EDITOR’SNOTE A research from industry experts has reported total deals for global construction and real estate industry is worth US$9.5 billion for December 2019. The value marked a decrease of 49.4% over the previous month and a drop of 40.7% when compared with the last 12-month average of US$16.6 billion. As we move further into year 2020, we are still plagued with all the lows from the previous year. This has spurred many industry players into action by looking at alternative options to improve the way they do business. Most recently, it has been highlighted that the construction industry is increasingly exploring the use of robots to speed up work and alleviate skills shortages – but where could this lead? MTC hits high note with expo success It was an all-round success for the Malaysian Timber Council as it chalked up sales of about RM140 million at its inaugural the Malaysian Wood Expo (MWE), which was held from 19 – 21 November 2019 at the Putra World Trade Centre, Kuala Lumpur. Jointly organised by MTC and Panels & Furniture Group, MWE is MTC’s first international expo to showcase both timber products and woodworking machinery under one roof. The threeday expo has attracted 135 renowned exhibitors from 22 countries and over 3,000 visitors. To boost business at MWE, MTC had organised two business matching sessions: ͻ The Overseas Suppliers-Malaysian Importers/Manufacturers Exchange Programme facilitated the augmentation of raw materials from nine countries. A total of 55 companies placed their orders worth of RM6.10 million of raw materials under this programme. ͻ The Incoming Buying Mission (IBM), conducted in collaboration with the Malaysia External Trade Development Corporation (MATRADE) and MTC’s regional offices, had generated an estimated sale of RM118.93 million. A total of 64 foreign buyers from 14 countries had over 470 meetings with 93 Malaysian suppliers during the IBM.

MTC also offered special incentives for the purchase of machinery under its Financial Incentive for Purchase of Machinery Programme (FIPM) as well as importation of raw materials under its Import Assistance Programme (IAP). A total of 86 Malaysian companies purchased machinery worth RM20.77 million. MWE was officiated by the Minister of Primary Industries YB Teresa Kok, who in her speech said: “I applaud MTC for organising this expo as it is a holistic exhibition which showcases not only products made from tropical hardwoods but also what we can do with temperate hardwoods and 6 Building & Investment | www.b-i.biz

softwoods. We can use these foreign timber species to produce furniture and other timber-based products which will increase the value of our exports. This will also reduce our reliance on local raw materials.” In addition, MTC had organised a series of pocket talks where industry experts shared their insights on market trends, e-trade, timber products and timber grading rules, among others. The Council also launched its e-guidebook titled Schedule of Maintenance for Timber in Construction on how to care and preserve timber-based materials used for construction purposes for both indoor and outdoor use.

Design Enhancement

B

efore being announced as the winner, I didn’t think I have the slightest chance of winning. So I am very relieved and satisfied that my hard work has paid off. The design proposal aims to further enhance the existing environment of The Palette through lifestyle features and quality of spaces. This is accomplished by applying specific sets of Design Principles, Design Elements and Design Components to create an identity unique to the Palette. Among the features proposed include the implementation of lush landscape to provide seamless connectivity between The Palette and the neighbouring park, while creating an illusion of the park ‘spilling over’ into the commercial area. Further, the existing site layout creates pocket spaces between the buildings that can be fully utilised with various design components while addressing the ‘Sustainability’ aspect of the competition, such as: 1) Louvers and green - Adding various trees, plants and louvers to provide shade for the building and other spaces. This will also reduce heat gain and can be part of the passive energy strategy for The Palette. 2) Ventilation - With The Palette comprising four individual buildings, this helps create natural ventilation pass through the buildings. The proposed design enhancement will further assist the wind flow to cool the spaces with the use of water elements and overhead shades. 3) Light - The design proposes the use of the light exterior paint colours, which can reflect sunlight to brighten up the spaces and consequently reduces the amount of energy used at the site. 4) Stormwater - The collection of rain water from the roof will be channelled through to water storage. The water collection can be used for cleaning and watering plants. 5) Cost - By implementing the proposed design enhancement, it will cost a lot less when compared to the cost of constructing a new building. The design is an addition to the original concept, with most items proposed seen as necessary to improve the existing site.

Kampung Hijau Play

W

e are truly delighted when our proposal was announced the 1st runner-up entry for the Paint The Town Green! Award. We have spent a lot of time brainstorming and fine-tuning our proposal, and we are happy that the panel of judges sees the

potential in our concept. For our proposal, “Kampung Hijau Play”, the idea was sparked when we were looking for a design approach that resonates with our local context. To this end, we find that the kampong community is a good precedent that carries local identity of caring, community-centric and sense of place. As Malaysians, most of us identify ‘kampong’ as a recollection of good memories – a place where families and friends would gather and celebrate various events, Through deeper research, we discovered that the approach of ‘kampong’ can be relatable, if not thrive to serve as an epitome of sustainable, green and community-friendly not just in architecture, but in many other ways. In our proposal, you will find numerous retailing journey/ pathways curated by themes – such as as Aromatic Street, Childhood Street and Insta-feeder Street – intertwined yet welcoming via multiple avenues or entrances along the way as we believe a good retail experience should include a mix of curated journey supplemented by freedom for roaming around. In addition, we proposed the use of locally sourced materials with low carbon footprint and suitable for our hot and humid climate. We found the perfect combination of integrating bamboo as a primary material and reused timber to form the framework of the design, and took a step further by proposing the use of recycled shipping containers as modular units that are cheap, durable and proportionate to the site. In order to cool down the indoor temperature, bamboo and timber will be bind and form an insulator that clad on the exterior of the container. This will not only preserved the spatial quality of the container, but also gives it the appearance of a timber house from the outside. There are much more to share, like how the identity of a ‘wakaf ’ has been translated and defined as the main attraction of the site, and the method of stacking the containers to form different programmes. We are truly inspired to find a way to represent our local identity of green architecture. That is how we envisioned our design to suit the competition.

