Welcome to the 50th issue of Cordillera Ranch Living Magazine. Back in 2008, Chris Hill started the magazine as a way to share stories about Cordillera Ranch residents and, particularly, the path they traveled to find the community. The magazine was an opportunity to communicate about activities and events occurring in the expanding Ranch, but it didn’t stop there: the content would expand well beyond the gates of Cordillera to cover news, events, arts and history of the surrounding region. Over the years the magazine has featured a diverse mix of families that have traversed nearly every continent, professional athletes, authors, a pastor, the inventor of the Post-It note, an African safari guide, an ultra-marathoner that tackles 150-mile races over a week in 100+ degree heat, and too many others to even mention (go to cordilleraranchliving.com and click on Archived Issues to see them). While the lives and careers of these feature stories may sound widely varied, one consistent theme among them is that they are self-driven, self-made individuals and families. Sure they had mentors, coaches, friends and family guide and support their paths, but the self-drive, ambition and vision is what pushed them to their successes, in both careers and life pursuits. This issue further expands the horizon as we feature Clint and Roxie Orms and their world-renowned silversmith and engraving business: Clint Orms Engravers and Silversmiths. Although this feature may be highlighting a unique craft, it continues the common thread of how personal ambition and a deep passion to excel can carry people to the highest level of their trade. If you’ve seen Clint’s craftsmanship and detailed work, you quickly understand how his brand has become so highly regarded. Between the diversity of the residents that have been covered by the magazine and the mixture of area interest stories, the magazine has grown to draw a much larger audience which now has a circulation of over 10,000 magazines printed every two months that are delivered to 48 states around the country. For the Orms family, life has always had a silver lining. This trajectory began long ago when junior high schooler Clint Orms was a budding entrepreneur in his native Wichita Falls, making Western belts and selling them to a local retailer. It occurred to him that his leather goods wouldn’t stand the test of time and become treasured family heirlooms, and thus began his love affair with sterling silver. Clint’s leather tooling skills transferred easily to silver which he began to hone at age 16.

Following high school, Clint was off to college and work as a silver engraver, first in Reno, then California and four years in Australia before returning to his beloved Texas in the fall of 1991. In early 1992, Clint formed Clint Orms Engravers and Silversmiths, focusing on handmade, jewelry-quality belt buckles. That same year, while selling his wares at the Houston Livestock Show and Rodeo with Fort Worth-based M.L. Leddy’s, he met his wife Roxie, a native Houstonian who had studied two years in Switzerland before graduating with a degree in finance and international business from the University of Texas in Austin. Sixteen months later they were married. Roxie was integral in the organization of the business. “Clint was off to a Quarter Horse Congress and handed me the makings of his business at the time — a box full of papers!” Roxie put her education to good use, formatting the business and creating the back office. Their combined efforts took off like a skyrocket,
finding an enthusiastic (some might call them fanatical) following during their 10 years in Houston — all which led Clint to be widely recognized as one of, if not the best, engravers in the world. Clint Orms has in fact outfitted celebrities, world-class athletes, Presidents and rock stars all the while growing fans and clients worldwide. But as importantly are those clients who have saved up with anticipation for a special Orms’ piece be it a buckle, cuff links or a money clip. “We are a small business and it’s really rewarding that people allow us to commemorate special events and accomplishments in their lives with something they consider so special,” says Roxie. It is for Clint, says Roxie, the fulfillment of a dream. “He wanted artistry that would last — that gets handed down through generations.” In recent years, Clint’s portfolio has expanded to include jewelry pieces such as cuff bracelets for men and women as well as other custom requests. Bracelets with initials, ranch brands, horses’ names and other personalized designs are very popular. Roxie proudly acknowledges her husband’s talents. “Clint, throughout his career, keeps raising the bar and revolutionizing our industry through his own innovation.” Working together since the beginning of the company has been important to the success and cache of the business. “We contribute in such different ways and work collaboratively,” says Roxie. “I’m thankful that I can do a lot of work remotely, allowing me to be home with our children.” The growth of Clint Orms Engravers and Silversmiths included leaving Houston and relocating operations to the Hill Country hamlet of Ingram in 2003. The business decision was largely driven by their personal aspirations and a quest for a different lifestyle. “We have always liked the Hill Country. There came a time with our boarded horses when it would take an hour in traffic to get to them. Houston was so important to us, but we wanted to raise our children in a smaller rural community where they could experience living outdoors.” That meant buying property in Kerrville and eventually commuting son Clayton, now a junior, and daughter Mary, a sophomore, to a private school in Boerne. Eventually, the commute had the Orms buying a second

