INTRODUCTION Dead Sea The project is a touristic and therapeutic Resort to build on the South-East hills overlooking the Dead Sea, in a 678,000 sqm extension area. The project site is located in Mazra'a Valley, at about 112 km from the capital Amman and less than 30 km from the thermal springs. A significant tourism development is taking place in the area, rich of naturalistic, historical, artistic and cultural attractions. An even greater development is planned in the next years. Considering the characteristics of the territory surrounding the Dead Sea it’s clear that the areas available to start a project on the seashore are very limited, and this also applies to the territory beyond the thermal springs up to Mazra'a Valley. The idea of starting a project on the hills surrounding the Dead Sea is based on a new vision and a detailed feasibility study that takes into account several aspects: - The area is located at an altitude of 300 meters above the Dead Sea: this means a decreas in the humidity level and of the temperature, that is at least 5-6 Celsius degrees lower with respect to the sea level
- The height of the site allows an unique panoramic view: the Dead Sea, the valley, the natural surroundings and the Hebron Mountains in the distance can’t be seen in any of the others projects built on the seaside - The area is easily accessible by road - Providing various services such as tourist accommodation, meals and entertainment services contribute to fully integrated the project in the variety of of tourist services offer - The visitors will benefit of therapeutic services, especially for skin diseases, which will be treated by a specialized medical center. There are a lot of similar projects currently existing in Jordan, especially in the Dead Sea area, but the basic idea of Al-Atlal Resort differs from the others because of its localization on the hills overlooking it. The resulting atmosphere is amazing. The nature of the views will qualify the project, making it an outstanding one.

PROJECT CONFORMATION The shape of the project has been decisively influenced from the morphological and geographical conditions of the area. The principal factors are: - triangular perimeter, - orientation towards West, facing the Dead Sea valley, - steep slopes and the consequent need to project curved diagonal roads with respect to the maximum slope. The first idea and its evolution saw two main perimeter roads starting from the bottom of the area and joint almost at the top of it, resembling an upside down leaf. From these principal routes branched off secondary almost horizontal roads converging towards a central strip, in which collective functions connected by a pedestrian network of paths would have toke place. This idea was though set aside because of the excessive slope that the intermediate stretch of the roads would have had.
We verified that the best route for the roads to follow was the one that went up from the bottom to the area with a curvilinear development, following the territory conformation in its center. With this input the layout consisting of principal and secondary roads assumed a form that remembers leaf veins. We worked on this base scheme integrating it with different functions and adapting to the ground conformation, to small wadi paths and to functional requirements. In the latest development, the form that the road system has assumed recalls perhaps more a flower shape rather than the leaf from which we started. The similarity in the shape of the Iris led us to assume the design of this flower as the logo of the project.

FUNCTIONS DISTRIBUTION Over 70% of the area is destined to green areas. Of these, almost three quarters (excluding the crops) are common spaces: green areas for sports and naturalistic gardens. The areas for private construction, including pedestrian ways, occupy less than one quarter of the total surface. The built areas occupy less than 9% of the total surface. The chalets areas are characterized simultaneously by a pleasant consistency of buildings, recalling spontaneous villages and by permeability of public areas that continuously open up in views on the landscape. The composition of â&#x20AC;&#x153;nucleusâ&#x20AC;? of built areas has two aims: - Give identity and recognizability to different places, - Facilitate the realization in phases, so that the investments can be commensurate to the incomings. The different types of residences are distributed in ten clusters reclining on the hillside and accompanying the natural slope. Three of them, Block 6, 7 and 8 range between two longitudinal roads and consist of 156 60 sqm chalets and 65 40 sqm chalets, besides two neighborhood pool areas. South of these there are two large Clusters, 9 and 10, which consists of 12 small villas and 12 villas with private pools. Upstream of the golf course find place four blocks with a total of 144 60 sqm chalets, 92 40 sqm chalets and 21 small villas, besides four neighborhood pool areas.
A central 150 m average wide belt dedicated to sports facilities and naturalistic areas stretches about 350 m. Inside the belt finds place Block 5, consisting of 50 patio chalets designed for this specific area facing North. On the hilltop, at the end of the main road, a panoramic restaurant with a large covered terrace and an underground lounge space overlooking the valley takes place. In the hot weather this space will be separated from the outside only by a blade of water. On the top of the hill takes place a wind park for electricity production, consisting of a dozen of spiral blades that can be colored to give a dramatic effect. In the lower central part takes place a large 200-room hotel, a Mall center and the main parking lot. These functions are located in the most accessible position from the entrance because of the traffic they will generate. The emerging Hotel position favors a panoramic view even from the lower floors. On the right and left of this nucleus are large open spaces: the golf course and the organic crops are placed in the lower part because here the ground has less slope. This conformation is more compatible with the activities to be performed and with the operation of recovery and purification of the water for the irrigation.

The slope of the hill on which the project is set is a real terrace on Lisanneen Area and the Dead Sea. The area has an average slope of 20% and overhangs on the narrow valley of Wadi Weida'a, allowing a view on the valley floor almost every point.
The landscape, dried by centuries of pasture exploitation, will be restored with typical vegetation with careful measures (tillage methods, catch basins) so as to retain most of the rainwater.

