Welcome to the 20th edition of The Bunbury Life! Yes, with this edition we are celebrating our 20th edition and 5 years in print! Quite where the last 5 years have gone is anybody’s guess but one thing’s for sure we have certainly enjoyed the ride! Our aim has always been quite simple. To celebrate all that’s great about living in and visiting Bunbury today and we hope you too have enjoyed our unique take on this fantastic city. Ways To Add Value To Your Home …without breaking the bank!

2. Upgrade or clean flooring

Attending to dirty carpets and scratched wooden flooring makes a home seem bigger, brighter and much more appealing. For carpet stains, try steam cleaning, wash and wax for laminates, and for wooden floors, sand them back and apply fresh coats of varnish.

Our home is our biggest investment and adding value doesn’t have to cost the earth. So whether you are looking to increase the value of your property or simply looking to improve your quality of life, here are 10 great, affordable ways to achieve those renovation goals.

3. Paint throughout

Never underestimate how much value can be added to your home with a fresh coat of paint to either the interior or exterior. A good paint job is not only relatively cheap but it’s also the easiest way to inject new life into dull, lifeless rooms. Choose neutral colours to maximise appeal and if you can’t afford a professional painter to do the whole house, employ someone to paint just the entrance and living areas to maximise first impressions.

1. Give the kitchen and bathrooms a makeover

The old adage that kitchens and bathrooms sell homes applies more than ever today. As the most important room in the house, a renovated kitchen is a sure fire bet for adding value to the home and renovations don’t have to break the budget. A lick of paint or new handles on existing cabinet doors can work wonders. Of course, if there is a bit more money in the pot, adding stone bench tops can be a real winner and with a variety of composite stone tops now on the market you might be surprised at how affordable some can be. In the bathroom, try applying fresh sealant around wet areas, replace old towel rails and toilet roll holders, replace old shower heads and clean grouting. Again, stone vanity tops can create a real wow factor.

How long is it since you gave your home a really good clean? Start from the highest point and work down, cleaning all work surfaces and in particular window dressings. Take down your blinds before cleaning, send your curtains to the drycleaners and clean out cupboards. 5. Improve lighting

looking its best for passers-by. Sand down and varnish wooden front doors or add some paint, repair ripped flyscreens and install brand new light fittings. A shiny new house number, swish new mailbox and new plant pot or water feature will add that finishing touch.

There’s nothing worse than a dark and dingy interior and by adding either more natural light or attractive artificial lighting your home can be transformed. Think about installing a skylight or an extra window in dark areas of the home or install the latest energy efficient LED lights to give the house a more contemporary look.

We are all guilty of hanging on to too many unnecessary items. A cluttered home is not only untidy but also appears much smaller. Have a garage sale, rent a storage unit, or start making trips to the landfill and whittle down your home’s contents to a manageable size.

If your home is starting to show its age on the outside, chances are it could be because of out-dated exposed brickwork. Rendering the brickwork to a home can be expensive, particularly on 2 storey homes where scaffolding costs come into play but the results can be stunning. It may cost a few thousand dollars but the returns could far outweigh the costs.

What’s The True By Theo Krinos Value Of Your Home? Has the property market finally turned? Since my last column for The Bunbury Life, there has been a regular stream of positive data published about the WA housing market. With the Perth median home price rebounding back to a 2 year high, land sales up 12% in the metro area in the September quarter and REIWA predicting property turnover will return to its long term average in 2013, there certainly seems room for optimism. You can also rest assured that any positive movements in the Perth market will eventually flow out to the South West and other regional areas. So with activity in the market set to increase, is 2013 the year when you look to take your next step up the property ladder? Or perhaps this is the year when you start or add to your property investment portfolio? Whatever your decision, before you make your move, it’s always wise to know the precise amount of funds you have to play with. Spending power for most will be determined by the amount of equity in the home and the ability to service the debt, and when it comes to calculating equity here is where the problem can lie. It’s a well-known fact that when it comes to the family home, sellers will view everything through rose-tinted spectacles. Ultimately a property is only worth what a buyer wishes to pay for it, not what the owner believes it is worth, and with prices falling in recent years, in many suburbs, values are still well down from their peak. Therefore many would-be

