.smartours.com (whose itinerary I prefer) to help with your adventure. Both will fly you from New York for a 14 day fully inclusive escorted tour starting at $2799.

Because South Africa is in the Southern Hemisphere, the seasons are reversed. We travelled in early June, because the weather was not as hot, there are no mosquitoes, and prices are lower. Being the Independent Traveler, I rented a car from National Car Rental for $170/week, and headed to Kruger National Park. We traveled through densely forested mountains, valleys, rivers and waterfalls, magnificent Blyde River Canyon, one of the greatest spectacles of Africa, Bourke’s Luck Pot Holes, a place of African legend containing bizarre holes cut into rock by powerful river erosion, and sweeping views from God’s Window. By the end of your first day, arriving at Nelspruit just outside Kruger, you will have witnessed some of the most amazing scenery in Africa, and

probably taken a gazillion photos. Protea Hotels have several fine hotels just outside the park gate where we spent our first night. We chose to spend the next six days at lodges inside the park, between Elephants Plains and Umlani Lodges. We negotiated rates for a family of three of $350 per night, including all meals and two game drives a day. Nothing quite prepares you for the first time you enter Kruger independently. You travel for several miles along this enormous, reinforced electric fence before arriving at the gate to this national park. After paying the entrance fee, and being warned by the ranger to keep your windows closed and not to get out of the car, he slides open a huge gate in the electric fence, and as you set off, you can’t help replaying Jurassic Park in your mind! Only a few hundred yards along the dirt track we are forced to stop as several giraffe cross our path. A short distance further a massive bull elephant stands a few yards to the side of the road, almost hidden as he blends in with the surrounding undergrowth. With adrenalin pumping, we continue to follow the hand written signs to our lodge, nailed to trees like signs on a desert island. After another dozen wild animal sightings we arrive at Elephants Plains safely. The routine at most lodges is early morning wake up by your guide just before dawn. A quick coffee or tea, and then it’s time to set out on

safari in the Lodge’s Land Rover for about three hours. Return for a full breakfast. Time for yourselves, join a walking safari or lounge by the pool. Lunch and/or siesta by poolside. Then at 3 o’clock head out on safari again. Stop somewhere safe at dusk to enjoy sundowners (Sundowners: in colloquial British English, is an alcoholic drink taken after completing the day’s work, usually at sundown). Spend another hour animal watching in the dark with the aid of high powered spotlights, then a return to camp for cocktails around the fire, dinner and an early bed time. Our time on safari was magical, terrifying, exciting and humbling. The first day we came across an enormous lone bull elephant. Our guide, in an effort to get us up real close, put us in a position twenty feet from this monster, now flaring its ears, waving its trunk and bellowing angrily. The ranger thought it was amusing to see my wife nearly hysterical from fear as it started to approach us, and I found it extremely uncomfortable sitting in wet safari pants! As the elephant advanced to within ten feet, our ranger backed up ten feet! Then to make matters worse, the other Land Rover from our lodge joined us, but by parking behind us, he blocked any chance of a hasty retreat. We played this game of cat and mouse for ten more minutes, before he finally heeded my wife’s pleas to leave.


The next morning, we were joined by two new arrivals, a husband and wife, who chose to sit on the very rear, elevated bench seat of the Land Rover. Half an hour into our safari we came upon another lone bull elephant, only this time he was in ‘must’! Definition: “must”: a state of frenzy in animals, especially in the male elephant, usually associated with sexual heat. Now in ‘must’ they are really unpredictable and aggressive, as we found out. Once again, our ranger put us in the “terror zone”. He pulled forward a little when the bull pushed over a small tree, picked it up with his trunk, raised it over his head and threw it at our Land Rover. When we stopped a few feet forward, the bull charged us! To give us an exciting story to take home, the ranger purposely stayed 20 feet ahead of this 5 ton angry killing machine. However, in misjudging the gap, the bull got to within 10 feet, and was almost

able to touch the couple on the back seat with his trunk. At this point, the screaming wife, in sheer panic as she tried to climb over our shoulders, let our ranger have both barrels of bar room expletives. Fortunately, he hit the throttle, and we were all glad to see the angry bull fade into the distance. We witnessed the Big 5 (the phrase Big Five game was coined by hunters and refers to the five most difficult animals in Africa to hunt on foot. The term is still used in most tourist and wildlife guides that discuss African wildlife safaris) and more in the first two days. Parking within 3 or 4 feet of a pride of resting lions, taking sundowners by a muddy pool full of hippopotamus, getting very close to two elusive rhinos, following a huge herd of African buffalo as they were stalked by a pride of lions, watching a mother Eland give birth to a calf in the mist of dawn, zebra, giraffe, impala and a host of other animals and birds are memories we will not soon forget!

After three days we moved to Umlani, in a different part of this 7,000 square mile park. Umlani is remote, primitive and open to the wildlife which is in your face. No electricity or phones. You are escorted to your individual native built lodge by an armed guard after dinner. When you go on safari, you will see a baboon sitting in the highest tree keeping watch, as soon as the Land Rovers leave camp, he signals the other baboons, which enter the camp to scavenge. It was here we witnessed the real Africa. We had spotted a leopard and followed it fairly closely as he hunted. As dusk fell, we left him to his business and had sundowners as the sun set. Now in pitch black we continued our safari with spotlights. Our ranger stopped the car and pointed out a pack of hyenas ahead in the dirt road. We quietly watched the inquisitive babies

came up close to check us out, and only then did we notice we were parked within 20 feet of a huge elephant that was quietly eating. As we watched, our ranger heard the cry of a distressed animal in the distance, and at the same moment, the previously nervous hyenas went chasing past us into the dark. We pursued the hyenas, driving off road, across savannah, before arriving at the scene of the same leopard we had been following earlier, now perched 10 feet up a tree, panting heavily over the impala he had just killed. What an experience, to sit under the leopard, which was almost within touching distance, as he started to feast on the impala while the hyenas sat patiently down to await the falling scraps. Kruger was the highlight of Africa, and one of the highlights of my travels. Check back in future editions for more on the wonders of the rest of SA.

