The latest fashion trends from The Mandurah Life’s resident fashion expert...
sweater or a form fitting top that can be tucked in. Definitely wear heels or, if your legs are long enough, wear heeled ankle boots, which will help to make the outfit look more edgy. As for the ankle boots themselves, they too feature the autumnal metallic glitz. Many boots have studs, buckles, zips or heel adornments, mostly in gold. Add more metal with a statement necklace and wear it as a collar to your sweater or over a buttoned up shirt. Don’t save your bling for the evening! It’s also exciting to see a wave of navy coming into the stores, giving us a lighter feel than the usual black. Neutrals are based around grey, from light through to darker shades. These basic colour palettes can easily be teamed with the on-trend, bright prints of the season.
New season designs
The change of season is the perfect excuse to add new items to a wardrobe. Autumn is hardly cold but there is certainly a need at times to layer up and to find new pieces to get through the fresher days and nights. One of the hottest prints this season is check. Following a strong showing in Europe, it is now emerging on the rails here offering plenty of versatility across a range of styles. Wear it as a blouse tucked into a skirt or narrow pants, or as an unbuttoned, classic plaid shirt worn loosely or even around the waist. It can also be worn as an oversized coat or as a huge scarf. Feminine, casual, grungy or dressy, check will be a real winner this season. Leopard is the animal print to be seen in this autumn, looking Wish stunning on loafers, heels, clutches, available at Imago scarves, sunglasses and all sorts of accessories. Look out for a leopard print sweater too and pair it with narrow pants or a pencil skirt. Sweaters of every texture are going to be a main staple for this season and the next too. Many will be to the waist or cropped, and the latter are perfect for layering. Embellishments will be very popular this autumn, in the form of sequins and metallic thread, and jewelled or studded shoulders. Expect to also see plenty of printed sweaters in animal, floral and check designs. Popular skirts for autumn are set to be the midi. Reminiscent of a tea party skirt with it worn just below the knee and high waisted, midi skirts make midriffs appear slimmer and legs longer. Look for a full skirt to give a fluid feel. To balance out the quantity of fabric covering up your lower half, go for a cropped 8

are some ideas and expected trends this year. Colour is the most obvious way to transform a room. However, this doesn’t mean having to paint walls or apply expensive, new wallpaper – a move which can seriously dictate the look of the rest of the room. Walls, these days, are more often than not being left neutral with the required tones of colour in a room added through a new sofa, rug, curtains or accessories, such as cushions. This year, colour is strong and saturated, such as navy, turquoise or peacock green. Rich fabrics, including velvet and corduroy, are big for 2014 and will also be durable. These colours will also perfectly complement Pantone’s 2014 Colour of the Year – Radiant Orchid. This is a red-violet tone and, if used as an accent colour, works amazingly well with black, grey and olive green.