Proposal Title The Green Nodes

W

e are honoured to be awarded the 2nd runnerup at the Paint The Town Green! Award. Thank you Platinum Victory and the panel of judges for recognising our hard work! The concept “The Green Nodes” is proposed with the objective to provide a green living space for the public to rest, play and even generate income. Most importantly, the proposal aims to develop a sense of environment responsibility among the patrons and vendors of The Palette. The proposal explores several possibilities to enhance existing architectural qualities of The Palette by way of creating activities and implementing creative placemaking at the void spaces in between the buildings within the commercial hub. For this purpose, the layout of The Palette is divided into three zones: Zone A - The Breathable Centre (Courtyard) The courtyard will serve as the ‘green lungs’ of The Palette. To achieve this goal, we proposed planting more greens in both vertical and horizontal parts of the buildings. The lush greenscape adds to the feeling of serenity at the commercial hub, and to help reduce the smells and noises from the surroundings. Further, the pocket green wall techniques can be implemented to purify the air quality, reduce noises from the surroundings and to manage the quality of water. Zone B - The Play Alley The making of The Play Alley involves a play of vibrant colours along a walkway that is connected to several vertical structures. The colours can act as ‘a compass’, providing directions to recreational spots within The Play Alley namely The Colour Clouds and the Basket On The Wall. Zone C – The Pocket Park The Pocket Park is to be located near the portal of AEON BiG with the intention to create a stop station or a park for children to play while parents shop at the hypermarket. At this zone, it is proposed using innovative of permeable surface to exchange the traditional drainage system into the geotextile surface and a softscape as an indicator to absorb the natural water during precipitation. On the aspect of Financial and Worthiness, the social Green Nodes can be divided into two categories, which are activities

available on weekdays and on weekends. During the weekdays, there will be a rest and relax space at The Breathable Centre (Zone A), a play space at The Play Alley (Zone B) and a sitting area at The Pocket Park (Zone C). On the weekends, Zone A and Zone B can be used as a market, bazaar or any activity that can help the public generate income and to be rented out for community events.

he proposal “The Lively Hub” focuses on three keywords – family-friendly, attraction point and easy installation. “Colours” and “curves” are used as the main theme for the design concept to attract families, which is seen as the highly likely potential customer base for The Palette. “The Lively Hub” proposed dividing the commercial site into multiple zones. For instance, a kids’ playground is placed in a zone at the center of the Central Courtyard that also housed a bazaar/kiosk area and seating spaces on both sides of the courtyard, with one side containing a semi-outdoor event stage. The bazaar/kiosk area is proposed to attract more young consumers who are fond of events as weekend bazaar, flea market etc. Contrasting yet harmony colours will be used on curvy timber panels to further enhance the overly lively ambience to attract the attention of visitors to the site. The curvy panels will also serve as partitions to separate (just slightly) the various zones. The irregular circular openings will be designed to provide visual connections for visitors. All the elements proposed in “The Lively Hub” can be easily installed and uninstalled to make way for future planning intended at the Central Courtyard. These elements will be prefabricated and transported to site, which can help reduce waste and pollutions at the site. The only major element for the proposed design will be timber, which is commonly found and used in Malaysia, and it is known as the world’s most environmentally friendly building product. The proposal is intended as “minimum effort, maximum impact” – it is hoped that the simple yet thoughtfully crafted design can still make a big impact to The Palette, and this is what “The Lively Hub” all about. The Wooden Crates Pavilion

F

or The Palette, we envisaged a pavilion that narrates a wide range of sustainability issues such as: • Reducing heat island effect; • Reducing land-clearing farming, promoting ‘Farm- to-Fork’ route to reduce food carbon footprint; • Repurpose wooden crates; • Recycle plastic water containers.

The proposed pavilion is a hybrid of a shaded outdoor social space, a vertical farm and an urban art installation built from repurposed wooden crates and recycled plastic water containers. We have selected a landscape area situated at the south-east side of The Palette as the ideal site, which strategically link the Danau Kota Lake to the commercial development. We proposed a pavilion with a series of arches to occupy part of the landscape area to frame the link between the lake and The Palette. On a grander scale, with tiny footprint, these modular farms can be easily replicated along the sidewalks or landscape pockets in the

cities to serve nearby residents or shops; this will not only provide more shaded areas but create more ‘Farm-to-Fork’ routes that are incorporated into the food supply system of the cities. In addition, these modular arches can add an Instagram-friendly urban art element to the cities while promoting the repurposing of wooden crates and plastic water containers in a big way.

O

ur proposal is titled ‘Converge’, which is a synonym to the ‘merge’, in line with the objective to merge people with nature through a design concept that combines different elements to form something new and unique for The Palette. Overall, ‘Converge’ aims to breathe new life to The Palette while offering a new Instagramworthy place of interest for visitors. The concept ‘God’s Art vs Human’s Art’ is proposed to depict two elements that are different but related to one another – human’s art inspired by God’s creation. With design intentions of the competition comprising sustainability, enhancing social interaction, creativity, cost efficiency and practicality, ‘Converge’ proposes facade treatment, landscaping and interior that can enhance social interaction while providing a place for people to creatively express their definition of art on the ‘skin’ of the buildings. Through the use of materials that are recyclable, therefore making it cost efficient as well, The Palette will then serve as a space where community can gather and be creative together. The concept of ‘a chameleon’ is applied to the buildings’ facades where the skin camouflages, and will consist of palettes that are rotatable 360 degrees with two different surfaces, either transparent or opaque, with another surface is covered with artists’ artworks. Further, the buildings’ facades can function as wind harvesting facades as well as manually act as shading devices. The Palette’s landscaping features lush greenery and outdoor open spaces such as a central courtyard, a memory lane market and a rainforest vortex for visitors to come together and socialise. The merging of façade and landscaping proposed truly reflects the concept ‘God’s Art vs Human’s Art’. Interior spaces proposed include F&B and co-working spaces, to which the style Brutalism will be implemented where the materials and finishing are very raw, therefore is cost efficient. t’s an honour to be recognised as one of the Top10 Winners for the Paint The Town Green! Award. We are very thankful for this achievement and we look forward to entering and winning more design competitions so we can continue make everyone proud of us. Our proposed design concept puts an emphasis on “better quality of life”, built together by the community for the community by means of improving the way they live and work. Today, the public realm should be used to create social dynamics; ‘togetherness’ is key to the success of this project as it makes us stronger and gives us force. In an effort to reduce the brick-andmortar footprint of The Palette, the design concept intended to transform the commercial development into a green haven. This is achieved with the use of colourful recycle and reusable materials to create sculptures as well as indoor and outdoor furniture. The open spaces, back lanes, corridor pathways will also be re-purposed into attractive areas that are Instagram-friendly, boost social interaction and learning as well as providing new places for relaxation and gathering. In addition, these places can be used to host various activities and events related to 5R learning or to showcase the artworks of local artists. Elements related to the required criteria of the design competition – namely sustainability, originality, creativity and innovative, practicality, financial and worthiness – are taken into consideration and applied into the design concept proposed for The Palette. This experience has definitely encouraged me to work harder and improve myself. Shopping malls are considered one of the buildings that contribute the most negative impacts to the environment for their energy and water consumption, which generate high volumes of wastewater and greenhouse gasses that are harmful to our planet. The proposed design concept is called , which is a short form for Rain Water Cycle, inspired by the natural water cycle and the usage of rainwater. aims to reduce water consumption in shopping malls and to educate visitors on the culture of recycling rainwater to save water and decrease wastewater production. makes full use of rainwater, which will be collected at a water fountain area before being pumped into three areas at The Palette, namely the rainwater garden, a water feature and the fish pond. Leftover rainwater will be pumped up to the rooftop to be use in the next cycle. will not only fulfil and meet the sustainability requirements set by the developer, but also create a fun, exciting and comfortable environment for visitors at The Palette. Pallets For The Palette

I

t feels great to be awarded as one of the Top 10 Winners. For the design competition, my proposal ‘Pallets for The Palette’ offers several solutions based on site context and scenario of the commercial hub.

