Welcome
The Kingston Chamber of Commerce magazine for all Businesses in Kingston to Borough BUSINESS
As some of you may know, I do like a good quote and as 2024 picks up speed, I am reminded of this from the American comedian Steven Wright. ‘If at first you don't succeed, then skydiving definitely isn't for you.’
Thankfully, the finalists and winners at the Kingston Borough Business Awards 2024 (KBBA) presentation evening in February did not try skydiving as their stories demonstrated that success comes from learning from mistakes, trying and trying again. The KBBA is in its third year now and it grows from strength to strength, bringing together generous sponsors and stakeholders. Held at All Saints church, the evening was a wonderful event, showcasing the rich diversity of talented businesses and individuals we have in Kingston. Our gratitude goes to Kingston University who showed their full commitment to the business community as Headline sponsor, and our Silver sponsors, Kingston College and Kingston Council. The start of the year has seen an increase in attendances at all our Chamber events and a rise in new members which we are delighted with. From the regular Business Breakfasts, the Coffee+Connects, the Women in Business and the Netwalking, there appears to be a spirit of people deciding to just go out there and make things happen.
This has been tangible in the enthusiasm of the attendees in the Go Business support programme which began at the beginning of the year. The participation has been great to see through all the webinars. I would encourage all business owners or people thinking of setting up a business, to have a look and sign up. Where else can you get quality business advice at your finger tips! See page 4 for more information.
The Future of Work Summit 2024 is back and the date to save in your diaries is Friday June 7th.
Held at Kingston University Business School, the day will deliver a punchy programme of business advice and learning. There will be roundtable discussions, business seminars, speed networking, a UK economic overview, an interactive Ai workshop and plenty of opportunities to network and meet new connections. It is free for Kingston Chamber members to attend so we would be delighted to see you there. More information can be found on P.18.
As Chair of London’s Local Chambers, I have had a number of conversations with fellow CEO’s/ Presidents from around London and it has been interesting to hear what each Chamber offers. They are all different, be it resources or size of coverage, but the one common factor is that they all committed and deeply care for their local business area – and that is special.
There will be challenges ahead this year but I know we will find ways to overcome these, with the inspiration (and perspiration) of our membership and supportive partners in the borough. And so to end with another Steven Wright gem, “You can’t have everything. Where would you put it?” Keep safe and I wish you well.

Ask
President’s Message
What can I do?
Well, firstly ask yourself… are they right?
Can your team easily work elsewhere for more money, better training or enviable culture?
When SME owners start a business, we often need to access all of the resources available to us to get the business off the ground. We seek support from those around us that we trust, have the skills we need and are keen to see the business succeed. Often this can involve family members or personal friends. But how do you run a business and maintain healthy relationships?
Help! My employees always think the grass is greener elsewhere!
‘Dad, pull your socks up or you’re out!’
between family members. So, what can you do to navigate the minefield?
As business owners it is easy to drink our own Kool-Aid. It is sometimes more comfortable to think that the business we have created is great, paying well, giving as much training as possible and that the culture is just fine. This can be naive as, just like for our customers, where they may be considering the offerings of other ‘providers’, we could fall short without realising it.
1) Conduct an engagement survey –what do they like, love or hate about working for your business. The results can often be surprising but will help identify where you have the biggest strengths and opportunities.
Business is business, right? But it’s not as easy as that. It can be a minefield where you have personal relationships that extend between the business owner to different team members across the business.
3 Top Tips for reviewing your employee offering:
We have a client who has his dad, wife, brother and aunt all as members of the team! It’s more like a family tree than organisation chart. They manage the family dynamic really well but there are definitely things to be aware of to prevent there being issues.
Over time it is challenging to be able to address any issues of underperformance or misconduct
• Be clear with all family members the reasons why being consistent about expectations across the whole team is important.
• Create job descriptions to give clarity on every role in the business to help manage performance.
2) Benchmark your pay and benefits – research what your competitors or other local companies are paying for the same skills. Review whether your total pay is comparable or has significant gaps.
• Be wary of discussing family issues when at work. Create separation by agreeing to keep all family conversations outside of the workplace to prevent anyone from feeling alienated.
• Be transparent with other team members that it may feel unusual, but they have your permission to raise any issues and disregard any relationships, where appropriate.
3) Consider the prospects for your team –can your team grow and be promoted or would then need to consider leaving to be able to have career progression. Great people often will remain in a role for 2-3 years but then want to progress. This can be difficult as a small business. Can you sponsor their development? Can you arrange for them to have a mentor? Can they assume different responsibilities?
• Use an impartial third party / outsourced HR service to investigate or take corrective actions where required.
Don’t panic! These don’t have to cost huge amounts. We have worked with many Clients to be creative about both how we can offer a better culture and training and also how to communicate the value of existing employee benefits. Sow the seeds now and your grass could be green in time for Wimbledon!

A fresh start for 2024
Throughout the year the Chamber organises a huge range of events for all our local businesses.
Welcome to our first edition of 2024. I love the start of the year for the opportunities it presents. It always feels like a fresh start and the chance to evaluate what I’d like to achieve in the year ahead (less chocolate and more gym usually feature somewhere on my list)!
I’ll be spending the first few weeks of the year working with clients on their employee performance management and helping them to set meaningful goals and objectives that will drive the business forward and develop their teams to be the best they can be.
One of the highlights is our Future of Work Summit which this year takes place on 7th June at the familiar venue, Kingston University’s Business School on Kingston Hill. Designed to blend, networking, thought leadership and interactive panel discussions the agenda will cover a wide range of topics with something of interest to everyone. There will be plenty of reminders and marketing to support the event but please mark your diaries and join us.
Whether you’re employed or self-employed, take a few moments to assess what you would like to achieve, write down your goals and revisit them every few weeks to help you stay on track. If you change your mind as we move through the year, just redefine them but having a plan is a great way of helping you achieve your aspirations.
Good luck!
Finally, time to say goodbye! My year in the role of President comes to an end in May. I’ve thoroughly enjoyed working more closely with the Chamber team, attending a variety of events and meeting many of our new members. I will remain on the board as a Director to continue to support Forbes, Ilona and Robyn so will continue to see you at our events!