sellers who have bought in the last 5 years may well need to adjust price and therefore borrowing expectations. For investors looking to leverage equity in the home, a similar problem may exist. Currently, property valuers are being extremely cautious with their valuations and will continue to be until they see consistent evidence of an upswing. Emotional attachment and pricey renovations often drive sellers to expect a much higher valuation but the property market rarely reflects personal circumstances and certainly doesn’t sway an experienced valuer. Valuers are far more likely to take into account historical sales in the area so if a neighbour sold at the bottom of the market, in turn, the valuation could be much lower than expected. To get an accurate valuation, start by requesting a local real estate agent to provide a market appraisal on your home and from there you will have a pretty good idea on where you stand. Follow this with a visit to your local mortgage broker and your borrowing power will be quickly determined. A broker will also be able to explain ways of maximising borrowing power through consolidating existing loans or reducing credit card limits. What Will 2013 Mean To You? By Phil Di Candilo Are you sticking to your New Year’s resolutions? (A New Year’s resolution is a promise to yourself or decision to do something, especially to improve one’s behaviour or lifestyle in some way, during the year ahead – Collins English Dictionary) Whatever your resolution was for 2013, research indicates 88% of people will fail to achieve their goal. The primary reason for failure is not due to setting unrealistic goals but in fact through not getting enough support to achieve them. And, perhaps not unsurprisingly, the two most common goals are weight loss and financial security. For these two goals, and any other that you may have chosen, there is support out there. In most cases, it will come in the form of family and friends. Share your goal with them and then you can adopt some degree of accountability. Then you can begin your journey. As an accounting firm, we obviously recognise that physical wellbeing is important, however, it is the financial security goal that we are more equipped to help with. So, how can we all achieve financial security? Well, it’s a question we get asked almost every day and the answer will almost always depend on the desired level of security the client requires. The best place to start is to work out where

you are now and then get some professional guidance to set some goals for your future. It is never too late to start and if the turn of the year is the catalyst for a desire to set up financial goals, then now is the time to seek out that advice. Just like a weight loss goal that involves planned diets and exercise, financial security also requires sound planning. To help achieve your goal, it may require involving a variety of professionals, such as financial advisers, bank managers, insurance brokers and maybe even lawyers. In my experience, it always best to start with your accountant. After all, just like your doctor, this is the person who knows the most about you and is best equipped to direct you to the required specialist. Feature Renovation Stirling Street, East Bunbury It seems hard to believe now but for the first 100 years of settlement, Stirling Street, with its route taking it past the Parade Hotel, was the main road into Bunbury. Of course, there is a very simple reason for this. Part of British naval office and Before explorer James Stirling’s duties as a colonial administrator was to select the town boundaries of the new harbour township. Selecting Stirling Street as this original town boundary, Stirling also decided that the relatively small, water-locked land to the north was to be the town centre whilst he took ownership of the land to the south. Due to the importance of Stirling Street in Bunbury’s formative years, today many of the city’s oldest homes can be found in this area. With many of the remaining homes dating back to the late 1800’s, these character-filled properties are mostly extremely wellmaintained. This 120 year old cottage in Stirling Street had a colourful past, once even being a recording studio. Mercedes-Benz A-Class All new premium hatch arrives down under!