Non-Surgical Spinal Decompression Therapy

Low back pain is an American epidemic. One-half of working Americans report having at least one episode of low back pain each year. In-fact, it is the most common reason for missing work and is the second most common reason for visiting your doctor’s office.

The most common causes of low back pain include: disc herniations degenerative disc and joint disease facet syndrome strain/sprains misalignments of the spinal joints

Non-invasive, non-pharmaceutical therapies such as chiropractic care are aimed at restoring motion and stability to the spine through gentle manipulations and therapeutic exercises. Although very effective, a complement to this is a new form of non-invasive therapy termed non-surgical spinal decompression therapy. This form of therapy has been gaining notoriety over the last decade in response to a large patient demand for conservative alternatives to low back surgical procedures. What is non-surgical spinal decompression therapy (NSSDT) and what is it used for? Well, NSSDT is an FDA approved revolutionary new technology used to treat low back and neck pain targeting three distinct regions; the discs, the facet joints, and the soft tissue around the spine (ligaments and tendons). The concept behind NSSDT involves gently reducing the herniation-pressure within the spinal discs. The vertebrae are slowly and methodically separated utilizing a spinal decompression unit (such as a DTS) creating a “vacuum” or negative pressure within the disc. This subsequently reduces the bulge or herniation and reduces pressure on the nerve root. It also helps to allow for the diffusion of essential oxygen, nutrients, and fluids back into the disc which are usually lost after the age of twenty five due to a collapse of the local vascular system. These events only occur microscopically with each session of spinal decompression therapy but cumulatively the results can be quite dramatic. The patient lies comfortably on their back or stomach on a well cushioned bed with a set of nicely padded straps snug around the waist and around the chest. For neck pain, the patient will lie face up with a pair of soft rubber pads behind the neck. The table will then proceed with cycles of decompression and relaxation in a precise and graduated manner. The patient usually can experience a sense of euphoria with this treatment which may last 15-30 minutes. X-rays shine a light on what can’t be seen with the naked eye

Why They’re Imporant Dental X-rays are a valuable part of dental treatment because they can detect damage to teeth and gums that aren’t visible during a routine checkup. X-rays can show the condition of your teeth, their roots, your jaw placement and the overall composition of your facial bones. X-rays can help your dentist determine the presence or degree of gum disease, cavities, abscesses and many abnormal growths, such as cysts and tumors, and also impacted teeth or teeth that have not yet fully developed. Additionally, X-rays help your dentist find and treat dental problems early in their development, which can potentially save you money, unnecessary discomfort, and maybe even your life. There are two main types of X-rays: intraoral and extraoral. Intraoral X-rays are the most common type of dental X-ray taken and provide a lot of detail, allowing your dentist to find cavities, check the health of the tooth root and bone surrounding the tooth, check the status of developing teeth and monitor the general health of your teeth and jawbone. Extraoral X-rays show teeth, but the main focus is the jaw and skull, and are used to look for impacted teeth, monitor growth and development of the jaw in relation to the teeth and to identify potential problems between teeth, jaw and TMJ joint. Benefits to the Patient For adults, dental X-rays can be used to show areas of decay that may not be visible with an oral exam, especially small areas of decay between teeth or beneath an existing filling. For children, X-rays are used to watch for decay, determine if there is enough space in the mouth to fit all incoming teeth, determine if primary teeth are being lost quickly enough to allow for permanent teeth to come in properly, and also check for the development of wisdom teeth and identify if the teeth are impacted. The frequency of getting X-rays depends on your medical and dental history and current condition. Some people may need X-rays as often as six months, others with no recent dental or gum disease and who visit their dentist regularly may get X-rays every year, or as recommended by their dentist. If you are a new patient, your dentist may take X-rays as part of their initial exam and to establish a baseline record from which to compare changes that may occur over time. However, people who fall into the high risk category might need to take X-rays more frequently, and include people who have gum disease, drink a lot of sugary beverages, have dry mouths and smokers.

Are X-rays Harmful? Many people opt out of getting X-rays because of their fear of radiation, however, the pros greatly outweigh the cons, especially with advances in digital dentistry. Radiation exposure associated with dentistry represents a minor contribution to the total exposure from all sources and is even less than the radiation you get from flying on a plane! Current technology allows for dentists to use digital imaging, meaning that X-rays are sent directly to a computer and can be viewed on screen. The benefits of digital imaging include less radiation, no wait time to develop, images can be electronically sent, and dentists are able to digitally compare images on screen. The importance here is to look for a quality brand and pay close attention to side effects. After their combined 30 years of experience in the personal training industry and working together at another local gym, the three were frustrated with certain trends in the fitness industry, and wanted to combine their passion and expertise to help others reach their goals in a safer more efficient manner. “What makes us stand above the rest is our experience and education. All of our trainers hold the highest level of certifications and accreditations,” said Joe. “Slash is for everyone! It doesn’t matter if you are a pro athlete or a grandma. Everyone is doing the same exercise together at their own efficiency. We individualize the program

and cater it to your own performance level,” added Andy. Besides expertise, the staff gets to know all the members by their names. Many actually refer to Slash Fitness, on their Facebook and Twitter pages, as their fitness family (known as the #Slashmob). Besides spending times together motivating one another at the gym, trainers and members continue that motivation at outside events, bootcamps and on the Ave. “We know most of our members on a personal level. We learn about everyone so that we can create a team environment, not just for the trainers but for the members as well,” said Austin. “Other gyms can be very impersonal. Here at Slash Fitness, we put the personal back into personal training,” Andy chimed in.

