Brownfield Land

7.12. Land that has been previously developed is also known as Brownfield Land. Previously Developed Land is defined in National Planning Policy Framework and can include vacant and derelict land or buildings. Land that is or has been occupied by agricultural or forestry buildings is excluded. So too is land that has been developed for minerals extraction where provision for restoration has been made through development management. The National Planning Policy Framework encourages the re-use of brownfield, if it is not of high environmental value. 7.13. There are several brownfield sites in the Neighbourhood Area that could be suitable for business development. Probably the best of these is the former Little Chef/Burger King unit at Shaw Lane Services, which has been unused and boarded-up for many years. Along with the now closed petrol filling station, they occupy a 1.5Ha site with easy access onto M1 junction 22. Policy M22: Brownfield Land The redevelopment of Previously Developed Land for B2 and B8 employment uses while safeguarding and improving the environment and meeting the requirements of Policy M10 is supported.