Register to become a supplier to Kingston Council and its contractors
The council spends over £200m through its contract and procurement each year and we want more local businesses to benefit from this.
We invite you to register your business on our local supplier directory. Your details will be shared internally with staff at the Council as a resource for finding potential suppliers to seek quotes from. Spend can range from a few hundred pounds up to millions so suppliers of all sizes and sectors are encouraged to register.
The directory will also be shared with contractors working with the Council looking to subcontract with local businesses and developers looking to build their local supply chain.
A simplified version will also be published on the council website to allow a wider range of organisations and the public to have a resource of local businesses to potentially buy from.
To support local businesses, particularly small businesses to successfully tender for council contracts and other stakeholder procurement processes, we will also be providing additional support and training later this year, as well as meet local buyers events. By registering your business on the directory, you will be the first to hear about training and tender opportunities,
The directory is open to organisations local to the Royal Borough of Kingston upon Thames. This is defined as organisations that have a trading address within the borough, the South London Partnership sub region or neighbouring boroughs; Kingston, Sutton, Croydon, Merton, Richmond upon Thames, Wandsworth, Elmbridge, Epsom & Ewell.

Eventful first quarter for SummersInman
As the warm embrace of summer approaches, we at Summers-Inman find ourselves reflecting on the first quarter of 2024, filled with new opportunities as a provider of professional services in the construction industry.
In February, we welcomed a professional to our office who delivered an insightful presentation on the new requirements under the Building Safety Act/Building Regulations Amendments. This knowledge-sharing initiative ensured that our staff remained well-informed about High Risk Buildings and the essential health and safety regulations that must be adhered to while delivering projects, ensuring quality and compliance.
We were honoured with the prestigious 'Highly Commended' award in the Excellence in Professional Services category at the Kingston Borough Business Award 2024. This recognition serves as a motivation for us to continue delivering exceptional services.
Promoting diversity and inclusivity within our workforce, we celebrated International Women's Day, encouraging women to explore careers in construction. Additionally, we welcomed two new staff members, an experienced MRICS Building Surveyor and a graduate with a bachelor’s in Architectural Technology.
Recently, we attended the business lunch organised by the Kingston Chamber of Commerce at The Hideaway, allowing us to network with local businesses and foster valuable relationships within the community.

The impact Climate Change can have on your move
At Pearson Hards, we know that purchasing a home is often the most significant transaction in one's lifetime, prompting buyers to seek solicitors' assistance to safeguard their investment.
In April 2023, The Law Society of England and Wales affirmed solicitors' duty to advise clients on climate change risks. While conveyancers provide search findings, clients must make informed decisions in an uncertain environment. Conveyancers aren't climate change experts but can facilitate data sourcing for clients to consult with experts. Groundsure predicts 2.4 million properties facing climate impacts by 2050, particularly concerning severe weather events like flooding.
Floods can inflict extensive property damage and financial loss, necessitating conveyancers to conduct searches in high-risk flood areas. High-risk findings may impact mortgage offers, indicating the property's safety concerns.
Lenders and insurers are increasingly factoring climate change into property assessments, affecting insurance premiums and mortgage availability. Changing weather patterns influence property desirability and value, especially in flood-prone areas. Extreme heat followed by heavy downpours has escalated subsidence claims, underscoring the need for thorough property surveys.
Our firm conducts recommended environmental searches, including flood risk and subsidence assessments, issuing detailed reports to clients. While not climate change experts, we offer information to aid informed decisions. Homeowners, developers, and authorities must invest in long-term solutions to mitigate flood and subsidence risks posed by climate change.
For assistance with your property purchase, contact our experienced team led by Natalie Goddard, Emily Holland, or Hatice Mustafa at 020 8949 9500. We're dedicated to guiding you through the process and ensuring the best possible choice for your investment. www.pearsonhards.co.uk

University plays key role in BIG South London Creative and Digital Innovation Cluster launch
Kingston University and the University of the Arts London (UAL) have joined forces to help develop a Creative and Digital Innovation Cluster offering businesses across South London opportunities to access research-based expertise.
The BIG South London Creative and Digital Innovation Cluster is bringing together small and medium-sized enterprises, sole traders and graduates keen to establish a foothold in the creative industries or digital technology space. It aims to build on existing creative and industry networks, boosting connectivity within the business community across five London boroughs – Kingston, Richmond, Croydon, Merton and Sutton.
Director Research and Knowledge Exchange for Kingston School of Art’s Design School Dr Kate Scott said the cluster would foster a vibrant community of like-minded creative businesses tapping into the latest insights from higher education providers to further their ambitions through upskilling, networking and sharing good practice.
"By working together, businesses and academics will be able to shape how the cluster can maximise innovation and collaboration," she said. "We need businesses of all sizes to get involved to create an ecosystem of successful collaboration."
The launch event included workshops, group discussions and activities with participants spending time reflecting on opportunities for business growth, sharing experiences and exploring what additional support was required to help the sector flourish.
Attendees included Duncan Raitt, director at award-winning animation studio Plastic Milk, who described the event as a valuable experience. "Joining the cluster as a member offers opportunities to network with other businesses, build community, overcome shared challenges and explore opportunities for collaboration," he said.

