Will real estate sales in Victoria continue the upward trend into 2015? 389 properties sold in the Victoria region this December, and increase of 9.6% when compared to the 355 properties sold in December last year. Overall, 2014 saw 11.67% more sales than in 2013. I think the increase in sales we saw in 2014 surpassed a lot of people’s expectations. To see growth of over 10% - that shows consumer confidence and interest in our market. Of course on factor that helped sell houses this year was the low mortgage rate. That, combined with balanced market conditions, created a steady, consumer-friendly environment in which to purchase and sell properties. The Multiple Listing Service® Home Price Index benchmark value for a single family home in the Victoria Core this time last year was $542,800. This month the benchmark value rose 2.9% to $558,500. Over the course of 2014, 6.2% of single family homes (238) sold for over one million dollars. There are two indicators to track in the New Year - the number of sales, and the amount of inventory currently available on the market. In 2014 we saw less inventory available that in previous years but more sales. With job growth and consumer confidence increase in our area, it will be interesting to watch these numbers as 2015 sales unfold. Guy Crozier, President, Victoria Real Estate Board

Decorating with wallpaper Throughout history, wallpaper has been used to finish many interior spaces, while adding a touch of flair. However, the wallpapers that you may have engrained in your memory from the 1950’s-1990s are not the product that is being used today. Both the design and technology of these wall coverings have come a long way, thus making wallpaper an exceptional option for decorating your space. The wallpapers available on the market today are a great option for adding life to any room. I often use them to add drama to a powder room, as an alternative to a painted accent wall, to add texture to a drab space or to embellish a small surface in a room or on a piece of furniture. There are many patterns available to us on these papers ranging from geometric, floral, damask, mural art, large patterns, small scale patterns, textured and natural materials such as grass clothes or fabrics. There are literally thousands of patterns and colours to choose from that will compliment many design styles; traditional, retro, contemporary, masculine or feminine. Why not try wallpapering a bedroom, or accenting the wall behind your sideboard in the dining room? Wallpaper is a great way to create a focal point with a large pattern, or provide a backdrop for your art gallery wall with some texture. Adding wallpaper to a child’s room or nursery can be a great option for adding that element of fun, as well as durability. Are you looking for something that is a little less of a commitment? I often use wallpaper for art projects or to add a quick update to the back of a bookshelf or niche. It is a subtle addition to any room.

Not only have the designs advanced substantially over the years, but this is true for the technology and material of the wallpapers as well. They aren’t typically the thin papers that were available 30 or 40 years ago. They are often manufactured in a heavy paper or vinyl, making them easier to remove and work with. The paste is usually applied in a separate step and is not already on the back of the paper when you purchase it. Many wall coverings have great features such as being washable, scribble proof or may even act as a whiteboard! There are many coverings with fragile materials available as well, so just make sure that you chose wallpaper that is the right option for your application. Some of these include foil, natural fibers and glass, which lead me to suggest hiring a professional to install the paper. They are experts in their field and therefore knowledgeable and experienced in how to best handle your selected wallpaper. Wallpaper can be very expensive (although it doesn’t have to be) so you want to protect your product and not have excess waste which may occur when learning to install yourself. Hardware stores and paint stores are bringing in more products to choose from as demand for wallpaper steadily increases. However, contacting your Interior Designer is highly recommended; as we have access to thousands of products from all over the world and can help you narrow down your selection, while sourcing options within your budget.