home in Fair Oaks Ranch. The couple was aware of Cordillera Ranch from its very beginnings as Clint and Roxie knew Mac and Carla Northington, one of the original land owners of the development, through the Tejas Vaqueros. “Over the years, many of our friends built in Cordillera Ranch and we watched it grow and become a beautiful community. Cordillera Ranch had always appealed to us and when we realized we wanted to stay in Boerne for our kids’ high school years, we bought a home here. We wanted to be part of the Cordillera Ranch community.” The Orms moved into an existing home this summer. “The home was built by Robert Thornton who we knew to have an excellent reputation. This was actually a pretty big selling point for us.” The move has been ideal. “We love the friends we’ve made here, and the kids enjoy spending time with their friends here, too. It’s a great environment for teenagers; it’s far enough from town that they’d rather spend time at Cordillera Ranch going to the park and hanging out at each other’s homes.” The family takes advantage of many of the Cordillera Ranch amenities. “We all enjoy the Fitness Center. I had a knee replacement in July and Ann-Kristin Allen has been very helpful with post rehab workouts. Our daughter Mary works out with her, too, and also practices yoga. We all enjoy the parks and hiking trails. The kids enjoy cooking out at the river park with friends. We have been kayaking multiple times and we are looking forward to going fishing. Clayton is a shooter and frequently uses the Gun Club.” The Orms’ children, both Champion high schoolers, don’t spend all their time in the neighborhood. Clayton has spent the last five summers staying with family friends in Italy and attends a sailing camp in Sardinia, becoming an accomplished sailor. Younger sister Mary is a talented actress who has performed for years at the Cailloux Theater in Kerrville and during summer breaks attends a fine arts training camp in New York state called Stage Door Manor. Even though they are new residents to Cordillera Ranch, Roxie recognizes the serenity and long-term potential. “We love how quiet and pretty it is here. It might just be our forever home.”

CORDILLERA RANCH FAQ’s, Myths, Rumors and Answers to Such In response to a growing number of questions about Cordillera Ranch real estate, development and memberships, we’re going to periodically address common FAQ’s in the magazine. Below are a select few that hopefully provide helpful insight and answers. Does Cordillera Ranch Realty sell homes and resale lots in the community or just developer lots? CR Realty is a FULL service brokerage company that DOES list and sell spec homes, resale homes and resale lots in addition to developer lots. Historically, CR Realty has listed and sold 50% of all resale homes and 80% of all resale lots in Cordillera Ranch. I hear that The Springs of Cordillera Ranch is all smaller lots and will be populated with smaller homes than the rest of Cordillera Ranch. Is that true? FALSE. The first phase of The Springs of Cordillera Ranch consists of 65 lots out of the 1,000+ that are planned in The Springs of Cordillera Ranch. One enclave incorporates 15 lots that range in size from 0.70 acre to 1+ acres and have a minimum square footage requirement of 2,600 square feet. The remaining 40 lots of The Springs range in size from 1 acre to 3.65 acres and have minimum square footage requirements ranging from 3,000 – 3,900 square feet. To put that into perspective, roughly 800 of the 1,300 previously developed lots in Cordillera Ranch have a minimum square footage requirement of 2,200 – 3,000 square feet. To further clarify, the minimum square footage for homes in The Springs are more closely aligned with Clubs Village than with the 800 lots previously developed outside of Clubs Village. Lot size average in The Springs is ~2 acres. Homes will be spaced similar to the Riverwood and River Crossing areas of Cordillera Ranch, but will have the street scape of Clubs Village. Can I get a Golf Membership without buying property? Yes, you can get either a Conditional or Non-Recallable Golf Membership without buying property, but in order to get a Master Golf Membership, you need to purchase property. ship and making sure to identify a property that has the right to a Master Golf Membership, contact Debbie Pepper (Director of Membership at The Club) at 830.336.3570. If I buy property in The Springs of Cordillera Ranch, can I get a Master Full Golf Membership? ABSOLUTELY! (While they last) Properties in The Springs have the same rights, privileges and access to any amenity and membership as any other lot or home in Cordillera Ranch. Current owners and residents of Cordillera Ranch will be happy to know that they will have equal access to the sports fields, walking paths, parks and any future amenities being developed in The Springs. Is there any time requirement to build once you buy your lot? Not anywhere except the Di Lusso Villas which require starting your home within 12 months of purchasing your lot. Otherwise, you can purchase a lot and take as much time as you want designing your dream home. When will home construction begin in The Springs? The first home is under construction! Garner Custom Homes began construction of a model home in November of 2016 and will break ground on a Spec Home in early 2017. Homes by other builders should commence in early 2017 as well. Is there additional Guadalupe River frontage in The Springs of Cordillera Ranch? Yes. As a matter of fact there is more Guadalupe River frontage property in the future areas of The Springs than in the existing part of the community. Further, there are more creek frontage and bluff view home sites in The Springs than in other areas of the existing community. Lastly, Panther Creek, which flows through the first phase of The Springs, has the most reliable and consistent spring water source feeding it than any other creek on the 8,700 acres of Cordillera Ranch. Live water has flowed in Panther Creek consistently for at least the last 10 years straight, providing a beautiful setting for the Panther Creek Park and some of the home sites that back up to it. I had retired and was looking for some part-time work at a golf course when I saw an ad in the Bulverde News. Cordillera Ranch was looking for cart staff. I started in ’07, and when we built the new Clubhouse and the Fitness Center, I transferred to the Men’s Grille as the Locker Room Attendant. What do you like most about working at Cordillera Ranch? I have been fortunate to meet a lot of great people and play a great, great golf course. What has been your greatest challenge in your business? Providing the ultimate member experience even when life deals a few low blows. I want members to say, ”Rich, he’s the best.” What has been your most rewarding experience in your business? Playing at one of the top golf courses in the state with some of the nicest people. What are your hobbies/ interests? Golf, college football, college basketball and major league baseball. I’m trying to learn fly fishing and some of the members have been gracious enough to take me under their guidance. I’m not sure what they got themselves into. What is your favorite aspect of working/living in the Hill Country? It has to be some of the most beautiful
sunrises and sunsets one can imagine — truly stop-you-in-your-tracks beauty. Favorite quote? Have to be one of Yogi Berra’s quotes, “Cut my pizza into four pieces…I don’t think I could eat eight.” Favorite Movie? That’s a toughie. I’d have to make that two, golf and baseball.
Favorite sporting event you’ve attended? Game 5 of the World Series between the Yankees and Diamondbacks just after 9/11. Scott Brosius hit a home run with two outs in the bottom of the 9th to tie the game, and then they won it in the bottom of the 12th on an Alfonso Soriano base hit. I never saw so many people cry due to the emotion of the game and what happened in NYC on 9/11. That stadium rocked like I’d never, ever seen before. It was electric. Anything else you would like to share about yourself? I love pasta. My Mom was Italian and would make spaghetti and meatballs every Thursday and another pasta on Sunday. I still make pasta every Sunday at home.