National Apprenticeship Week 2024
Kingston College celebrated the 17th National Apprenticeship Week in February, with a host of Employer Fairs, Industry Talks and CV Advice Workshops.
To celebrate our amazing apprentices, Lee O’Connor and Alex Miller, Level 3 Engineering Technician apprentices working for Z-Tech Control Systems Ltd were awarded a certificate and an Amazon voucher for being our Apprentices of the Week.
Laboratory Technician Apprenticeships
Numbers on the Laboratory Technician Apprenticeship programme continue to grow again with successful outcomes and distinctions grades in the End Point Assessments.
Jamie Roberts, from Queen Mary University, who is studying on the programme was awarded his employer’s ‘Apprentice Recognition’ award as part of Queen Mary’s National Apprenticeship Week events.
Jamie says: “The course highlights have been learning all the new skills, knowledge, behaviours and attributes required to be a lab technician. I’ve received great support from my tutor, they’re always at the end of an email or happy to jump onto Teams if you have a problem or need to chat something through - and also the support of my peers on the Apprenticeship.”
Bears appear on Thames Street
We've sadly had to say goodbye to a long-standing friend and live-in guest at Riverside, Emem the nest-making Chimp, who can now be found with the rest of her friends up at Eagle Brewery Wharf.
Although we're sad to have lost Emem we are delighted with a couple of new visitors, the Bears near us on Thames Street and outside FuseBox. These wonderful installations are all thanks to our friends at Kingston First, these artworks attract visitors into and around Kingston which have delighted us and our customers.
We are also preparing for our programme of summer live music events, which will take place on our boat, the Seven Saxons after really positive feedback from last summer.
The music evenings are free to the public, from 7-9pm every alternate Thursday from Thursday 16th May. Keep an eye on our social channels and website for more information.
The Coronavirus Job Retention Scheme (CJRS), commonly referred to as ‘furlough’ was introduced by the UK Government in March 2020. While relatively unheard of prior to the pandemic we have, since March 2020, been consistently hearing or using this word.
In this article Sheetul Sowdagar from Russell-Cooke gives some top tips to wrap your head around furlough fraud and dealing with enquiries.
WHAT AGREEMENTS should I think about putting in place for my business?
You may or may not know that the Oxford English Dictionary defines furlough as “to give somebody permission to leave their duties for a period of time”.
In the press, we have seen increasing mention of ‘furlough fraud.’ It has recently been estimated that the UK Government is likely to write off £4.3 billion pounds in furlough fraud.
What is furlough fraud?
It might sound obvious but a successful business needs the right elements in place at the right time, with diverse people bringing the right skills and resources to support the business’s strategy and growth. The type of support your business requires can all depend on where you are in terms of both the legal and commercial lifecycle. These phases are not, of course, set in stone and every business is different, but considering where you’re at it might (as broadly outlined below) indicate some areas where ‘checking in’ and reviewing your legals might be timely.
Examples of furlough fraud could include:
Startup
• Furloughed staff being asked to continue to work;
• Claiming furlough pay for staff who did not qualify for the scheme;
• Claiming furlough pay for ‘made up’ staff;
Businesses within this stage will have developed an understanding of their ‘mission’, but may not yet be commercially viable. During this phase, many of the individuals supporting the business are often enthusiastic founders, who are supporting the business without formal compensation or employment contracts (this is often the case with software developers who support their families or friends without a salary).
• Over-claiming furlough pay;
• Not passing the full amount of furlough pay to the furloughed employees;
• Deliberately providing false information to receive furlough pay from HMRC.
While it is understood that only a very small minority intended to defraud HMRC, it is known that HMRC have started ramping up their investigations and actively following up on tip-offs received. Many business owners in the UK who had accessed
Typically, at this stage, your company will be incorporated and registered on Companies House (it may have unamended Articles of Association, or perhaps something more bespoke is required). Operational agreements, such as a Shareholder’s Agreement (SHA) can be helpful to set out individual roles, and the rights and obligations attaching to shares and to positions within the company.
A SHA often acts as a key legal foundation stone for start-ups, and you should also consider early on whether you will be utilising the Enterprise Investment Scheme (EIS) or Seed Enterprise
the furlough scheme to help retain their employees during the pandemic may receive queries from HMRC. These could even be in cases where only legitimate furlough claims had been made.
Investment Scheme (SEIS) and factor this in. As the brand identity is cultivated and unique products or services are developed, Trademarking and other forms of IP protection are likely to be necessary to protect your brand concept being replicated by potential competitors. Patent applications can be a lengthy process, and as such should be initiated as soon as reasonably possible. Domain names and if applicable, design rights should be registered as soon as possible.
Help – I’ve had a query from HMRC
This is a really good time to consider whether any informal commercial agreements or other arrangements need to be formalised. Company websites will need to include terms and conditions, and customers’ data protection rights need to be considered. This means that privacy policies and cookie policies need to be put in place and you need to make sure you’re registered with the ICO.
show your intention of being cooperative, but will also help address any issues, without the need for escalation.
Tip 3: Make sure you review your records and keep copies.
Funding and growth
Below are some practical tips to help you respond to any queries received.
If your brand is a shop, office or otherwise requires a physical location, tenancy or commercial property leases may need to be negotiated and agreed (these might look standard but we would advise that these are reviewed before signing).
Tip 1: Do not panic!
Understand that HMRC may be following up leads or simply asking questions to ensure that all claims made were done so properly.
This will allow you to refresh your memory and more importantly have all your documents ready to disclose to HMRC if needed.
Tip 4: Be transparent.
In the event you realise that a mistake has been made, or any overpayments have occurred, make sure you promptly inform HMRC.
By now your company has begun to establish its name within certain market places. As the business has grown, perhaps the profit margin has been eroded by certain operational challenges which come with scaling up a business. There may be changes in staff, and less profitable revenue streams are hived off. Contract Reviews may be due, and other distribution / franchise / outsourcing or Service Agreements may be entered into. People’s roles within the business might have evolved, and salaries and benefits increased, and these changes also need to be documented.
Tip 2: Do not bury your head in the sand.
For most businesses terms and conditions for customers or suppliers (for either goods / services) will be required (and you’ll need to comply with consumer rights law). A number of informal commercial agreements may also be in place. Its important to consider whether customers and suppliers need to enter into NonDisclosure Agreements or Introducer Agreements, both of which are crucial legal tools for businesses to protect their intellectual property, confidential information, and business relationships.
While it is easy to get distracted in keeping the business running, it is important to understand that this is not going to go away. If you cannot find time yourself to engage with HMRC, then make sure you instruct an adviser who can do so on your behalf.
Early-stage company
At this point, the business may be operating in its riskiest phase. Cash-flow is essential at this stage, and businesses may be starting to consider whether pitching for a private equity injection could be beneficial to boost growth. Employment Agreements should be put in place for staff, as the team may be growing a little. One question we often get asked is about the use of unpaid interns – and the short answer is that everyone providing value or contributing to the company should be paid the minimum or living wage (as applicable).
It is often too easy to say that we ‘will deal with this later’ and soon enough a month or more has gone by. It is always better to be proactive and start engaging with HMRC as soon as possible. This will not only
Tip 5: Keep records for a minimum of six years.
The company may be seriously considering private equity/venture capital injections, perhaps across multiple funding rounds.
Even if you were successful in addressing any queries and the matter was subsequently resolved, do keep your records for a minimum of six years to assist you with any potential future queries.
More space may be required for the business, so commercial lease negotiations may come back into play on a larger scale for an expansion to the current space or entering into new lease agreements.
We can help
The final phase of ‘Maturity and Exit’ will be dealt with in a separate article. If you wish to read this update, or would like to discuss any of the above further, please follow Guy Wilmot, Rachael Taylor and Naomi Redman of Russell-Cooke on Linkedin, or alternatively email us directly.
It goes without saying that if any actions are being taken against you by HMRC, please seek independent legal advice urgently. Contact our senior associate Sheetul Sowdagar in our professional regulation team, for help.
Develop and expand your business with an Apprenticeship
Apprenticeships ensure that your workforce has the practical skills and qualifications your organisation needs now and in the future.
Apprenticeships ensure that your workforce has the practical skills and qualifications your organisation needs now and in the future. Through the training process you are able to develop and expand your business in the direction most suited to you. A mixture of on and off the job learning. You can also increase productivity, improve competitiveness, and grow a committed and competent workforce. From engineering and manufacturing to business and finance, the UK national skills shortage has been impacting just about every sector over the past few years. 90% of employers are currently struggling to recruit and retain staff with the skills and experiences needed to make their business run smoothly, and it is estimated that 20% of the workforce will be significantly underkilled by 2030. Apprenticeships can help businesses across all sectors by offering a route to harness fresh new talent - more than a quarter of businesses rate this form of vocational training higher than any other qualification as work-based learning becomes increasingly higher on the government’s agenda.
At South Thames Colleges Group, we support organisations in obtaining the best apprentices for their individual business requirements through our Apprenticeship Recruitment Service. We advertise and promote vacancies online and facilitate the screening of applications.
We will also liaise with employers throughout the process and work with you to shortlist and arrange interviews.