Building Orientation The central courtyard including a majority of the retail façades are orientated towards east and west culminating in higher heat gain. The design proposed the use of shading device to reduce solar radiation entering the indoor spaces, which consequently reduce energy consumption in the buildings. Materials Selection With AEON BiG hypermarket being part of The Palette, the proposal envisaged a closed-loop solution with wooden pallets as the main material for the modular shading device. This design solution also engages the tenants to create a sustainable relationship with The Palette whereby wooden pallets from their outlets can be reused and repurposed to create a more vibrant space within the commercial hub. With their sponsorship, the wooden pallets can be tagged with their outlets or be used to advertise their products. This will reduce the cost of the construction significantly while creating a win-win situation in the commercial hub. Three added values: • Sun shading device and green wall With most shops facing east and west, the facade would enable a reduction in heat gain in the interior spaces of the shops. 22 Building & Investment  | www.b-i.biz

Proposal Title Bamboo Town

T

he proposal, ‘Bamboo Town’, is based on the material of choice for The Palette – Bamboo. Bamboo symbolises vitality and life, and well-known for its healing properties such as reducing stress. The nodes of a bamboo culm are also symbolic; in this case, they represent the various high-rise developments of Platinum Victory that have become the beating heart of the urban city. ‘Bamboo Town’ is proposed to create a new place of attraction in Setapak. Bamboo-made structures are seldom seen in Kuala Lumpur, as compared to timber, so this can be the element of attraction for the community and visitors of The Palette. ‘Bamboo Town’ will help create an environment suitable for human and nature, provides an opportunity for people living in the city to have more contact with nature and be more appreciative of its beauty. Further, the proposed concept sets to showcase environmental harmony created by merging architecture and nature in a single setting, while creating different experience in each area of The Palette by blurring the line between indoor and outdoor environment. REFUSE The concept proposed to minimise or omit the use of metal and steel for the commercial hub; metal and steel are cold and less emotion, and the extraction process of these materials can cause water and soil pollutions. Further, continuous extractions of these materials can also cause natural resources to deplete quickly. REDUCE The concept aims to reduce the use of materials that cannot be recycled like broken glass, plastic and PVC, decrease wastage of building materials and lower cost of construction. REUSE The main material, Bamboo, can be reused after disassembling such as to build small furniture. The bamboo can also be reused as bamboo charcoal. REPURPOSE Bamboo, being flexible in shape and form, can be repurposed for exterior façade, interior design and pavilion. It can also serve multiple construction methods and easy to be built. latinum Victory’s foray into the property industry began in the late 90s, and today, it is recognised as one of the most soughtafter developers in Kuala Lumpur for its practical and reasonable residential and commercial developments. Platinum Victory is renowned for its high-rise projects and has delivered more than 10,000 houses and shoplots to date. Platinum Victory made headlines once again for the successful conclusion

of the Paint The Town Green! Award design competition for The Palette by Platinum Victory, a 7.4-acre lakefront commercial and social space in Setapak. The competition saw over 150 submissions received from 14 June to 30 September 2019, of which the top 10 designs were awarded at a recent prize presentation ceremony. B&I met with Michael Gibert, Creative Director of Arkilab; Iko In, founder of IN Publishers; Owen Tan, DirectorDeco Sales of Kansai Paint Malaysia, Nur Maihan Muhammad, Landscape Architect

B&I:  Congratulations on the successful conclusion of the Paint The Town Green! Award. Firstly, what are your thoughts on the overall response for the competition and the top 10 designs awarded at the prize-giving ceremony? Gan Yee Hin:  Overall, we have received very good response for this competition. The submissions that came in showcased a wide variety of design approaches, from minimalist to high-end, so it took a lot of 24 Building & Investment  | www.b-i.biz


time and many discussions with the judging panel to determine the best designs for The Palette, and we are proud to say that the top 10 designs meet our (Platinum Victory) expectation. Michael Gibert:  Most submissions addressed The Palette directly by way of proposing numerous solutions that could improve the development, which has already been built, but some were not up to the mark. The grand prize winner Zulhazman answered all the criteria in his winning design, which showcased minor intervention to the existing building and yet can result in major improvement to the existing scheme. B&I:  What are the areas of focus for the design competition? Can you walk us through the judging process? Owen Tan:  The design competition focuses on three aspects namely interior design, landscape and architecture. The participants are judged not only on their design and concept but also on how they address the five elements of ‘Sustainability’, which are Originality, Creativity & Innovativeness, Colour, Practicality and Financial & Worthiness. Iko In:  The judging process was carried in several stages; firstly, we trimmed down the bulk to 30 submissions for the judges’ presentation before deciding on the winning design. A sharing session was also conducted to give the shortlisted participants a chance to meet the developer

and the judges to iron out the details that can further improve their designs before the presentation. Nur Maihan:  The participants competing in the Paint The Town Green! Award are from various backgrounds – some are students, designers, architects and etc – and this is reflected in the designs we’ve received. There are participants who focused on using only one design element or just a section of the development while some proposed designs that may work in theory but are not practical in reality. So during the judging process, we looked for designs that not only meet the required criteria but also paid attention to the space composition of the whole development, both indoor and outdoor. B&I:  The design competition puts a strong emphasis on ‘Sustainability’. Why is this so? Gan Yee Hin:  Unlike other commercial developments, The Palette is designed to become an ecosystem for the township where the community can gather, learn and grow in a lush green setting that enables them to reconnect with nature. When people hear the word ‘Sustainability’, it is always interpreted as creating something that will sustain for a long period of time. What Platinum Victory is trying to promote is ‘sustainable living’ by creating a place (The Palette) that can educate the community on how to preserve and protect the environment. The winning design by Zulhazman is the closest to the concept we have in mind; he used a minimalist approach that is packed with sustainable solutions that we are looking for, and more, for the project. B&I:  In your opinion, what do you think of open design competitions like Paint The Town Green! Award? Iko In:  Whenever a developer decides on a new project, the usual scenario would be to consult an architect or a designer that they are familiar with through past collaborations or by reputation. By organising open design competitions, the developer can have a fresh perspective on the project and make it more marketable. For non-professionals like students, on the other hand, it is a good platform to showcase their talents and creativity in design. Some students may have a lot of ideas but in need of guidance from experts to realise them.