With plenty of interior design websites readily available to view all offering information on current trends and featuring a mind-boggling array of ideas, you would think it would be easier to be creative around the home. However, this overload of information can actually make the job harder as we try to navigate our way through the raft of ideas. Instead of the outdated painted feature wall, this year, use artwork and wall-hangings to add an interesting focal point. These can really add a unique dimension to a home. Accessories too are becoming more personal with the trend to display meaningful pieces that are new and old rather than all from one shop floor. There is a trend towards metallic items, mixing gold with silver, brass and bronze, adding a richness and opulence to a room. Natural materials have been well within the interior design radar for seasons but there has been an increased popularity in recent times for using cowhide on a piece of upholstery or on benches and consoles. There is always the faux version if you are not a ‘real’ fan. Having sofas and chairs in different fabrics and prints, while in harmonious colours, works extremely
well and creates a cohesive look. This year also sees the use of lighter coloured wood with honey and caramel tones ranking higher than dark tones for furniture. A feature wall within a room has almost become a requirement of a well-finished home. Commonly a wall of contrasting paint or flamboyant wallpaper, interior designers are now moving towards a more individual approach to decorating and this involves sourcing unique artwork. A striking piece of art can say a lot more about a home and its owner than a block of paint from the current season’s on-trend colour palette. Individual and personal, it will have been chosen because it is of particular interest to the buyer. For budgets that don’t stretch to buying expensive artworks, try creating your own special piece. A simple way is to create a photo wall of a particular subject. This could include photographs of family members, seascapes, patterns in nature, sailing, cars, maps or prints of artwork. Keeping to the same subject matter will bring the separate pictures together as one piece of art as will settling on one colour of frame and how they are arranged. Try starting from the middle of the wall and work around in outward circles or a spiral of frames. Or ensure every frame has a side that has a certain parallel measurement, such as 30mm, from one other frame. Another successful look is to create a shape of all the frames together, such as a square or circle. Frames in themselves are diverse and can make a beautiful artistic arrangement when
hung without their backing or their glass. Empty frames like this work best if they vary in their ornateness and style. Sticking to the same colour is recommended unless using metal frames. These can work well as a group even if the metal colours, such as gilt, silver and bronze, vary. Finally, how about using mirrors, either in interesting Art Deco designs or as framed mirrors to create that unique look? Hi everyone! I hope you are all holing plenty of putts and making many birdies. The number one question I always get asked when coaching is, how can I hit the ball further? Not surprising when all of the ads both on TV and in golfing magazines are promoting drivers that guarantee to hit the furthest or are advertising new golf balls that allow players to drive enormous distances. It’s no wonder then that I see so many male ego-powered golf attacks on the ball at the driving range! At any one time on the range, we can see players almost rupturing their spleens or half popping their kidneys out trying to squeeze an extra few yards out of the club they are flailing around! Remember, hitting the ball further is no guarantee of better scoring! The key to better golf is being able to control distances. In short, good players know to the metre how far they hit each club. So what can we do to control our distances? Ball position is critical in the context of ball flight and distance control. Most club golfers that I teach play the ball inside the left heel for the long clubs then start moving the ball back towards the centre as the clubs get shorter and as a young player, I was taught that very same way. However, if we start moving the ball back in 32
our stance we are effectively de-lofting the club but more importantly, we are making our angle of attack a lot steeper. When we get steeper on the ball, the ball will sometimes squeeze out low or pop out high creating a huge difference in the distance the ball travels. Good players keep the ball up inside the left heel for all shots, which allows the club head to travel on a shallow path, maintaining the true loft of the club. This results in the trajectory of the ball flight being more consistent with greater distance control achieved. So if you would like to play better golf, and look after your internal organs at the same time, get your ball position correct then swing at the same tempo with each club. This will allow the control of distances and make it far more possible to strategically plot your way around the golf course. Good luck and good golfing,

If one of your New Year’s resolutions was to get fit (and progress has been slow!), why not take up roller or inline skating? Participate in lessons, either private or in classes, to boost your coordination and confidence. This is particularly recommended for beginners. 5. Planning to skate outside? See yourself flying down the cycle path with your MP3 on? Outdoor inline skating is fun but again take some lessons and get your skills up to enjoy skating outdoors safely. It’s not the best place to start. 6. Get in flow. Break down each session into smaller episodes, matching the challenge to your next skill set while practising regularly what you have already achieved. Regularly
assess your progress and apply your full concentration to the activity, congratulating yourself when you do well. 7. Enjoy the burn. Don’t be afraid to feel your heart rate go up and learn to love the burn in your muscles. Don’t just sit on the side and watch. 8. Involve your mind and your body. Keep learning! Learn more about the basic skills at regular classes and participate in artistic, inline hockey, derby and speed skating. 9. Reliable knowledge. Talk to a qualified instructor about equipment. Do you need to purchase your own, if so, when? What is the level of your skills and what type of skills do you need? How much protective gear will you need to help you learn that next step? 10. Get good mind fuel after exercise. Exercise facilitates brain cell growth and while your muscles are recuperating after the effort, your brain is actively busy building new synapses. What you do post-exercise is essential in reaping the full benefits of your activity. So too is what you consume. Always remember to rehydrate and eat something good for you. Busting The Mortgage Myths