The sky’s the limit for the LCCI’s sustainable aviation campaign
James Watkins, Head of Policy and Public Impact at the London Chamber of Commerce and Industry, talks to Sarah Dale about the latest issues affecting London.
The London Chamber of Commerce and Industry released its Green Skies report last year and 2024 will see the organisation step up its campaign for sustainable aviation in the city.
To mitigate the effects of climate change, it is important for every business to take action to decarbonise and many have already taken a number of measures to do so.
The LCCI is campaigning for the issue of developing a sustainable aviation industry to be a principal aim of the Government.
The sector plays a “vital role” in supporting local businesses and communities and 83 per cent of London business decision-makers agree that air connectivity is important to London’s global competitiveness, revealed in a poll by the LCCI and Savanta in the report.
“The Government needs to provide a framework for sustainable airports and sustainable aviation fuels (SAF),” said James Watkins, Head of Policy and Public Impact at the LCCI, who wrote the report with Stephen Jones, Policy and Research Manager, and Stuart Pick, Senior Partnerships Manager.
“This will lead to the creation of jobs outside of London for the production of sustainable aviation fuels and help the aviation sector meet net zero targets.”
The LCCI has raised the issue with Graham Stuart MP, Minister of State for Energy Security and Net Zero, Sarah Jones MP, Shadow Minister for Industry and Decarbonisation and three senior Liberal Democrat MPs including Party Leader Ed Davey MP.
“We are pushing this issue very vigorously,” said James.
“It is critical for the country and the planet and also London particularly, as a global city, because of its links to the aviation industry.”
Among others, the report, which was written by Stephen Jones, Policy and Research Manager, has been welcomed by Heathrow, International Airlines Group, London Gatwick, London City Airport, London Stansted and Luton Rising (owner of London Luton Airport).
“We have the backing of significant players who want to work positively with the Government,” he said.
“It saves old jobs, creates new jobs, it supports net zero, it supports London and

it helps raise Britain’s profile to be a global player in aviation and net zero.”
London’s target to be net zero by 2030 is “right” but measures need to be made to ensure it can be achieved, says the LCCI.
“Every building in London needs to be retrofitted,” said James.
“Whoever wins the election, the London Mayor has significant powers, but to retrofit every building in the capital would need a partnership with Government and businesses.
“It is an incredibly ambitious objective, but it is something we have to do – for our lives now and for future generations.”
With the next Mayoral and London Assembly election looming, the LCCI’s focus is ensuring whoever is successful in the role of London Mayor puts London businesses and micro businesses at the forefront.
“There are a number of issues for the Mayor to address,” he said.
“We need to ensure that the skills crisis in London is finally tackled. We are still struggling to fill these skills vacancies, particularly since Brexit.
“There is the issue of crime in the capital. We are looking at how we can work even more effectively with the Metropolitan Police and London Mayor to ensure business crime is finally addressed.
“We need to ensure the transport network is fit for purpose. We need more electrical vehicle charging points. We need trains running on the Bakerloo line. We need a strong partnership with Central Government and a Strategy for Transport for London.
London is a global city that doesn’t have a long-term funding strategy for transport.” Business crime, such as financial fraud and cyber-crime, is another issue the LCCI wants to be a key focus, as is ensuring the safety of women and girls walking in London.
“The Metropolitan Police have been very proactive and that is to be welcomed and we look forward to working further on this issue,” he added.
“We also need to address the level of child poverty in London. London has a higher level of child poverty than Teesside. The Chamber supports the Prime Minister for Levelling Up Teesside but we also need to be Levelling Up London. To give an example from last year, the Government introduced the Youth Investment Fund for different regions of England. This fund is to invest in communities so people living in deprived areas have a real future. The only region that didn’t get it was London.
“London isn’t the land flowing with milk and honey. The use of foodbanks in London has increased. We need to support all communities, not just some communities.”
James Watkins, Head of Policy and Public Impact at London Chamber of Commerce and Industry