NATURALISTIC GREEN AREA
ROAD SYSTEM. All of the road network developed sinuously to face with reduced gradient the various slope situations. The two main ones structure the area crossing it from the lower part to the summit. Set in a landscaped scenic belt of variable thickness, this road is flanked with flowerbeds planted with trees , bushes and seasonal flowers. The second one crosses the lower part of the resort at an almost constant altitude. It delimits the residence areas, separating them from the golf and cultivated zones. Another principal road faces the valley slope upstream whereas the secondary roads intersect or branch of from the main ones, serving all the upper part of the area. A dense network of pedestrian roads is connected to the principal ones and are accessible to service vehicles or occasionally to the customers cars. PARKING SPACES. A large parking lot mainly intended for daily visitors is planned near the entrance, adding itself to another big parking space
reserved to guests situated in the Hotel basement. Small parking lots are spread throughout the Resort located in a marginal position with respect to the housing blocks, but still close enough to reach any of the lodges within a maximum distance of 60 meters. Considering the vast dimensions of the Resort it will be necessary to organize a transport service with electric vehicles, that have almost no impact in terms of noise and pollution. NATURALISTIC GREEN AREAS. In the area there arenâ&#x20AC;&#x2122;t presences derived from human activity, except perhaps faint traces of tillage for cultivation. Paradoxically, the main heritage of human activity is probably the apparent bareness of the land, consequence of a prolonged over-exploitation for pasture. In fact, in addition to the siteâ&#x20AC;&#x2122;s orientation and slope, the only constraint to the project is the presence of small stream beds that wet only in occasion of rains.

The project has incorporated these weak traces like enrichment elements in the complexity of the design and conferred them the function of the green naturalistic areas generator. This green belt runs from top to bottom and flanks the sports facilities and the naturalistic areas that accompany the main road on both sides. Picnic equipped areas are planned in the upper part. SPORT FACILITIES. The main sport system, such in space terms that of importance in the landscape is the golf course. The plan is for a nine-hole course of about 164,000 sqm situated in the lower part on the left of the entrance. Upstream the course is delimited by the “crossing” road that finishes to the Golf Club, where a restaurant-cafeteria will take place. The configuration of the course representation is not studied technically, but aims to give an image of this function. The other structured sports facilities are situated in a belt included between the panoramic road and the
naturalistic green area. Here volley and tennis fields take place, as well as a regulated sized pool for swimmers and where a café can be planned. Other six neighborhood diffuse swimming pools with irregular shapes serve the housing blocks. ORGANIC AGRICULTURE. Predisposing an area for organic agriculture is in line with the ecological and naturalistic setting of the Resort. The area occupies approximately 128,000 sqm in the lower part on the right of the entrance, delimitated upstream by a block of small villas. The “crossing” road finishes to the Farmhouse and Service Center, that will contain warehouse spaces, storerooms, staff rooms and spaces reserved to the clients for didactic activities and for products sale. Related to the agriculture area are technical spaces that collect and depurate the water coming from civil use, in order to reuse it for irrigation.

TYPESDead OF LODGES Sea Four types of lodges are planned in the Resort: about 40 sqm chalets, 60-65 sqm chalets, 110-120 sqm small villas, 250-300 sqm villas. All of them have a private garden, including the smallest chalets. The 40 sqm chalets consist of a living room with kitchenette, a bedroom and a bathroom, the 60 sqm chalets consist of a living room with kitchenette, two bedrooms and two bathrooms. Both lodge size are planned in various types: one-level in a row, duplex in a row, patio. The principal chalet aggregation is in row, with gardens or terraces facing the valley. The row composition will naturally be in steps, following the natural slope and allowing each unit to enjoy the view on the valley. All of the lodge gardens have an almost equivalent condition as for the view but differ for privacy conditions. Apart from the villas and small villas gardens, the maximum privacy in the use of outside spaces is guaranteed in the in the patio houses, which in fact are more diffuse. The shielding between outdoor spaces in row houses is very difficult. The Resort has though for this aspect a highly differentiated offer, so as to meet and satisfy all cultural needs.
The 110-120 sqm villas consist in a large living room divided into two areas, three bedrooms, three bathrooms and a wide garden with or without private pool. Larger villas will have a larger living area, four or five ample bedrooms and a wide garden of 2,800 sqm in average with private pool. The buildings construction will be made as much as possible with local materials and its technology will try to recover all the positive aspects of local tradition, especially for bioclimatic aspects. The exterior finishing of the buildings will generally be composed by local stone and plaster. The interiors will be characterized by solidity and simplicity, both for durability and for easy maintenance. The architecture style will have a contemporary language, but will include elements of traditional Middle East culture. The green areas will have simple design, with species recalling the bridge situation of the place: connecting Mediterranean with Middle East. A portion will be paved and covered with pergolas or trellises.