Michael Gibert:  Generally speaking, I would say it’s great as open design competitions create awareness at all levels across industries. For developers, it offers a potential alternative to what they are currently doing and thus staying ahead of the competition; there are more awareness on what the younger generation of the industries can bring to the table; and for the community at large, it gives a glimpse on what is up and coming in their township and it also initiates innovative responses to critical situations that needed be addressed immediately. The notion of painting the town green which is underlying the principles of

sustainability are regularly discussed but in reality not being addressed as much. For this competition, however, it has been beneficial for all involved as we get to see what the new generation thinks regarding the ‘sustainability’ theme. The developer can self-reflect and inject some of the proposed innovative ideas to their project and for the judges, who are professionals in their respective fields of the building industry, it allows us to think further about what we do on a daily basis and areas we can improve on. So, I would say it is a win-win situation that should happen more often as it encourages that relationship with all different parties.

IN TALK WITH MDM NOOR AFIFAH ABDUL RAZAK The Deputy Secretary-General (Energy) of MESTECC shares insights on Malaysia’s energy landscape, the Ministry’s initiatives in driving the sector forward and National Energy Awards

I

n today’s era, energy is at the heart of development; we use various forms of energy to build our cities that in turn provide goods, jobs and homes. However, our energy choices and consumption have an impact on the environment. Case in point, during the period of 1990 to 2016, more than 90% of electricity generated for Peninsular Malaysia was attained from fossil fuel. While the oil and gas industry contributed greatly to Malaysia’s energy sector and the economy as a whole, approximately 20% to the country’s GDP in recent years, the downstream and upstream activities of the industry have greatly impacted our environment such as marine pollution and gas emissions. Further, advances in living standards and the economic development saw an increased demand for electricity that consequently led to the increase in carbon emissions as more gas and coal have to be burnt to meet demand. Today, nations across the globe are exploring alternative energy sources in their pursuit of social and economic development. Malaysia is also on track to follow suit with government ministries like the Ministry of Energy, Science, Technology, Environment and Climate Change (MESTECC) taking the lead in transforming the country’s energy landscape. The Ministry focuses in three main areas namely wealth creations through Science & Technology; environmental pollution-free and resistance to climate; and creating a green & efficient energy sector by increasing the percentage from 2% - 20% of renewable energy for electricity generation, improve the national energy efficiency as well as the efficiency and transparency of the energy market to ensure the best tariffs for energy consumers. In accomplishing the tasks at hand, MESTECC has launched 73 initiatives to date of which 20 are dedicated to the energy sector. B&I met with MESTECC’s Deputy Secretary-General (Energy) Mdm Noor Afifah Abdul Razak to learn more about the Ministry’s initiatives to transform the country’s energy landscape. B&I: For the benefit of our readers, can you give us a brief overview on Malaysia’s energy sector today? Mdm Noor Afifah: To put it into correct perspective, although MESTECC has the word “energy” in its name, its mandate is only limited to the planning and development of the electricity supply sector. Therefore MESTECC’s is focused in ensuring continuous supply of electricity for the country, and not the energy sector as a whole. Malaysia’s electricity planning looks at three elements of the ‘energy trilemma’ – reliability, sustainability and affordability.

This is a challenge for the Ministry as it is an intricate balancing act to ensure that the country has a reliable supply of electricity, and to make electricity affordable for the people by offering it at a competitive price. On the element of sustainability, the Ministry has to ensure the gas emissions from power generation are manageable and to meet our target under the Paris Agreement. So that’s the overall scenario of the energy sector. In addressing the ‘energy trilemma’, we have set aside a target of 20% Renewable Energy and 8% Energy Savings by 2025 for the country. We have a lot of programmes in the pipeline including giving out quota for RE in solar and non-solar to help us reach these targets, all of which will be announced by Minister Yeo Bee Yin very soon. B&I: Energy efficiency (EE) and renewable energy (RE) are the main components to establish a sustainable energy platform in Malaysia. What benefits do companies reap from being involved in sustainable energy? Mdm Noor Afifah: Sustainable energy can actually bring many different benefits for companies across all industries. For example, under the Net Energy Metering (NEM) programme organised by Sustainable Development Authority Malaysia (SEDA), the companies are able to install solar PV system to generate electricity for their own use and thus reduce their monthly electricity bill, as well as selling the excess solar energy back to Tenaga Nasional (TNB). The participating companies can invest on their own solar PV system or opt for solar leasing where they pay a lower electricity tariff. The NEM programme has attracted many companies, so we are limiting the quota to 500MW until end of 2020 on a first come first served basis. MESTECC has also established the Energy Performance Contracting Fund (EPC Fund) to spur the nascent energy efficiency service industry. A fund of RM200 million provided by Malaysia Debt Ventures Berhad (MDV) together with the credit guarantee support contributed by the Ministry. In addition, funds amounting to RM5.8 million have been injected to reprofile the financing rate to 7.0% per annum and thus enhance the attractiveness of this financing package. This initiative will be a catalyst for ESCO development and will create a business ecosystem for the energy services industry that is expected to grow based on market-based mechanisms. B&I: MESTECC has recently organised the second edition of the National Energy Award in part of its initiative to promote