Combining ESG with urban logistics developments at Metroplex Park in Tolworth
Last summer, Chancerygate, in partnership with specialist sustainable and impact investor Bridges Fund Management, started work on Metroplex Park in Tolworth.
This is in direct response to the continual demand for high-quality accommodation in this strategic area for businesses serving Kingston and wider south-west London markets.
Located in the Red Lion Business Park off Red Lion Road, the development comprises nine Grade A, highly sustainable units ranging from 4,450 to 18,100 sq ft.
This was a previously underutilised brownfield site, identified by the local authority for industrial use to meet a need in the borough, driven by strong population growth and the changing operational requirements of local businesses. Once complete, tenants will have an excellent opportunity to benefit from the site’s connectivity to vital infrastructure links, including the A3 Kingston Bypass, central London and junction 10 of the M25 accessing over 18 million customers within a 50-mile radius.
Another key factor which we have considered closely is the scheme’s ESG (environmental, social and governance) credentials. ESG represents an increasingly important area for organisations. Adopting a robust, meaningful strategy can unlock significant benefits, including operational efficiencies, stronger risk management, improved brand reputation, employee attractiveness and a competitive advantage. By investing in high quality units with strong ESG credentials, Metroplex Park aims to attract conscious occupiers with aligned values, bringing new employment opportunities to the area.
Achieving the highest ESG standards
Metroplex Park is on track to achieve a BREEAM Excellent rating. BREEAM is an independent assessment to rate the sustainability of buildings during both construction and operation and is regularly updated with the latest technologies
and best practices. The assessment is holistic in nature, meaning Metroplex Park meets high standards across energy and water use, the quality of the internal environment (health and wellbeing), pollution, transport, materials, waste and ecology.
The importance of energy efficiency & low carbon targets in urban logistics
Climate change has a long term societal and environmental impact and is one of the most pressing global issues. As a society, we need to reduce carbon emissions to net zero by 2050 if we are to avoid the worst impacts. Yet last December’s COP28 global climate conference highlighted that we are not on track to achieve this.
In response, we are continually reviewing the design and construction of our developments to integrate low-carbon solutions.
Our standard is to first make the units as energy efficient as possible. We do this by using highquality insulative materials, controlling air tightness to reduce air leakage and selecting energy efficient equipment. Air source heat pumps also means no fossil fuels are needed to power the building.
The main source of renewable energy is via solar panels. The units are targeting EPCA+ for energy efficiency which means that the energy needs for running the building are met by rooftop solar panels.
This can benefit tenants with their corporate sustainability strategies and helps future proof against increasing regulations. Presently, the MEES regulations require commercial properties to meet an EPC E rating, but by 2027, properties will need to be at least a C and a B by 2030.
The energy efficient design also brings a significant reduction in overall running costs. Compared to one of our newly built units, an equivalent unit built in the 1990’s, that had not undergone any refurbishment, could cost around 15 times more to run. In addition, the electricity provided by the solar panels could provide cost savings of up to £2.11 per sq ft per annum, depending on electricity prices. Given that utility costs have faced significant price volatility in the past two years, this can reduce exposure to future price uncertainty. We also carried out a whole life carbon assessment for the Metroplex Park scheme which calculated the embodied emissions of the construction materials and the energy utilised during construction. Our current estimates for the development’s proposed embodied emissions align with the pathway needed to limit global warming to 1.5°C. It is important to understand the full carbon footprint of developments so that going forward, alternatives can be considered.
Sustainable transport
Data from HMRC showed that in 2022, electric vehicles (EVs) accounted for seven per cent of company cars, up from one per cent the previous year. This highlights why it is important that schemes like Metroplex Park are futureproofed against growing EV demand.
Compared to petrol and diesel vehicles, the use of EVs significantly reduces air pollution and carbon emissions. This is particularly important in urban areas, where high levels of air pollution pose a health risk for residents and those who work in the area. Road transport represents the biggest source of air pollution in the Borough of Kingston upon Thames.
Metroplex Park provides a total of nine dual active charge points, which equates to two charge points per unit. Ducting is in place for all the other parking spaces, providing the option to include additional charge points in the future. Supporting other modes of transport, such as walking and cycling can mitigate traffic and pollution. The residential areas of Tolworth are within a 15-minute walk while Surbiton and Chessington are within a 15-minute cycle. The park will provide external bike shelters with additional provision inside the units to encourage cycling.
For
The main source of renewable energy is via solar panels. The units are targeting EPCA+ for energy efficiency which means that the energy needs for running the building are met by rooftop solar panels.
Health and wellbeing
Metroplex Park incorporates high standards for the health and wellbeing of tenants, covering visual and thermal comfort and indoor air quality.
We are planting over 70 new trees, providing useful shade in the summer months alongside a small amenity area for tenants with seating and native species planting. Despite the site’s urban nature, this provides biodiversity and urban greening enhancement compared to its previous use as open storage and car parking.
Supporting the local community
The Chancerygate Foundation supports young people from British African and Caribbean heritage, a significantly underrepresented demographic in the property sector, to access and thrive in a career in property through mentorship, bursaries and work experience. The Metroplex scheme enabled Chancerygate Foundation students, four of which were living and studying locally at Kingston University, to gain direct experience of a construction site. We have also organised work experience by providing placements for students throughout the spring and summer.
Our team for Metroplex Park also presented to first and final year real estate management students to talk about their experiences and guide them as they make their career choices within the real estate sector.
To support the wider community, Chancerygate and building contractor, Harmonix Construction, donated to Dysart School, a local primary school less than a mile from Metroplex Park which provides for pupils with a broad range of severe and complex learning disabilities.
This donation went towards the purchase of two new minibuses after their previous vehicles were not compliant with the expanded ULEZ boundaries.
A long-term asset for Tolworth
The construction and development industry plays a vital role in driving economic growth and providing employment opportunities. Yet now, our society is at a turning point where we need to prioritise delivering developments in a responsible, sustainable way.
By developing Metroplex Park, we have considered how we can maximise this by developing sustainable buildings that can benefit both future occupiers and the local community.