Lately, I’ve been doing some Q&A’s with some of our customers, answering their questions about mortgages. Over the course of this process, I’ve noticed a number of myths and misconceptions that kept coming up, so I thought I’d address the 10 most common. It’s not worth refinancing a mortgage for an improvement of half a per cent. If you have a $350,000, 30-year loan with an interest rate of 5.24 per cent and you refinanced to a rate of 4.74 per cent you would save $107 a month and $38,480 over the life of the loan. Is that worth it to you? I can’t refinance a fixed-rate loan. Not true. You can refinance a fixed rate loan but you’ll be hit with a break cost, which is compensation for the loss the bank will incur when you leave. Weigh up the break costs versus the potential savings and see what you come up with. I need a 20 per cent deposit. Many lenders will lend with as little as a 5 per cent deposit, although with less than 20 per cent lender’s mortgage insurance (LMI) will be required, which some lenders will include in your loan. I want to use a mortgage broker but what about the fees? Mortgage broking fees are paid by the lender, not by the borrower. A mortgage broker finds the best loan at the most competitive rate. A competitive rate doesn’t really matter because the Reserve Bank controls home loan rates. The RBA adjusts the cash rate from time to time but each lender can change its rates as they see fit. Once I find a good rate, I’m sorted for the life of my loan. Lenders can move their variable rates at any time so a loan that’s competitive today might not be competitive in the future. Take a look at
your loan once a year. It doesn’t matter if you pay your loan monthly or fortnightly. False. A 30-year, $350,000 loan on a 4.74 per cent interest rate would mean monthly repayments of $1,823.66. If you paid half ($911.83) fortnightly, the loan term would be 25 years and six months and there would be a saving of over $53,000 in interest. Weekly payments are even better! I’m too old to refinance my mortgage. Age discrimination is actually illegal. A bank looks at your repayment ability so they’re looking at your income and the loan term. If close to retirement, you can look at shorter loan terms or alternative exit strategies. Self-employed people pay higher interest. If you’re self-employed and you can’t produce your tax returns you may be offered a low documentation loan, which can have higher interest rates. If your financials and tax returns are in order, you qualify for the same rate as a regular PAYG employee. Banks keep secret files on my credit history. Wrong. All lenders use a credit reporting system to check your history. On The Drawing Board

Welcome to the second instalment of On The Drawing Board, it’s hard to believe that three months have passed since the last issue. Boyd Design has been very busy indeed. We’ve created a number of new home designs and, in this issue, we’re featuring our Sorrento design. This home is constructed with ICF (Insulated Concrete Formwork). For those that aren’t aware of this method, it’s basically hollow polystyrene blocks that are glued together and then filled with concrete. With good thermal properties, this method of construction results in a much stronger building than traditional methods. Whilst we don’t actually need greater strength in our homes, it does translate to less movement and therefore less, or perhaps zero, cornice and wall cracking. Our Sorrento design comprises of three levels. The lower ground floor level is reserved for garaging and water tanks. The main living areas, alfresco and swimming pool are located on the upper ground floor level while the master suite, study and lounge consume the first floor level. Due to the nature of the ICF product, keeping the design square does offer construction benefits but can result in a boxy looking home. This is mainly due to the fact that a requirement of this system is that some lower floor walls line up with some upper floor walls to enable the concrete to fill both walls at once. Unless intended, we don’t do boxy at Boyd Design so we challenged ourselves to ensure our Sorrento design has plenty of visual appeal whilst maintaining relative simplicity in the construction of the home. Being owner‐built, the home is now rising from the ground. Requiring a huge amount of excavation, only by visiting the site can one
fully appreciate the scale of it. Excavated right up to each boundary, chemical or grout injection had to be used to stabilise the neighbouring properties prior to excavation. Whilst we didn’t expect our first ICF home design to be on such a large scale, it was quite a challenging and rewarding process and we look forward to updating you as the home progresses. Overcoming excessive sweating
It’s perfectly natural to experience some level of sweating in our hot WA summers but for some excessive sweating can be an embarrassing, debilitating, all year round problem. Medically referred to as Hyperhidrosis, excessive sweating is a condition that affects millions of people around the world and is caused by overactive sweat glands. Although stress or high temperatures can increase perspiration these factors do not cause hyperhidrosis. Instead, the condition can often be a hereditary problem or a physiological condition that prevents the body from properly regulating temperature. This medical condition can be uncomfortable, stressful and disabling and, in the case of excessive underarm sweating, can disrupt career choices, relationships and recreational activities, leading to low self-esteem and emotional difficulties. Help, however, is at hand. In the case of severe underarm sweating, we recommend a non-surgical treatment that injects a small, natural purified protein that targets sweating at its source. Once injected, a small solution enters the specific gland in question, temporarily blocking the release of the chemical that signals the body to produce perspiration. Administered into the skin of the armpits using a fine needle, generally the treatment takes about 20 minutes. Discomfort is, in most cases, minimal and brief and, although the injection may cause a stinging sensation for a few seconds, normal activities can be resumed shortly after treatment. After the injection, it normally takes about a week for the treatment to take full effect. Dr Harvey Sacks is dedicated to the advancement and teaching of best practice cosmetic medicine. Microchipping Your Pet By Sarah Cooper
December 2011, the Act gave cat owners in WA a two-phase longer lead time to get cats prepared. Phase one was introduced on 1st November 2012 and the second phase a year later, meaning that all domestic cats over six months of age are now required to be microchipped, sterilised, wearing a tag in a public place and registered with the local council it is kept in. The law does allow for a cat to receive an exemption certificate if sterilisation could have a negative impact on the animal’s health but does also require the seller of a cat to ensure it is microchipped and sterilised prior to transfer. Cat owners found not to be compliant with the new requirements could face a fine of up to $5000. Qualified vets and vet nurses are fully trained to implant microchips in both cats and dogs so if you do have concerns over your pet, it is advisable to contact your local veterinary practice as soon as possible. Welcome to my new, regular column for The Mandurah Life! As many owners will be aware, recently passed legislation now requires the microchipping of all domestic cats and dogs. For dog owners, amendments to the 1976 Dog Act were passed in parliament last October and the new regulations took effect from 1st November. The amendments primarily included the requirement for all domestic dogs to be microchipped as well as a number of other measures designed to encourage responsible dog ownership, improve community safety and to ensure dogs with behavioural problems can be dealt with more effectively. Key aspects of the bill meant that all new dogs or dogs changing ownership were required to be microchipped by 1st November. It also meant that all dangerous dogs (including restricted breeds) were required to be microchipped by 30th November. Thirdly, the bill stated that all other dogs must be microchipped by 1st November 2015. Other changes included the ban on the sale, transfer or breeding of dangerous dogs, the introduction of a criminal offence if a dog puts a person’s life in danger and increased penalties for failing to adhere to the updated Act. The 2011 Cat Act was the result of years of lobbying to implement a law dealing solely with cat welfare. Introduced in