Ray” McDermott, who owned 7,400 acres outside of Boerne near the Guadalupe River, named the Elmax Ranch. In 1968 Carla and her brother received the Elmax from their grandfather. Then in 1996, after dividing the ranch with her brother, the Northingtons formed a development company with their dear friends from University of Texas days, David and Barbara Hill, and called it Cordillera Ranch. Carla is the co-founder and former president of the Cordillera Ranch Shindig, a 501(c)(3) organization that has given over $1 million to benefit Kendall County ministries. Of their work with S.A.L.E., Carla says, “Mac and I have a heart for the rodeo, a heart for the children and their going to college. These kids have worked so hard. It’s all about the scholarships and I am honored that I am able to play a part in helping to give them opportunities they may not have had otherwise.” “One of the things we look for in an honoree is someone who has that background of the spirit of the west, so to speak,” says Nancy Loeffler. “Carla came from a family that had an active ranch and look what she and Mac turned it into. Spending - Twenty trillion dollars in existing federal debt haven’t stopped Trump from calling for a trillion dollars of infrastructure spending. Why would it? The man has spent a career building huge projects with other people’s money. Markets have responded to Trump’s plan. The prospect of stimulus spending on border walls, roads, bridges and defense has pushed up construction-related and other stocks. Despite the wishes of fiscal conservatives who supported him, President Trump will not likely shrink the federal government or its massive debt. He may push through fiscal stimulus with Democrat support and tax cuts with Republican support. Taxes - Trump’s tax plan calls for slashing both personal and corporate tax rates. But don’t look for a windfall in every mailbox. Trump’s pick for treasury secretary, Steven Mnuchin, says only middle class taxpayers will benefit after deduction rules change. Upper income earners will see a wash. Mnuchin’s view acknowledges there may not be enough savings from closing deduction loopholes — or enough new revenues through economic growth — to keep from deepening