Kingston pilots new regional flooding exercise to help manage the impacts of climate change
A new, first of its kind, flooding exercise is being staged in the Royal Borough of Kingston, before being rolled out across the rest of London.
Despite ongoing efforts to tackle the impacts of climate change, climate hazards are increasing, which means local services need to be prepared to respond effectively to flooding incidents. The council recently (4 April) hosted a south west London sub regional exercise to prepare for potential, large-scale flooding incidents across Kingston and other south west London boroughs. The exercise, run by the Environment Agency included representatives from other local authorities in south west London as well as key partners such as the Metropolitan Police Service (MPS), London Fire Brigade (LFB), London Ambulance Service (LAS), Met Office, London Resilience Group (LRG), utility providers and Kingston Hospital.
Hayley Bennett, Chair of London Flood Working Group said:
“The exercise at Kingston’s Guildhall will put the South West of London in the best position ahead of the summer to ensure all partners are fully prepared for any significant thunderstorm and rainfall events if they were to occur.
“We know these events are getting more frequent and more extreme, driven by climate change. Exercises like this put response partners in the best possible place to prepare for and respond to significant floods that can pose a risk to communities across London.”
This is part of a wider piece of work by Kingston Council’s Resilience Planning Team who recently commissioned the Royal Society for the Prevention of Accidents (RoSPA) to complete an Open Water Safety Assessment of the riverside in Kingston. This expert assessment of the riverside follows the recent improvement of river rescue equipment and will feed into the redevelopment of Eagle Brewery
Wharf on the riverside in Kingston town centre.
The RoSPA recommendations will be reviewed by Kingston’s River Safety Forum.
Last year, Kingston Council installed lifelines under Kingston’s Bridges to help anyone who gets in trouble in the water. The lifelines have been placed around the base of the arches of the bridges providing anyone who accidentally ends up in the water with something to grab hold of.
The council and Kingston’s River Safety Forum partners also installed 12 new throwline boards along the Thames, replacing some of the older life rings. The team have been instrumental in setting up a River Safety Forum which covers a wider geographic area across south west London and into Surrey to share best practices and learning from river incidents.
With these ongoing efforts, the council and its partners are continuing to make Kingston a safer and more resilient borough for all.
Funding boost for Tolworth Court Farm
Tolworth Court Farm is set to become one of London's leading rewilding nature reserves, thanks to more than half a million pounds of funding.
The grants include £238,000 from The National Lottery Heritage Fund along with £149,477 of additional support from the Mayor’s Rewild London Fund and ZSL - the Zoological Society of London. The funding will enable the council to maximise biodiversity at the site and continue to make Tolworth Court Farm an even more valuable nature reserve for wildlife and local communities.
In the past two years, in partnership with Citizen Zoo and The Community Brain, the council has been preparing a co-curated rewilding vision for the site.
The partners have carried out comprehensive ecological surveys, community consultations and investigation work to understand what
conservation measures can be implemented, all whilst working with communities and volunteers to enhance the site’s cultural and natural heritage. With the new funding, the project will now focus on restoring the historic wetland habitats and maximising the site's significance for wildlife.
Cows and pigs will be introduced to the site for “conservation grazing” which will promote ecological recovery - an initiative that the council has started implementing over the past three years. Further engagement will be conducted by The Community Brain and Citizen Zoo to forge deeper connections between people and nature - so Kingston can create a greater sense of care about nature and wildlife in the borough.
Councillor Ian Manders, Portfolio Holder for Climate Action and Sustainable Transport said: “We are delighted to win this external funding for Tolworth Court Farm.
“This means we can transform the biggest nature reserve in our borough and restore it for the benefit of not only wildlife, but also local residents.
"Kingston Council is committed to working with its partners to make the borough a greener place for all.”
As part of this project, Kingston Council has also received funding from the Capital Parks Programme, Kingston Council’s South of the Borough Neighbourhood Community Infrastructure Levy and ZSL.
Council sets out ambition to revitalise Kingston’s Ancient Market Place
Kingston Council has announced proposals to revitalise the town’s Ancient Market Place to create a cultural and commercial destination that celebrates the area’s unique heritage and character.
The Ancient Market Place is the historic heart of Kingston town centre, and is highly valued by local communities. It hosts one of London’s oldest street markets, with the first recorded in 1242. The importance of the Market Place has been highlighted by local communities in engagement to support the development of the Kingston Town Centre Vision, adopted in 2023.
The Council’s Corporate and Resources Committee (19 March) will be asked to approve an Ancient Market Place strategy that will bring together Kingston’s historic street market, the Grade II listed Ancient Market House and the surrounding public realm under one management arrangement. If approved, the council will begin to engage with interested parties in the months after the committee.
Kingston Council’s Deputy Leader and Portfolio Holder for Economic Development and Leisure
Alison Holt said: “The council is committed to
ensuring Kingston’s Ancient Market Place continues to be successful and sustainable for years to come and for everyone to enjoy.
“It is much loved and hugely popular, and conversations with a range of people and communities who use the Market Place have highlighted there is appetite for making even more of this treasured space.
“Bringing together the street market, Market House and surrounding public realm under one strategy to be delivered by one operator will bring huge benefits for residents, local businesses and visitors.”
A revitalised Ancient Market Place will create an enhanced and distinctive visitor destination, making the most of the area’s unique heritage and character. A programme of cultural, creative and community activities taking place throughout the year will bring communities together and help increase visitors and trade. As well as trading throughout the day, an enhanced market could also see some twilight and evening opening, boosting both market and town centre trade and creating a welcoming evening environment. Finding an exciting, longer term use for the Market House that compliments and enhances the rest of
Extra council homes for Cambridge Road Estate regeneration
The Royal Borough of Kingston has secured agreement to deliver an additional 104 new council homes in the first phase of the Cambridge Road Estate regeneration.
This increases the number of new council homes available for rent in the initial phase of the neighbourhood redevelopment to 254.
Securing the increase is part of Kingston's ongoing commitment to helping tackle the national housing shortage and the subsequent impact this has on homelessness.
The council has successfully obtained grant funding from the Greater London Authority (GLA) to deliver the additional social housing.
In the face of an uncertain economic climate, a cost-of-living crisis and pre-existing stretched housing resources, this milestone represents a significant step to help address several issues, emphasising the council’s sustained effort towards meeting the community's needs.
The delivery of these 254 new council homes demonstrates the Royal Borough of Kingston’s longstanding commitment to reducing the number of people and families on the housing waiting list and improving opportunities for local people in temporary accommodation.
The Cambridge Road Estate regeneration will now provide a total of 871 new council homes once all five phases of the scheme are complete. This is 218 more than on the original estate.
Councillor Emily Davey, Portfolio Holder for Housing, said: “This is a great win for our borough. “We have approximately 3,700 households on the housing register awaiting a permanent suitable home, with close to 1,000 living in temporary accommodation.
“Vulnerable residents wait years for a council home in Kingston.
potential of this historic community asset. The new strategy will also create opportunities for local start ups, support new, local business development and possibilities for training and apprenticeships. It will better address the challenges of climate change through improved energy use, waste reduction, re-use and recycling.