It was in 1997 that Mercedes-Benz unveiled the first incarnation of its mini MPV, the A-Class, to a highly expectant public. As the first ever small, front-wheel drive vehicle from Mercedes-Benz, it represented a huge step down in size for the luxury car manufacturer as well as revealing a new, unexpected upright look. Fifteen years, however, is a long time in motoring and although the original A-Class oozed innovation and sold over 1.6 million units worldwide, buyersâ&#x20AC;&#x2122; tastes have since changed. Recognising that the mini MPV market has been superseded by a hotly contested premium hatch market, the all-new 2013 A-Class Mercedes-Benz is now a vastly different animal to its predecessor. In fact, other than its name, this new, exciting entry-level Mercedes shares little in common with its forerunner. Visually, itâ&#x20AC;&#x2122;s a completely different car. Now measuring in at around 4.3 metres, the new A-class has added 409mm in length and around 131mm to its wheelbase. Its newfound cool, more youthful looks are also enhanced by its more low-slung design. Longer, wider and lower, the A-Class has been transformed into a sleek, sporty, fashionable package. The more modern, contemporary feel also flows through to the interior with a selection of clever design touches. These include subtle carbon-style inserts on the dashboard and doors and swivelling tri-air vents as featured in the SLS AMG. The extra length and width also translate into more interior space and a bigger boot. Power-wise, the new A-Class gives a choice of both diesel and petrol four-cylinder engines, starting with a 90kW 1.6 litre petrol engine, which claims 5.8L per 100km. Other petrol options include the A200 BlueEFFICIENCY and the top of the range A250 Sport, which is powered by a 155kW 2.0 litre unit capable of achieving 0-100 km/h in 6.6 seconds. The diesel option is the A 200 CDI BlueEFFICIENCY, which offers impressive fuel efficiency at 4.6L per 100km. All engines also feature the ECO Start/ Stop function ensuring that the engine is temporarily switched off in stationary traffic. 44

As well as parking sensors, a reversing camera and an auto reverse-park system, equipment also includes nine airbags, ABS, ESC and Collision Prevention Assist. This automatically stops the car if it detects a collision at less than 30km/h. Add in Bluetooth, iPod and USB compatibility

and a choice of either Comfort or Sports suspension systems, and itâ&#x20AC;&#x2122;s clear MercedesBenz have left few stones unturned in making the all new model an extremely desirable package. Inline Skating The story goes that inline skating was inadvertently invented in the 18th Century by Belgian inventor and musician John Merlin. He attached a pair of small metal wheels to ice skates and, violin in hand, joined a masquerade ball thereby creating the world’s first pair of roller skates. Unfortunately, without brakes he proceeded to crash and break his violin! Well, whether that story is completely true or not, some 3 centuries on, inline skating has become a hugely popular worldwide sport. Exciting, fun and fast-paced, the sport is also renowned for its health and fitness attributes with recent studies in the US proving it’s aerobically equal to both cycling and running. South West Academy Of Sport Helping the south west regionâ&#x20AC;&#x2122;s aspiring athletes reach their potential

Located in Bunbury, The South West Academy of Sport (SWAS) is a not for profit organisation committed to helping talented regional athletes pursue excellence through sport. The academy is styled after the Western Australian Institute of Sport and successful regional models in the eastern states of Australia that have had considerable success in producing champions in both team and individual sports. SWAS scholarships are for athletes between the ages of 14 and 18, and provide access to top tier coaches, specialist training and support services, which are often only available to athletes training in the metropolitan area. SWAS scholarships are available to athletes across a broad range of sports and are specially designed to cater to both individual and team sports. In the South West, there are individual scholarship holders who compete at state, national and international level in sports such as surfing, BMX and Taekwondo to name but three. SWAS also offers scholarships to athletes who compete in team sports. Working in conjunction with seven partner sports in the region (Australian Rules Football, Basketball, Cricket, Hockey, Netball, Soccer and Tennis), the academy provides funding through the scholarship program for coaching clinics, physical therapy, nutrition and much more. The organisation runs a number of events during the year where members of the community are encouraged to come along, meet the athletes and enjoy themselves. This year, the program of events starts with the Breakfast of Champions to be held at VAT restaurant on Friday, 12th April where surfer Tom Carroll will be the guest speaker. Choosing eye shadow for a particular look, whether it be for nights out or for daytime events, is an enjoyable, albeit, at times, expensive process. What is often overlooked, however, is that the carefully selected shadow can potentially lose its desired look if applied with cheap or inappropriate brushes. Decent quality brushes with natural bristles might be more costly than their cheaper synthetic counterparts but the investment will be well worth it. Synthetic brushes will not blend shadow as effectively as natural bristle brushes and are often not designed for specific jobs. One brush is not able to effectively carry out all makeup tasks so have a small collection featuring a blending brush and a precision brush for eye shadow, one for brows and another for blush. Zoey Beadle of House of Qi