Joe added, “We care about every person, what they are doing here and what their goals are. They are not just a number. We want to know about you, and we want you to tell us about yourself.” You can tell that the trio, known as the Three Monkeys, do truly care about each member. This year Delray Beach never seemed to cool down as it received a record number of visitors and a mass of national media attention, making it one of the hottest small towns in the country. And if it’s up to the Delray Beach Marketing Cooperative, the organization charged with the tourism and destination marketing for the City, it will continue to be one of the coolest places to visit this summer even when the temperature rises. Their Be Hot Here: It’s Always Cool in Delray Beach marketing campaign, to drive summer travel, kicks off this month. With hotel occupancy rates in the 80s and 90s throughout the high season there is no need to sell the Delray dream to keep the town going, there are already enough believers there living it. But when time comes to turn that thermostat way down and our friends from the north fly home to nest, South Florida tourism slows. The locals may like the increased parking availability and renewed peace but a large decrease in people also means a drop in revenue, and this is when local tourism could definitely use a boost. So where do we find this mild infusion of travelers to sustain us through the summer and shoulder seasons? “We primarily target other Floridians in the 2-3 hour

drive radius,” explains Stephanie Immelman, Executive Director of the Delray Beach Marketing Cooperative (DBMC). “Floridians tend to take a few trips within Florida during the summer and their lead time in decision making is short – 3 days to 2 weeks maximum. We’re also targeting residents in the non-stop markets for Palm Beach International.” The campaign aims to drive traffic to visitdelraybeach.org/hot where hotels list their summer promotions, packages and Florida resident rates. The DBMC hopes that if Floridians are going to be hot this summer, they will choose to be hot in Delray Beach, taking advantage of all the restaurants, art, and entertainment that the City offers year round. Also, with temperatures in cities in the Midwest and Northeast often hitting the 90’s in July and August, that people will come endure it on beautiful beaches where they can enjoy the ocean breeze and water, as opposed to landlocked, on subways and fenced by concrete. The creative for the campaign portrays people being hot in an uncomfortable environment stating you can “be hot here”, then being “hot here” but happy in Delray and finally depicting what has seemed to be the truth all year: “It’s always cool in Delray Beach.”

If your Dad’s adventurous consider diving the Delray wreck. The S.S. Inchulva wrecked off the shore of Delray after a vicious hurricane in 1903. The nearly 400 foot British freighter is about 150 yards off the beach south of Atlantic Avenue. The wreck is a popular diving site. Nine sailors lost their lives September 11, 1903. Annie Burke has gone where not many retailers have ventured. She’s turned back the clock to the good old days when neighborhood stores played a role in compassion and commerce.

That’s what Burke has so deftly orchestrated in her new running store, located in a colorful historic building on Swinton and Atlantic Avenue. The color is perhaps a metaphor for the cozy interior and friendly service of its founder. And if anyone understands what it’s like to be an outsider it’s Burke. She spent time in untenable foster homes, was one of few female Delray police officers, and weighed 65 pounds too much for a law enforcement job. But despite all the odds, Burke ran her way into a new life and a new body. “I knew I had to lose 65 pounds (to join law enforcement) so I started running one block at a time. After seven months I was running five miles a day - and it changed my life. I was accepted into the Police Academy in 1986.”

Burke not only got into law enforcement, but she rose to the top of the hierarchy while there. She started out as a patrol officer in Delray and later became a Police Captain in the Palm Beach County Sheriff’s Department. And after 27 years in law enforcement, Burke retired three years ago. “I took a year off after retiring to run marathons, ultra marathons and half marathons. I also became a certified running coach,” said the Delray Beach resident who grew up in Central Jersey but moved to Lake Worth after high school. There are signs of Burke’s athletic prowess all over her intimate colorful store. On the back wall are huge gold and silver medals on wide ribbon neck bands. There’s also a photograph of Burke standing beside her fellow

law enforcement officers in full uniform (and yes she is the only woman). It was inner strength and determination that lifted Burke up from poverty and degradation as a young girl, but it is human decency and compassion that has her wanting to do the same for others. “I am here to help people, we offer free running coaching and free group runs. I am helping more people here than I did in my 27 years of law enforcement.” Burke’s goal of opening The Delray Beach Running Company was to offer state-of-theart technology so people could get the right shoes to compliment their lofty goals (be it motherhood or marathons). She also has another model that doesn’t fit the traditional 21st century retail ethos. “It’s all about the

customer here. I will spend hours with people showing them proper running form and they don’t need to buy anything. We care about our customers here, it’s not about money.” As part of her technological sidekick Burke has a treadmill with state-of-the-art software called TEMPLO to offer running gait analysis. This is a biomechanical assessment of a person’s stride using technology to visualize and identify problem areas and injuries. Burke also works closely with doctors to help patients get the right shoes to prevent (and eliminate) injury. The DBRC has a lot more than just running shoes. As a matter of fact, it’s a one-stop-shop for active minded people of all ages. There’s running apparel, recovery sandals, nighttime illumination gear, handheld water bottles with pouches, compression socks, hydration vests, supplements, energy powders, gels, pills and even balm for your bum (for biking). It’s also a friendly port in the storm of everyday life. “I listen to people and hear about their problems. I care about them. I will call a customer after they have run a big race to see how they’re feeling. I want to know their feedback so I can do better next time,” said the National Achievement Award winner for academic and professional excellence from Barry University in 2010. Burke also does community service work and is involved with Camelot Community Care. She donates used athletic shoes so they can be refurbished and given to foster children. There’s a box in the store where customers (or locals) can drop off old sneakers to help this righteous cause. They also have TV’s that stream marathons and races to show customer’s proper running form. “People come here and cannot believe that a store like this exists. We offer group runs for people of all skill level at no charge and have fun runs, social hours and amazing products,” said Burke, who was the only person in her family to graduate from high school and college. If there’s a solution for world peace it could probably be found at 777 East Atlantic Avenue in front of Puro’s Cigar Shop. It is there that men of all ages and professions sit around and chew the fat. They talk about politics, medicine, literature, physics, religion and occasionally (when no one is watching) women.

