Minnesota’s residential builders, remodelers, and suppliers believe that housing is everything. Not only does the industry create communities that we all call home, but it also engages deeply in charitable activity through the association’s nonprofit charitable arm, the Housing First Minnesota Foundation.
E N D I N G H O M E L E SS N E SS I N M I N N E S OTA The Foundation’s vision is to end homelessness in Minnesota through remodeling and building transitional housing that supports veterans, people with disabilities, and mothers in recovery who are taking steps to rebuild their lives. There are more than 8,000 Minnesotans who are homeless on any given day in Minnesota, including 250 veterans. Many are in crisis. This is why the Housing First Minnesota Foundation partners with nonprofit service organizations that provide supportive services to create dignified transitional housing to serve those experiencing housing instability. Each community build is led by a builder or remodeler who is a member of Housing First Minnesota and works in collaboration with their trade partners who invest labor, expertise, and materials. Donations also play a vital role in funding these transitional housing projects to make a positive impact on people’s lives.

IN THE BUILDING INDUSTRY?
C L I E N T ’ S V I S I O N TO L I F E ?
My uncle was an architect, and my aunt was a real estate agent in Colorado who sold new construction. When I was younger, for Christmas, my uncle and aunt always bought me architectural scales, pencils, drawing paper, and triangles. I was always surrounded by real estate, so when I was a senior in college, I decided to get my real estate license and start selling new construction. Within three months, I knew I wanted to build new homes. Now, after 33 years, I’ve got a complete understanding of all aspects of real estate, development, and building.
Teamwork. When I first meet a client, I ask them who they are thinking about as an architect on the project. If they are unsure, I listen and am able to help. Once the architect has been added to the team, we then add the interior designer right away. The best way to bring a client’s dream to life is to make sure that everyone understands the emotional and philosophical choices of their vision. It’s important from the first design meetings to have the team together with the client to listen and understand. Once construction starts, there is a clear path that creates that special home!

As a general contractor, I get inspiration from my clients, architects, and designers. ADOR is not a design-build firm. We specialize in custom, one-of-akind homes that are dreamt up by our clients and brought to life by a great team. I love the experience of discovery with clients—I’d say that is the most fun part of the process as everyone has something of a vision to start, but yet they come to us to help organize that vision.
YO U R FAV O R I T E T R E N D S AND STYLES IN NEW
I love that Minnesotans have embraced the modern home. It has been refreshing to see another style permeate our market. That has opened up so much in way of architecture and styles. I’m also excited that so many in our market are open to new design styles. You see many interior designers mixing and matching designs and colors. There has been so much diversity which makes building more fun! CONSTRUCTION?

Being a boutique builder, we intentionally take on fewer projects each year, so there’s more time to focus on our clients. As a design-build firm, we act as a one-stop shop in the homebuilding journey, which creates a very streamlined process. Before we begin designing a home, we take the time to get to know our clients and understand the way they live. This knowledge helps us create a home that’s tailored to their lifestyle.

We take a collaborative approach to every project. From the beginning, we have all parties involved to make sure we have a thorough understanding of our clients’ wants, needs, budget, lifestyle, as well as any site conditions or limitations. This helps inform the plans and selections, so all the details are worked through and we have a solid scope before we move into construction. PROJECT?
Our clients are hands down the biggest inspiration when it comes to the homes we build. We believe every home should be designed around the people that live in it, so their personalities and lifestyles are the key inspiration. Outside of that, we gain a lot of inspiration from traveling, whether that be through materials, construction methods, technology, or design.
We spend a lot of time understanding the way our clients live and their design inspirations. Our goal is to bring out their personalities in the design, and not force design ideals on them. This allows us to create a home that complements their daily habits and finish it in a way that exudes their style. We pair that with quality materials and construction practices that will stand the test of time. We enjoy building a wide range of styles, as it keeps our team on our toes!

We believe that the future of homebuilding isn’t about new colors, countertops, and automation—it's about health and energy. Understanding the building techniques and technology that support a healthy indoor environment is the future. Health and energy converge with insulation and ventilation advancements to provide the energy savings needed to sustain the environment. It’s not about adding solar panels or more inches of insulation, it’s about understanding the cost and benefits in tomorrow’s dollars, without breaking the bank today. Health and energy are not just a trend, it will be the most important aspect of homebuilding going forward.

From millennials to middle-aged to aging in place, we are encouraging clients to spend the time to decide what spaces they need in their home—and only build those spaces. Go back to simplicity. The baby boomer generation is looking to single-level living with one or two owners’ suites on the main level, foregoing a second floor and finished basement, creating a “forever home.” Millennials want small and simple. At Mikan, we feel we offer a unique opportunity where one of the two owners manages each project. We feel that allows us to make decisions on the spot without having to deal with a chain of communication where things could get lost. All our clients know that they can reach out to either Mike or Ryan at any time to talk through whatever questions they may have.
A B O U T YO U R C O M PA N Y ? The thing that drives us more than anything else is the relationships that we build with our clients. Our goal is to provide our clients with spaces in which they can make lifelong memories. Nothing makes us happier than when we get invited back to enjoy these new spaces with our clients. Being able to go through a build or remodel with a client and keep that relationship is something that is at the core of our company and which we strive for on every project.