Acupuncture, the traditional treatment of inserting fine needles into specific points on the body, is a form of Chinese medicine that dates back thousands of years. It’s becoming increasingly popular in today’s fast-paced world for treating a range of common ailments. In this edition of The Bunbury Life, we meet local acupuncturist and traditional Chinese medicine specialist Zoey Beadle. Zoey, owner operator of House of Qi, has recently opened Bunbury’s first traditional Chinese medicine clinic located on Beach Road, Bunbury.

Do you have any examples of how acupuncture has delivered results? A 46 year old patient was experiencing the early onset of menopause. This resulted in severe hot flushes, night sweats, mood swings, irritability, insomnia, a loss of libido, vaginal dryness and palpitations. Her twice a week course of 12 treatments aimed to tonify the kidney and to nourish her yin. Following her first treatment there was an immediate reduction in hot flushes, night sweats and irritability. After six treatments, the insomnia had been reduced to waking only once a night with night sweats and palpitations resolved. Her symptoms had been reduced by half. After 12 treatments, her symptoms had completely gone and now she visits me just on a monthly basis to maintain her general wellbeing.

How long does it take to qualify to be an acupuncturist and how long have you been practising? It takes a minimum of 4 years to qualify. The study is made up of acupuncture, Chinese philosophy and western medical sciences. I have now been a practising acupuncturist for over 3 years.

How does acupuncture work? The insertion of fine, sterilised needles into specific therapeutic points on the body (referred to as acupoints) adjusts and alters the body’s energy flow into healthier patterns. This constant flow of energy, known as Qi (pronounced Chee) keeps the yin and yang balanced. However, this flow of energy can become blocked, just like water getting stuck

Joyous Ferments

with wild yeasts (sourdough) because commercial fast-rising yeast wasn’t available. As the wild yeasts in the sourdough need time to ferment, usually about 8 to 10 hours, the bacteria in the yeast helps digest phytic acids, a substance in the bran of all whole grains. These phytic acids inhibit the absorption of minerals from the wheat by the body. Sourdough fermentation also pre-digests gluten, allowing some people who are sensitive to gluten to enjoy properly fermented breads. Sauerkraut (cabbage) is the most traditional fermented vegetable pickle. Other vegetables can be added to your cabbage mix and this is usually known as kimchi. Sauerkraut is made by slicing cabbage and rubbing in salt to draw out the juice, which is usually rich in vitamin K. It is then covered and left to ferment for 2 to 3 days. The juice ferments into vinegar which contains the beneficial juice nutrients and all the good probiotic bacteria to aid digestion. Pop this into the fridge once fermented add a little to your salads or vegetables every day. Kombucha tea is another great way to get your quota of probiotics. Kombucha is the fermentation of tea (usually green organic tea) and sugar by a mushroom-looking entity called a scoby. Magic or otherwise, this scoby feeds on the sugar and tannins and performs the miracle of producing a beverage that contains B vitamins and enzymes that have great beneficial qualities. So don’t be afraid to embrace some fermented foods. Your body will love you if you do. Taste the love for a little longer and digest well. Most of us will know that yoghurt is good for us as it contains a culture called acidophilus. Well known for its health benefits, acidophilus is a term is used to describe a number of bacteria that help with digestion. However, in this edition, I want to tell you about other forms of beneficial fermented foods that are making a comeback to the food scene. Fermentation is a process by which foods are pre-digested by good bacteria, fungi and friendly enzymes – as in the yoghurt example. It is a naturally occurring process. There is a variety of fermented foods including yoghurt, kombucha tea, sauerkraut, kimchi, miso, olives, pickles and sourdough bread. These fermented foods contain high amounts of beneficial bacteria that help improve digestion and strengthen our immune system. Also, when we ferment foods before eating them, it’s like partially digesting foods before we consume them, making the nutrients easier for our body to assimilate. These are just some of the reasons why it’s wise to include some in our everyday diet. In years gone by, many foods were made by traditional methods that included the fermentation process. As food technology has modernised, many of these traditional methods have been superseded to the detriment of our health. Bread, for example, was naturally leavened