They also have something else in common – they smoke cigars and are loyal in their admiration and devotion to Lisbeth and Eduardo Garcia. Both Lisbeth and Eduardo sell cigars, smoking paraphernalia and espresso to their customers who come from near and far.

Take Paul for instance. The New Jersey resident stays at the Seagate Hotel four or five times a year and meanders into Puro’s for cigars. “The Garcia’s are knowledgeable, friendly and the cigars are excellent top of the line brands,” he said as waited for Lisbeth to do a V-cut to the front of his cigar.

Eduardo, Frank, Toby and Lisbeth, is always a pleasure to enjoy a cigar with good friends, that is all about

Most cigar shoppers at Puro’s end up at what is known as the VIP Lounge. Simply put that’s the outdoor porch with the large umbrella and circular table. It’s a place where friendships are made and brain cells are preserved. Or as Jim from Boston admits, “my wife won’t let me smoke at home.” But one gets the feeling that Jim is fine with that decision. He comes to Puro’s every day to smoke a cigar and talk about whatever comes up in the ether. “We have all sorts of people who come here. We have a psychiatrist, a movie critic, furniture maker, builder and a restaurateur. We solve all the world’s problems here. Women, eh – but a good cigar is hard to find.” If you ask all who come to this respite in the shade they will tell you the same thing – the selection of cigars at Puro’s is the best and the prices are some of the lowest. For Bill, a restaurant owner from New York City, the outdoor oasis in front of Puro’s is just what the doctor ordered. “I like the

camaraderie here, it’s like a men’s club. It’s casual and I can relax with my cigar. I come every day and in the evening as well.” For Bill it’s just a short walk from his winter home in Delray to Puro’s and it’s worth the trip. “The Garcia’s are accommodating people and they’re so friendly.” It is Lisbeth who mans the shop during the day, but her husband Eduardo runs Puro’s at night. Often times you can find him sitting in the VIP outdoor section with those who congregate. During the season there might be as many as 25 to 35 people sitting around the table. During the summer you might find locals like Tony Visone, a semi-retired Harvard grad or Rob who resembles a Ralph Lauren model. Rob sells insurance and is as devoted to Puro’s and its owners as anyone. “The cigars here are great and they’re well priced. The owners make it so friendly.” That’s the way it is with the Garcia family that includes son Jesus who works at Puro’s on Sunday’s. They radiate a familial inclusion that makes you want to stick around a bit and soak up the friendly family vibe. “Eduardo sits outside with the men later in the evening but I mostly stay inside. We are very grateful for the snowbirds (and locals) who come buy their cigars here. We consider them family. I always ask them, ‘how is your mom, how is your family.’ I am excited to come to work every day to see their faces,” said Lisbeth, who credits Steve with helping out when they need a day off. Eduardo was in the restaurant business and his plan was to open a restaurant in Delray, but it never materialized. Instead they opened Puro’s Cigar Shop six years ago. It’s been a love affair ever since. “In the restaurant business Eduardo enjoyed making people happy. Now he does that with our customers here,” said Lisbeth. The S.D. Spady Museum on 5th Avenue is celebrating the 150th anniversary of Juneteenth. What is Juneteenth? We are glad you asked. Juneteenth is the oldest known celebration commemorating the ending of slavery in the United States. Dating back to 1865, it was on June 19th that the Union soldiers, led by Major General Gordon Granger, landed at Galveston, Texas with news that the war had ended and that the enslaved were now free. Note that this was two and a half years after President Lincoln’s Emancipation Proclamation - which had become official January 1, 1863. The Emancipation Proclamation had little impact on Texas due to the minimal number of Union troops to enforce the new Executive Order. However, with the surrender of General Lee in April of 1865, and the arrival of General Granger’s regiment, the forces were finally strong enough to influence and overcome the resistance. The Spady Museum marks the occasion with a festival featuring interactive art, bbq (Ceasar’s Famous Ribs), live music from 5:30 to 8:30 p.m. Admission: $10, Youth 5 and under FREE

Ronnie Dunayer is passionate about golf, kids and community. She has found a project that combines all three of her passions and the effort kicks off in June.

“Kids Rule Golf Camp & Junior Academy” will be held at the Delray Beach Golf Club starting June 9th and running through August 14. The program is offered on Tuesdays, Wednesdays and Thursdays from 9 a.m. to 12:30 and includes lunch. For parents looking to interest their children in a sport they can play for a lifetime, the Kids Rule Golf Camp is an ideal summer solution providing campers with instruction, play time, lunch and plenty of outdoor exercise. But for Dunayer, community is also important. That’s why she has reached out to Delray Beach non-profits offering scholarships to needy children who otherwise would not be able to afford camp. “The part that I am most proud of is we are offering scholarships to kids at Milagro Center, Achievement Center for Children and Families and Pine Grove Elemen86 June 2015 | www.AtlanticAveMagazine.com

tary,” said Dunayer, a veteran Delray Beach based golf pro. “More nonprofits will also be involved. To date, I also have 9 people and several small business owners signed up to help sponsor the kids. It’s a community effort.” Dunayer hopes the camp introduces the great game of golf to a new generation of players while also building partnerships with local non-profits that benefit the broader community. The golf industry is suffering from a serious generation gap. A drop in participation rates and disinterest among young people have sent shockwaves through the golf world. For the fifth year, overall participation in golf fell last year as measured by the number of U.S. individuals who reported playing on a course at least once, according to Sports & Fitness Industry Association data.