ONE ON ONE the usage of sustainable energy. Can you tell us more about NEA? Mdm Noor Afifah: The National Energy Awards is an annual recognition to acknowledge outstanding achievements and best practices in driving the country’s sustainable energy sector. The objectives of NEA include: • To give national recognition to any organisations who have made systematic and serious attempts for efficient utilization and conservation of energy in Malaysia during the years preceding the awards; • To promote and disseminate best practices in energy efficiency (EE) and renewable energy (RE) projects in Malaysia; Further, NEA serves as a platform to identify the “best-of-thebest” among sustainable energy adopters in Malaysia who will then represent the country at the ASEAN Energy Awards, which is Southeast Asia’s highest reward for excellence in the field of energy. B&I: In your opinion, why are industry awards such as NEA important for industry’s professionals? Mdm Noor Afifah: Industry awards like NEA are important as they encourage all sectors to be proactive by way of adopting and implementing industry best practices that enhance business growth. NEA promotes EE and RE as well as other energy sources, thus contributing towards attaining objectives of national energy policies. Through this promotion and awareness, we hope the public will understand and appreciate the importance of EE and RE. B&I: Participants of NEA competed in 2 categories – Energy Efficiency and Renewable Energy. Any particular reason why NEA focuses only on EE and RE? Mdm Noor Afifah: The Awards focuses on EE and RE because

both give a big overall impact to the environment and reduced the greenhouse gas emissions. These areas also bring other advantages and opportunities ranging from environmental to socio-economic. B&I: Moving forward to the next edition, what can industry players look forward to in the upcoming NEA 2020? Mdm Noor Afifah: For NEA 2020, we intend to retain “Energy Efficiency” and “Renewable Energy” as the two main categories of the Awards but with a slight addition. For instance, under Category 1: Energy Efficiency – Retrofitted Building, the committee is exploring on adding a subcategory to recognise Energy Performance Contracting (EPC) projects. The concept of EPC focuses on improving energy efficiency practices in government buildings, which has proven to be effective and successful in many countries. The programme will be implemented by Energy Service Companies (ESCO); it does not involve any investment from the government, instead it is a public-private partnership where the upfront capital costs will be borne entirely by ESCO and all savings gained after the contract ends will be accrue solely to the building owners. Therefore, this will be a special category to recognise these projects and indirectly ESCO as well. The committee is also considering in introducing subcategories exclusively for IPTs and Financial Institutions. We hope this will encourage more IPTs in adopting and implementing sustainable energy practices in all their development projects, and of course, to reward financial institutions that provide access to financing of sustainable or green-related projects in the country. B&I: Being the Chairperson of NEA Technical Committee, what do you think of the submissions received for NEA 2019? Mdm Noor Afifah: NEA 2019 received overwhelming response of 155 applications with the final submission of 77 participants in the 2 categories namely energy efficiency buildings, energy management and renewable energy. This is an increase of 15% from 2018 and is indeed encouraging as it demonstrates the growing commitment and confidence of businesses and institutions in Malaysia in adopting sustainable practices in their operations. With the winners of NEA will automatically represent Malaysia at the ASEAN Energy Awards, we can also see the impact of NEA as Malaysia organisations or projects won 11 awards in 2018 and 16 awards in 2019 of this regional ASEAN Energy Awards. B&I: Moving forward, what do you hope to see accomplished in the next edition of NEA? Mdm Noor Afifah: We have seen an astounding 38% increase of applicants since the inception of NEA and of course, we like to see more participants in the coming editions. We would also like to see more participation from companies that have received grants under the Energy Audit Conditional Grant. A total of 217 grants have been given to industrial and

commercial companies to carry out energy audits and implement energy measures in their facilities. The Ministry has also embarked on EE practices; we have retrofitted our buildings with LED lightings, installed motion sensors to control ambient lighting in all rooms. It also provides the opportunity for daylighting, rainwater harvesting and the production of solar energy. In addressing the issue of the hot and humid weather in Malaysia, the technical aspects of the project design are focused on minimising energy expenditure. For instance, clerestory windows and fibreglass skylights are installed to diffuse sunlight, thus allowing ample daylight for day-to-day operations to progress minus the presence of artificial light. A solar grid is also installed to utilise the abundant of sunshine and allows the building to generate a positive energy surplus. The roof design responds to the high amount of rainfall annually. Fibreglass louvres are custom designed to withstand monsoon showers and Syfonic systems harvest rainwater efficiently supplying a grey-water recycling system for washrooms and industrial washing. In addition, The 12 Waves housed a wide selection of facilities and amenities including office space, a strolling garden, restaurants and cafes, a spa and fitness centre, convenience shops and a trucker’s lounge. It also features the recently completed Japanese Garden that stretches approximately 600 metres around the site. Designed by a leading Japanese landscape designer, it offers workers, students, visitors and locals an opportunity to come together and mingle in this reflective and meditative landscape. INDUSTRY RECOGNITION Since its completion, The 12 Waves, One Auto Hub, has received numerous industry recognitions. Most recently, the project has won the Fiabci-Malaysia Property Award 2019 (MPA 2019) in the Industrial category. FIORENTINA FOOTBALL CLUB STADIUM

T

he Stadio Artemio Franchi, the current stadium of Fiorentina Football Club (ACF Fiorentina) in Fiorentina, Italy, is a building of historical and artistic interest, built between 1930 and 1932. ACF Fiorentina was bought earlier 2019 by an American-Italian businessman Rocco Commisso, who has expressed his desire to build a new modern sports infrastructure as one of the strategic pillars of the football club. In the public debate on the future of the old stadium, Pierattelli Architetture has proposed a new football stadium with an accompanying masterplan aimed at regenerating the Novoli district, an expansion area in the north-west of Florence. DEVELOPMENT COMPOSITION The stadium proposed by Pierattelli Architetture stands out for its special, almost organic silhouette, and its curved steel surface with rhomboidal metal mesh design. The colours of the surfaces are those of the ACF Fiorentina – purple, white and red – with a slight transparency that allows a glimpse of the distinctive elements of the stadium even from the outside. The coloured mosaic is initially characterised by a strong predominance of purple, up to the roof where white prevails; viewed from overhead, the entire structure brings to mind an enormous flower. With its perimeter of about 600 metres, a maximum width of over 200 metres and a maximum length of over 150 metres, the stadium has a capacity of 40,000 seats. The height of the