My Favourite Dish

To create the paste for the dish, we use fresh chillies, red onion, garlic, lemongrass and the petals from the turmeric flower. This also gives the dish a delightful fresh floral scent. The tamarind paste and juice used give it the wonderful sour taste. Accompanied by a bowl of coconut rice, the dish is served on a bed of lettuce and is combined with pieces of tomato, onion, spring onion and pineapple. Delicious! Assam Chilli Squid Our Assam Chilli Squid is a classic Malaysian and Singaporean recipe and was added to our menu about 4 months ago. It can also be served with deep fried Red Spot Emperor, king prawns or as a seafood combo. This tamarind influenced recipe (assam is the Malay word for tamarind) is a popular dish in hot and humid climates due to its refreshing, slightly sour aftertaste and is a staple dish in Nyonya cuisine. Nyonya (also spelt Nonya) food is a unique cuisine that was brought about by inter-marriages between early Chinese sellers and local Malay brides. Local ingredients such as chillies, belacan (Malaysian shrimp paste), lemongrass, galangal and turmeric are used to create a highly distinctive cuisine quite different to traditional Chinese or Malay food. 62

Every year, we have around 4 “Film on the Ferguson” outdoor movie nights and always aim for one “Music on the Ferguson” concert each year. Our next movie night is on 15th March and we will have movies next summer in December, January, February and March. We also run occasional informal cooking classes the latest of which was an introduction to paella and tapas with Sophie Budd of Taste Budds Cooking Studio, Perth.

In this edition, we talk to another well-known Geographe wine region stalwart, Phil Smith of award-winning, Ferguson Valley-based, St Aidan Wines.

What prompted your interest in starting a winery and why the Ferguson Valley? My wife Mary and I moved to the Ferguson Valley 21 years ago from Vasse as I was taking up a position at The Bunbury Regional Hospital and the St John of God Hospital as an anaesthetist. We needed a place to live within about 20 minutes from the hospital for my on-call work. We purchased our farm as a bare block and proceeded to build our house. Initially, we planted oranges, mandarins, and Red Globe table grapes. However, we soon realised that as we were in an emerging wine region the future lay in wine grapes. Since then, we have planted Chardonnay, Cabernet Sauvignon, Muscat, Semillon, Sauvignon Blanc, and Tempranillo grapes.

What do you get up to in your spare time? Spare Time? Who has that?!! Well, when we do get some, Mary and I are keen snow skiers and love visiting the beach. We also try and get away travelling (always to a wine region, of course!) whenever we can. St Aidan Wines is located at 754, Ferguson Road, Ferguson Valley.

Which of your wines are you most proud of? We have been most happy with our Chardonnay, which has won the best Chardonnay in the Geographe Wine Show for 6 of the last 7 years. Our Cabernet Merlot Blends have also done extremely well with 3 of the last 4 vintages getting gold medals at various shows.

When was you cellar door opened and who was behind the design? Mary and I designed our cellar door and café building to be in a similar form to the St Aidan Church after which we named ourselves. It was completed using local builders and contractors over three and a half years ago.

What are the opening hours of the cellar door and café? We are open most weekdays from 11.00am to 4.00pm (closed Wednesdays) and weekends and public holidays from 1.00pm to 5.00pm. 64