But the participation rates of people aged 18 to 34 fell roughly 13% in 2013 from 2009, while their rates for other active sports like running rose 29%, according to SFIA data. Greg Nathan, senior vice president of the National Golf Foundation, notes that the overall number of U.S. golfers has hovered around 25 million for each of the past three years, still down from the high of 30 million in 2003. Now granted, the Kids Rule Golf Camp is not the answer to all the woes facing the sport, but it’s these types of efforts that introduce a new generation to a game they can enjoy for the entire lives. It also enables kids who cannot afford the sometimes pricey fees for a round, to explore the sport thanks to generous scholarship offers made possible by local business owners. “We are excited by the camp,” says Dunayer. “We hope to reach a lot of great children.”

MORGAN RUSSELL A Man On A Mission

When they were handing out brains Morgan Russell was sitting in the first row. But he won’t tell you that. What he will talk about is his passion and purpose for living a well balanced life. He’ll mention that his father was his role model and someone he looked up to a great deal.

“I was brought up to get as much out of life as I could. My dad Frank used to say, ‘Don’t forget you get out of life as much as you put in. Don’t sit back and wait for life to come to you.’” Russell hitched his wagon to this advice in a big way. He spent his summers – while attending Dartmouth – laying cable for $1.25 an hour. After graduating from Dartmouth he spent four years in the Coast Guard (eventually becoming a Lieutenant JG Officer). Though he was involved in search and rescue missions in the Coast Guard, he didn’t realize it at the time that this was a sustainable model for his life’s work. “For me it was always about a challenge and identifying a solution to a problem that other people didn’t see.” His first challenge was creating cable systems for those in small mining towns in Southwest Virginia. He spent the weekdays providing cable for $5 a month to householders, and then drove 420 miles to Washington on weekends to be with friends. “I loved the challenge of starting this company but after five years I sold it to an insurance company. We had 10,000 subscribers at the time.” Russell’s next move was to Ft. Lauderdale. It was there he found a lumberyard in receivership so he bought it from the bank. Again Russell found gold in the dust. He renovated the large space, rented it out to tenants and sold it to move to greener (and hillier) terrain – Aspen, Colorado. Like most good business people Russell looks for that special opportunity, but unlike them he does it solo. “I’ve always been a one man band. I do everything myself and my goal is always to create something unique. It has never been about money.” Warren Buffet might agree with Russell. He is another successful businessman who thrives on challenges without dollar signs as the loftiest goal.

Russell is like that too. “Curiosity can be a creative endeavor. It will send you places you didn’t intend to go,” said the father of three-and a half year old twins Vivienne and Wyatt. Another place curiosity sent him was the corner of Federal Hwy and Linton. At the time (1990) Delray was called Dull-ray and there were few signs of intelligent life around town. But that was a call to action for Russell who thrives on the “trial and error” method of learning. Again his hunch turned out to be a good one. He studied the area, bought the property and created a plan to add quality to the corner. “No one else was interested in this property and I wanted to create something special. It wasn’t about the money; it was about attracting positive energy.” Russell sought out small businesses that had the same passion he had. He offered retail tenants good leases and a chance to share in the American dream that he so perfectly inhabited. “I focused on service businesses (like restaurants) run by people who were super committed to co-creating a positive energy flow. I gave them reasonable leases and was there every day to watch them succeed.” If Russell seems more like a mentor than a landlord you’re partly right. He takes pride in his investments and likes to see everyone do well. If it’s not a win-win for everyone he walks away from a deal. It was in Pineapple Grove’s infancy that Russell was again called to action. The mayor at the time, Jeff Perlman, told Russell about property the city wanted to develop. “Jeff told me about Pineapple Grove, but at the time it was ground zero for commerce. The rent was $8 a square foot so I bought two commercial properties and a vacant lot in Pineapple Grove. Again it was about creating a new energy. I knew that my success would be dependent on finding the right tenants.”


The result of this deal was another grand slam for Russell, who ended up developing City Walk. “I was at the right place at the right time and I am grateful for that. I created opportunities for nearly a hundred new Delray Beach businesses to prove that they too can make it.” Believing in people (and fostering their greatness) is a noble theme that runs throughout Russell’s life. His latest act of bravado (and compassion) was to start a scholarship program for disadvantaged young people from Delray. Called “Dare 2 Be Great,” this non-profit organization gives money to deserving passionate overachievers who could not otherwise attend the college of their choice. But there is one caveat – the students must

return to Delray Beach after graduation and give back to the community. “Five years ago I wanted to create a model to identify and mentor special kids that will have an impact on others. I don’t consider it a gift; it’s an investment in the people of Delray Beach. I am not a passive guy. I want to hear their stories and understand why they believe they’ve earned a chance to touch others’ lives.” As a byproduct of this endeavor Russell has inspired others along the way. “Morgan understands that to build a great future for your community you have to help the next generation succeed by creating opportunities and sharing our adult experiences. Morgan is a hero to me and many others. He sees around corners and makes smart bets based on what he sees,” said former Delray mayor

Jeff Perlman, who is a senior board member of Dare 2 To Be Great. One smart bet he made was to invite others on this altruist journey with him. “Morgan is compassionate, caring and genuine. He loves the process of getting to know the kids and wants to help each one he meets. Morgan doesn’t want to call all the shots; he fits right in with all of us. He knows that ‘to whom much is given, much is expected,’” said Lula Butler, Dare 2 Be Great board member and former Delray Beach Community Improvement Director. As a father Russell brings the same infinite wisdom and compassion. “As a father I want to pass on the values I learned. Sharon Aloisio rarely sits idle letting time pass her by. Like a swift wind she has a purpose and a method for her culinary prowess.