Multigenerational living was an important consideration for this floor plan. Both the primary suite and guest suite—boasting its own living area—are situated on the main level. To combine the homeowners’ two distinctive interior design tastes—sleek, contemporary spaces versus classic elements and soft colors—Lecy Bros. outfitted traditional silhouettes with simple moldings and sharp details.
•
Modern, transitional, and rustic furnishings in sophisticated textiles like velvet and leather were selected to create spaces that feel curated over time, rather than cookiecutter and turnkey.

The builders opted to use materials like marble, wood, and plaster in their simplest forms to exude raw beauty, layering in artisan-style wallcoverings and highcontrast finishes to craft textural, elegant spaces.
•
The builders played with scale in the ceilings, windows, fireplace, and fixtures to achieve a sense of grandeur and formality, while also remaining grounded and comfortable.
•
As you walk through the double doors to the primary bathroom, you can’t miss the crown jewel of the space: a sculptural tub crowned with a Capiz light fixture.
•
Year-round leisure lives in the lower level, where you’ll find an exercise room connected to an athletic court, a wet bar and wine cellar, and a large family room primed for movie nights.
•
Outside, a deck, patio, and pool area invite you to soak up as much of Minnesota summers as possible.
The centerpiece in the living room is the oversized fireplace wall, featuring slabs of marble-mimicking porcelain.

In keeping with a classic lakeside home, traditional cedar shake siding pairs with fieldstone and brick accents on the exterior. Inside, the aesthetic continues with a natural color palette, white oak flooring, and marble and slate tile. While an open floor plan on the main level encourages family time—with the kitchen serving as the true heart of the home—there are also plenty of spaces for individual activities, like reading in the study or watching a movie in the den. A mix of black, polished nickel, and soft brass metals gives the home a lived-in quality, while light fixtures were carefully selected to stand the test of time in quality, finish, and design.

Inspiration is everywhere—from the places we visit, photos online, fashion trends, and just the everyday world around us. But neither inspiration nor current trends matter if they don’t resonate with our client. At Highmark, we want to know what inspires our clients. What do they want more from their current homes? Once that’s understood, we can engage and collaborate with our award-winning Ruby+Suede team to bring the project to life.

If the last couple of years taught us anything, it’s that we’re more attached to our homes than ever before. So, we want the greatest experiences from them. That’s why we love anything to do with elevating that experience—be it connecting outdoor spaces to the home for more entertaining, adding wood-burning fireplaces with character-driven surrounds for better ambiance, or building out a home office to make working from home even more rewarding.

1680 Lake Johanna Boulevard, Arden Hills, MN WHOLE-HOME REMODEL
Situated on a highly sought-after lot on the sandy shores of Lake Johanna, this 5,000-square-foot home has been reimagined to suit the owners’ tastes while taking advantage of the breathtaking views.
DIRECTIONS: I-35W; Take exit 24A toward County Highway 19/County Road D W.; Right
•
Unlike the ubiquitous bright-white homes of today, this residence was designed with warm hues, tactile textures, rustic elements, and hand-forged components.
•
Detailed and richly stained knotty alder millwork perfectly contrasts with the medium-toned hickory wood floors throughout the main level.
•
The rustic reclaimed X-framed ceiling beams can’t be missed when entering the two-story foyer which also showcases a large multi-light iron chandelier.
•
•
Undoubtedly, the chef’s kitchen is the highlight of the home, featuring highend Sub-Zero and Wolf appliances, a hammered copper range hood, antique forged iron light fixtures, two-toned and detailed custom cabinetry, and an expansive island with leathered quartzite countertops.
The newly organized main-level floor plan allowed for a new support kitchen space with a secondary refrigerator, an orderly food pantry, an expansive walk-in closet, and a sizable shower in the primary bath.
•
Step inside and experience a home unlike any other. As soon as you enter the front door, it will feel as if you were transported to a cozy cabin on a lake up north.

5152 Oliver Avenue S., Minneapolis, MN WHOLE-HOME REMODEL
From top to bottom, this ultra-sustainable remodel with a dramatic layout change, redesigned radiant heating system, and two-story addition is sure to leave a lasting impression. This home is brimming with layers upon layers of exquisite detail.
DIRECTIONS: MN-100; Exit toward Vernon Avenue/W. 50th Street; Left on
•
The home features three new fireplaces from Hearth & Home—two of which are electric, but not like any electric you’ve seen before! Holographic technology makes for a soothing green alternative.
•
Mitsubishi’s brand-new recessed minisplit technology is on display. All the efficiency and comfort of a ductless system, discretely tucked into the ceiling.
Grange Road; Right on W. 50th Street; Right on Oliver Avenue S.