As for other macroeconomic signals, banking consultant Ed Krei predicts rates will remain relatively low for an extended time despite likely Federal Reserve short-term rate increases in 2017. He believes we will face a mild recession in 2018 as China and Europe drag down growth. By then, we would be almost ten years into the present recovery; long after pent-up consumer demand for big ticket items has run its course. On the other hand, Krei notes that housing starts, which have flattened this year in Kendall County, are only half their national high water mark from 2006. Dr. Perryman believes we will likely see market volatility. He notes the swings after the populist-driven Brexit vote last summer and expects wider swings here since our economy is eight times the size of Britain’s. Given the volatile nature of the man in the White House, Perryman is probably onto something. If so, hang on for the ride. AJGA JIMMY WALKER CHALLENGE
AT CORDILLERA RANCH Coming off a successful Ryder Cup and in an effort to better prepare male junior golfers in the United States for match play tournaments, PGA Champion Jimmy Walker partnered with the AJGA to host his first event, the Jimmy Walker Challenge. This unique event featured 32 of the best junior golfers in the world in a team match play competition which was held in October. The field featured players from 14 states. Two teams squared off in morning and afternoon Foursome matches on the first day with the tournament concluding with Four-Ball matches on the second day. When all the matches were completed, Team Cordillera defeated Team Baltusrol with 16 of the 24 possible points and took home the inaugural Jimmy Walker Challenge with a score of 16 – 8. While the tournament was great competition, there was much more that came out of the event. It was such a great event for all of us here at The Club to be involved with, not only to support Jimmy, but also Junior Golf. The involvement from Jimmy and Erin over all three days was absolutely incredible and truly showed how much they cared about the kids who played. They were both out with their two boys watching golf and I know how proud Jimmy was to be hosting the event. He competed in AJGA events growing up and this was a great way to continue to give back to the game. The Q&A session with the 32 juniors was very personal and it definitely was one of the big highlights of the week. It gave Jimmy a chance to share his insight and some of the reasons for his success on the PGA Tour to some of the very best junior players in the country. The comments from all of the participants and their parents could not have been any better. We enjoyed showcasing The Club and the entire community of Cordillera Ranch, and we are looking forward to this being an annual event. Pickle Ball was invented in 1965 on
Bainbridge Island close to Seattle Washington. Three dads, whose kids were weary of summer time activities, created the game to relieve their boredom. Legend has it that Pickles, the resident Cocker Spaniel, would chase the errant ball in the early formative days of the sport. It was “Pickles’” ball, thus the game was named. Since then, the rules and equipment have been refined and now the sport is the fastest growing in America. The USA Pickle Ball Association has more than 200,000 registered members with an estimated eight million playing worldwide. Pickle Ball is most commonly played in a doubles format on a court one third the size of a tennis court. The action is fast but not overly stressful on the knees and other joints. Its popularity and growth are due to the baby boomer population looking for something more exciting than bingo but less time consuming and easier on the body than other sports. The United States Professional Tennis Association (USPTA) recently hosted the 2016 US Open Pickle Ball championships in Naples, Florida where hundreds of competitors competed for thousands of dollars in prize money.

The game is played on a court 20 feet wide and 44 feet long. The net is 34 inches high in the middle and 36 at the net poles. You strike a plastic Wiffle® Ball-looking ball with a smooth surfaced paddle over the net to win points. A unique feature of this sport is an area seven feet from the net called “the kitchen” or the “no volley zone.” You are not allowed to enter the kitchen unless the ball has bounced in this no volley area. This unique design allows for multiple strategies to be employed and is partly what causes the game to be so player friendly. Pickle Ball is addictive, fun, fast paced and people friendly. Cordillera Ranch has recently joined in on the fun by adding Pickle Ball to its social calendar, as well as offering lessons, court times, and competitions. INDOOR CYCLING aka “Spinning”
Hop on a bike without a helmet? Mom would definitely shake her head. But there’s an exception to every rule: Indoor cycling, or “spinning,” is a cardiovascular, butt-kicking workout that takes us on a stationary but sweaty ride of our life. The Club has recently added a new spinning class with state-of-the-art Precor® spinning bikes. More intense than a stationary bike, indoor cycling keeps things cool with bumpin’ music and a killer class atmosphere. Expect to sit tight for 30 to 65 minute sessions, which can burn up to 900 calories. The intensity varies throughout the class, thanks to changing body position, pedal speed and resistance. And get ready to listen up: The instructor will yell out instructions to imitate a real ride of climbs, sprints and coasts. In some special classes, the pedaling is even mixed with upper body workouts, resistant bands or a themed adventure. Spinning is definitely no ride in the park, though. It guarantees to amp up your VO2 max (the rate oxygen is carried to the muscles), a sign the body is being pushed. All that pedaling will tone up muscles, too, working the quads, hamstrings, glutes, calves and core. Studies have found that indoor cycling can help shed unwanted pounds and potentially ward off migraines, while keeping impact on the joints to a minimum. Now that’s a winning combo.