That’s why she opened Scuola Vecchia, the first authentic Napoletana pizza restaurant in Delray Beach. She didn’t do it to score points with restaurant critics or to appease a family member. She did it for the love of her adopted land – Naples, Italy. “I first visited Italy 23 years ago and fell in love with the people, Pizza Fritta

the culture and their food – especially the pizza. Because of that it’s always been a dream of mine to have a little piece of Italy at home,” said Aloisio, who presides over her dream in real time most evenings. Aloisio was so serious about bringing authentic Napoletana pizza to Delray that she imported an Italian wood burning

oven made of volcanic stone that heats to 950 degrees. This galvanizes the Caputo flour pizza dough so the pizza has a lightness of being traditional pizza doesn’t have. Add that to the imported Italian San Marzano tomatoes, homemade mozzarella (and burrata) cheese and homemade pizza dough and you have what has been Tagliere Misto


called “Best Pizza Under the Sun.” “Scuola Vecchia is the best pizza in South Florida. The ingredients are fresh, local and prepared a la Napoli with deft original touches. Our favorites were pizza with sweet-savory fresh figs and prosciutto, and pistachio pesto and Italian sausage. The salads are fresh, original and delicious and the staff treats you like family,” said one fan. There are a lot of people who love Scuola Vecchia – so much so that this pristine blue and white Italian restaurant has won awards from local and international organizations. Some say it’s the pizza, others feel that the Tiramisu has an addictive quality of greatness (we agree) while others stop by for homemade Lasagna on a weekly (or daily) basis. It’s been said that if you have winning formula don’t change it. But to Aloisio change is always for the better – if it adheres to its Italian namesake. So that’s what she’s done. “People were asking us to create our own brand of spicy Olive Oil so they could bring it home to dip it in pizza crust or bread. We added crushed red peppers and a secret ingredient,” said the petite blond that guards the sacredness and sanctimony of all things Napoletane. But that’s not all they’ve added. Scuola Vecchia now serves piping hot flash fried baby arugula with fried calamari. If you’ve never tasted lightly fried arugula you must do so – it’s crispy, tasty and so flavorful it’s hard to believe it’s so healthy. So is the calamari (that’s flash fried, not greasy and light to the touch). If you see everyone at Scuola Vecchia smiling it’s probably because of the fantastic pizza or the good vibes of their surroundings. But there is another reason to rejoice – they now serve four types of private label wine. And it’s not just any wine, it’s Italian in heritage with grapes that were destined for Delray. As someone who rarely sips house wines, I found the Cabernet Sauvignon divine. They also have Scuola Vecchia Merlot, Chardonnay, Pinot Grigio and a full wine menu. Though the Lasagna di carne is not new it’s worth mentioning for its star quality. This homemade pasta is as authentic as the wood burning oven. As a matter of fact it’s cooked in the pizza oven with homemade mozzarella cheese and layered with fresh pasta, delicious homemade meat sauce and topped with imported Parmigiano Reggiano Cheese. To say it’s a great

dish would be doing it a disservice – it’s more than great, it’s heavenly to the taste. In true Italian tradition Aloisio has added a full antipasto platter called Tagliere Misto. It comes with imported Italian meats (such as prosciutto di Parma, prosciutto cotto and salame sopressata) artichoke hearts, fresh mozzarella, pecorino, aged parmigiano, olives and capperi with homemade bread. This dish can easily feed two to four people (and is the opening act for a few good pizzas or pasta dishes). If you’ve never heard of fried pizza (pizza fritta) you’re not alone. Scuola Vecchia has broken the pizza barrier once again – and added a unique specialty to the menu. The pizza dough is flash fried; homemade tomato sauce is added, fresh Buffalo mozzarella and then basil. It’s cooked in the wood oven and is light, juicy and terrific. Who knew? The pizza at Scuola Vecchia is always a treat. And unlike American pizza it is not greasy or filled with heavy ingredients that make you feel like you just ate a brick. Always a favorite is the Capricciosa with fresh mozzarella, tomato sauce, Italian ham, artichokes, mushrooms and extra virgin olive oil. Also popular is the Regina Margherita, the Roberto (with fresh Burrata cheese, basil with grape tomatoes) and

the Delray (with truffle spread, mozzarella, mushroom and prosciutto di Parma). There are many things to love about Scuola Vecchia – the Panini with homemade pizza dough cooked in the pizza oven is one of them. The other is the Patatine fritte (French fries) seasoned with imported Truffle oil, Parmesan cheese and fresh parsley. Before you leave you must try Scuola Vecchia’s new desserts. If you thought the lasagna and Panini’s were an endorphin rush, order the Affogato. Sounds funny right? Sure, but it’s a dazzling treat of homemade Vanilla Gelato with piping hot espresso poured on top. The hot, the cold, the gelato – it’s beyond words. Also try the homemade Chocolate Chip cannolis with fresh ricotta cheese. It’s hard to put a price tag on great food. But one thing for sure Scuola Vecchia continues to create fresh Italian food with the delicacy and authenticity of its homeland. And you don’t have to break the bank to eat there. 3 eggplants, peeled and cut lengthwise into 1/2 inch thick slices 1/4 cup olive oil 1 tablespoon butter 1 pound lean ground beef salt to taste

ground black pepper to taste 2 onions, chopped 1 clove garlic, minced 1/4 teaspoon ground cinnamon 1/4 teaspoon ground nutmeg 1/2 teaspoon fine herbs