•
OA Design+Build has never been afraid of adding color to designs, and this remodel is no exception. Vibrant colors on the addition’s new PVC board and batten from Azek, accented with Tamlyn’s extreme aluminum trims and true openjoint cladding, emphasize this emerging architectural language.
•
The kitchen and dining space is chock full of one-of-a-kind details. A new Samsung Bespoke refrigerator with interchangeable glass panels was the inspiration for the pops of color throughout the cabinetry.
•
The pantry looks sharp with a mix of eucalyptus and reclaimed pine finished with new hardware.
•
The inspiring tilework in the bathrooms was seen as a fresh canvas for textures, colors, and lines.
•
This home is the star of Building Resilience Season 2, and it is packed full of incredible details! The handrail to the lower level alone will impress!
Inside, the removal of a few major bearing walls and all new windows from Sierra Pacific allow light to flood the home.

What started as the traditional Edina split-level has been transformed into a stunning five-bedroom home, with no hint of the split-level remaining. Working closely with the homeowners, Water Street Homes made selections that gave them the end results they dreamed of, yet didn’t price them out of the area they loved.
DIRECTIONS: Highway 100 to 50th Street/Vernon Avenue; West on Vernon Avenue for 1.6 miles to Chantrey Road;
•
North to home
The homeowners loved their neighborhood and wanted to stay put, but the layout of their Edina home had a traditional split floor plan with very low ceilings—especially on the lower level— and was no longer meeting their needs.
•
Modern updates and practical features added the square footage they needed and a style that fit their tastes.
•
Through thoughtful design, Water Street was able to maintain the existing bedroom on the main level, while adding an entire upper level with four additional bedrooms and a bonus room.
•
The primary suite is its own private retreat for the homeowners, complete with a freestanding bathtub and walk-in closet.
•
The main level houses a music room, an office space, a beautiful kitchen that flows into a family room, and access to a deck to make the most of a warm Minnesota night.
•
Movie nights await on the lower level! The floor of the original recreation room was dropped to create a theater with 9-foot ceilings.

Though the original home was wellbuilt, the team faced the challenge of modernizing the floor plan without increasing the square footage. This included knocking down walls to create more open spaces, as well as bringing in current design elements and features.
•
A reimagined kitchen includes two center islands, a 48-inch range and refrigerator, and ample counter space to house both a standard and prep sink. Behind, a scullery and pantry provide additional room for prep and cleanup while entertaining guests in the formal dining room.
•
The hearth room in a cozy enclave off the kitchen and breakfast nook houses a wall of glass doors to take in nature while curling up in front of a fireplace.
•
Dark brown millwork throughout was freshly painted to bring a bright and airy feel to the home, complementing new hardwood floors.
•
One-level living is realized with the primary suite on the main floor. Encapsulated in a private wing of the home, a large bedroom with a seating area flows into a walk-in closet and bathroom featuring impressive marble tilework. A tub is surrounded by a double-sided fireplace on one side and a bookcase on the other, unlocking the ultimate state of relaxation.
•
A combined mudroom and laundry room provides the homeowners everything they need to keep dirty clothes and shoes out of sight, including a sink, washer and dryer, and bench with hooks.

The Homeownership Discussion Housing First Minnesota has a proud legacy of showcasing housing opportunities and celebrating homeownership through our home tours. The homes in the Artisan Home Tour are a reminder of Minnesota’s proud legacy of innovation and craftsmanship. Today’s housing market is certainly working well for some of us, but so many others face challenges in the search for a home of their own. The community discussion around homeownership opportunities, both today and into the future, has never been more important.
Q &A
JUNE 10–26, 2022 | Fridays-Sundays; 12–6pm | ARTISANHOMETOUR.ORG

Home is all of it.
Q:
How can we grow homeownership opportunities for Minnesotans? Experts across the board agree: Minnesota needs to build more homes to keep pace with our growing and diversifying population. We need a sustained surge in home construction over the next decade-plus. All types of homes are needed, but this moment specifically calls for a focus on starter homes that are accessible to Minnesotans currently left out of the housing market. Building starter homes releases the bottlenecks currently impacting the broader market and helps all Minnesotans.
What is limiting the construction of more starter homes? Despite strong demand from Minnesotans, it has become increasingly difficult to build basic starter homes in our market. This has happened in large part because our system of approving housing projects has become outdated. Our processes to advance projects and our approach to home size and design no longer align with the needs of many Minnesotans. Modernizing the system to open opportunities for more starter homes lifts the biggest roadblock to more construction and would have an undeniably positive effect.
What are the experts recommending? Build, build, build more homes. The community value of a healthy housing market extends far beyond the home itself. Experts cite immeasurable benefits from homeownership including better physical and mental health, enhanced educational outcomes, and stronger community investment. Homeownership also remains the best vehicle to create long-term, generational wealth. We need to modernize our state’s approach to housing—we need to build more homes.