Even in a storied area synonymous with winemaking and home to hundreds of wineries, the Duckhorn name stands out as a premier producer of California’s Napa Valley wines. Part of it is longevity — Duckhorn Vineyards was established 40 years ago by Dan and Margaret Duckhorn — but the real secret to their success is a belief that great wines begin in the vineyard. The Duckhorn Portfolio’s seven vineyards in Napa, three in Sonoma County, three in Anderson Valley and one in Washington State provide the backbone to all of the company’s wines, allowing control over the quality and consistency in each bottle across six waterfowl themed labels — Duckhorn Vineyards, Paraduxx, Goldeneye, Migration, Decoy and Canvasback. Each winery also has its own dedicated winemaker to give each bottling its signature style and focus. Paraduxx was founded in 1994 and garners acclaim as the only area winery solely devoted to Napa Valley blends. Winemaker Don LaBorde calls Paraduxx “a winemaker’s dream.” It all started, he says, “with Merlot and Cabernet Sauvignon at Duckhorn Vineyards in 1978, and over time, Dan and Margaret expanded into new varietals and regions. After a greeting wine of Duckhorn Vineyards Napa Valley Sauvignon Blanc, the first course pairing with Duckhorn Vineyards Napa Valley Chardonnay, and a second course pairing with Goldeneye Anderson Valley Pinot Noir, guests will be treated to what LaBorde says is a rarity at a wine pairing dinner — the pouring of three red blends with the main course:

I think you can visit Napa a hundred times and find a new little area or a new favorite wine, every time you visit. We’re very lucky to be able to work and live here.” LaBorde also describes Duckhorn as a Don LaBorde pretty amazing place to work as well, a family vibe, a spirit of closeness and collaboration among its winemakers, and a broad range of wines “is rare for a company our size. We’re not small and boutiquey, but we’re not one of the big corporations either. It’s rare to have a company our size be as homegrown as we are and to have built these brands from the ground up.”

Valentine’s Day Dinner 2017
When the time came to create the perfect menu for a romantic and delicious Valentine’s Day dinner, what better ingredients to include than those that ‘turn up the heat’ a bit? You probably recognize some of these long-considered aphrodisiacs, but others might surprise you.
The myth about oysters being an aphrodisiac actually has some truth to it. They are rich in amino acids which have been found to increase levels of sex hormones, and testosterone production is increased because of their high zinc content. Caviar, an indulgent delicacy, is also high in zinc and amino acids, as are parsnips and carrots. The Greeks and Romans knew what they were doing. Early writings refer to white root vegetables that are believed to be parsnips and certain types of carrots. Truffles can also be considered a rare treat, but it could be their price tag that makes them luxurious. Grapes have long been associated with love and fertility. The Romans were also the first to cultivate grapes, but it was the Egyptians who created wine. The Greeks would give grape clusters to newly wedded couples to ensure many children. Other fruits make the list. Cherries are known to stimulate pheromone production, and their color is simply lovely for Valentine’s Day. Bananas contain potassium, magnesium and B vitamins which are said to enhance the male libido, while their dessert partner honey is a great source for boron which helps the body use estrogen. What would Valentine’s Day be without chocolate? Not only does it release dopamine for a feel-good moment, it’s the perfect pairing for vanilla whose rich scent conjures sweet memories. And finally, mint is often used for its calming properties on both the mind and body, but its use as a breath freshener is perfect for kissable closeness. So whether the effects are psychological or physiological, enjoy every morsel of this specially prepared dinner with your special someone. For the first 10 years of The Clubs’ existence, the Outfitter Center has operated out of the historic Sueltenfuss homestead at the end of Swede Springs, just above Swede Creek Lake. The old place has sold to a family that intends to fully restore and preserve it, and we are thrilled that the Sueltenfuss homestead will continue to be part of the ranch’s rich history. The new Outfitter Center will be located just off FM 3351on the east end and north of Rio Cordillera. The primary member entrance will be off of Rio Cordillera near the mailbox pavilion. With a deep respect for nature’s beauty on the ranch, it is the sporting lifestyle and the Guadalupe River that makes Cordillera Ranch wonderfully unique. We hope the new Outfitter Center will set the tone for our members and their guests venturing onto the Guadalupe River and the outdoors. The location was chosen with long consideration of what Cordillera Ranch will look like in 15-20 years. This location will be at the center of the community near the river. It is a short two minute drive to the river crossing at Edge Falls Road. Around 90% of our river club trips end at Edge Falls Road, and it’s much more ef-
ficient for an outfitter to be near the take out compared to the launch site. In classic Hill Country fashion, the new Outfitter Center will blend local materials and aesthetics into a space that captures the imagination of the outdoor lifestyle. Dig a bit deeper, however, and you’ll discover a ‘home base’ for one of the finest outfitter programs in Texas. From the Outfitter Center, our staff will coordinate and conduct guided fishing excursions of all forms, from fly fishing for reds on the Texas coast, to catching bass on the Guadalupe River and Canyon Lake, to heading south to the Devils River for smallmouth bass, and beyond. Should you prefer to fish on your own, the Outfitter Center will offer a private storage and launch service for your personal kayak and will have plenty of fishing gear and supplies — giving all Cordillera Ranch members access and use of our most precious resource, the river and Swede Creek. Many homeowners have discovered the rejuvenating and cardiovascular attributes of kayaking the river. Miles upon miles of river await exploration for those inclined to engage this natural wonderland.