2 tablespoons dried parsley 1 (8 ounce) can tomato sauce 1/2 cup red wine 1 egg, beaten 4 cups milk 1/2 cup butter

6 tablespoons all-purpose flour salt to taste ground white pepper, to taste 1 1/2 cups freshly grated Parmesan cheese 1/4 teaspoon ground nutmeg

1. Lay the slices of eggplant on paper towels, sprinkle lightly with salt, and set aside for 30 minutes to draw out the moisture. Then in a skillet over high heat, heat the olive oil. Quickly fry the eggplant until browned. Set aside on paper towels to drain. 2. In a large skillet over medium heat, melt the butter and add the ground beef, salt and pepper to taste, onions, and garlic. After the beef is browned, sprinkle in the cinnamon, nutmeg, fine herbs and parsley. Pour in the tomato sauce and wine, and mix well. Simmer for 20 minutes. 3. To make the béchamel sauce, begin by scalding the milk in a saucepan. Melt the butter in a large skillet over medium heat. Whisk in flour until smooth. Lower heat; gradually pour in the hot milk, whisking constantly until it thickens. Season with salt, and white pepper. 4. Arrange a layer of eggplant in a greased 9x13 inch baking dish. Cover eggplant with all of the meat mixture, and then sprinkle 1/2 cup of Parmesan cheese over the meat. Cover with remaining eggplant, and sprinkle another 1/2 cup of cheese on top. 5. Bake for 1 hour at 350 degrees F (175 degrees C).

What happens when I change my pets’ diet?

A

s pet owners, we are often faced with having to change our pets’ diet for a variety of reasons. Reasons may be from a recall, discontinuation of product, ingredient changes, or even that you have relocated. Maybe your pet just “doesn’t like it” any more. While all these reasons are possible, we need to understand how the body functions, what we can expect and what is really normal. Very few animals are designed to eat only one very specific food for their entire life. All creatures are designed to eat a variety of foods for the purpose of meeting specific nutritional needs based on the current condition of their body. Even though many pet food companies claim their products are nutritionally complete and balanced, the dynamic, ever-changing requirements of a healthy functioning body make it impossible for any single food to satisfy these needs. This is the reason we have ongoing cravings for different foods on a daily basis. Physiological requirements change from moment to moment, affecting the performance of all body functions. It is obvious that animals burn more energy when they are active than when they are at rest. An injured, diseased, or healing body has very different needs than a healthy one. This is why it is a

necessary requirement that all pets have a variety of different foods available on a regular, rotating basis. This approach should also be utilized with supplements as well for the same reasons. We know that when we do a dietary change, the body cleanses itself of low value, indigestible foods. This can manifest itself as soft stool, diarrhea, bloody mucous diarrhea, and even vomit. It doesn’t mean the new food is bad or doesn’t agree with them. This is actually normal as it is the natural physiological process that the body uses to maintain or promote proper health. When pets are fed a variety of foods on a daily or even a per meal basis, the cleansing is minimal and regular. Dogs and cats naturally have soft formed stools. Hard stool indicates constipation, dehydration, or improper foods which are routinely added by food manufacturers in order to make feces clean up easier. Think about our own bodies. Our stool and bathroom habits vary based on what we have or haven’t eaten, the amount we consume, and even the time of day. We expect our pets, especially our dogs to alter their natural body processes to accommodate our schedules however, is that normal? How does this affect

their bodily functions? These apparent gastric changes are not normally a sign of illness or disease, but a change in utilization of nutrients and the expulsion of those not needed. Food also acts to remove harmful chemicals and toxins from our body. Different foods remove different things from various locations within the digestive tract. We are all familiar with dogs and cats eating grasses and usually vomiting. We consider that a normal healing process. While the transition can sometimes be messy and inconvenient, a move to a healthy, species appropriate rotational natural diet should be paramount. If this does happen, we feel that a few days of discomfort to accomplish a long healthy life is well worth the time we spend cleaning up an extra mess. In the long run, a healthy lifestyle will help cut down on excess medications and doctor’s visits promoting a much happier pet. This month we discuss a few “Red Flags” that make us pull Matrix moves to dodge these potential dates.

Relationship Red Flags Guys, there are a few things that should make you run, not walk from a prospective date. Here they are in no particular order. 1. All her friends are guys. Girls with all guy friends aren’t trusted by other women and there is probably a very good reason for that. Think about it, do men really have hot women as ”just friends”? Would you? 2. She expects things. Okay, the laws of chivalry state that the man pays for the date. Fine. But it should more than rub you the wrong way when you first meet that she doesn’t at least offer to help. We know she doesn’t mean it, but it’s still nice to hear. Also, if you pull out her chair, open a door for her, or jump in front of a bullet for her and you don’t get a “thank you,” you may be dealing with the “Princess Syndrome.” A sense of entitlement that comes from being spoiled by Daddy and it only gets worse over time. 3. She has more than two cats. This rule decrees that she can have one cat and another for that cat to play with. Any more than that and she’s a cat lady in training. If you are at the grocery store and the woman in front of you is loading 57 cans of cat food on the conveyer, run. I don’t care how hot she is, this will not end well. 4. None of her failed relationships was her fault. This is sign of someone who is stuck in the same destructive pattern and has no intention of changing any time soon. History will be doomed to repeat itself until she transforms into a cat lady (see #3). Cats always take the woman’s side when they talk to them, even male cats (if there is such a thing). 5. She talks about her ex. She’s not over him. You are not and can never be him, even if you wanted to be. Understand that this holds true even if all her mentions are negative. “He never took the trash out and he never paid attention to me, the big galoot.” 6. She over-reacts. because her petite filet came out medium instead of medium rare, what do you think she’s going to do when you forget your 3-1/2 month anniversary? Exactly! That’s a start. Don’t worry my brothers, we will get through this together. There is much ground to cover and we will do it one subject at a time.