Perhaps not renowned for its wine production, Mandurah and the Peel region is now home to an increasingly diverse range of wines and wine makers. The Swan Valley and Margaret River continue to take the plaudits when it comes to Western Australian wine but there’s still plenty to get excited about here. In this issue, we take a look at some of the Peel’s flourishing wineries. Set amongst magnificent Tuart Trees in Karnup, Peel Estate Winery is one of the area’s best known wineries, planting its first vines in 1973. Opening its cellar door in 1981, the winery produces a range of traditional straight varietals, renowned for their fruit intensity, good tannins and structure, and a range of premium quality wines great for any occasion. Method Place all the ingredients into a large pan and mix well. Bring the mixture to the boil then turn the heat down and simmer, stirring occasionally, for 1 hour or until the beetroot is tender. The liquid should be syrupy. Remove the cinnamon stick. Spoon the relish into sterilised jars and seal immediately. Once cooled, store in the fridge for up to 4 weeks. Once opened, use within a week.

Autumn Recipe
Egg Plant Lasagne
This dish is proof that eating seasonally means eating well. Egg plant, zucchini and capsicum are all freshly available at this time of year but this recipe can also be easily adapted. Try adding mushrooms and tomatoes to the roast vegetable mix as well as herbs, such as thyme, oregano or basil. Serves 6
Ingredients 2 egg plants, cut into thick slices 2 red onions, finely chopped 1 small green capsicum, deseeded and cut into small chunks 1 small red capsicum, deseeded
Method Preheat the oven to 200째C or 180째C for a fan forced oven. Place all the vegetables, apart from the egg plant, in a large roasting tin, sprinkle with some freshly ground black pepper and a little salt and pour over a generous glug of olive oil. Stir all the ingredients gently together to mix well. Place the sliced egg plant on 2 sheet pans, ensuring they are in a single layer. Brush both sides with olive oil and season. Place the vegetables and egg plant in the oven and roast until soft and golden. The large roasting tin of vegetables will be ready first, after about 30 minutes. The egg plant will

Add the rest of the roasted vegetables and spoon over a generous amount of the cheese sauce. Follow by another layer of the egg plant. Finish with spooning more cheese sauce over the top. Sprinkle on the parmesan cheese. Bake for 30 minutes or until the lasagne is golden.
The sauce Melt the butter in a pan and add the flour. Cook gently on a very low heat for 1 minute. Remove from the heat. Gradually add the milk, whisking continuously. Place back on the heat and bring to the boil, still whisking. Simmer gently for 10 minutes and stir from time to time until the sauce thickens. Remove from the heat and add the cheese, stirring to help it to melt. Add salt and pepper to taste.

2014 Stretch Arts Festival Mandurah’s annual community arts festival, Stretch, launches on April 19th with a spectacular opening event entitled, Dance, Fire and Drifting. In keeping with the festival’s theme for 2014, Drift, the event will be a wonderful spectacle of kayaks ‘dancing’ in creative harmony on the Peel waterways. Created by the Mandurah Junior Council, this competition gives creative minds aged 8 to 25 the chance to express themselves though art. Entrants have been busy turning recycled materials into works of art and prizes will be awarded in four age categories.