THE HOTEL is located at the bottom of the promontory that separates the two small valleys characterizing the area. The main reasons for this position are easy accessibility and opportunity to realize the hotel in the first program implementation phase, with a reduced investment in infrastructure. The architectural form chosen comes in part from its orographic location: the shape of the promontory suggested the idea of a big "bastion" looking towards the valley, containing on its perimeter at least half of the rooms all with a balcony overlooking the Dead Sea. The about 12 m high bastion is covered with local stone and pierced by openings correspondent with the rooms balconies and with collective spaces. The “bastion” supports the plate containing the main Hall, the restaurant and the living. Service areas, underground parking spaces, meeting rooms and wellness center are situated in the basement, facing the large courtyard or looking out towords the valley. Above the lobby area are situated two three-storey curved buildings designed to contain around 100 rooms and suites with panoramic balconies, partly shielded with brise-soleil grids. The total number of rooms and suites is about 200. An architectural charm that could be developed in the next phase of the project could see inserts quoting traditional architecture, declining in many forms the grid theme that protectes from sun and indiscreet id design of the balconies.
THE MALL is situated near the entrance where the two main roads intersect, adjacent to the main parking lot. This location facilitates the use of the structure to the non-resident customers. It consists of several buildings around a small internal piazza articulated on two levels and overlooked by porches, shopping galleries, a restaurant and a café. The stone “bastion” theme that characterize the Hotel is also developed for the Mall, as well as for all the facilities of collective interest. This theme should become the characterizing element of the Resort built scenery. The Mall structure hosts the main Resort Reception. Next to the Mall is situated a helicopter landing space . There are three MAIN RESTAURANTS. The biggest can host about 800 people and is located inside the hotel so it can be also used for meetings, ceremonies and other events involving crowds of people. One restaurant and its big terrace is planned on the roof of the Mall, another one will be situated in the highest part of the Resort with a panoramic terrace overlooking the valley. Other smaller restaurants and cafes will take place in the Golf Club, in the sport facilities area and in correspondence of the six neighborhood pools.

RENEWABLE ENERGY A foundational principle of the project, which also differentiates Al-Atlal Resort to similar projects, will be the relationship with nature. The territory in which we operate is certainly very impressive, but has a rather delicate ecological balance. For this reason and for environmental responsibility the project will be based on criteria of economic sustainability. Winter and summer climatization will be produced as much as possible in centralized systems. Renewable energy, both solar thermal and medium depth thermal energy of the ground produced by geothermal heat pumps will supply the necessary heat. The electrical energy required to drive the pump and its auxiliary systems will be produced locally by photovoltaic panels. A part of the electrical energy for civil use will be produced by a system of wind turbines installed in the upper part of the Resort Area. Interesting esthetic model (design by Philippe Stark) are wind turbines that simulate the foliage of a tree with the rotation of spiral blades. Production of hot water for civil use: the prolonged periods of sunlight of the region allow to identify the use of solar panels for the production of almost all the hot water demand for civil use. Water use: rainwater will be collected and stored in underground tanks to satisfy some of the quality water needs. The remaining part will be satisfied drilling deep wells. Almost all the water will be reused, purified and recycled for irrigation and to aliment the separate flushing system.

AN ECO-FRIENDLY HOTEL Economic sustainability will concretize in the project through the respect of some conditions concerning both health and wellness of the clients and sustainability for the habitat. As for the clients the conditions are: - use of friendly materials both for the construction and for the finishes, paints, glues and furnishings, - realization of an optimal indoor climate both in the summer and in the winter, especially through the use of passive systems. For sustainability in relation to the environment we introduced a number of criteria, to be observed and developed in the next stages.

ECO-FRIENDLY URBAN FURNITURE
SUSTAINABLE ARCHITECTURE Today in the world we are seeing the consequences of the large emissions of CO2 in the atmosphere: climate changes and environmental degradation. For this reason all new structures should be designed so as to minimize the consumption of fossil fuels, using renewable energy sources. In order to reduce the environmental impact, the architecture will follow bioclimatic principles, reducing energy requirements and using green energy produced on site. The buildings will be mostly constructed with local, non-toxic materials, that should also be easily disposable at the end of their life cycle. Housings will be thermally well insulated with natural materials and finished with transpirable plaster. The lodges will also take advantage of the natural ground slope and dispose some rooms partially underground, helping summer cooling. cross ventilation green roof

Sustainable city light LED light poles that collect their own energy from sun and wind, transforming their appearance throughout the day. This system acctually supplyes power back to the grid when it overproduces electricity, making it a light pole that generates rather than consumes power. Flower power silent urban windmills that can be used in densely populated areas designed by NL Architects. The turbines feature multiple branches with spiral propellers of a reduced scale, that can produce energy with wind from any direction.

FINAL CONSIDERATIONS The project presented in this brochure is the first phase of the design for the realization of the Resort. The initial idea of the project took shape through a careful analysis of the site and of the guidelines established by the feasibility study prepared by the promoter. Numbers became images and functional schemes, and the basic prerequisites were laid out for the following work. Subsequent phases of the design will have a deeper understanding of various aspects that in this phase could only be mentioned or suggested. First of all the environmental sustainability and exploitation of renewable energies that in this phase was barely touched but with respect to which we can however