Girls, here is my short list of clues that make me lace up the sneakers and run for the hills (if I ran, and if there were hills in Florida): 1. Over 40 and never married. Ok, here is my take on this...if he’s over 40 and the longest serious relationship with a woman he’s had is with his mother, well... something is definitely NOT right! A man that cannot commit is not a full grown adult. This guy potentially has more issues than Vogue. 2. He lives with his parents. Any man of a certain age, that supports himself, should be able to have his own place. Of course, there can be circumstances where moving back in with Mom and Dad is temporary, but BEWARE! Three to six months is temporary, over a year and Mom is packing his lunch again. 3. He’s still “just friends” with his SOs. We all have friends of the opposite sex, but

c’mon. Is there really a need to keep in constant/regular contact with your Significant Others? They say you can’t stay friends with the person that has seen your “O” face. I agree. Obviously there is unfinished business there, on one or both ends - or maybe even an agenda...(some women can be sneaky). This is never a good sign. 4. He is rude to the wait staff. Ugh! Why some people find it necessary to be rude to waiters, bartenders, valets, or anyone providing a service to them is simply beyond me! Common decency and being polite to everyone is just being a good human. And how long before he is rude to you? 5. He talks about his ex. Whether positive or negative, this is never good; EVER. She’s an ex for a reason - no matter who dumped whom. And who wants to hear about her anyway? Pffftttt! Moving, on... 6. He doesn’t call/text when he should. Okay...no one likes a stalker, but if he says he’s going to call/text and doesn’t, well that’s just a sign of things to come. This kind of behavior is coded in their DNA and will only get worse over time. Then one day he “will forget your 3 1/2 month anniversary*” and expect you not to over react ;) *see #6 on the guy’s Red Flags, LOL! This month, I was asked to speak at a symposium honoring Joe Riley, the legendary mayor of Charleston, S.C. who is retiring after 40 years of amazing leadership. The Urban Land Institute, which is organizing the tribute, asked me to think about why Delray succeeded. Here’s a list I came up with. There’s more, but this is a good primer.

Delray comes first, before personal agendas: Without a vision there’s a vacuum. Egos and personal agendas will fill the vacuum and knock you off track. Put the community’s needs first. 6. Big hairy audacious goals that are implemented: Ambitious aspirational cities win. But in order for that to happen, goals need to be put in the done box. 7. Investing in culture: Delray got this right with projects like Delray Center for the Arts, the Library and Arts Garage. Culture makes your city unique. 8. Partner with non profits: Team up with solid non-profits to meet critical community needs. Build each other’s capacities to serve people. 9. Try to improve race relations: Diversity is our strength. 10. Build on your assets: Make the most of your parks and public facilities. Delray understood that it always had great bones. 11. Understand how the pieces fit together: Downtown’s brand positively impacts the whole city, quality schools drive commerce, gaps hurt. 12. Understand that downtown is never done: Smart leaders wake up a little scared even when things are going right. Downtowns boom and bust, you have to keep iterating and working hard. The downtown is the heart, you should never ignore the heart of the community. 13. Walkability: A big part of the charm and what makes this city so different from neighbors. 14. Understand that design trumps density: Push for good design, sprawl is not your friend. 118 June 2015 | www.AtlanticAveMagazine.com

15. Strategic density allows for sustainability; yielding economic, social and environmental benefits. 16. Understand that density can give you some affordability: A sustainable community needs a variety of housing options and price range, especially product in the middle. 17. Know you need open space downtown: But that space should be active and designed for people (and pets). 18. Value public art. 19. Know that outcomes matter. Process has a role. But you have to deliver. Don’t let bureaucracy stifle results or innovation. 20. Empower an independent CRA to be innovative: A well-run CRA can be a game changer. It was in Delray. 21. Understand that the CRA is a valuable tool and teammate. 22. Flexible codes encourage investment. Rigid codes stifle innovation. 23. You can be flexible and business friendly but still have standards. 24. Dialogue matters. Input matters. Listening is critical. Tone matters. 25. Know there is a difference between making announcements and genuinely seeking input. 26. It’s a big city out there. And sadly the happy people don’t always show up: Effective leaders understand this. 27. It’s a job to do not to have: Effective leaders understand this. 28. Celebrate success. 29. Civility is important but it can be rare. You have to press ahead anyway. 30. Do what you think is right not what is politically expedient. 31. Real leaders don’t play dodge ball: Issues don’t magically go away, problems ignored fester. 32. Don’t fix what isn’t broken 33. Nothing is perfect. That’s ok.

34. The squeaky wheel shouldn’t take over the agenda. 35. Success is never final. 36. Failure is hardly ever fatal. 37. Cities can and must be entrepreneurial. 38. Always encourage civic pride. 39. People come and they go. Some are irreplaceable: life surely goes on, but people matter. If the right ones show up you succeed, if the wrong ones take over, you risk it all. 40. There’s a need for a woodshed. To remind leaders that they are stewards. 41. Stay focused on the big picture. 42. Let the manager manage. Let the department heads run their departments. Encourage them to work together. Hold everybody accountable, but accountability does not have to look like punishment. 43. “How may I help you” is superior to “I’m going to stop you”. 44. Promotions are important. Cities need to market and to have quality events. 45. Good special events are important. 46. Encourage people to serve. Get them involved. Keep them involved. Thank them for their involvement 47. Don’t create policy in a vacuum. Ask the end user or the impacted or the people you hope to benefit. 48. Put good people on city boards. 49. Elected officials serve us. We don’t serve them. 50. Complacency is a killer Bonus. Don’t major in the minor.