New Malden Business Forum
This month, we hosted the New Malden Business Forum at the Methodist Church in New Malden, and what an uplifting evening.
We had many local businesses attending and were joined by the truly inspiring YuWing from Au Law Organic Farm, based in New Malden. YuWing and his team won the Outstanding Green Business Champions Award (sponsored by Unilever UK & Ireland) at the Kingston Borough Business Awards in February.
He told us about his background in Hong Kong and how he came to New Malden and re-started his ambitions to grow farms and vegetables. The resilience and determination is so admirable. We can be blissfully unaware of the characters and stories around us so it was a privilege to share his journey with the local businesses.
Kristina Ericsson Richards YuWing from Au Law Organic FarmBCC: Firms are treading water on investment
A new survey shows most firms reporting no improvement in investment levels, sales or cashflow in the first quarter of 2024.
The British Chambers of Commerce’s Quarterly Economic Survey – the UK’s largest and longest-running business survey – has revealed that levels of business confidence remain unchanged, with 56% of UK businesses expecting an increase in turnover in the next 12 months.
The hospitality sector continues to struggle disproportionately, with 39% of the firms surveyed reporting a decrease in their cash flow, compared with 28% of respondents overall. With inflation likely to remain volatile over the coming months – the data also reveals that more firms expect hikes in their own prices, with staffing costs being the main pressure. The survey, conducted between 12 February and 12 March, of more than 4,800 firm across the UK – 92% of whom are SMEs (fewer than 250 employees) – also reveals business performance across different sectors varies considerably.
No improvement in overall business conditions
The percentage of respondents reporting increased domestic sales stayed at 36%, the same level as Q4. Likewise for the second quarter in a row, 22% reported a decrease and 42% said sales had remained constant. But there were significant sectoral differences: 44% of professional service firms said they had seen a boost in sales, whereas only 27% of logistic companies and 29% of retailers saw an increase.
Business confidence remains unchanged
Of those surveyed, 56% expect to see their turnover increase over the next 12 months – the same as Q4 2023. Only 14% of respondents are expecting to see their financial situation worsen in the year ahead, 29% expect things to remain the same.
Profitability confidence has remained static, with 48% of companies saying they expect profits to increase in the next year, that compares to 47% in Q4. A total of 21% of respondents believe their profits will fall.
Most firms still not increasing investment
Economic headwinds continue to impact heavily on business investment. Most firms say they haven’t increased the amount of new plant, machinery and equipment they have bought or rented. Only 24% reported an increase in
investment (the same as Q4), while 60% said levels had remained the same, 16% reported a decrease.
There are large sectoral disparities in investment levels: 28% of hospitality sector firms say they have decreased investment, while 30% of manufacturing businesses have increased investment.
Many firms expect their prices to rise
A total of 46% of respondents are predicting an increase (compared with 47% in Q4), 51% think prices will stay the same, and just 3% are anticipating a decrease.
Labour costs are cited as the main cost pressure across all businesses. For the second quarter running, 68% of responding firms say they are under pressure to raise prices because of staffing costs. Some sectors are feeling this pressure more than others, with 77% of hospitality firms and 76% of manufacturers citing it as a key driver.
Interest rates continue to decline as a concern
While inflation remains firms’ biggest concern, business worries about interest rates continue to gradually fall.
David Bharier, Head of Research at the British Chambers of Commerce, said: “Although business confidence remains buoyant at
the start of the year, most SMEs are still not reporting any tangible improvement to business conditions.
“The lack of investment among most SMEs is a real concern. Inflation, skills shortages, and an almost endless list of new trade barriers with the EU, coupled with a lack of clear direction on infrastructure and technology investment at the Government level, have led to paralysis for many businesses.
“The increased percentage of firms expecting price rises is also a reflection of global conflicts and the introduction of further import costs.” Shevaun Haviland, Director General of the British Chambers of Commerce, said: “We desperately need to see SMEs investing again. Government moves on rate relief, planning reform and full expensing are welcome – but they haven’t yet shifted the dial.
“The recent rise in the national living wage is good news for millions of employees. But it comes at a time when labour costs pressures for business are already very high. Firms need room to breathe as they strive to pay staff fairly.
“In this election year it’s vital that politicians remain laser-focused on helping businesses invest, develop and grow. We encourage all parties to study our findings and understand the reality for SMEs in communities up and down the country.”
“The increased percentage of firms expecting price rises is also a reflection of global conflicts and the introduction of further import costs.”

Wellbeing within the Workplace
When an organisation is starting up their business the area which tends to be at the bottom of the to do list and least prioritised is Wellbeing.
This is sometimes because sole traders and SMEs are more focused on making their business a success rather than be concerned about their own mental health and those they are working with. This is not a criticism, simply a trend I have noticed with clients that I have been supporting. So, we ask ourselves what should be addressed regarding mental health and wellbeing when setting up a business and why is it important to ensure ourselves and our work team are in a good and positive mindset?
As a Wellbeing Therapist who runs her own multi award winning business, I always focus on the wellbeing of any colleagues who are in my employ. Yes, you may argue that because that is my business of course I am going to focus on health and wellbeing, but it’s such a simple
thing to address. The following are just some simple suggestions which can help to ensure that your work colleagues are aware that you are mindful of their mental health concerns. Checking in with staff members… It takes literally minutes to check in with work colleagues and ask them how they are? This may seem a trivial question to ask, but for some individuals you could be the only person that has asked them the question in a long time, and it will give your staff the understanding that you are genuinely interested in their welfare and that ultimately you care.
The appointment of a Mental Health First Aider may be beneficial for your organisation so that staff are aware there is somebody they can be signposted to, should they feel they are in need. Social gatherings are a good way not only to motivate staff, but to also recognise if there is any issue with members of your team. If it becomes evident that certain members of staff are not participating and are seen to be “busy” and unable to attend these events on a regular basis, perhaps speak with them on a one-toone level to ascertain if there is a genuine
reason for their absence or perhaps if there are other reasons which are more deep rooted, for example bullying within the workplace?
Regular meetings with staff members….. This is a positive way to gauge how your staff behave with the interaction they display during these meetings.
Regular appraisals are also another way to monitor not only your staff members ability of working, but also how they are feeling on a personal level. This will also incentivise the member of staff that you are interested in their whole being.
Even with all these measures being implemented, staff may still be mindful not to rock the boat about how they are feeling for fear that they may put their job in jeopardy and that by speaking out they may cause uncertainty within their job role and may therefore continue to remain silent, however at least they have the option should they choose to approach a senior member of staff.