ON THE RANCH

When the neighborhood was new and in its early stages of development, the Cordillera Ranch Social Club was formed with the primary mission to offer social gatherings for the benefit of the Cordillera Ranch residents, never forgetting that the sole purpose was to foster a neighborhood sense of community and to simply have fun. So it began. These early neighbors wanted to make this beautiful 8,700-acre ranch have a small town atmosphere. They drafted guidelines and activities they hoped would help make neighbors feel connected even though their homes were far apart. They also knew that residents would need ways to stay in touch and communicate with each other easily so the Cordillera Ranch Newsletter came into being to communicate information for each month’s activities. Just like it has been all along, the newsletter is produced by a resident volunteer with the major difference from the old to new is that now a variety of ads are included in each issue. Revenue from these ad sales funds the large-scale Cordillera Ranch Social Club neighborhood activities and the publications. Currently there are no dues collected nor is any money received from the POA for the operations. In addition to the Newsletter, a neighborhood Directory is published and provided at no charge to all home/ property owners who wish to be included. In keeping with the times, there is now a neighborhood website (www.lifeat-

theranch.com) maintained by a resident volunteer webmaster. Information on all of the activity groups and a monthly calendar is always at your fingertips. While all activities and groups are organized and scheduled by individual group leaders, the Ladies’ Social Club Board takes care of the planning and orchestrating of several large events during the year, all of which are provided at little to no cost to residents. Family fun activities during the year include both the Memorial Day and 4th of July Pool Parties. Ladies always enjoy the Annual Summer Social in September, the Ranch Holiday Market in October and the Annual Baked Potato Social in January. A wide variety of groups and activities are available to all residents. Whether you want to learn something new about nature, explore the world of wines, play games, discuss the latest movies, enjoy social outings or just go dancing, there is most likely a group for you. Some of our monthly groups are so popular, they have both daytime and nighttime gatherings. The Men’s Group meets monthly in
different residents’ homes where speakers cover a wide variety of topics of interest such as men’s health, local government and even residents who’ve had interesting careers. The Nature Club is a large co-ed group that has speakers on subjects of interest regarding local flora and fauna, including area wildlife and other inhabitants before people invaded. The Garden Club loves to go on field trips around the San Antonio/Hill Country area and invites experts to speak about which plants will grow with little water as well as the ones deer won’t eat. If you’d like to brush up on your cooking skills, the Cooking Group is for you. Local chefs are invited numerous times throughout the year to teach classes to small groups in a resident’s home. Twice a year there are hosted Progressive Dinners; this is a great way to meet new neighbors and visit with old friends. Caring and providing food when sickness or loss touches a neighbor’s family is just another way we make our community feel like home. There are also several Bible Study groups for men and women that meet regularly. While the group’s original mission was to foster a neighborhood feeling among residents and to have fun, it has developed to also become a conduit to reach out to the many charities in our surrounding area. Our groups readily volunteer in many arenas sharing our manpower, ideas and finances for the benefit of the greater Kendall County community. All of these groups are just the tip of the iceberg of activities available to residents and are what make Cordillera Ranch such a special place to live. As new people move into the neighborhood, they bring with them activities and interests that they feel others will enjoy. A funny thing happened to Greg and Sue Talford on their way to retirement. The former band director at the University of Houston and the former elementary school music teacher/principal had successful careers in education and business, produced well-received shows for Kerrville Performing Arts, and were ready to leave all that behind and officially relax when they got the call.
“We were asked to come to Boerne to help start a performing arts organization,” says Sue, board member and marketing/publicity manager. “We said, ‘Sure. We love Boerne.’” And Boerne loved them back. The town was eager to add a theatrical component to the charming small town mix of toprated attractions, historic landmarks, retail, dining and a solid visual arts community. “The performing arts were a missing piece of the puzzle,” says Sue. The Talfords and local forces mobilized, and the volunteerdriven Boerne Performing Arts (BPA) was born in the summer of 2011 with a plan, a board, a logo and a check from the Boerne-Kendall County Economic Development Corporation. It launched its first season with the Vienna Boys Choir, TAO: The Art of the Drum, and Bowfire. Every one of them was a sellout — a record that continues to this day, through five seasons that included such diverse acts as Canadian Brass, New Shanghai Circus, Celtic Nights, Drumline Live and Stepcrew, as well as special events like the Voca People and the Ten Tenors.