structure varies from 30 – 40metres; the highest part, which overlooks the grandstands, is located in front of the new entrance and is designed to accommodate the journalists’ grandstand. In addition, the stadium will have 16 different entrances with panoramic stairways and lifts; four are equipped with turnstiles for sports events and are therefore usable exclusively during such events. The main entrances, located on the main axes, allow access to a double-volume ring at ground floor level that runs along the entire length of the floor and channels the flow of people into the different areas. The project includes facilities that are always open to the public such as the double volume shopping mall and the restaurant with panoramic terrace. An area at the centre of the second ring is dedicated to VIP grandstands, 10 skyboxes of 16m2 each and four equipped meeting rooms for market or executive summits. This area is accessed exclusively from the panoramic stairways to the north. The last ring dominates the entire stadium and to point up the gap between the stands and the roof, does not house services, but only the dividers and columns that support the internal structure. The underground part of the stadium will house a variety of facilities including a swimming pool, a warm-up area and a wellness centre, changing rooms for stewards as well as a large hospitality area from which the press room, skybox areas, VIP grandstands and toilets can be accessed. THE NEW MASTERPLAN Pierattelli’s plan would see the new stadium built in Novoli’s Mercafir area, the Florence fruit and vegetable market, and includes the redevelopment of the district and its road network. Down the long sides of the project area, it was decided to create four artificial hills to mark the boundaries of the area, while at the same time providing a new green lung for the city. Architect Massimo Pierattelli, in a statement, said: “The new stadium project certainly provides a unique opportunity for Florence, for rethinking the relationship between the building, its functions and the city, adding new meaning to the structure and creating added value for citizens, as well as for the fans.” The new stadium designed by Pierattelli Architetture is therefore not only grafted on the existing urban fabric, but becomes part of a new vision of the city, able to combine different functions and leaving areas that are active all year round as a legacy. This is a holistic vision of the relationship between architecture, urban planning and social life, able to optimize the relationship between city life and sports. FIRE SAFETY MANAGEMENT OF HIGH-RISE BUILDINGS

I

n the last two decades, many developers within the construction industry have resorted to building skywards due to scarcity of land, high land prices and rapid population growth in urban areas. While there are various types of high-rise buildings, buildings with sleeping occupancy pose the highest risk - human senses are lower while we are asleep, and not to mention when the building occupants include those who are under medication or influence of alcohol. For sleeping occupancy, it can be divided into two categories: • Those who are familiar with the layout of their environment e.g. high-rise residential apartments or condominiums, dormitories, hostels, etc. • Those who are not familiar with the layout of their environment e.g. hotels, serviced apartments, AirBnB, etc. Irrespective of occupancy categories, high-rise buildings with sleeping occupancy have higher life safety risks as compared to buildings without overnight sleeping facilities like office towers, shopping complexes, places of worship, factories and plants, 40 Building & Investment  | www.b-i.biz

warehouses and storage facilities, schools and institutions. Be that as it may, it does not mean that other types of building occupancy have lower fire risks; case in points, buildings with special occupancy and/or have overnight sleeping facilities such as hospitals, retiree homes, orphanage homes, disabled care centre, etc. also pose higher life safety risks due to mobility issues of occupants. HIGH-RISE BUILDING FIRE INCIDENTS It has been two years since the Grenfell Tower disaster and yet the incident is still fresh in our minds to this day. It was just passed midnight when a fire broke out in a fourth-floor apartment, which quickly spread up the external claddings and engulfed the entire 25-floor residential tower. It became known as the worst inferno ever experienced by the people of Britain since the Great Fire of London. While it is believed that many occupants were awake at the time of the fire – it would have been catastrophic if the incident had occurred in the early hours of the morning when all occupants are sound asleep – however due to rapid fire propagation, the occupants were confronted with heavy smoke that have filled the lobby and single fire escape staircase, forcing them back into their apartments

and waited to be rescued by firefighters that came too late. Many victims were overcome by toxic gases from external cladding polyethylene insulation materials. Ferocious fire broke all windows and spread through most of the apartments above 4th floor. The fire incident that occurred in a student accommodation building at the University of Bolton in Manchester on 16th November 2019 further emphasizes the fire risks involving buildings with sleeping occupancy, even though the building is below 18m in height. On that fateful night, a fire broke out on the upper floors of the building and by the time the firefighters arrived on site, the top two floors have been completely destroyed and two students were reported missing. An investigation was carried out and initial findings outlined several hazards of modern human behaviour and a weakness in the building’s fire protection system. The fire protection system had detected the initial source of fire and raised audio alarm signals, but was ignored due to frequent false alarms occurred before. Upon discovering the fire, many students have stayed to observe while taking pictures and video until the heat from the fire forced them to leave the scene. This has become a common behaviour of modern-day building occupants who are more interested in being the first to post such incident on social media rather than evacuating on first alert. Valuable RSET (requires safe evacuation time) may be compromised when the occupants choose to stay around the fire scene, which in turn can cause obstruction to firefighters from carrying out their duties. They may also be contaminated with cancer induced carcinogen smoke particles. In high-rise residential buildings exceeding 30 storeys, the fire escape staircases for mass evacuation may not be conducive for occupants with physical and/or fitness limitations such as senior citizens, children, pregnant women, people who are obese, people with disabilities and etc. Special groups of occupants need to be identified and evacuate separately with the help of ERT and firefighters. For super high-rise buildings, due to the physical limits of human to descend great height continuously without rest, refuge floor concept could be introduced to ensure smooth mass evacuation. There are many advantages of having a refuge floor, which is now practiced in several Asian countries. FIRE SAFETY MANAGEMENT FOR HIGH-RISE BUILDINGS Fire safety management is crucial for high-rise buildings and super high-rise structures on account of high occupancy density, especially those featuring city-in-city architectural designs with mixed occupancy risks. Over the past decade, there have been several gas explosion incidents in these city-in-city designed buildings, which is an added threat on top of the inherent risks associated with fires. For fire safety management of high-rise buildings and super high-rise structures, emphasis should be placed in the following areas: 1. Fire Certificate High-rise buildings under designated premises are required to apply for Fire Certificate complying with Fire Regulation under Fire Services Act 1988 (Act 341), an Act that is to make necessary provision for the effective and efficient functioning of the Fire and Rescue Department Malaysia for the protection of persons and property from fire risks and for purposes connected. ensure and maintain all fire protection measures, provisions, systems in working order. Fire Certificates will be issued based on self-declaration of building owners that all fire protection systems are in operation. After the buildings are handed over and occupied, building owners or management corporates are entrusted with the task of ensuring all occupants’ safety, before the arrival of local firefighters. Building owners are to ensure that all active and passive fire protection systems are in full working condition to be able to cope with fire incidents within the premises. They also need to set up their own ERT (Emergency Response Team) as first responder while waiting for the arrival of firefighters. All fire protection systems need to be maintained by certified and competent fire protection technicians/engineers following the schedule listed in respective Malaysian Standards and any other requirements in accordance to fire regulations. 2. Active Fire Protection Systems All active fire protection systems need to be maintained in full working order, e.g. pumpsets, firefighting water tank, batteries for essential fire protection systems, hydrant hose, hydrant cabinet and hydrant, hose reel, wet riser landing valve, breeching inlets, sprinkler installation valves, portable fire extinguishers, clean agent cylinder medium, smoke/heat detectors, audio and visual alarm units, pump room fittings, fire alarm panels, pumpset starter panels, firemen intercom system, CMS, smoke control system, pressurization system, etc. 3. Passive Fire Protection Systems Passive fire protection design needs to comply with UBBL requirements and passive fire protection systems in line with changes in fire risk, occupancy risks and hazards. Fire compartmentation is crucial in containing fires at the source of origin to enable safe evacuation of occupants. Fire rated dry wall partition, fire stopping in sealing up of UPVC pipe, electrical cables, trunkings passing through compartment walls and floors as well as fire resistant doors all need to be maintained in functional order. A fire resistant doorset – which functions to maintain the integrity of compartment / separating walls but subject to wear and tear over time – needs to be consistently checked and maintained if necessary. For high-rise buildings, the entire smoke free integrity of a fire escape staircase is maintained by fire resistant doorsets on each floor during mass evacuation. Failure of fire resistant doorsets will have grave consequences for occupants should smoke or fire seeped into the fire escape staircase during evacuation. Other passive fire protection designs and systems include fire escape staircase, egress route design, smoke lobby, fire damper, firefighter access lobby, fire appliances access, ‘KELUAR’ signs, emergency lightings, warning signage, etc. Passive fire protection design and system are crucial to prevent fire propagation. 4. Emergency Response Planning and Management High-rise/super highrise building management shall consist of a well-trained, qualified and competent fire safety manager, fire safety engineers and fire safety technicians to safeguard the lives of the building occupants. In addition, the building should be equipped with ERP (Emergency Response Planning), ERM (Emergency Response Management) and ERT (Emergency Response Team). Fire safety briefings should be conducted annually to prepare new building occupants for any emergencies. The management should also liaise with the local fire station and conduct annual evacuation drills for firefighters to be familiar with the layout of building including its in-house firefighting system and equipment. ERT members should be sent for practical firefighting training so they will be first responders in handling fire incidents at the early stage without developing into a full-scale inferno.

