When times get tough, paying your mortgage can present a real challenge. If you run into financial problems, you are not alone. It is important to remember that your lender will want to work with you to avoid having to foreclose on your home. Many homeowners want to hide under the rock and avoid calls from their creditors when they get into financial trouble. Lenders advise you to do just the opposite. If your difficulties are short term, there is probably corrective action that will allow you to restructure your loan or make partial payments until you are back on your feet. If things are more serious, they may be willing to work with you and your Realtor to get the property sold quickly. If the lender has to come after you, it costs them money. To force the sale of a home with a delinquent loan means court costs and legal fees. Once that process begins, any equity you may have in your property begins to dissolve. By facing your problems squarely, you can minimize any negative consequences.