“It’s true,” confirms Carol Schultz of the five-year, 100 percent sellout streak, an accomplishment that is a testament to overwhelming community support. But Schultz, a former music educator and president of the BPA board from the beginning, never took anything for granted. “I remember wondering if we could break even with our ticket sales, or maybe get some sponsors and not be in the red.” She needn’t have worried. “People came out of the woodwork wanting to support us, even before they had seen a single show.” Cordillera Ranch, for example, has been a Silver Sponsor from the start, this year sponsoring the Vocalosity show that kicks off BPA’s sixth season. The outpouring of local support “proved that this community was hungry for that kind of thing right here in their own backyard.” Luckily it was a backyard with a boffo venue. The 985-seat Champion Auditorium at Boerne-Samuel V. Champion high school is a state-of-the-art showcase for every BPA season, hailed for its acoustics as well as its design. Nearby are rehearsal

Seated (L-R): Sandy Mattick, Cathie Meadows, Carol Schultz, Cheryl Ladd-Russell, Kirsten Cohoon Standing (L-R): Mary Colacurci, John Mowrey, Jim Sims, Greg Talford, Kevin Arnott, Sue Talford, Lynn Richter facilities for band, orchestra, dance, choir and drama. “It’s beautiful,” says Schultz. “Even the artists say that this is not your typical high school auditorium.” The Boerne Independent School District’s robust partnership with BPA has turned out to be a cornerstone of the organization’s success, and the basis for a joint effort that has brought sheer joy to thousands of area students through the FOR KIDS programs. “That’s the part of Boerne Performing Arts that we really want the world to know about,” says Sue Talford. “My husband and I have a real soft spot for kids.” As artistic director, Greg Talford plans each season, works with agents and books the performers for not only the evening performance but also a one-hour matinee version for students, bussing in basically every third- fourthand fifth-grader each year. This includes students from the same grade levels from Boerne, Comfort and Bandera, along with special needs students from all grades. As delightful as the shows are (“the kids are just riveted,” says Sue), they’re not just a free pass out of class. Lesson plans are created by BISD music teacher Dawn Adamek for pre-show study. “Afterwards, the students have to write a letter about the show,” explains Sue. “Not just that they liked it, but what they liked about it. It’s amazing what we get back from some of these kids.” More than 15,000 students have enjoyed BPA’s extensive outreach programs at no cost to the students, which include master classes, art exhibitions and performance interactions. “These kids get to talk to and have contact with these artists, something that they may have never experienced in their lives,” says Greg Talford, “And that’s priceless.” It also builds audiences for the future and generates buzz for Boerne’s rising status in the performing arts world. “If you look at our mission statement,” says Sue, “it says ‘Bringing the world of performing arts to Boerne.’ With our international performers and shows, we bring the world to our little community, and in turn it attracts worldwide exposure for us.”

When it comes to home design, Gary and Lynn Waring have always gravitated to the more traditional style –– a preference that amplified during the several years they spent living in Europe.

“We fell in love with the architecture and timeless feel of the homes there,” says Gary whose Cordillera Ranch home he built with his wife was inspired by their shared admiration for European residential architecture.
A design departure from most of the homes that belong to the exclusive master-planned community, the Waring’s regal home evokes an elegant old world feel. The couple turned to builder Ray Stadler of Stadler Custom Homes and Gustavo Arredondo of A-Design to incorporate some of their favorite European-inspired elements into the design. “We wanted a home that was warm and welcoming, and one that felt as if it had been there for many years,” says Gary. “Timeless was the word we used throughout the design process.” Nestled on a secluded, tree-filled 10-acre lot, the Waring’s 6,243-square-foot Cordillera Ranch home with an additional 1,500 square feet of outdoor living space was designed to fit them both now and into their post-retirement years. Clad in stucco and gray Lueders limestone, the home’s exterior features
the look of a slate tile roof, shiny copper accents and generous windows, while its enviable interior is rife with rich woods and detailed accents. “They showed us many pictures of a home they loved and we used many elements from that home in the design and décor so we knew they would be pleased with the finished product,” says Stadler. “We paid close attention to what they saw and liked and made sure we stayed true to that style instead of trying to gravitate their home to more of what you would traditionally see in Cordillera Ranch. This was true for the inside and outside of the home.” With heavy moldings and beautiful trim details, the Waring’s home embodies the warm and inviting space they were seeking in both look and feel. The couple’s style shows through unique