5. Mass/Phase Evacuation Programme A mass/phase evacuation programme needs to be developed, drilled and fine-tuned with a floor marshal system as well as assembly points established and clearly marked with signboards. It should not be near the main roads or area of high hazards. All evacuations by lifts must be manned and supervised by ERT with crowd control. People with disabilities should be identified (including visitors) in advance and evacuate separately through secured evacuation lifts. The above topics are not exhaustive. It will be good for building owners to also look into house-keeping programme and develop fire safety awareness program/culture.

here is much hue and cry over global warming and climate change worldwide that the United Nations General Assembly was compelled to set a list of Sustainable Development Goals in the year 2015 to be achieved by the year 2030. In Singapore, sustainable development is part and parcel of its bid to become a smart nation. The country intends to reduce its emissions intensity by 36% (from 2005 levels) by 2030, and make bigger efforts to combat climate change with new opportunities like sustainable energy and clean technology. There is also a national aspiration for all buildings in Singapore to be able to achieve Super Low Energy (SLE) and to accelerate the development of zero energy buildings in the tropics. The TV Wall Feature is crafted in one of Moss Living’s signature designs, Mother of Pearl Overlapping Blocks, made with smoked and natural finish Mother of Pearl shells. The decorative panels, in custom size 70cm × 70cm, are intricately handcrafted piece by piece to create the wall feature. Mother of Pearl is the material of choice for their durability and beauty to create the desired bejewelled impression for the wall feature. Starburst is another signature design selected for the project. Decorative panels made with a combination of Mother of

Pearl and aluminium (size 30cm × 30cm) are used to create a one-of-its-kind seethrough wall divider that partially hides the staircase leading to the second floor. Similar decorative panels are also used for the recessed section of cabinetry works near the entrance of the home. A wall feature created in medium cracked design with smoked textured Black Pearl becomes the main focal point in the dining area. The design helps reflect light throughout the area, while the overall wall feature matched the contemporary décor of the home. Kuala Lumpur’s latest landmark showcases a unique blend of iconic architecture, state-of-the-art sports facilities and COLORBOND® steel

e need places for various reasons such as to live, to work, to eat and etc. Architects are responsible for designing these places by developing and transforming architectural concepts into reality. However, architecture is more than just designing beautiful structures; the buildings must also be functional, safe and capable to suit the needs of the people who use them – these formed part of Kun Lim Architect’s design principles when the architecture firm was approached by SkyWorld Development Group, in a joint venture with Kuala Lumpur City Hall (DBKL), to craft the masterplan for SkyArena at Setapak, Kuala Lumpur. Billed as “Kuala Lumpur’s first vertical community that puts wellness at the centre of everything we do”, SkyArena is a 28-acre

integrated mixed development comprising high-rise residential towers, a boutique hotel, flexible SOHOs and retail outlets. The largest component and centrepiece of the development is the SkyArena Sports Complex that covers 9.4 acres of land, which is poised to be the city’s largest, upon its completion in February 2020. WELLNESS-INSPIRED ARCHITECTURE In a bid to realise the developer’s vision of a first-of-its-kind sports complex to promote healthy lifestyle and social activities amongst the community, the architecture firm’s Design Principal Mr Kun Lim focused in creating an iconic sports and recreational centre with the best facilities while keeping the community’s comfort in mind. The complex is packaged as a dynamic building with a lot of expression of movement – which is what sports is all about – yet the overall architectural expression of the building must be cohesive, so that “a building with various

Further, the design also optimises both indoor and outdoor thermal conditions at a comfortable level. The SkyArena Sports Complex is designed as a four-storey building with a built-up area of 530,000sq ft, with naturally-ventilated atrium and housed over 20 state-of-the-art facilities that can be used for both local and national level competitions; these include an Olympic-sized swimming pool, a triplevolume rock climbing facility and a fitness


centre as well as sports halls that can be converted for banquet use – hence, making full use of the space in the building. The architect took inspiration from site visits in Taipei particularly multi-level and multidisciplinary sports complexes, as he believes that this type of building should be the cornerstone in the SkyArena neighbourhood community. The sports complex also features an outdoor track and field, a soccer field, along with a spectator stand and a VIP viewing area. An 80-room athletes’ hostel is attached on the south side of the sports complex, complete with its own independent access as well as café, function and meeting rooms. To accommodate the diverse functions with different spatial, functional and technical requirements under one roof, including feedbacks from multiple stakeholders and budget, the architect managed to achieve the ideal balance between form and function by focusing on the functional aspect of the design. Once the design fulfilled all the functional requirements, form comes naturally; the overall form of SkyArena Sports Complex meets the architect’s expectation where the building is recognised as sporty, dynamic,