REBRAND
How much and why?
The BBC
The BBC had their logo redesigned in 1997 and the whole rebranding campaign cost the company the £1,300,000 (approx).
Designed by Martin Lambie-Nairn, the BBC was about to take off in digital television and the internet. A number of problems existed with the current logo (below).
The logo was technically unsuitable on-screen. It lost the lines underneath and when in colour on a colour photo, it again disappeared or parts vanished. On TV, diagonals are difficult to work with as the logos pixelate. By straightening up the boxes and letters, it removed all the problems associated with diagonals. Being black and white made a big cost saving to the BBC and the licence fee payer.
This version of the BBC logo now holds the longest life on screen (the 1971-1988 was the previous record).
BP
It’s difficult to know how much big companies really spend on logo designs and redesigns. Few firms are willing to share figures.
The cost of designing the logo or rebrand can include marketing, advertising and other associated costs.
We take a brief look at the background of some contentious and popular logos.
Citibank
This 1998 logo was created after the merger of Citicorp and Travellers Group to form CitiBank
The CitiBank logo was designed in 1998 by well-known designer Paula Scher of Pentagram, when industry giants Citicorp and Travellers Group merged to create the world’s largest financial services firm. That the bank paid the princely sum of $1.5 million for this design (part of a near-$10 million for the branding as a whole) is not so surprising. With assets under management of $700bn, its pockets were deep enough.
But what was controversial is that the logo they received was based on a sketch Scher did on the back of napkin. During their first meeting. In around 10 minutes.
In 2000, BP paid an awful lot of money for a new logo. According to The Daily Telegraph, it cost a whopping £4.6 million just to design the logo, while the overall cost of the rebranding came in at £136 million (including the cost of rebranding stationery, van liveries and manufacturing plants).
The project, led by Landor Associates in 2000, saw the replacement of the old ‘shield’ logo with a new one designed specifically to promote “BP’s position as an environmental leader and its goal of moving beyond the petroleum sector”, as the company began to invest in alternative energy. According to Landor: “A stylised sunflower symbolizes the sun’s energy, while the colour green reflects the brand’s environmental sensitivity.”
Tropicana
The “cost” of a logo isn’t always just what you pay the branding company to develop it. In the case of Pepsico fruit brand Tropicana, it was the estimated $30 million in sales it lost because of it, over just two months.
To be fair, the failure of its 2009 rebrand wasn’t entirely down to the logo. The $35 million advertising campaign, with its overwrought overtures to family life and a nonsensical slogan (“Squeeze, it’s a natural”), was another factor.
While the old logo had a sense of fun and personality, this new logo looked more grown-up and professional but since when were those values associated with sugary drinks? As a result, people were less likely to spot the drink in the supermarket, and less inclined to buy it when they did.
After two months, Tropicana sensibly reverted to the old logo and packaging.

Q Who are you?
I am a Kingston based Carbon and Cost Management specialist. I work with small to medium sized Businesses, helping them to measure and manage their Carbon Emissions and non-core spend in a plain talking, straight forward and often self-funded way.
My background is Carbon Measurement and Management for FTSE 100 companies, where cost is no issue and my customers had huge budgets and teams they could throw at sustainability.
My mission now is all about bringing affordable Carbon and cost management to the Kingston business community. I have spent years developing skills that up until now have only been accessible to large corporates, and have stripped out all the complexities so that smaller companies can benefit from my expertise without needing deep pockets or sustainability knowledge. The whole area of Carbon management is too often complex and confusing with loads of acronyms and standards that many people think is complicated and expensive – I am here to turn that on its head and deliver Carbon management up to BSI standards for the masses.
I have a network of over 100 Sustainability and Cost Management consultants within my network that I can lean on at any time if I need some specific expertise.
Q What's your business all about?
Two things that are closely linked:
1 – Carbon.
I help you tick that sustainability box on the tender you are working on. I deliver annual Carbon Footprint Reports, Carbon Reduction Plans and Carbon neutrality consulting. This means I calculate your Carbon Footprint, I save you Carbon, and if you choose to, I get formal verification of your Carbon Neutral claims as I am BSI and NQA accredited.
2 – Cost and Procurement.
I save you money on the things you already buy. Most people are very good at buying core items, but possibly not so much at buying non-core items – stationery, janitorial supplies, fleet services, power etc. I have over 200 individual areas where I find significant cash savings. Often a Procurement review will find enough cost savings to pay for a Carbon Footprint Report and still make your bank balance healthier, hence the self-funding model.
Q Three words to describe yourself?
Detailed. Straight-talking. Passionate.
Q Ideal customer?
My ideal customer has a turnover somewhere between £1m and £50m and is keen on Carbon management. Sometimes it’s because of pressure from customers asking for this data as part of a tender, sometimes it’s because their industry is starting to feel the pinch of regulation and know that they need to publish this type of data, and sometimes it’s a real drive to do the right thing. My customers are great at when they do and don’t have the time or resource to look at Carbon. They trust me to do that for them. I like to form long term relationships with my customers and be the expertise they need to remain competitive and ahead of regulation.
Q Biggest achievement?
I am working with a local sports team who had already made a start on their Decarbonisation strategy before we met – changed to LED floodlights, installed waterless urinals and were already trying to source more sustainable food vendors, but ran out of money to do any more. I worked through a procurement review with them and found over £200k of annual cost savings which allowed them to continue with their Decarbonisation strategy which we are now working through. Their first Carbon
Footprint Report was 100% funded through cost savings and they still have more cash in the bank than they had before working with me. I am now viewed as their Sustainability Manager and regularly attend their matches and leadership team meetings. We have become good friends.
Q Biggest gripe?
Companies that think Decarbonisation is not relevant for them. What impact can my SMB have when large corporates generate much more carbon than me? How can my business afford a Decarbonisation strategy when we are struggling to keep our head above water in the current economic climate? Decarbonisation sounds complicated and I don’t have the expertise. Or the big one –I don’t know where to start so I won’t bother!
Q Your inspiration?
My inspiration comes from a number of places – I am inspired by my customers who get really enthused during this journey and find a passion they didn’t know they had. I am inspired by my peers who go above and beyond for their customers, but mostly I am inspired by my children who seem to have an innate level of understanding about what is good or bad for the world.
Q Philosophy in business?
Yes. Yes I can help. Yes I know someone else who can help. Yes I can find out for you. Yes I will get involved. Yes we can have a chat whenever you like. I believe in going the extra mile - after all we only have one planet!
Q Biggest tip for success?
Do something! You may not know where to start or how to start, you may not have good data to work with or a team that can start calculating Carbon Emissions, but you can always do something! Turn your thermostat down 1 degree, buy some LED bulbs, turn your lights off overnight. ‘Every Little Helps’!