design details such as the heavy trim encasing all interior doors and pass-through openings, the study finished out in rich wood walls and ceilings, and custom trusses and Douglas fir beams found throughout the house. The expansive grand entrance features soaring 25-foot ceilings while generous floor-to-ceiling windows allow sunlight to pour in and offer beautiful backyard views. But the design did bring a few challenges. “It was a bit more work to find the right products and materials to put in the home but well worth the extra effort as their vision really turned into something stunning and unique for this area,” says Stadler. “There are details at every turn to look at and they are all beautiful. The work they did with the decorator and on their own to choose the finishes and furnishings is remarkable.” There was also an effort to introduce some local flavor –– signature Hill Country elements were incorporated into the design such as hand-hewn beams and interior stone which create a more relaxing feel throughout the home while providing a sense of place. While primarily designed to serve as a retirement home for the couple, with five bedrooms, four and a half bathrooms, an office, game room, refreshing pool and fabulous covered screened-in patio, the home easily accommodates their grown children and grandchildren when they come to visit. “We tried to be thoughtful in the design process to include fun and cozy spots in the house for our grandchildren,” says Gary. “We have some ‘secret’ rooms, a walk-in closet that we converted into a bunk bed hideout, and a fun sports pool outside.”

The home impresses with four fireplaces featuring hand-crafted surrounds, a climate-controlled wine room, a pool featuring a hot tub and swim-up bar, an elevator and a wood-wrapped bar perfect for sitting and sipping. When asked about their favorite space in their new home, the couple has a difficult time choosing. “There are many aspects of our home that we love, but one of our favorite places is the screened-in porch,” says Gary. Located directly off the kitchen and hearth rooms, the outdoor space provides a lovely extension of their living and entertaining areas. Because the couple was relocating from the Bay Area, Stadler thoughtfully incorporated elements into the design that would keep them comfortable in the harsh and hot Texas climate –– the screened-in porch, equipped with heaters and a cooling system that makes the space enjoyable year-round, serves as a prime example. No strangers to the home building process and the challenges that it sometimes brings, the couple remains impressed with their most recent experience. “Building a custom home is always a challenging process,” Gary says. “We have built a number of homes throughout the years so we knew this going in. We can say with no hesitation that we have enjoyed everyone we have worked with at Stadler Homes. They have all had our best interests at heart, and they

have been committed to helping us achieve our dream home. We have gotten to know Ray through the build, and we now consider him a friend as well as a neighbor.” Throughout the design, the couple remained extremely involved, working meticulously with Arredondo on the design, Stadler on the construction side, and Class Covers and Colors on the interior selections to solidify the exact look they envisioned. “They were very involved in every aspect of choosing the details and finishes of the home from the beginning,” says Stadler. “I specifically remember our final plan meeting before finalizing the plan –– we sat in Gustavo’s conference room for literally nine hours straight with no food or drink breaks so we could finish.” But in the end, it seems the time and effort were well spent. “So much of the home is a reflection of both Lynn and myself,” says Gary. “We both feel like we contributed to the process and we feel very much at home.” STADLER CUSTOM HOMES

What a difference we saw in 2016. What started off as “slow ’16” turned into “sweet ’16” with a flurry of activity the last half of the year, especially in the fourth quarter. The sales in the second half of the year led to $107 million in total real estate activity in Cordillera Ranch for 2016, surpassing the $100 million mark for the second consecutive year.
Historically, we have two periods of the year with moderate sales activity. The first period arrives with a post-Holidays slow-down right after the first of the new year. Early 2016 was no different than years past, and a wetter than usual spring contributed to an extended period of moderate sales. However, the second slow down (mid-to-late Summer) never occurred. The sunny skies of our Texas summer brought with it searing hot activity that continued to heat up through the end of 2016. Home sales soared in October/November with nine homes sold/closed and another five homes under contract or pending during that period. This run on homes lowered the resale home inventory in Cordillera Ranch to less than 30 homes on the market for the first time in almost 10 years. Considering we have over twice as many homes (roughly 800 total) today as we did 10 years ago, this has reduced our percentage of available home inventory down to a tight supply of under 4% of total homes. A healthy real estate market is typically around 10% of available
homes to total inventory; Cordillera Ranch has consistently had a tighter supply and thus overall stronger real estate market than industry averages. We also had two Di Lusso Villa resale homes in 2016 (not counting new construction starts), which included the first Di Lusso Villa spec home which sold prior to completion. Look for a new Di Lusso Villa Spec in 2017! The average price of resale homes sold in the last year rose from $940k to $1.11 million. That’s a 15% increase! The average price per square foot for resale homes also rose from $215 / SF in 2015 to $230/ SF in 2016. With a run on homes under $1.0 million in the last 18 months, the number of resale homes listed under $1.0 million has flipped from two-thirds of the total inventory, to now one-third of the total number of resale homes on the market. Homes listed by CR Realty greatly expanded in 2016 and on a price per square foot basis, our listings sold for 20% higher than non-CR Realty listings. By year’s end, just over 52 homes (average