cheerful and welcoming, yet it does not reduce the effectiveness or functional aspect of the complex. There is no better fit for the SkyArena Sports Complex than United Seasons Sdn Bhd or UniSon when it comes to sophisticated wall cladding systems that offer timeless elegance and versatility in achieving the desired architectural detailing. For the complex, UniSon’s KAWA NS 450 Standing Seam is chosen for its high quality, versatility for all types of applications, easy to install and maintain, durability, aesthetically pleasing and meet the project’s budget. Approximately 1,200 panels of KAWA NS 450 are used to wrap the side walls located at the swimming pool area and the building frontage ceiling eaves. The panels are first roll-formed to designated profile and sizes before being delivered to the site. The panels are then fastened piece by piece to a wall backing with concealed fixing system, which requires no screw punctures on exposed surface and thus minimises leakages, before being locked in place using special standing seam clamping tools. The termination of the standing seam for wall cladding application was one of the biggest challenges during construction

but thanks to the experts at UniSon, the architect was able to explore a variety of solutions i.e. how the wall cladding can be seamlessly connected to the roof panels, how to create openings so fixed windows can be properly installed in this section of the building and to form the sharp-turning corners of the metal wall. DuPont has announced a new set of DupontTM TedlarTM Wallcoverings designs for the healthcare segment, which will be showcased at the Healthcare Design Expo (HCD) from 3 – 5 November 2019 in New Orleans, USA. DuPontTM Tedlar® films have been used as wallcovering for healthcare facilities for over 35 years. Since its installation in the early 1980s in the Omega Medical Center, the center has not experienced any stains, delamination, peeling or cracking. “We have been very happy with this product’s performance. he architectural firm Eleena Jamil Architect has reimagined Malaysia’s typical terrace houses with key characteristics comprising concrete, steel and bricks as well as a 22ft wide frontage that overlooks the street. The firm proposes exploring the use of bamboo as a construction material in the hugely popular residential typology, with hopes to spark the interest of developers and local government toward sustainable construction practices. The use of bamboo in domestic structures in Malaysia is probably as old as human civilization itself. However, its contemporary use is largely restricted to temporary structures such as low-cost homes in rural areas or as a one-off house for the discerning owner who wishes to live sustainably, located almost invariably in beautiful exotic sites and locations. In this proposal, Eleena Jamil Architect demonstrates the possibility of building permanent and comfortable contemporary homes in urban and suburban areas for the masses with bamboo. When treated

and preserved properly, bamboo can last a lifetime, making it one of the most sustainable building materials. Bamboo grows very quickly where culms suitable for structures can be harvested within 3 years of cultivation. Bamboo culms are known for their durability and strength, making them viable construction material. Case in point, bamboo is used as ‘informal structures1’ like scaffolding for tall buildings in Hong Kong; it is used for large vernacular edifices in Indonesia and Vietnam, and to build bridges in parts of rural Southeast Asia. In the firm’s proposal, bamboo culms are used to hold the floors and the roof of each terrace house, spanning between the boundary walls. The boundary walls are full height masonry barriers between individual homes, which adhere to the fire safety requirement to prevent spread of flames across the terraces. Apart from the boundary walls and bathroom enclosures made of prefabricated lightweight concrete, the main structure for the terrace houses is made entirely of bamboo. The internal and external walls are lightweight bamboo composite board system, whereas the floors will be covered engineered bamboo floorboards. The bamboo structural frames will be pre-fabricated, massproduced and flat-packed to reduce costs and environment impact. This would allow for higher standards of bamboo jointing, finishing quality and ease of assembly at site. Modularization and prefabrication can also help keep the cost of building bamboo terrace homes much lower than standard construction methods. The front façade has large glazed openings facing the street, which are shaded by large overhangs and balconies to reduce heat gain. A similar approach is applied to the rear façade of the ‘Informal structures’ refers to buildings or structures made by empirical builders and not designed by architects or engineers.

It does not exclude vehicular access, but the streetscape emphasises pedestrian movement through a process of traffic calming where width of driveways is minimised for more pedestrian walkways and landscaping. Along the rear, the terraces are separated by landscaped pathways. The terrace home units are designed with the residents’ quality of life in mind: each house has an internal courtyard and balconies, while the layout creates a variety of amenity spaces and outlooks. Despite the use of a very traditional structural material, the terrace homes have clean lines and extensive glazing, drawing inspiration from the tradition of modernism. Open plan ground floor layout, first floor and upper floor living rooms enhance the flexibility of each house and create vertical spatial connections between living spaces. Access to outdoor space at different levels is provided throughout the house: ground floor patio, first floor balcony, and second floor terraces. A louvered roof light at the top of the staircase allows light to flow down through the house and ventilate the central spaces. This ventilating roof light creates an indoor courtyard where plants will thrive. This proposal is suitable to build in countries that can grow their own bamboo where simple logistics will keep carbon footprint to a minimum level. The potential of bamboo in mass housing is infinite where more research and development will extend the use of the sustainable material to standardized building components such as doors, windows, ironmongery and handrails.

he role of Tyufeleva Roshcha Park is to establish a vibrant open space amenity and “green lung” for the new development. The park site was once a semipolluted site, for which the remediation process took several decades. Just before the park construction began, the top layer of the site was replaced with high quality topsoil. Already nicknamed “the park of the 21st century”, the project is garnering much international attention. The park has its own Metro transportation hub that is integrated with Moscow’s public transport network, and soon Tyufeleva Roshcha Park will be flanked by many new cultural institutions such as theatres and the new Moscow Hermitage Museum. The inherent complexities of the urban condition, along with the aggressive project schedule has given !melk much praise from the client for their ability to incorporate public opinion and to deliver critical project components in unique and thoughtful ways. In its composition, Tyufeleva Roshcha Park is organized by a framework that deliberately connects to the adjacent urban fabric of the ZilArt Development. Integral to this framework is a parametric, mathematical gradient — which is immediately noticeable when looking at a plan map of the park. The purpose of the gradient is twofold: its directionality reinforces connections to the surrounding urban fabric, while a shifting balance of pavement-to-planted-area creates spaces that dramatically across the park. Superimposed, and offering a completely separate layer of park experience, is a spectacular new archetype of park architecture, the “Assembly Line,” a 1.6-km long element that consolidates most of what is traditionally included as typical park programme such as kiosks, pavilions, pergolas, walkways, play equipment, furnishings, lighting, speakers, etc. Most remarkable is that visitors can alternate between the “Assembly Line” and the “base park,” each of which offers distinct, multi-dimensional experiences. Tyufeleva Roshcha Park is conceived as a fully democratic park, making it appropriate for all people, of all ages and abilities.
